so in first part of 2016 a cable company burned down my condo and have to this day to pay me a dime. I found a home with Oneprop now called Property frameworks....had plenty of income had good references from previous rentals had a ding on my credit from the financial damage the fire caused me which was basically a collection from the cable company who burned my condo.....so they required 2 months deposit instead of the normal 1 due to my desperation in moving. Should have not even moved in..should have went somewhere else...but didnt have time....when we moved in the home was nasty dirty when you walked on floor tile you shoes stuck to the floor...i had to re mop 2 times to get residue off...the carpet we had to get professionally cleaned again to get the dog hair out...mainly did that so i could get my deposit back in the future....well at the end of my lease....they charged me move out cost to exactly the penny of my 2 months deposit....i could go on with this rant to give you specifics, but I digress...don't lease from this property. Ive lived in 500k homes I am a white collar SVP of a major corp in the OKC metro, I don't usually even read nor do i feel like messing with posts like this. But if I can save a family thousands of dollars maybe it will help. Don't lease from Property frameworks expecting even 1 penny from your deposit back in return. I will admit I could have touched up a wall of paint and thought that it would be 2 to 300 dollars but they charged me 1600 to touch up 1 wall and 1 bathroom....1600 dollars for an hours work and 20 dollars in the cheapest flat paint you could buy...my deposit was in excess of 3300 i got 0 back...after i used a carpet cleaning company they have on their referral list for move out companies...they charge me another 200 dollars to clean my carpet again 3 or 4 days later...so whatever you do don't lease from them...be informed. read more

This is a very unprofessional and downright shady company whose business practices are questionable to say the least- please take my advice and do not rent from them!! If you do you will pay exorbitant move out fees for issues that existed prior to you moving in- it seems that they charge the resident moving out for repairs then don't actually do them, then charge the next resident and so on. My advice if you rent from them is to take pictures and document everything when you move in. When I moved out after only one year- with the house and lawn being professionally taken care of every two weeks the whole year I lived there, they tried to keep $2,000 of my deposit- they even tried to charge me for issues I had emailed them about when I first moved in- again, make sure you document everything! After complaining about the excessive fees and showing documentation, I finally got an additional $475 back, but their business is a racket and they will take advantage of you. I do want to provide some helpful information though- emailing the issue@oneprop.com email address to contest your move out charges gets you nowhere- they just ignore those emails. The only way I found that you will receive a response from this company is by emailing Charles Riska, COO at criska@oneprop.com- he is the one that typically responds to bad reviews online. However Charles doesn't respond if you just email him, you need to copy in a couple more people to actually get him to answer you- those other people are Richard Duval, Director, Property Management at rduval@oneprop.com, Evelyn Bailey, CFO and HR at ebailey@oneprop.com, and the most important person to copy in order to receive a response to your email is David Kadleck, CEO at dkadleck@oneprop.com, David never actually responds but copying him in seems to generate a response from Charles. Also, if you don't keep following up they will disregard your emails so you have to stay on them about the time frames they quote to you or it seems like they want to just ignore you until you go away- it took 22 emails back and forth over the course of almost two months to resolve my issues, which were still not fully resolved. Best of luck to anyone who has rented from them and hopefully this review will keep others from making the same mistake I did. ***Update- Charles' stock answer is correct, as I stated in my review Oneprop did return additional funds, however they still kept over half of my $2,600 deposit for a house that they allowed me to move into (with small children) while it was infested with fleas because they didn't do their job and do a walk through prior to move in or if they did then they are just negligent- and did nothing to make that issue right, I didn't have a working microwave for the first two months- even though it was reported immediately, the stove had two burners that didn't work, the guest bathroom shower sounded like the pipes were going to explode, the carpet was ripped (which they tried to charge me for, luckily I had emailed about it as soon as I moved in), the front bedroom window had a foot long crack running down it...the list goes on and on. The bottom line is this company does the bare minimum maintenance wise to keep houses rented and then charges ridiculous fees like $500 for touch up paint after you've lived in the house for one year. Would never rent from them again. We used the agency in Jenks, Oklahoma. We paid our rent before it was due every month.We were excellent renters and came with wonderful recommendations from three other rental agencies. Everything was fine until we moved out. We followed the move out guidelines and did more than we needed to. We cleaned all day but they still took $200 out for a cleaning fee.They took pictures of very little dust in the corner of a top shelf in the closet. They had to use a flashlight and stand on chairs to find anything to photograph. The pictures were petty. They told us that normal wear and tear would not be deducted from our deposit.So we had the property manager come to our home to verify this. After we moved out we had her do a walk thru with us. She said everything was fine and to not touch up the paint. We got charged $255 to repaint those exact areas. They took pictures but so did we. We will fight this. It's just plain wrong.A business cannot and should not conduct themselves in this manner. read more

