We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

However, they were some of the rudest people I have encountered in the professional world. The woman who came for a final walk thru upon move out greeted my roommate and I by saying "Well your yard looks like crap, guess that's coming out of the security deposit." This was after hours of yard work when we were told the yard only needed to be "free of weeds and debris." They also said they would not charge us for repainting but proceeded to charge us $100 for "additional painting," whatever that means. To top it off they lied about chimney sweeping being a requirement of the least when it was not. They only refunded us for this when asked multiple times to do so. If you have another option for someone to rent from, I highly recommend you take it over Rector Best.

Their number one request was that there were no repairs needed. The house looked great in pictures, but after the sellers moved out, the nightmares were revealed. The advice to buy at the asking price and waive inspection is unforgivable. They are looking at tens of thousands of dollars in repair on a house that was priced at the top of their budget. Unbelievable!!!
