Do not move here. Possible roach infestation. This is coming from someone that just moved here. I have lived here for the past two weeks and just really wish I had read the reviews before choosing to move in here. I am posting this hoping this helps others that are looking for a place to live because the stress my husband and I have to deal with is unacceptable. We moved here 11/16. It took us all day to move our stuff. The first day I found a couple of small roaches. We went to buy Raid's spray which made the problem even worst. They started coming out of the sink, crawling on the walls, and crawling on our guest bedroom mattress. That night I was not able to to sleep afraid that one was going to crawl into my bed while I was asleep. The next morning I was getting ready to talk to the front office about our issue. My husband woke up screaming because one of the roaches was in our bed CRAWLING UP HIS ARM. At this point I was furious. I went to the front office on a Tuesday morning and expressed my frustration. Francis apologized and told us pest control would come the next day. That night I did not stay there. I knew I was not going to be able to rest. Pest control came on Wednesday. Which helped. Most of the roaches we have found are now dead. A few ones are still alive. I also found 3 worms. I was told to keep my windows, patio door closed. Which I have. The only time I ever open a door is when I have to leave my apartment. Pest control came by for the second time and tried to advise us in how to deal with this situation. Basically we don't know if this is a roach infestation. I mentioned we are trying to get rid of them. I was told that "we aren't getting rid of these roaches soon" and that at best it will take at least 4-6 weeks to be able to get rid of them completely. That's if we are not dealing with a roach infestation. If I am still seeing them I can ask them to come back next week and ask them to do a clean-out, a more aggressive method of fumigation. Let me make this clear my husband and I did NOT bring these roaches with us. I know the office might try to blame this on us. So I want to be clear. The apartment should have been fumigated before we moved in or they should have offered a different apartment if this was an issue. I refuse to believe this was not noticed when they worked on the apartment, of which they had asked us to delay moving in for a week because they needed more time to finish the apartment. They were literary crawling on every wall and the sink. So for the next few weeks I am going to have to keep requesting for them to come back. The only one that has apologized and actually being helpful throughout this process is Francis. She put us on the pest control list again for this week. We have dealt with a lot of issues with the apartment. Some have being fix and some I will have to put an order for because we are finding more problems with the apartment as we continue to live here. I wouldn't recommend this place to rent. read more

Moved back to DFW and wasn't able to see the place before moving in but the reviews were good. Was leased a handicapped apartment, was not told that at the time, counters come up to just below my waist, bars all in the bathroom yet the tub is high and the step to get in is very deep. So the bars actually come in handy. Apartment was not cleaned when I moved in, cobwebs, stains on the wall and whatever this is on the bedroom blinds. POOP EVERYWHERE! In the hallways, on the sidewalks, all kinds of debris in the hallways. Doors leading in and out of building & courtyard slam, be prepared of the walls vibrating. Busted down, out of date vehicles all over the place. And the best and newest thing... 4:30am fire alarms going off. While outside in the heat discussing with people who unfortunately have lived here longer than a year say this is a normal thing, happens at least 6-8 times a year. And they're LOUD alarms! I'm trying to think of one positive and the only thing I can think of is it's close to a lot of things. That one positive does not outweigh all the negatives. I've lived in a lot of apartments in the Plano/Frisco area and these are by far the worst I've ever lived in. read more