I cannot speak low enough of Property Frameworks/OneProp. Upon move-in date to my new rental home, the house was a mess, full of rat feces, and the past tenant's food. I alerted them immediately, to which they sent out a cleaning service that did not clean to standard. Next, they sent out an exterminator 2 weeks after my lease began, well enough time for me or my pet to get a respiratory infection. Luckily, I did not move in as 4 weeks later, the problem was still not resolved. Each time I called them over 4 weeks, I was hung up on, spoken disrespectfully to, or directed to a voicemail. When I did finally get a hold of someone, their assurances to fix the matter were always a crock. Finally, my issues were heard by the Regional Director, and my leasing agent had to contact them. They were in breach of my lease, but promised me no money back for the rent or security deposit I paid for a house that was not fit to live in because of health violations. I would warn any future tenants or landlords looking to work with this management company. read more

HORRIBLE! Jared, the North DFW Territory manager, is completely worthless. On the phone he's combative, rude and unprofessional. He's actually the reason we will NOT be renewing our lease this year. I can't deal with him any longer. Oneprop would be wise to fire him because not only did he lose a tenant in a property that sat vacant for a month, costing the homeowner a month's rent (actually more because it was vacant over a month), he also lost an investment potential that my company was going to send to Oneprop to manage 20 more properties. But because Jared would be managing them, we are researching management companies with true professionals. read more

When we moved in to one of the properties managed by Get there first realty, it was a complete mess! There was trash everywhere. Cabinets had dead roaches, there were paint buckets, caulking supplies, note pads, keys, and just general trash. The flooring in the bathroom was terrible and unlivable. I had called in to let them know and to tell them my 3 year old daughter had cut her foot on the flooring in the bathroom, as it was literally crumbling beneath our feet. The office said they were aware of the issue and that I would just have to deal with it because there was nothing that could be done since the flooring was "brand new". Then a few months later our stuff in our closet was getting damaged due to the MOLDED ceiling leaking after a light rain shower. They eventually came out to our house to take a look, but with out warning and they allowed the workers to enter my home without me being present or made aware. There was just so much wrong with the house, but because of our situation and timing we had to make it work. Later we found out we were pregnant and needed to upsize and move closer to work. I called the management company and let them know of our situation and I inquired about what we would need to do to get out of our lease the proper way. We arranged lots of prospects to sublease our house. Most of the prospects emailed and called me to tell me that they were told by someone named Tom I was scamming them and that they should not trust or believe me. I lost prospects that day. Then the prospects after that incident kept trying to reach and get a hold of the office. They would call and email, leave voicemails and still not one prospect would get a response. When they did finally (if they ever did) get a response it would be way too late. All in all I have dealt with the most unprofessional management company ever. They are rude, unhappy people. Even before we leased with this company, the leasing agent that we met with ended up being an hour late to show us the house.... even though we set up an appointment 24 hours prior. I should have listened to my gut and read reviews. If they were that unprofessional to a prospect why should I have expected any better service for someone who actually signs the lease? Moved into the house and less than a-week later the Sewer pipe in the front yard broke. I am sure you can imagine how embarrassing it was to receive a message from my sweet neighbor letting me know that there was sewage in my yard and her dog had tracked it into Her home. Please let you imagination run because I promise it was disgusting! I called and left a message for a repair. I never heard from anyone. I had to call back a second time to finally get someone to respond. First months prorated rent was paid on 9/30/2018 in the amount of $1530 and then on 10/1/2018 the full amount of rent was charged. I have been told that it will take 10 business days to receive the overcharge of rent back in to my account or I can stop payment at my bank and pay the stop payment fee of $25 to my bank and then be charged $75.00 by the management company because that is what they charge for "return payment"!! Seriously the worst experience I have had and I have moved many times (Military spouse) and lived in many different locations but I have never had to deal with something like this. I don't care if the house is perfect and it is your dream home. IT IS NOT WORTH IT!!!!!!! RUN !!! read more

