For those that don't know, 407 is a sister company to Central Florida Property Management, which is…read moreanother fantastic firm. Both are headed up by Steve Simpson, but I will focus my discussion on my realtor, Peggy, whom was fantastic throughout the process of selling my rental property. Offering a wealth of knowledge and skill, she did a fantastic job of diligently working with me to explain every step of the way, without being overbearing or pressuring me. She advised me on the best time to sell my property, kept me apprised of the costs throughout the process (effectively my biggest concern), discarded offers that were unreasonably low and not worth my time, and persistent for a good 3 months before we finally found a buyer at a price point that hit about 90% of my criteria. Thanks to 407 and Peggy's hard work, we were able to be alleviated of the credit burden an unwanted investment property brings and we left the sale with enough money to put towards a home that's just for us! I would strongly recommend them if you are either in the market for a highly competent property manager or a seller's agent.

I have worked with them several times and each and every time they go above and beyond to exceed my expectations. Thank you again for all you do.

So under the previous management the response time was quick. Under this new property manager it's…read morenot quick at all. Very disappointing. I've had to do multiple work orders on a malfunctioning refrigerator where I have had to throw away food. Waiting for a response back. It's not fair that I have to make multiple trips to the office and still not resolved. Now curtains is pulled down where the property manager is. Feels cold unlike before. Hopefully they can turn things around by better response time. Maintenance is on point. Just disappointing to see they were in a better direction and now appear to be going backwards.

Unfortunately, my experience with this management company has been disappointing. The biggest issue…read morehas been a consistent lack of communication, follow-through, and accountability when concerns are raised. It often feels like issues are passed from one person to another without anyone actually taking ownership or providing a clear resolution. Responses can be slow, inconsistent, or lacking altogether, which makes even simple situations far more frustrating than they need to be. A management company's responsibility goes beyond collecting rent and overseeing the property. Residents should feel heard, supported, and confident that legitimate concerns will be handled professionally. Based on my experience, that level of care has been noticeably lacking. I would recommend anyone considering a property managed by this company read recent resident reviews carefully and ask questions about how issues and complaints are handled before signing a lease.
