We have family who has rented through this company for years. Customer service is average but communication and timing leaves much to be desired. They are not consistent with communication of changes and not quick with repairs, leaving the tenant to pay the price. In addition, they charge extra just to have your rent auto drawn, which saves time and money in processing and all. Their move was also not clearly communicated, which made it difficult to find when going to drop things off. Not highly recommended. read more

The attitudes of the ladies in the office when you call or come in is very nonchalant and they don't want to help you at all. They would rather be talking about their BBL's and upcoming surgeries. I have been living with black mold in both my bathrooms causing my vanity to sink, (causing my child to be hospitalized), toilet has been broken since I moved in, every electrical outlet has no cover and at least 1 plug doesn't work. Several maintenance requests have been in but no response. Put in a call to the owner of the company with no answer or call back. I have been in property management for the past 15 years and I have never seen anything like this! Reviews are spot on. No one likes the HOA in our community. They are extremely petty with their "violations" instead of dealing with real issues. Sarah is extremely rude anytime I have to communicate. We pay way too much in fees to receive the service they provide. read more

So went over to my kids house was going to take them out on there kayaks and unfortunately one of the 2200 kayaks was missing the locking mechanism for the pedal drive along with a couple bumper blocks for the kids moms car this is a direct result of Katzakian not communicating the ryte information on a anual clean up and the workers throwing away said mechanism and other items in the back drive way and since they do not sell the locking mechanism by itself I have no way of replacing the item unless I want to spend 2200 for a new kayak thanks katzakian read more

