That's not how air conditioning works -- that's how management avoids repairs. As for maintenance quality, the attached photos speak for themselves. The filter is clearly the wrong size, but instead of replacing it properly, they simply folded it to make it fit. That's like painting over a dead bug and calling it "fixed." This place doesn't value residents, communication, or basic upkeep. If you're considering moving here, think twice -- what looks fine on the surface hides a long list of neglected problems underneath. Edit 11/05/2025: Again if people want to see the complete incompetence of this complex, just look at the recent notice they left, they can't spell for one (4rd of Novebmer), and they have no idea when they will actually be entering. Is it Wednesday the 5th or Thursday the 6th? No one knows, and when we called the office, they had no idea either! A bunch of dolts with titles they don't deserve. Edit 11/11/2025: Was given a Docusign for a lease renewal (would so much rather not be staying here, but as we know the economy sucks) and their online portal is not working. When we called the desk to get it fixed. They would rather not do any sort of work on their end through pure laziness, and instead ask us to come to the front desk to try with their computers. Gotta love a community management company making us do work when this is their job. Edit 11/15/2025: Noticed a lack of water pressure around 15:00 today. At first expected it to be a water shut off and to be resolved by 17:00. No, by 18:00 I left home only to notice a main POURING water into the southern most parking lot. By 18:30 there had yet to be a formal acknowledgment by staff via email, call, mass text etc. alerting residents to the issue. I know they can't control a burst pipe. I'll start with the pros. - Location, location, location. The community is located close to shopping, grocery, restaurants, and walking/biking paths. - The community grounds are gorgeous and have undergone multiple updates throughout. Lots of grassy areas to walk your pets. - The pools are decent, but always in need of maintenance. The cons The management company is TERRIBLE. After over 9 years, we were treated horribly upon move out. - Charged to clean the apartment that we left spotless. - We turned in one key and said we would turn in the other once we completed moving our last few items and final cleaning - 12/20/2024. The next morning maintenance walked in while we were finalizing our packing. This generated a call from management stating we had to be out that day as they had trades scheduled to come start flipping the apartment. Our lease was through 12/25/2024. - We were charged an insufficient notice fee even though we gave 60 days as required by the lease. (Email confirming NTV received from leasing office 10/11/2024) - Charged every miscellaneous charge they could to eat away at the security deposit. - Water to the property is constantly turned off for maintenance. - You'll be charged gas in winter to heat a pool that's never heated. - Pool hours are posted, but not enforced. Parties in the early hours are common place. - The turf that was installed throughout the community had never been cleaned once, in summer the smell from pets is very potent. - Common area lighting is iffy at best. After over 9 years we've heard the same cons from multiple friends who we've made through the community, and the reviews echo the same issues, so it certainly wasn't just our experience. Rent at your own risk and be prepared to get nickel and dimed.

The apartment itself has an amazing layout we are downstairs so our upstairs neighbors can be quite rowdy at times but I get it. Only issue is our sink and disposal seems to leak (from the previous tenant(s)) as well can get clogged from our upstairs neighbor if they put too much in the drain. Otherwise been a pleasurable experience and recommend living here! Location is great easy walking to nearby restaurants and grocery! Backed up to easy access for the canal so I like to take my evening or morning runs with the dog! Property is filled with animals which I personally love because of all the included nature aspects. Minus the cockroaches however the apartment offers free pest control every other week so you just have to opt in and email when you want it done!