They charged us for a BROKEN WINDOW! Who is breaking windows in apartments? We had neibors kids playing outside with the ball and they never broke even one window. Then they charged us for cleaning the carpet, which had stains from being flooded from apartment above us, for one year every month we was flooded. I put a work order on that, because its not our fault and why should we pay for it. And then I even called Chase McCain to find out what is the decision, I've been told that that they're waiting for owner response. We haven't been informed that they still will put carpet stains on us. Before you move in, read they are move out conditions, you will be shocked what you will have to do! I STRONGLY suggest you do your research and educate yourself before signing a lease with this company. Reviews TRULY reflect that of this company. Before I begin, we are currently in the process of trying to obtain the amount of our refund deposit. I reached out to our PM via email, she stated that she was sorry, she did not know. After further investigating, I was told by 2 customer service reps (one named was Taylor) and 1 at the Charlotte branch, it was verified that the property manager DOES know. I was also told that it's the actual PM that SENDS that information to accounting. And I'm certain there is some kind of record. So as of now, until I get any further explanation, I am basing this on her personal withholding to give this information. I see no other reason fit other than discrimination. Incident 1: In September, my husband tried paying rent via the online portal using his bank information. About a week later, we received a notification stating that our payment failed, which was odd because we had the funds available. Within that time frame, I received both a phone call and mail notifications from my bank that One Prop tried to pull rent from my account. I gave One Prop NO permission to make that transaction. My husband called One Prop and a rep said that they couldn't give us any type of record for payment being made. That being said, sent up a huge red flag. I then emailed the PM and got no help what so ever other than "pay the late fee and mail the check to corporate". At this time, I did not know that once again, the PROPERTY MANAGER had the authority to waiver the late fee. Oh, and when I emailed them regarding what my bank had done, etc, etc, I have heard nothing back. After that occurred, that is when I really began keeping track of everything. Incident 2: Towards the beginning of October, we went to pay rent via the online portal only coming to find out that our account had been locked. Once again, NO notification of this. So I emailed our PM and her response was that it cannot be done on a phone, but on a computer-which a computer is what I always use for these things. Then she suggests that our account may be locked if "there was a NSF transaction in the past", and I would need to overnight it to corporate. So now we had to pay a pretty good cost to ship it. Along with emailing our PM, I also called One Prop and was informed that our account was indeed locked, we would have to pay rent by certified check for 3 months. We were NOT informed of any of this. The failure on both our PM and One Prop to properly inform us of this information is negligent and clearly portrayed the lack of professionalism possessed. ** I just called One Prop and spoke with a rep (Louis) and he verified that the PM does have the ability to lock the portal account making the inability to pay. I will refrain on what I think, but please, let that SPEAK FOR ITSELF. Incident 3: In November, I noticed that a full month's rent was posted to our account. This amount was not correct, for it should have reflected a partial month payment of 16 days. I notified our PM within the allotted time frame in order to avoid any monetary penalty. Lo and behold, I did not get a response until the 7th. The PM stated that they had a lease pending, and once it was finalized, they would adjust the rent to reflect that. I then get a second email stating how the lease has now finalized and now we are NOW responsible for 25 days of rent and the reflected total. Oh, AND A LATE FEE. So, due to ONE PROP's failure to correct an error in the first place and then a delay of FOUR DAYS to respond, we are expected to pay a late fee? I think not. I tell her that we should be ORIGINALLY paying for the 16 days and then pay for the "vacancy period" later. I strongly believe that they intentionally waited so that they could tack on more fees. That's very unethical. So then, our PM asks me to call her so she can "further explain". I respond with no and that I want everything documented so please respond via the portal email. She then CALLS MY HUSBAND and leaves a VM explaining that if we don't pay, etc, an eviction process will begin. How can you legally evict someone if you have not given them sufficient time to pay, especially when its managements fault to begin with? There was no credit given for anything. There are more smaller incidents that occurred, but these I feel, portray how unethical and unprincipled this company is. I have never encountered such a delusive and messy team. I strongly recommend to document everything for it will serve as your protection. I even went as far as contacting a lawyer. I sincerely hope that our experience discourages the possibility of business with One Prop. read more

