The property manager Kate would be nice to you initially but once you pay a holding deposit, there would be no response until you reach out to them. They play games with you with the amount of deposit required. Please read the documents carefully for the apartment. The deposit was one month rent plus $500. So in effect my my move in cost was two month rent (nearly $2700) plus $500 deposit extras and $100 application fee, which is a total of $3300. You will need to pay for parking separately and they say that they are running a special whereas the parking is $50 for open and $100 for shed in general for everyone living in the community. Only one person in your household can get the key pad access for entering the your own apartment because the staff does not want to type in many numbers in the keypad for entry. Be ready to be surprised with the way staff talks to you once you have paid the holding fee/deposit amount in full. The internet connection at the apartment is limited (spectrum and att only) and the starting range would be $50 plus taxes due to bulk connection the apartment complex has signed up for. Remember, your move-in trucks will be towed if you park it in the parking for the night hours (even with the permission from the concierge or on call) I had to pay $260 for the tow and a whole day of time was wasted in this hassle. The staff is rude here in this apartment complex and that has been my experience. I would never stay here again. read more

I currently live in this complex but we cannot wait till our lease is up so we can get out of here. The way this management or owner is running this place is getting frustrating. First of all I understand that rent is due at certain times and needs to be on time. But things come up making situations difficult. And I'm not sure about other complexes, but they started this thing where after 10 days they start a court process and you have to pay a lawyer fee in addition to your rent and late fee to clear it. Oh! And the fee is per person in the household, in full, upfront... in our situation it's $1,400 in rent plus like $100 late fee, and $200 lawyer fee for me and my wife bringing the total to $1,900 for this month!!! Definitely more than this place is worth. And In the past they used to work with you. I know this because, like anyone, we fell on hard times and I've changed careers. They used to allow like 17 days and you could pay the late fee separately. This showed they kind of cared and understood. But now it's all business destroying any sense of "community" or "connection" with these people. The rent goes up quiet a bit every year which is baffling because this place gets worse every year. Lawn service blows the grass at our doors if they even clean up. People flying around corners and running stop signs, especially in the back of the complex where there are no speed bumps. In order to drain more money out of you they installed mandatory WiFi that isn't worth what they are charging. And when they cut the hole in the wall we started seeing more insects...yay. The place is overrun by what I'm guessing are stray cats. That are always attacking each other and scratching up cars. The only good aspect are some our neighbors, but they are slowly leaving one by one. I'd steer clear of this place. read more

I agree with Liz's review from below. This company refuses to take care of tenants when they are in need of repairs. It takes weeks to get a response. I have all of the emails and documentation that they do not respond. I have been without a light in my kitchen since Sunday. I do not have the fluorescent bulb or ladder to get up there. I emailed Debbie on Sunday. She responded Monday morning that she needs to contact the owner. It is days later and still no response. This is just one example of a simple maintenance issue that cannot get taken care of. This rental company is only for the owners, but I will not renew with this lack of service. read more

In short, Property Management Specialists is at best, unprofessional and at worst, unethical. My wife and I are young, but pride ourselves in being respectful and responsible in all of our affairs. Our rent was always on time or early, and our maintenance requests professional and courteous. PMS was challenging to work with at some points, mostly because of their disorganization. We didn't get the impression that they were mean-spirited, just kind of disheveled. That all changed when we moved out and they deducted false charges from our security deposit. Firstly, after not answering our phone calls or emails, my pregnant wife had to physically visit their office 20 minutes from our home just to get their specifications for moving out. The employee's answer? "Oh, you know, the usual stuff." After meticulously following the written instructions given to us, we shortly thereafter received a letter in the mail (sent to my wife's parent's address after repeated instructions to send to the correct address) saying there would be $300 deducted from our security deposit because of damaged blinds and a dirty carpet. The blinds were damaged upon move-in, which we made clear. The carpet had just been professionally cleaned, the house had just been professionally cleaned, and receipts for these services had been submitted. Yet, when we tried to dispute these charges with emails, texts, phone calls and snail-mailed letters, absolutely no response was given by PMS. In fact, they had conveniently moved in the next tenants, so proving our case was now impossible. Something tells me this isn't their first rodeo. Their Google Review page is littered with victims of their thievery. Stay far away from this management group. They will take advantage of you at every turn. read more

I'd give zero stars if I could. Do not rent from this company. First of all, they WILL keep a large chunk of your security deposit, regardless of what you do. We were charged for cleaning and an admin fee, and told these items were non-negotiable. We were also charged for pre-existing issues with the unit. The amount in question would have been significantly higher had we not scrupulously taken photos of all the issues in the unit the day we moved in. Our move-in was very stressful and delayed by six days because this management company could not co-ordinate with the condo HOA in the building they manage. Ridiculous. We had several maintenance issues that were not addressed in a timely manner. The people who work here NEVER answer the phone and are extremely difficult to get a hold of. This company should be embarrassed by the way they do business. My guess is the good reviews you see here are not legitimate. Again, do not rent from these people. read more

Matt Kenyon 30 points a year ago I went to get blood work here and had a really terrible experience. The only positive thing was that I was able to get in and out in about 10 minutes. They were very prompt. However, my experience with the lab tech completely ruined my experience at this location. I've been at several Quest locations, and the bedside manner of the lab techs has been great. I bring a smoothie along with me because I tend to get lightheaded. The lab tech (her name is Natalie) was extremely dismissive, didn't answer my questions, and was rude and cut me off when I was asking about when I could drink my smoothie. She stuck my arm without giving me warning, and was really terse in telling me to hold the cotton ball that stopped the flow of my gushing vein. There is no need to be rude, especially early in the morning when I'm getting vials of blood drawn, needles stuck in my arm, and I'm prone to dizziness. Terrible bedside manner. They failed to follow the Landlord Tenant law with our security deposite. Let's start from the beginning when we arrived from NJ to the house 1139 Ballyshannon the house was full of roaches and dirty Scum with dog hair all over. The blinds where different colors and the bugs where getting in from the windows. We had to stay at a hotel the first night and the next morning clean and get ride off all the bugs dead and alive. When I contacted Debbie she laughed and said welcome to Florida with no apologies. Through out our two year lease the AC would stop working and we would pay out of pocket to stay at a hotel since it would be in the middle of summer, and of course Dawn and Debbie would say we are not responsible to pay your hotel bill even after we told them our children have severe asthma and can the without AC. We had enough so we did not renew the lease, well now they broke the Lanlord Tenant Law and failed to notify us via certified mail with the fowarding address we sent them by email that there were "charges due to negligence to the property." Remind you they never came to the unit for a walk thru but we were smart enough to invite our neighbors to show them the property once emptied and have everything on video. At this point we have to use an attorney and take them to court since they broke the Florida statue Landlord and Tenant. If you plan to rent from these unprofessional company please try to find someone else and you have been warned. A new BBB claim is being completed and the local News will be contacted. read more
