We have trash valet service that comes Sunday-Thursday and a secure mailroom to make it easy to get packages outside of office hours. The only complaint is that some pet owners do not clean up after their dogs despite the availability of dog poop bags and trash cans. The office staff is prompt about answering questions and very courteous, but a special shout out goes out to James, their head of maintenance. He always does a great job, has a positive attitude, and has set the bar high. All my maintenance requests are completed within 24 hours and always done correctly. I highly recommend this property.

There is no parking after 8 pm. Forget having friends or family visit without a long walk to your complex. The internet is a monopoly so you are guaranteed to spend $140 for internet and cable and cannot access other options. The pool table and club house are only available until 6 pm, so for anyone that works, you'll never really have access. We never leave the kitchen with food, but had ants within the first few months living there. The best part of the apartment was the dishwasher, the pool is great and the gym was clean and often empty. I wish they would work on these things and manage the prices so people can actually have a decent sized apartment for an affordable price.

It seems like there is a new issue almost every day, and considering how expensive these apartments are, the number of ongoing problems is unacceptable. The office staff is another concern. Instead of providing solutions, they are often unhelpful and sometimes rude. They do not clearly explain policies or procedures, and the terms and conditions seem to change frequently, even though I originally signed a different lease agreement. There are also too many rules and restrictions. While some neighbors are very friendly and respectful, others are rude and inconsiderate. It is common to hear arguments and disturbances throughout the community. Although the property is attractive and generally well maintained, there are still issues such as cigarette smoke odors, despite smoking not being allowed. Another major inconvenience is the guest parking policy. Residents often need permits for visitors, and when the office is closed, it can be impossible to obtain one. This creates constant concern that a guest's vehicle may be towed. Overall, while the complex is beautiful and clean, my experience during this second year has been very disappointing, and I would not recommend it based on the management and ongoing issues.

Rent has been increasing for the last 3 years, but no improvements to property have been made Dog poop on every piece of grass all over property and in dog park and sometimes on sidewalks Gates are constantly breaking and not working, cars have been stolen and from the parking lot. As of writing this the front gates have been broken for a month with no update from staff. Mail gets stolen from mail room and from your front door The property has fallen into general disrepair, sprinklers leaking, dog park fountains torn apart, trash everywhere in hallways, parking lots and on the stairs. Walls are thin and people love to slam their doors at all hours Gym only has half of the machines working Pool is gross and not kept up Stray animals in abundance, I was bitten by a stray on the property and had to get a rabies vaccine. Yes, I did let the complex know about this, no, nothing was done about it Valet trash service will randomly not take trash from hallway, even if its not a scheduled holiday, it's also not optional, you must pay an extra $30 a month for this There is only 1 dumpster on the property that breaks frequently, so trashed will be piled up for days They understaff so office is not reliable for in person visits The office staff will not answer the phone and there is no option to leave a message half the time I personally witnessed the manager April ignore the phones while the other girl was taking all the calls pros: HEB is down the street Maintenance people are timely and polite

Villas at the Rim is also located in great proximity to medical facilities, shopping and restaurants. We are very happy living at Villas at the Rim.