Horrible experience with this company. They took over the property that we were renting and when we moved out, they tried to keep More than our entire deposit for no reason. They made a lot of reasons that were bogus. I sent them huge letters detailing how their reasons were not true and little by little, they gave us about half of the deposit back. The house was very clean, but they charged for cleaning and sent a picture of a cobweb behind a door that we had missed. ! We even had a detailed move in conditions form and pictures. They made a lot of claims that were not true and shouldn't cost much anyway. They didn't even have a record of our pet deposit and argued with me over the wording on our move out statement, trying to charge us rent for a single day when we had already moved out. HORRIBLE COMPANY! The only reason they got away with the rest of our deposit is that I was so sick from being pregnant that I couldn't argue with them and go all the way back to TX to take them to court. One Prop is the worst property management company that I have ever seen. Not are the unprofessional but they do everything they can to NO manage the property. I have lived at my property for almost 4 years and have called them very little to handle issues. I take very good care of my property as if it were my own. They try to get out of handling issues by saying that they may determine that if it is something minor that they will charge me for the service call. My a/c went out with it being 108 outside and it took them 5 days to fix it. The first time they sent someone out, they replaced a part and it still wasn't fixed. This was after me and my daughter having to be out of the house for 3 days because it was too hot to stay there. They finally replaced it after 5 days. I always pay my rent on time and don't bother them much so get treated the way that I do is unaccpetable. If you ever see one of their signs in a yard then pick another property because you will be in for hell if anything ever goes wrong. read more

Would have given these people a ZERO star rating if possible.I used One Prop to rent my property for several years.I began to notice changes a few years ago-Property managers were always changing,double billed for the same repair,etc.I then had a tenant move out oweing me $3000.When One prop found a new tenant,they only charges her a little more than half security deposit of the previous tenant.When I questioned why the deposit was not more,I was told by One Prop that the new tenant was such a good credit risk that deposit would be only $1295.They signed her for a two year lease-They charged me app $900+ plus an additional $295 because it was a two year lease instead of one.The tenant left the country 4 months latter.When I switched property management compainies,I was charged a hefty termination fee.Whem I asked Charles Riska for the lease money back,I was told that this was a "loses associated with an investment".I pointed out that he had charged me outragiou fees and he had not had any loss. A property manager came out to the house beating on the door and trying to force his way in! Police had to be called on more then one occasion. My situation is that they charge me a double deposit that was 2000 dollars, who does that? Then the the refund they sent was only 60 dollars that I recieved almost 2 months after moving out....They are so confusing, unorganized, and very unprefessional....Mr.Kirk Gillispie "ha ha is a joke!!!!!" no one gets anything done, you have to continuously call them over and over just for something to be fixed..I had many complants about my home I was living in, there were so many rips and tores that they refused to fix, but yet charge me for it, this is ridiculous!! I wish there was a way to rate zero! Worst property management company ever! DO NOT rent your home or sign with them. I am a tenant and have always paid on time and had no complaints. However when maintenance or assistance is needed they are slow and completely unprofessional. They left us with no air in our home for 10 days in July before they got anyone out to fix the unit! We also had a tree that was dead when we moved in and they replaced it. We asked to be reimbursed for our huge electric bill that we received as a result of them hiring a sorry company that incorrectly installed our unit and they refused. Not only that but they are suddly coming back over a year after the fact and saying we owe them $325 for the tree replacement! BEWARE! Don't not do business with this company! I am having to get an attorney and am at home on bed rest for my pregnancy. They are awful!! :( read more

This place is a joke. I took possession of a home in the Fort Worth area in February, wrote what an awful state the yards were in and expressed my concern of a fine from the HOA. I was told by Phillip Hurlbut (phurlbut@oneprop.com) that the previous renters did not take good care of the yard (5 HOA violations), but that it was now my responsibility to IMPROVE it and any fines were on me. I've asked him multiple times to just talk about this with me, but received and email saying "he was done". read more

I rented a property in Plano TX from this company In October of 2012. Upon accepting a job offer in Austin, I gave a 30 day notice to Oneprop In July. The property manager assured me that they could get the house rented out very quickly (it was on the market for a couple of days before I got it since the housing market was/is hot). I left this property thoroughly cleaned, very well maintained and even a couple of upgrades. In return, Oneprop not only absorbed my entire $1450 deposit but added an additional $554 maintenance and cleaning fee. Mind you, this is a 1968 home. One of the items I was charged for in maintenance was a tub stopper, even though neither of us ever filled the tubs (showers only). I would recommend you check the management company of any home you plan to rent and steer very clear of this one. Not a good experience. read more