I stayed here for 3 years. The initial experience with the leasing office was extremely pleasant (Kudos to Druanne). Unfortunately, there was multiple changes to the leasing office and it has been a downhill experience, for me, since then. I feel that the current community manager is extremely cold and indifferent. There are some points that future residents should look out for! First among them, lots of dog poop everywhere (can't emphasize enough on this)! Secondly, the sound insulation of the apartments is terrible - you can hear conversations of your neighbors from your room when they are on the patio (so be prepared to be disturbed during the moderately frequent occasion that someone throws a party into ungodly hours of the morning especially during spring, summer and fall). Thirdly, periodic dumping of trash in the common area (it can get pretty nasty sometimes)! And lastly, the lack of enforcement by the leasing office (don't expect to get much help in handling these issues). In my opinion, the reason why these are so rampant is because of the laissez faire approach that the leasing office adopts. They don't really care, aside from putting up signs and sending emails. The last straw to an otherwise average 3 year experience, was the lack of professionalism when dealing with the move out procedures. In particular, the security deposit. I believed that I was unfairly deducted a carpet cleaning fee. My reasoning is based on certain clauses within the leasing agreement. When I asked for an explanation on multiple occasions, I was ignored. As a customer (rather ex-customer), this just left a very negative experience for me. And this only reinforced the downhill experience that I faced during the 3 years stay! And for this, I award OHS a 1-star review! read more

I never got treated so kind as I did when I applied at Old Hickory square apartments the staff was really really nice they showed me around to answer all my questions they explain everything to me and they were so helpful I really appreciate it the way I was treated so I got an apartment there and I am so happy you're so quiet clean and nice I wouldn't encourage anyone to come and check out the amazing things read more

1 star because they're liars. I lost my job in January and had to break my lease in April. I notified them literally the day I was fired and kept in constant touch with them and they agreed to work with me however they could. At move out I repetitively stressed I would go on a payment plan so that noting would go on my credit report so that I could get a new place ASAP as soon as I got another job. They said the payment arrangement plan would be emailed to me multiple times, and it never came. Long story short I spoke with Druanne the assistant manager in May, June, and July and we ironed out an agreement that I would make my first payment in July. Now July comes and I am blowing up their phone and email because the payment is coming up and still no contract for me to sign and I get a response from Kim the property manager saying the account has already been sent for collections. HOW?? Just two weeks ago we confirmed payment on a specific day and when I reach out to make said payment it's already sent out? So WTF have we been discussing since April then??? I won't be able to get approved for a place to live until God when depending on how long it'll take to pay it all off and recover from this mess being on my credit report. I'm in this state by myself, no family or friends yet as I am new here, THEY KNEW I WAS LIVING IN MY VEHICLE, and I'll have nowhere to live now that I finally landed a job. You all literally ruined my life, I hope you can sleep at night. The actual apartment is beautiful , I'll give them that. Had an issue with ants when I first moved in, and a wasps nest on my balcony that my father removed. The dishwasher was broken as well at move in, they came quick enough to fix it. Trash and other things just left in the hallways, stairwells, and outside but they do their best to stay on top of keeping it clean. Definitely not a place you want to live at if you care about cleanliness or safety. It's across the street from a Walmart and you constantly see shopping carts that people bring over. A car with 2 windows busted out has been parked outside the door I exit for 2 weeks, I don't want to see that everyday. People don't throw the trash into the trash dumpster but instead leave it outside the dumpster. I've lived here for months and they just now put up doggy stations, there was never a concern for dog poop outside my door daily. The door that is supposed to keep strangers out is broken and has been for weeks. The property isn't gated so you cant count on keeping people out, doesn't help with a broken entry door. There isn't enough lighting and doesn't seem like a safe place to exit your car at late at night. The staff is nice and try to be helpful but with the owner of the property obviously not concerned about the tenants their hands are pretty much tied. Seems as tho they are more concerned about getting the apartments completely occupied than actually taking care of things that will keep current tenants happy and safe. I'd move to another property if you have an option, this place need tons of work. read more

