So just to be clear The reason there are no pictures of the place that I lived is because I lived there when I was about 19 years old which was many many years ago. I liked the service that I got, I liked the property that I rented and I had actually no complaints whatsoever so for that reason I believe that this is a great company and I would be happy to go through them again for my next property. (Larry) said he hadn't received proper notification from SJHA. SJHA said that they were sent the notification of change at the same time I was. Bait and Switched Into a Property! I viewed the property a week and half prior to accepting the keys. There was food on the ground between oven and counter leftover from previous tenant, as well as bugs on the ground and soy sauce packets in the drawer. I told Marlene I would take the property if they had it cleaned and sprayed for bugs. She agreed that she would. When I met her for the walk through (day of getting the keys), the same crusty food was on the ground, dead bugs and the soy sauce packets were still in the drawer. I asked her if they cleaned it. She said "I did have it cleaned but you know unfortunately some people's idea of clean is different from others." I asked her if they sprayed for bugs and cockroaches, she said yes. I asked her if the Air Conditioner Unit worked, she said yes. I ended up taking the unit figuring i would just clean myself. I found out later that cockroaches were still wandering around on the first floor of the unit. She obviously didn't have it sprayed again, just like she didn't have it cleaned like she said she would. I kept finding cockroaches daily and nightly downstairs. Then the next day, the Air Conditioner stopped working. I called the emergency maintenance number twice but no one called me. I tried emailing the emergency maintenance and the email bounced back. After 3 days of cockroaches and no communication that was it for me. I tried to get out of my lease because I feel i took it under the assumption she had it cleaned and sprayed for bugs..SHE DIDN'T !!..... Now they are trying to trap me in the lease because the owner Isaac Plasencia (his phone number is 408.EightFiveEight.NineSix8Zero) will not let me out. I have 2 children that i refuse to have them exposed to pesticide chemicals. The townhouses share walls with other units. The roach problem will continue to happen. I got trapped into a Bait and Switch..DO NOT WORK WITH PROPERTY MANAGEMENT EXPERTS OR RENT FROM Issac Plasencia..SCAM SCAM SCAM..BAIT AND SWITCH..RENT PROPERTIES UNDER FALSE PRETENSES. Worst property management ever! Does NOT do repairs unless required by law. I have a broken window, busted fence, broken oven and now i pipe bursted in the wall They never sent a plummer to repair the broken pipe but sent a restoration company to dry up the water and mold. Not bothering to give is the tenant any information. They lied to insurance company saying the pipe had been repaired. Horrible management company. Will side with owner no matter how unreasonable they are. They do not care about renters. We were without hot water for almost a month and could care less about helping us. The person in charge of our property "Cecilia" became annoyed with my emails inquiring about fixing our hot water heater. We had to force their hand by contacting the city, and even then, she seemed to be happy to wait until the very last day before getting a fine. We finally were able to void our lease, after receiving legal advice, and moved out immediately. I'll add that we signed a lease with another property management firm but once the owner realized that they cared about the tenant she switched to PME, because they only care about the owner. Do not kid yourself in thinking this company has the renters best interest in mind. You are just money to them. Their main concern is properly owners. Renters are scum to them. We had to contact city code enforcement and a lawyer to get away from them. We've rented for over 20 years and never had a late payment or negative situation and yet within a few months of signing with PME we are hiring lawyers, calling code enforcement, and moving out. This is, by far, the most unprofessional group of people I have ever worked with. I have been a tenant for 6 months now, have NEVER received a return phone call on any voicemail I've ever left. Every time I actually get through to the receptionist, she transfers me to a phone that just rings and rings. Half the time the receptionist doesn't even answer the phone. I sent in a receipt and letter with my payment, the check cleared but somehow they "never got the letter or receipt". Oh and the email listed on the website gets kicked back and to log on you need an account number that is supposedly on a monthly statement...hmmm I've never received one. I wish I could give no star to this business! This business lie to it's consumer just to get their money! We put $1500 down and sign a contract with them to hold a rental house for us. We been told that if we cancel the contract before signing final release and getting the key, they will only deduct the house rent in those days that the house was out of market because of us, and they will return the rest of our deposit money back. Because of a problem that we experience for living in that house, we had to cancel the contract. At the first they said it's ok and it will take some more days for cancellation processing, but after about two weeks calling them, finally they said that They will not return ANY of my deposit money!!! Rented from them for several years. It was our first time renting a house. Met the owner of the business and found out he was arrogant and loves to brag about his "contacts," none of which he can name. This should have been my first clue that I should've rented elsewhere. We also learned that if you call to have anything looked at or fixed, be prepared to document your several attempts at getting someone to come out and deal with the problem because it will take forever. The house was not cleaned before we moved in even though we asked and they said it had been done. When we got the keys and realized how dirty the house was, they grudgingly obliged. Even the cleaning crew that showed up were shocked when I told them PME had insisted it had already been cleaned. The cleaning crew agreed it had not been cleaned and they were there for some time cleaning the place. Also, and I recommend this for any rental, take photos when you move in and when you move out. When we moved out, they lied about the cost of items that were damaged and the work they had to do. Mind you, only one item was damaged and we admitted to it being our fault and fully expected it to be taken out of our deposit but we priced the replacement so we know how much it would've actually cost. We were fully prepared to go to court over it (had the paperwork, process server, and a PI lined up) when we had an unfortunate death in the family and they ended up giving us a little bit of our deposit back (not as much as they should have). After the death, I had other things to deal with so we ended up not going to court. And every bit of correspondence we received from them had spelling or grammatical errors. And I mean simple ones. A 10 year old could've written better. Even their ad for the house had embarrassing errors (we still laugh over it) so I'm not sure if they're uneducated or just too lazy to proofread. read more

