Veriguard Home Inspections - Termite and Wood Destroying Inspect Inspector

Phil was a great inspector from start to finish. He walked us through all of the services he provides and the cost and answered all of our questions in detail. Other inspectors gave very brief descriptions of services provided, so we felt more comfortable going with Phil. We had the general inspection, wood destroying insect, radon, sewer camera, and oil tank sweep all done through Phil. On the day of the inspection, we were half an hour early but Phil was already there looking at the exterior of the house. He explained his process and invited us to shadow him and ask questions about anything we didn't understand. He was very detailed in his inspection, and took the time to explain to us any issues that needed immediate attention. The inspection lasted almost 4 hours, which I guess is uncommon because both real estate agents thought it would only take 2 hours. We closed on the house last week and have used the report a number of times when hiring contractors. Phil pointed out some structural issues in the basement which we are now getting fixed, and are slowly working through the rest of the items in his report. His detailed report makes it easy for us to send to other contractors so they know the scope of the issue. We would highly recommend Phil for any first time homebuyer with lots of questions about their new house!

I like that he categorizes items into what needs to be Fixed immediately and what should be fixed down the line. In our case, the sellers agent was on Phil's back, almost sort of pressuring him- Phil was unbothered and focused on our questions and concerns and buyers. Would recommend Phil to anyone purchasing a home in the area and would definitely use him again if I purchased another home.

Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

He then went over the key points with us and provided a detailed 95 page report with pictures and description of each and every issue, as well as a separate short 7 page summary report. I would recommend Clever Inspections to my relatives and best friends. I am sure you will be satisfied with the service. I compared prices with three other providers and Clever Inspections, though not the lowest, provided the most thorough estimate and they more than lived up to their promise. A few of the many photos provided are attached.

He came on time, communicated clearly, checked everything in the unit very carefully, and delivered us a high quality report with not only a list of any things he found but also recommendations on how to maintain or fix findings. He also helped accommodate requests for what to look for too. On top of this, once we moved in to the unit we had some questions about his findings and tips for fixing some home issues and he thoughtfully helped advise us. Value (5/5): The value and price for the service was competitive and I highly recommend him.

So we, of course, had zero idea of what to expect during the walk-through inspection (that was scheduled last minute.) Not only was Vinny incredibly accommodating, but he was also very communicative. He arrived early for the inspection, and as soon as I met him, I immediately felt comfortable with his calm and personable/welcoming demeanor. He was incredibly thorough throughout the whole process. Checked things I would never have thought to check and encouraged us to ask all and every question that came to mind. As soon as he'd see something that immediately concerned him or something that could potentially become a problem years from now, he'd voice his thoughts to us. Considering this is a new construction, we were a bit surprised with the amount of things that needed fixing--nothing serious, primarily cosmetic. The following day we received his report exactly when he said he'd send it. It was very detailed and also included photos of his findings. The report is straightforward and easy to comprehend, even for those of us with zero experience. And of course, this all transpired while adhering to COVID-19 guidelines. Overall, we are very impressed with Vinny's professionalism, patience, and attention to detail. I cannot recommend him and his services enough. Thank you, Vinny!

This required an adjustment to our contract's inspection period while attempting to maintain the same closing date. Talk about pressure! Apparently all of the service people in the area made the same plans we did as we only found Gary online after exhausting our list of referrals, but we couldn't be happier with the result. He is timely, detail-oriented and professional. While I trust (and will be reviewing positively) our buying agent, I did have a little extra piece of mind going into this inspection knowing that Gary wasn't affiliated with either party and had no vested interest in passing things that could be a problem. Gary arrived 5 minutes early and took his time to explain everything he was seeing in practical (and non-alarming) terms. He also explained how many things worked which was great for first time homebuyers such as my wife and I--we had our own personal living home owners manual for three hours. In addition to his observations, Gary answered all of our questions in detail and helped us to draw lines between cosmetic and structural issues as well as item 'serviceable' vs 'hazardous'. We came away that day knowing what our ask list was going to be, and his official report arrived the next day. The report was thorough and made copious use of photos with red arrows to detail issues, which left no room for questioning. He responded quickly to follow-up questions which helped us move the purchasing process along with our attorney. I really couldn't be happier with our experience.