The issues I have had here have nothing to do with the cleanliness or safety of the complex. They are nice apartments and I've never had an issue with it being dirty and I've never felt unsafe, even at night. I've never seen a shopping cart over here (doesn't mean it doesn't or didn't happen, but I think it does mean, it's not as often as the previous poster would like you to believe.) Maintenance is pretty good. If I have an issue, it's typically taken care of the same or next day. (Aside from one issue with my tub that management was not able to correct after several attempts.) My experience here has been average. However, I don't like the fact that they don't accept/hold packages in the office as this creates a HUGE inconvenience,especially if you often shop online. You either have to pay (UPS) to hold it at a local store (which is 2 minutes away, walking) or risk having it left outside of your door. Fortunately, fed-ex does not charge a fee to leave your package at the store. So if you're lucky, your package will ship fed-ex. Also, if you don't have a washer/dryer, you may as well get ready to buy or rent them. They don't have laundry facilities and the closest laundromat is easily 20 minutes away. Another inconvenience. No rent drop box, so if you work a 9-5 job (or 2) and have to fight rush hour traffic to get back home (or just have a busy schedule in general), you will either have to pay your rent early or online (which costs an extra fee -yet they fail to mention that aspect). Another inconvenience. Or you could always pay late...but then they are those fees again. I do agree that the dumpster is an ongoing problem. It is often overflowing and it's not that tenants purposely dont put the trash in the dumpster, it's that they CAN'T! There is no room to even enter it at times because there is so much trash. Here's a thought, put another dumpster on the property! Why does every person that lives in this complex have to put ALL of their trash in ONE 5x5 dumpster space? Anyway, as I've said, my experience here has been average, at best. My biggest concerns are the huge inconveniences. Perhaps these are just kinks that they will work out in the future, as they are just now only about a year old. *fingers crossed* read more

These apartments come with to many inconviences, like the office doesn't take packages, no trash pick up.. for the price we pay, you would think they at least did that for the small complex and they do not salt bridges or walkways in the winter and told me they won't because of not having room for the salt bags ..I have fallen both winters and hurt myself....do not recommend read more

I have lived here for about a month, and if I can give them 3.5 stars, I would. I love the layout of the apartment, and the residents seem friendly. It's a very family-oriented environment and I like that. I have noticed trash removal is a constant problem which might be solved by adding dumpsters rather than trying to serve the waste needs of hundreds of residents with a single dumpster/compactor. I haven't seen shopping carts or people cruising through the lot on the way to Walmart (although property gates would be a great upsell idea). I'm pleasantly surprised by the soundproofing, because I think they actually have some, which seems unique for apartments in North Dallas. I can hear the other tenants on occasion, but it's not like I'm living in their apartments with them. I do feel remarkably far away from everything up here, but I suppose I'll get used to that. I miss having a garage, which isn't an option at Old Hickory. My only significant complaint has nothing to do with the complex or staff; it's that residents are forced to use AT&T U-verse for cable and internet. I'm hoping (and God help me for saying this) that Time Warner or some other Cable/ISP moves in because AT&T's continued monopoly next year will mean I leave at the end of my lease. The service is terrible, particularly when viewed at the higher price point than, well, any cable company I've ever worked with, which is almost all of the major national and regional providers. I may ask if they have other properties closer to Dallas when my time to consider my lease comes up. read more

My experience at Old Hickory Square has been... rocky. Let me start by saying the best thing about this place is the maintenance staff. They are very friendly, always willing to help and are constantly working on upkeep. The front office staff is very nice, and when able, they will work with you on any issues. The inability to have packages delivered - for fear they will be stolen - is an issue, but can be adjusted to in most cases. I've seen one shopping cart in the lot - a couple are locked up in the empty/unused dumpster spots, along with mattresses, bed frames, chairs, etc - yes, we can see that, and yes, it looks like trash. The worst part about this facility is the laziness of the neighbors. OMG so lazy!! I constantly walk by trash bags outside of doorways, dog poop as you leave the building, trash bags on the curb, in the stairwell, at the entry of the dumpster - which the rest of the lazy neighbors just turn into a laziness pile of trash - and the absolute most lazy piece of this LAZY group is the dog poop that is literally 1 foot from the dog waste can, where they give you free bags. ?????? There have been multiple cars/motorcycles parked in the same spot since I've moved in - one with 2013 registration.... Oh, and watch where your pets and children roam as I have seen countless used .... how can I say this appropriately ... male latex accessories around the parking lot. Gross. If the laziness/complete disregard of neighbors doesn't change, I will not be renewing my lease. read more