As you can see I recently posted on Yelp about this company and did receive contact from them. Although my contact was not met very favorable by the titled owner, I did continue to debate him over the issues at hand involving the deposit that has been kept, that which totals $1100.00 dollars. I have filed a complaint with the BBB where the owner stated that I had blocked him from further response on YELP regarding my complaint. I would like to state that he was never blocked from the complaint and that I am going to continue to peruse this issue. I currently do not have the available funds to file in small claims court, however, as soon as I do, if I get no restitution from the free complaints I have posted I will see ONEProp in court. Texas Law states that if found in favor of the tenant that there were unjustified deductions to the deposit that the owner will pay 3x the deposit which in my case was $1695.00 x 3, thats a lot of money to me. The $ 1100.00 dollars is a lot of money to me and I have offered for them, satisfaction, if they would just reimburse the $525.00 they charged me for carpet cleaning when I already paid $ 535.00 my self and they would not do that. As a side note I just got off the phone with the professional that cleaned the carpet for me to double check what he had told me previously and he restated that a second cleaning would not had improved the situation with carpet, that being the fact that there was an approved animal in the home with a additional deposit posted, the only requirement was that I had deep ozone cleaning done, which I did. So if in fact there was a second cleaning actually done it was wasted money and any professional with integrity wouldve known that. Also a side note, I have previous pictures of the carpet showing stains and current with less stains then when I moved in that I have offered up for viewing and no one is interested in them.That said, I have requested a copy of the receipts for all the work supposedly done and have been told the owner has them and ONEProp has no right to give them to me yet the only form of communication with the owner ONEProp would provide me with was the address, in which I have sent a letter requesting this and, well obviously no response. They have stated in one of their responses that the carpet cleaning seems to be my main source of contingency I'd argue that isn't true but I would be willing to settle for if that were offered, it hasn't happened yet! If you are interested in this story please feel free to read the previous responses and I would recommend you stay away from homes that this company manages as they will take your money. Now by the same token, if in the future I get a favorable response from them I will be the first to post that as well, but so far that hasn't happened. read more

Very rude and inconsiderate to tenants. Linda Schilz is very unprofessional and inconsiderate. After informing the company that we would not be resigning our lease due to moving out of state, they told via email, that the owners would be selling the property and would sometime need to see the property to take photos. Linda emailed with 24 hours notice that she would arriving "sometime the next afternoon" to take photos, and we needed to have other arrangements for our dog. It is supposed to be 99* tomorrow and both my husband and I work, and have nothing to do with the dog, not to mention the house isn't in "show room" quality for pictures. After discussing this with Linda she rudely informed that out of courtesy she gave us 24 hour notice, but by Texas state law she was only required 1 hour notice to show the house. It was the way Linda handled it and spoke to us that was wrong. I don't care about the law, that can't be helped, but Linda was rude and unprofessional. Had she been more understanding and NICE, like you would expect real estate agents to be, I would have not had an issue giving the dog to our neighbor for the day, and fixing the house for her to show it when she was asking. But due to her attitude, I changed my mind. People this day and age lack any regard for others and feel entitled and think that because of their progression and "who they are" they can talk and act anyway they like to others. That's not right. Due to her, her alone, this is the reason the review is being written. I've never had any other issues with this company and in fact were quite prompt in fixing any thing we needed repaired. read more