Today Tuesday, July 9, 2024 I called to the office of Katzakian Property Management company to seek assistance with one of their rentals at 3743 XXXXXX XXXX Stockton, CA 95212. When I call the office, a lady answers the phone of the company. She didn't identify herself by name only the company name. Once the receptions finished saying the company name and she paused with silence, I then began to speak and identified who I was and asked for Sarah. The mystery reception lady said to me in a RUDE voice WHAT Sarah?? She said they have an HOA department side with a Sarah or Sarah who handles the rentals. My response to her was I really don't know but her title is she is the property manager, the rude mystery receptionist stated what was my business with Sarah. I went on to explain to the rude mystery receptionist I had called the San Joaquin County Enforcement Code regarding a 11-foot basil plant their renters are growing that is over my fence, but before I could finish the full reason of my phone call and to speak to Sarah from the rental side of Katzakian Property Management. She then cut me off and was shouting in my ear tell me ma'am this is not my department I will connect you with Sarah. The RUDE Receptionist placed me on hold for 4.5 mins and came back to the phone call. She then told me Sarah was not in the office she went out to do an inspection a property and for me to continue to call the code enforcement at their rental property at 3743 XXXXX XXXX Stockton, CA 95212 and she hung up on me. Since she was shouting in my ear I couldn't tell her the reason why I was calling. I reaching out to Sarah who takes care of the Rental Property side of the company to ask her to reach out to their renters and cut their 11-foot basil plant because, I didn't want to cut off their plant. This plant is their cooking plant I didn't want to cut what was over my fence line and toss it in my garbage bin. Now for the rude receptionist's lady of the rental side of Katzakian Property Management is unprofessional to whomever calls into the company land line. She paints herself as an entitled evil woman who has no respect for any caller. From what I got out of this rude receptionist lady she has no work ethic, she is not a people person, she is a bitter person, she has no concept of human humanity and they are not in the business of property management for the other people involved property value. These rentals at 3743 XXXXX XXXX Stockton, CA 95212 have been called on at this residence in the passed for killing animals in their back yard, cooking in the garage violation of ordinance code 15.12.020 the fire department called out, and setting up cameras to face into our home master bed room violation of penal code 632. Yet! This company Katzakian Property Management and yet this company does NOTHING about their rental residence. In my option this company should be investigated and have their relator license CalDRE# 00347456 pulled it seems the people who work at this company have no integrity, no respect for people, no compassion for the business. They are in it only for the money and ready just rush and close that next real estate deal. Mr. Ronald Katzakian maybe your staff can listen before they shoot their rockers and before they begin to shout at people when they don't even know the reason for the call. The story of inconsistent property manager who imposes rules that is not written on CC&R, by laws and rules. I ordered Vinyl window on July 2020, on September 2020 they verbally told me that "VINYL" is not allowed, though they used it as cheap fix on our laundry room window and door and unit 219 has used and installed it. When I ask the claim on writing, they created a document about all of this vinyl mishap. They can't prove that thier recomendation is the written rule before we bought the window that we want for our home. They keep on saying "no" till last night, where they are trying to undo the recommendation. They know they have to fix this because the window is attached to a common area wall. We want the vinyl window due to its benefit with energy saving, insulation and it does not corode. FTR July 2020 ordered was made and acknowledged by HOA August 2020 no recommendation September 2020 no recommendation September 2020 disapproval due to vinyl material October 2020 wrote a memorandum about the new rule November 2020 property Manager does not want to fix the Common Area December 2020 trapped me with a conference call, and wants to imposing more verbal rules. They are prompt when tenants have questions or need them to help find vendors to fix things at the rental property. Worst property management I've experience in 9 years owning my home. Don't have a damn good reason why my HOA all of suddenly changed. I guess their cheap in cost and high in fees for homeowners. Try calling this place 2 times during business hours and their answer machine comes on stating they're closed. Call back during normal business hours. WTH? Lived at my property for 9 years and never received a fined or violation letter. In 2 months I received 3 letters. Everything was in violation. Like really? One letter said I need new bark and grass too high. I just placed new bark just last winter and I allow my grass to grow a little before I mow them down. Worked with Rayven to setup my automatic payment since last month and still hasn't been done yet but received a letter stating I'm late. So, my dues were late. My fault. I sent them in and have a check stub proving it. It didn't get there, and they sent me to collections without checking with me. Now a less than $200 fee is suddenly over $1300. I had been talking to them about another issue at the same time all this occurred, so if they had NOT received the payment I mailed, they could have bothered to mention it to me and I would have gladly walked in to hand them a check. This has been the first property management I have been with. I have had nothing but great service all the staff are very friendly and knowledgeable. I was with them almost 3 year before leaving to look for something else. I had to come back to them because they are great they were able to approve my application for the apartment my wife and I wanted. When something broke down or had an issue inside the apartment Patrick would open a work claim asap and resolved my issue. Don't believe fake reviews from nearby competitors. I'll try to keep this short as possible. We lived in Cavendish Square, which is a really nice place to live but this PM company is not good. Or at least when it comes to dealing with Liz they're not. I never wanted to make a big deal about it but we have 3 vehicles with a 2 car garage. So we need to park the extra car in a space in the front. The problem is that there are only 3 by us and there were 2 neighbors parking in them even tho they're not supposed to. Why can't they? There are parking rules here where you are to park 2 cars in the garages or if you have the driveway space (which both neighbors do, we don't) to use that before taking a space. Both neighbors park only one car in their garage and park their other vehicles in 2 of the 3 open spaces ALL THE TIME. Again it shouldn't be a big deal but the parking is very limited and gets full most of the time. So since they take 2/3 spaces that leaves only one space left and other people/visitors park there throughout the day. I contacted Liz by phone 2x, email (never got a response), and in person where I spoke to her assistant about it. The first time on the phone she said they'll send letters to them as a warning, but I doubt they sent any especially to one of the neighbors since Liz said she knew them and that I must have had the wrong neighbor. About 2 months go by and nothing changed. So I call again after our 3rd vehicle was parked in front of our garage received a warning for being too far in the driving lane. I bring up that nothing had changed with the parking, and all she could tell me was "well we're working on it now." She also mentioned that one of those neighbors is moving and the other (the one she knows) is working on getting rid of the vehicle. In other words, it's okay for them not to follow rules bc one is moving and the other one she knows. The one neighbor did move but the other was still parking there. Again that's bc Liz knows her. There is more space now, but it's too little too late since we have already moved out (due to other reasons). Cavendish is a great place to live but just hope you don't have any particular problems like extra cars or parking issues in general where you'd have to talk to Liz bc it's pointless and she'll be a waste of your time. Don't make rules if everyone doesn't have to abide by them! read more

Terrible service. I submitted an app and money order in advance as directed from my friend who was moving out(the company told her to have me complete the app asap and that I did). They never returned any of my calls and emailed me that I was denied because of credit. Never put the property on their website so I guess they had someone personally they wanted to give it to after stating I was the only applicant being processed. They told me that the owner will deny me because I had credit issues since 2012. However I was able to buy a car for 24000 in 2015 and get 2 credit cards then bought another car in 2016 for 13,000 (which is paid off). My score may be terrible now because I was out of work for a half year because I was hit by a drunk driver. One car is paid off now and I got promoted a few months after returning back to work. My income increased and I'm working back on credit. No evictions ever no late rent ever. I felt judged by paper and there was never a verbal conversation or any phone calls that were returned. I called for 3 weeks straight trying to get in contact even went to the office and saw the representative who I was to be in contact and she refused to even meet with me(this was the day I actually turned my application in) I'm currently paying more rent then what they are asking for. Overall the worst experience I have had with a property management and a real big disappointment. Definitely wouldn't recommend their services to anyone. read more

The Board is the one that authorizes expenditures, not the association managers. I think this person gets upset when things don't go their way...