I have not even moved into the apartment complex yet and I am already very happy with the front staff! Katy S & manger Samantha B have done EVERYTHING possible to help me find what I am looking for. My move has been a stressful process, but the have both worked very hard in getting me what I need. When I toured the complex, I was very happy with how clean everything was! I will be writing a review after I move in for an update, but I can already tell the staff is AMAZING!! read more

My fiancé and I have lived here for almost 2 years and have not encountered any real problems; however, the type of renters has seemed to go downhill. Otherwise, the staff at the front office is awesome and super accommodating - the maintenance guys are very quick and friendly as well. I have lived at Old Hickory Square for 4 months now. I really love it here! I find the online payment system very convenient for me. The office staff is always very friendly and helpful I have had 2 minor maintenance issues since I moved in and they were fixed promptly! I love the layout of my apartment and I really love my balcony that overlooks the courtyard with the lighted fountain. The grounds are always clean and I feel very safe walking my dog at night . There is a problem at the dumpster. I have seen bags of trash just set beside the dumpster, even when the dumpster is empty. It's as if people are either too lazy, or perhaps scared to walk all the way into the scary enclosure to put the trash in the dumpster. I do think another dumpster is needed somewhere on the property. I have lived in many different apartment communities and none are perfect but this one has been very good so far! read more

I have been a resident at Old Hickory Square for a little over two months now and am very happy with my decision to live there. First of all, the management and staff have been very helpful and professional. I've only had a couple of small issues and they were handled immediately. The property is well lit and clean. I have never seen a shopping cart on the property. My apartment is quiet and I can't wait until the pool opens. The property has a surveillance system and I feel very safe at all times. As far as the dumpster goes, it's a dumpster, what do you expect, right? I would and have recommended "The Square" to my friends. read more

Let me just start by saying that the management here was fine. The office staff were fine as well... However, I absolutely HATED my stay here. About 2 weeks into my lease I couldn't wait to leave. 1.) I payed WAY too much for a small one bedroom on the third floor to walk out of my door and there be dog piss in the hall.... 2.) everyone there is SO loud. My neighbors had parties all the time, and they also smoked pot and made the entire floor smell like it... Office staff did nothing. 3.) don't leave anything outside of your door... Not even if you have to carry a one year old down stairs if you need to take out the trash because you're a single mom and love by yourself. 4.) BUGS!! So many disgusting nasty bugs!!! The people a few doors down had roaches in their oven!!! Basically, save your money and your sanity, move somewhere else. Now that I'm out of there I'm wayyyy happier. read more

Lived here for the past 4 months, I haven't had any of the said following issues in previous reviews. Druanne, Katie and Mahogany are a great team! The maintenence team is very prompt. The property is very quiet. The only complaint I have, one of my fellow residents is too lazy to walk his own trash to the dumpster. 1-2 times a week I end up taking the trash they leave in the stairwell to the compactor, just as a courtesy to my fellow residents. **Current Resident** This apartment complex is not appropriate for a family, in my opinion. They have no club house, the pool area and the "mini golf area" do not have restrooms near by and you can't get to where the ONLY bathrooms are unless you have a key fob to access through the gym to the bathrooms near the front office or go to your own aparrment. They have no playground for children where they can play. This apartment complex also has no washer & dryer included and a laundry mat as well. NO LAUNDRY MAT ON THE COMPLEX FOR RESIDENTS! Wtf?! Also, this complex has only ONE dumpster for the whole complex which is why there is always trash lined up on the outside of the dumpster area. Its absolutely ridiculous!!!!! The call box is always broken and even residence has to find an alternative way to get in the building to get into their apartment. It's ridiculous. You will be locked out of the building. Its happened to me SEVE RAL times and it is.absolutely ridiculous and inconvenient!!! I'm not renewing my lease at all and there have been several not renewing their lease and moving! The complex has not even been full since they were ready to move in around October. read more