Do not rent with this company. We were under a different management company and they transferred us to property Frameworks. It was a nightmare, we were informed of this transition weeks after it happen. Property Frameworks then began coming after us for payments we already completed. Took us a while to get it straighten out because you CAN NOT reach a person directly on the phone. After leaving countless voicemails and emails we got through to someone who after weeks agreed our balance was paid from the previous property management company. Fast forward to move out where they hit us with their lease regulations which we never signed! It was horrible, in order to get them to leave us alone and not ruin our credit we paid them. They are not trustworthy, kind or tenant friendly. Everything is the tenant's fault, everything. We had photos proving that we left the home in better condition than we found it yet they wanted us to pay to cover repairs to the home that were there when we moved in. Horrible company. (Mind you we know this has some to do with the previous property management company, however property Frameworks never took the time to review the house and the lease they took over. We have had to have vendors in our home on numerous occasions to fix minor problems that never seem to get fixed correctly. Then when our air goes out, all of the sudden we can't have this particular vendor come to our house by themselves to fix our air. We have been told no reimbursement for a hotel either. RENTERS BEWARE!! ONE-PROP WILL MAKE YOUR RENTAL LIFE MISERABLE! I have read the tenant reviews on here, and agree whole-heartedly with the negative reviews. They are honest reflections of this negligent, pro-owner, anti-tenant management company. I moved from California to Dallas back in January, so I contacted a real-estate agent who set me up with my rental home in North-Dallas, my original lease was with the owner who was originally going to manage the property herself, but then decided to hire One-Prop to manage my rental instead. Grievance 1- Immediately One-Prop tried to rewrite my lease (that I had labored over, going back and fourth with the land lord to work out terms that both parties agree with) to be in their favour, and to charge you fees for all kinds of things I've never heard of. Their leases read like you are moving into a dorm with house rules, and fees galore. Those fees go to One-Prop, not the owner. They weren't very happy when I wouldn't comply with all of their ridiculous rules they wanted to add to my current signed lease. Grievance 2-They have frivolous inspections that are unwarranted, and if you're not home, they'll charge you 40.00 even if the serviceman didn't bring the key. They sent out an email stating that they would be scheduling an air conditioner inspection, and that if you don't comply, or the air filter is dirty, you will incur fees. Who are they?? A bank or a management company? anyhow, I scheduled the inspection fully complying with their forced inconvenience. The service guy told me that One Prop's file on my home said that they didn't have the key, which I told him was incorrect, as their has been repairs performed when I haven't been home in the past. But I also said, "that my wife may be home, just in case." So the guy came without the key, called me, and asked where I was, I told him at work, and that I'll call and find out where my wife was, to which he replied, it's no big deal. The next thing I know, I start getting daily emails harassing me for $40.00 for a lock out charge, so I immediately wrote my property manager a letter asking why I was charged, when the guy didn't bring the key. Never got a response!!! Not to mention that I had just moved in four months before, and my a/c was inspected then, and the six month filter replaced. So this inspection was unwarranted. But they force you to pay the frivolous charge by not permitting you to pay your rent without paying the BS charge as well. Grievance 3- I have a poison oak/ivy infestation in my back yard. In my lease it clearly states that my landlord is responsible for all yard maintenance. I received a complaint from my neighbor. I didn't even know that I had it. I have dogs that are in the backyard everyday. The poison oak is a serious health hazard to me, my family, my dogs and my neighbors. I sent a service request through their tenant portal. This time to my surprise I received a quick reply, which asked me for photos. I sent in vivid clear photos, that I also sent into a Poison oak site where they confirmed the problem. But I never heard from One-Prop again on the matter. Now, my dogs can't play in the yard that I pay rent for every month. Grievance 4- They put unsightly stickers on your doors. What gives them the right to re-decorate your door? Every time they leave, I'm stuck cleaning their cheap stickers off my door with goo-be-gone. Grievance 5-The $2.00 is absolutely ridiculous!! I pay all my bills online, and don't get this "processing fee" with any except from One-Prop. I read their response to one of the other reviews complaining about this fee. They cite the rising postal costs as justification, and a suggested preference for us tenants. BS!! Your 2.00 fee isn't preferable, but inevitable if I want to use modern technology as I do for all my other bills. These processing fees, companies used to charge in the early days of the internet when very few people paid their bills online. jump forward fifteen years and only greedy companies that rip off their customers still charge these fees. They do definitely send harassing emails relentlessly when they want your money, but do not respond or are completely apathetic when you're in a detrimental situation. If you can avoid renting from them, certainly do. This is coming from a tenant that has never paid his rent late, takes great care of his rental house, and comes with loads of previous rental references. I was with OneProp in the Dallas area for about six years and do not recommend renting from them. I had to call on the same think several time because it was never fixed right so when I moved out the damages that was caused because they did not fix right they are trying to have me pay this out of my deposit. With in the first week of moving in the plumbing backed up all on the carpet, and I requested for them to come out and clean it on several occasions and I never received a response. They are also trying to charge me for thinks that was already broken or thinks that the home did not have, trying to keep my deposit, and adding additional fees on top of that. read more

