Property Management Associates is a completely incompetent HOA property manager and should not hold themselves out as such. In fact, they should be avoided at all costs. Our horrible experience included the following: a complete failure to properly engage in acceptable accounting practices; a failure to timely and correctly pay monthly invoices to our vendors; a failure to timely collect monthly assessments from homeowners; a failure to properly monitor monthly HOA expenses; a failure to timely provide documentation to auditors; spending HOA funds without Board authorization, an inability to correctly interpret and properly enforce HOA by-laws; and improperly inserting itself into Board proceedings. All of these failures are exacerbated by the owner's arrogance and inability to engage in a professional manner with HOA Board members. read more

Kendall from Property Management is scum. My valuable car was damaged by a falling dead tree in the parking lot of the apartment I rent. The property management was fully aware of the likelihood of the tree coming down (for two years) and chose to do nothing. Within 24 hours of the tree destroying my car they had a company clean up the debris (both the smashed pieces of my vehicle and the tree debris from on top of and surrounding my car), yet did not notify me of any action. I called Kendall to ask about next steps, and she had the gall to act incredulous when I asked for their insurance information, saying she "wasn't sure" what insurance they have since they manage multiple properties, and then deflected and told me that I should get my own insurance to pay for it. One week later, they had a crew come and cut the rest of the tree down to the stump. I am still in the dark as far as next steps but am seeking legal counsel. The damage to my vehicle is quoted at 7600.00 in repairs. From previous interactions with this property management, it seems like they use their incompetence as a shield from any liability. Big fans of the folks at Property Management. Kendall is friendly and accommodating and has helped me find two apartments now. The apartments actually cost a little less than others you may find in Old Town, Alexandria, but that does not reflect the level of service you will receive from Kendall and Chelsea in the office. The buildings I have lived in [and looked at] have been a bit older, but I have never run into significant maintenance problems. And Terry and Harry have always been able to take care of the routine work. Five stars. read more

I had such a terrible experience with this company from the very beginning. I should have went with my instinct and not signed the lease. 1. There was mold in the bathtub and the bathroom walls would be soaking wet every time I took a shower in the bathroom. I told them we needed to crack open the window but they never did anything. 2. There were bugs everywhere! They supposedly fogged the place before I moved in, but I saw bugs since day 1, of all kinds, and still had bites from it. I didn't ever receive anything in writing about the fogging either, had to take their word for it. 3. They charged me $250 to let me out of my lease early! Which I was OK with since it was written in my lease BUT they basically kicked me out as early as the 20th of August and I had to stay with friends for two weeks up until I found a place on 9/1. Frustrating that it was so poorly handled, the least they could have done was give me $250 back. Or, at least once they knew I had given the keys back, pro rate me back that money! They didn't even do that. 4. The bedroom door never closed right and while that wasn't a showstopper, they didn't do anything to fix it. 5. The guy I hired to put up my TV messed up the wall so much that although I tried to fix it myself, they still charged me $275 to get a new contractor in to fix it. Then blamed me for making it worse when all I tried to do was make it better. The list goes on and on. I'm not even talking about how the apartment complex only had Comcast. I would never recommend these guys. Totally unprofessional. They even once told me "Oh I thought Alice or someone else had gotten to it" Maybe I'll get to writing more of a review of them later. read more

This is a terrible company who's management shows no professionalism or respect to other people. I would never recommend living in a property they manage or allowing them to manage your property unless you do not care about maintenance in the home at all! The management is unresponsive and irresponsible. I feel totally violated in the way we were treated as renters and the total disregard for the safety and wellbeing of their tenants is unforgivable. Our unit flooded on multiple occasions, with around a foot of standing water and mold growth. PMA was unresponsive and told us to move out if we were not satisfied with the condition of the home. We had over $3000 in personal property damage which renters insurance did not cover and PMA made no attempt to help us recover the damages or prevent further damage. Do not ever give this company any of your hard earned money and what ever you do, do not rent a property that they manage. read more

This is the worst, most inattentive property management company I have ever encountered in the many years I have owned commercial real estate. My customer experience with Property Management Associates has been very long, frustrating and disappointing. Alice has been consistently incompetent and unresponsive when addressing the needs of this condo owner. She is never available when I call the property management office to speak with her on the telephone and it takes days for her to return a call, if she returns the call at all. Her approach is to ignore the unit owner and drag the process out until they become discouraged and give up. I have had to contact the City of Alexandria Code Enforcement office several times on three different important health and safety related issues to get the problems fixed. Alice would rather argue with the inspectors and owners instead of taking responsibility and correcting the deficiency. How much effort and professional courtesy would it have taken to securely reinstall a second floor exterior window screen that prevented flies and other insects from entering my unit last summer? A unit owner should not have to consult the City of Alexandria Managers office or an attorney to get a hole in the roof of the building repaired. The business directory at the front of the building has companies listed that left the complex more than six years ago. Newer owners and tenants are not listed at all, making it difficult for clients and patients to find these businesses. The Quaker Professional Square condominium documents specify the type and design of signage owners and tenants should use. This is not enforced by Property Management Associates and it effects the overall appearance and professionalism of the complex. Physical security and parking lot lighting are also low priorities with this company. For the last eight months the lighting fixtures between 3343-3345 and 3347-3349 have not worked. Do we have to wait for another burglary before something is done? Come on Alice, how much effort does it really take to send Harry the handyman over here with a step ladder and two light bulbs to correct a serious safety problem. Another example of parking lot safety being a low priority with Property Management Associates are the numerous large, dead, overhead tree branches menacing pedestrians and parked cars. During the heavy rain and wind last weekend one of these branches fell, narrowly missing one of my patients SUV. If it were up to me I would have fired lazy Alice and this worthless company many years ago. Do yourself a big favor and do not rent from or employ this unprofessional and irresponsible company. read more