When I complained and asked for a police report and pictures of the damage was told they would be sent never was . The house was finally rented after about 3 months on the market . The first two and a half years we had Noelle and she was WONDERFUL. Unfortunately, she left and then we got stuck with Marlene. I have probably the longest relationship with PME of all their clients - maybe 30 years. They were a young, family owned business when they started to manage my single-family home in Stockton. Dad passed down the business to the kids. They did their job well for a local business. But after 25 years or so, the business lacked professionalism. In the last few years, I was unable to get accurate accounting of finances; bids for repairs came with no detail of the type of material to be used or model numbers of products; the property manager failed to notice that the tenants stopped paying the rent increase after a few months; the HOA issued notices for violations like abandoned vehicles and garbage, and PME never noticed or acted until I called. I felt I was constantly managing PME, and they were not managing my property, only reacting. Over the years I asked the owners, Karen and TJ, to talk to me and explain what happened, and I never received any response from either. A few years ago I questioned some accounting, and the response was that in reviewing the contract I had signed 30 years ago, they found they had not charged the full management fee in recent years, so they raised the fee. I sold my house late last year and sent a farewell to Karen and TJ. Not a word...after 30 years as a client. It took a long time for me to be able to write this review, as we had such a long relationship. But Yelp is the kind of forum that helps people make informed decisions of whom they work with, and so it should be said, I can no longer recommend PME. I am sorry to see such a fine company change, but I guess it happens. I send only the best wishes to PME, with the hope they can again become a client-friendly service to the area. read more

Property Management Experts has done a good job taking care of the rental I live in. Any time I've called to have something fixed I can't do myself they have generally gone above and beyond with the exception of the kitchen fixture (4 fluorescent bulb ceiling fixture that would leave my kitchen (patio door and large window to light a living/dining/kitchen area) in the dark because they only changed the light bulbs and once the rheostat. After a year and a half, I finally hired a contractor to look at it and he replaced 1/2 of the unit for no further problems. Overall, though, I've been pleased with Noel, the emergency crew who fixed backed up plumbing twice caused by another unit, and the maintenance people. In another posting, someone complained of unannounced frequent walk-throughs. Mine have been announced well in advance of the event. and I have had only one a year. read more

They did not follow through on the property check ups. Tenants put illegal equipment in the property and PME was unaware. Even by asking a simple question as to what time they'll conduct an inspection or entering the premises, Marlene would respond with an attitude. This is the worst customer service ever. If you absolutely hate your job that much and lack people skills, this isn't the job for you. It's been over 6 months and there has been no change to how they conduct their business even after I've contacted my lawyer and he's contacted them. Why do you send me letters regarding a message I left you and not just pick up the damn phone and call me back?! No one ever answers the main phone either. I've been given numbers of people to call that have been wrong and or that person doesn't work with the company anymore. At 9am--when they open-- they weren't there to answer the phone.