If I could I would give ZERO stars. This company has to be one of the far worse organizations I have ever dealt with when it came to leasing. I leased a home originally with Remax and dealt directly with the landlord until about 2 months before my lease was up and my landlord had OneProp take over. Once my lease was up, I moved out and expected my deposit.This is where the problem started. Since they took over the lease and my notice was already given to the previous landlord, they are stating I that a forwarding address was not provided, SO THEY MAILED MY DEPOSIT CHECK TO THE ADDRESS ON FILE WITH THEM. Well, the address on file was the address that I vacated. They are now telling me that I have to pay them another $35.00 for them to issue another check. Not to mention they nickled and dimed me to only give me a portion of my deposit back, although the house was not in move in condition when I moved. (this was noted to the organization at the time of the lease take over). I repaired a lot of things myself and they are charging me a ridiculous amount for literally normal wear and tear. They went as far as sending me provisions in the lease agreement, only to prove that if a forwarding address was not provided then they should have not mailed the deposit at all until one was given to them. I think was a way for this scamming organization to make more money. This organization surely has left bad taste in my mouth, and honestly they provide no customer service to keep client business. read more

I called your office on a number of occasions and was told no manager was available to speak with me. Since your property manager in my case would NEVER return calls. As I told him in email, it is called communication which your company has none. Everytime I received a text about no payment, I checked the tracking and found it was signed for by one of your staff. They don't deserve 1 star. If you are a property owner or looking to rent a property they manage in the Dallas area I would steer clear of this company. What a joke! Dealing with this group is like a three ring circus. As a property owner and from what my tenants have reported, I have terminated the contract with ONEprop. The contractors they use were over charging for services and making false invoices which they tried to deny. They were rude or non responsive to the tenants when they would call with issues. The different departments do not communicate with each other, the property agent I had do deal with was incompetent and I would have to copy everyone in the company on emails to finally get a response. I'm not going to deal with it, when I'm paying a company to provide a service for me to my tenants. I'm sure Charles Riska with ONEprop will try to make a comment like he has at the bottom of the rest of the poor reviews. I have spoken to him several times and it would just end up talking in circles. They are not BBB credited business and they are no longer listed as a vendor in our investor group. Here we go one prop another bad review of course but I'm sure you guys are used to it or are prepared to handle it or are ready to cover it up somehow ( probably with some BS answer.) I sold my home in December and after being lied to by my broker about when I was able to close on my new home decided to just go ahead and get a rent home. I was excited especially since I didn't have to sleep on the floor anymore. we started looking for a big enough house for me and my parents to live in. The houses oneprop showed us were really nice. I'll give them that but that's it. As soon as we signed up it was one bad problem after another there were leaks in my front yard which led to a whole onslaught of problems. I got to talking to the maintenance guys and realized these guys weren't maintenance men at all. Oneprop actually hires general contractors who have guys working for them but make them sign saying they are independent contractors. So if I go after oneprop they put it off on the general contractor but he can put it off on his employees who are supposed independent contractors. Lol. What a scam. The reason for that story is the water leaks that were in my yard took forever to fix because the guy they sent out wasn't a plumber HHAHAHAHAHAHA. He told me he was fixing fence thirty minutes before that. I am a licensed journeymen plumber in the union. So I find it insulting and dangerous. Second , they actually had to shut down the water to my house because there is not a back flow preventer at this address which is highly illegal. They new about it and they still rented out the house again. Once again highly illegal I'm sure. I know all this because I bought, that's right, I bought a house right down the road from the house I rented from oneprop. The reason for that last comment brings me to my next subject. I knew that oneprop was just a temporary answer to our living situation not a permanent one. I signed a one year lease and we literally moved out in 8 months. We started hearing war stories about them and got super scared so right off the bat within the first week. I told everybody to be super careful. The reason for that was I just put down a $2,976.00 deposit and I wasn't about to lose it. That's right almost 3000 dollars. I just got a check in the mail for 380 dollars. The rest was in damages apparently. Are you f$&@?!g kidding me. I only lived there eight months. I started looking at the so called damages on the report they gave me and they were charging me for stuff that we put on our move in report. Like no window screens. And there is a really big charge for almost 1800 dollars and that's for paint. Something stuck out to me