The grounds are ALWAYS prepped and clean (the photos posted by the owner on Yelp is genuinely what the grounds look like 24/7, don't listen to all the haters). The tennis court, pools and grills are all functional and the location is PERFECT for anyone considering the paradise valley area. Since living here Palisades has always been communicative with any re-pavements, site changes or temporary fixes and the management staff and upper management are VERY quick to respond via email. The maintenance staff is very professional and quick to address any issues. I would personally like to thank Ralph for always being kind and addressing any little issues we have had, clogged drain, ice machine maintenance, ect.. Having needing to move due to work situations, Nick and Danielle have made our move out process as smooth as possible and even accommodated to extend our move out date a week or so later so that my wife and I can have time to move into our new apartment come may. We have been VERY pleased with this complex and will miss it dearly. My only complains would be 1) they are overly cautious with their COVID-19 precautions, I have yet to step foot in the leasing office and the pool has been closed on random occasions, but that is to be expected, I guess. 2) Because they have landscapers out everyday the Bush trimmings, leaf blowers, etc. can be a little annoying, but that's as to be expected when you work from home and are right next to the tennis court and pool. 3) The in home washer and dryer units, and dishwashers are pretty cheap. To compensate we just hand wash everything, and usually have to run the dryer 1-2 times to completely dry our clothes (not that big of a deal but it's worth noting). Overall we would highly recommend this complex if you are looking for a great location, friendly staff, fair pricing and great amenities. I don't believe I've ever waited more than one day after a request. The grounds were very well-maintained with beautiful desert landscaping. The biggest con about the units are the sunscreens on the windows blocking out natural sunlight. My unit was very dark in general because of the lighting (it was unrenovated), and the sunscreens did not help. Communication with the office could also be a bit frustrating at times. Often, I had to just show up in person with any questions because emails and the phone were unanswered. No infestations of pests, but I did see more than I would have liked in comparison to other places I've lived (an occasional roach or cricket here and there, tiny silverfish, and ants when the seasons changed). This was nothing to do with the cleanliness of the complex. I think it was more of a result of all the foliage and moisture from the sprinklers. Despite some of the cons, Villa Montana is a great place to live in Scottsdale, and I enjoyed my time there.

The only deductions listed were for carpet cleaning and keys. There was no mention of carpet damage or any other major issues, so I believed everything had been properly finalized. Three months later, I started receiving calls from a collection agency claiming I owed money for carpet replacement due to holes that were supposedly found during a "second inspection." This was the first time I had ever heard about this issue. It was never included in the original inspection report or the deposit statement that the apartment management sent me. Being sent to collections months after receiving a final deposit statement was very frustrating and stressful. If there were concerns about the condition of the carpet, I believe they should have been communicated during the original inspection and included in the itemized statement. I recommend future tenants carefully document the condition of the apartment when moving out and keep copies of all statements and communications. Transparency during the move-out process is very important, and my experience here unfortunately did not reflect that.

While no specific timeframe was provided, staff mentioned instances where applications had been processed within two days. I submitted my application on June 13, 2026, with the expectation of a move-in date of June 19, 2026. However, my application was not processed and completed until June 22, 2026, which is an unusually extended period for an applicant with an exceptional credit score (above 800), no rental references to verify (as I was a homeowner at the time of application), and a long-standing history with the same employer earning a six-figure salary.Upon moving in, I discovered numerous dead insects in my apartment. It was apparent that the unit had been exterminated prior to my move-in, but no cleaning efforts were made. Despite applying for the lease on June 13, 2026, and having ample time to clean (as my lease did not commence until June 23, 2026), the unit was never cleaned after the extermination. I documented the presence of dozens of deceased insects during my move-in inspection, but management did not take any action, offering no apology or acknowledgment of the units unsanitary condition.A week after moving in, my name was still not listed in the directory, the code I was provided for visitor access was ineffective, and the transponder for the gate was malfunctioning. Those issues were resolved. Recently, I discovered that the mail key I was given was also non-functional, and my email correspondence regarding this matter went unanswered. Additionally, four out of the five phone calls I made regarding the issue were not returned.Nearly one month after moving in, I still lack a functional mailbox key and have been unable to access my mail for more than a complete month. I did submit two work orders that were handled promptly by a very professional handyman, and that was definitely a plus, but overall, I am completely floored at how an apartment community that uses the labels like "luxury" and "exceptional customer service" can be so flippant and non responsive. I will not renew my lease at the end of the leasing term.