on that charge almost like I had seen it before, then I realized I had seen it. The week we moved in another lady that was leaving a bad review on one prop had said that they had charged her the exact same amount that they were charging me to repainted her whole house apparently. I mean what a scam they don't worry about helping you out they just worry about collecting their money. Another example of being down right scammed is. They told me they were gonna have to charge me another thousand dollars because of the fact that my fathers credit was not exactly up to par. What a joke. I can go all day literally with all the horror stories about this place. But it won't help The moral of the story is when you are looking for rental properties just flat out go else where no "if", "ands", or "buts" about it. THE WORST COMPANY! First let me say, I never ever write reviews and overall give most companies the benefit of the doubt. But I felt an obligation after renting from this company for 8 months. My roommate and I signed our lease with the property owner and then mid way through she hired this management company. First, we had a rat infestation that the company refused to fix and told us it was our responsibility (it was so bad we could not sleep at night because the rats running around in the walls was so loud). Second, our AC and heater would go out constantly and it would take them days to fix our it not to mention they would do a quick fix hence why it would breakdown a month later. Lastly, they were one of the most disrespectful and unprofessional companies I have ever worked with. At one point we had to get lawyers involved for them to respond to any of our problems. From my experience, I am very clear that Oneprop is a company that only takes care of the interest of property owners - if you are a tenent, oneprop has no interest in helping you. I moved into a property managed by them 3 months ago. They didnt give me clear move in instructions, no mailbox key, no water supply. As a tenent, dealing with oneprop can be pretty frustrating because they DONT TAKE YOUR CALLS. Email is the only means of communication-they claim they respond within 24 business hours-very clever-this can be as high as 4-5 days (counting out weekends, non-working hours). I've had a serious problem with my airconditioning for the last one month (just doesnt work)-this is a big problem in Dallas heat of over 100 degrees. Oneprop chooses to remain in denial (you dont have a problem, this is the way air conditioning works, it cools by only 20 degrees, excessive heat causes problems etc. etc.). My problem still remains, oneprop went to the extent of saying that my property owner isnt keen on spending money on AC repair (despite signing a lease that puts the ownership of such repairs on the owner). I have never wrote a review of a company before, but Oneprop sucks so much that I'm going to write one, and I'm probably sure I'm going to get a generic response from their Business Manager. My family rented a property from Oneprop in 2009-2011, they made it seem like the process is so great in the beginning, and hell in the end. Now I believe we were great tentants while renting one of there properties, but we had one month where we had to make the payment late. I called the Oneprop office and let them know that we'll be late and we'll pay all the late fees. With that being said, I paid the remaining of the lease, went through the same move-out procedures that I'm reading about in some of these reviews. Fast forward five years later, I'm trying to get into another property (not with Oneprop) and I was declined, I ask the reason for being declined, and my realtor advise me that it was due to an eviction that is showing in the courts of Collins County. After doing some investigation work with Collin county, they advise me that Oneprop sent eviction letter to the court for us being a week late on our rent. Now, I'm trying to reach out to Oneprop to get this matter resolved, and they are giving me the run-around. So, if you are considering renting with Oneprop, please do your research before making your decision. read more

I have been renting from this company for almost 2 years now and I have nothing positive AT ALL to say about them. They treat you like a child; one day after the rent due date and you receive a "Notice to Vacate" from them. What about simply allowing us to pay the late fees and treating us as an adult???? Very soon, after moving in, our brand new dishwasher stopped working and we were directed to some third party who took forever to fix it. It still isn't working properly but do you think I'll call these guys? Absolutely no way. The grass was a travesty; and I'm not going to pay hundreds/thousands of dollars to fix it. One of the sprinkler heads was broken but I would never have these guys try and fix it. I did it myself. If you have any trouble at all, they'd much rather pawn it off as someone else's problem than offer a constructive, quick solution. And, please, please never, ever have a problem with your check not clearing. I made this mistake one time- a snafu I regret- but now I cannot pay online. I'm deemed as unreliable and am not allowed to use the online payment portal now (even though they resubmitted my check a day after and it cleared). I must pay my rent now in CERTIFIED funds and mail it to the office; which has changed from San Antonio, where at least I could stop by and drop it in their door slot- to Plano. I absolutely LOATHE this company!! Steer clear, if you are at all able. If not, be prepared to endure frustration unless everything just happens to go perfect for you. read more
