Don't compromise because they don't let get a bigger apt once you move in, that's where you stay. Doesn't make sense to me, but that how they do it. I have the efficiency without the loft. The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

Maintenance took care of everything at the time of move in and have not had issues since. Staff has always been helpful and cooperative. I guess my asks would be 1. if we had a walkway to our little backyard and 2. That the residents who have pets pick up after their pets. There really needs to be signs that say pick up after your dogs. Other than that Bevan is great! I would totally buy if they had that option. Oh yes, location is awesome, with restaurants in walking distance and easy freeway accessibility.

I lived here for three years as a faithful tenant, a disabled veteran, and a Federal employee. While the location is great for walking to restaurants, the actual property management is plagued by corporate greed, uncorrected infrastructure issues, and a complete lack of compassion. Here is the exact timeline of events, unresolved maintenance failures, and final billing scams that took place during my tenancy: THE INFRASTRUCTURE & MAINTENANCE TIMELINE * September 1, 2023 - Present (Ongoing Wi-Fi & Cell Issues): The building structure completely blocks indoor cell phone service, forcing residents to rely entirely on Wi-Fi calling. However, the Spectrum Wi-Fi infrastructure has been horrible since day one. I work from home and constantly suffer from lagging internet, web pages failing to load, dropped calls, robotic audio, and failed text messages. Despite numerous trouble calls and requests for a building-wide circuit upgrade, management has failed to fix it. * October 3, 2025 (Ignored Service Tickets): Put in another round of trouble tickets. Management closed them out, claiming they contacted Spectrum. Techs come on-site but do no actual troubleshooting, creating total distrust while residents continue to pay full price every month for non-existent service. * Ongoing Maintenance Neglect: o The Leak: Had a major water leak from the apartment above. Management closed the service ticket, promising to repair the sheetrock within two days once dried. Four days later, absolutely no repairs were done. Closing open tickets before work is completed is a standard practice here. o The Garage Gates: The secure garage access gates are constantly broken down for weeks at a time, leaving vehicles unprotected and making it impossible to reach an emergency contact when they fail. o The Gym: The gym televisions never work or are plagued with constant issues. o Noise Issues: Unaddressed noise complaints regarding pacing and heavy footsteps from upstairs neighbors. THE LEAVE-OUT & BILLING SCAM (Summer 2026) * Early 2026: Knowing I travel extensively for my Federal job, I proactively informed management that I would be moving out exactly when my lease expired on September 1, 2026. My moving documents originally stated a 30-day notice was required. * July 8, 2026: I came into the office while in town to re-verify my move-out for September 1. I was suddenly informed that management changed the policy to a 60-day notice. * August - September 1, 2026: Dealt with yet another multi-day failure of the garage gate. I completely vacated, cleaned the apartment, and handed in all keys and access fobs on September 1. I immediately received automated emails confirming my building access was revoked. * September 13, 2026: I received a final account statement demanding $667.42. This bill charged me for 8 extra days after I had already moved out and had my building access cut off--charging me for water, electric, sewer, and amenities I couldn't physically use. * The Extortion Fees: On top of that, they slapped a $100 late fee on a statement I had no physical or digital way of seeing until it arrived in the mail. When I called the office to request a waiver and rectify the billing error, I was met with negative conversation, total disregard, and a complete unwillingness to provide relief. THE VERDICT Rent here is incredibly high, yet you do not receive the benefits, basic maintenance, or essential utilities you pay for. Management displays a complete "do not care" attitude and hides behind corporate greed rather than treating an honorable, long-term tenant with basic respect. Look elsewhere.

    Worst place I've ever lived. My unit had repeated flooding and a moldy odor, and I discovered that…read morethe previous tenant had black mold, which they apparently did not properly remediate. I had health issues that began about a month into my time living there. I did a mold test and detected mold, and had to pester them for months to address it, and their response was to refer to the 'mold addendum' they make you sign when you move in, basically stating mold is a part of every day life, who's to say if it causes any medical issues, and you can prevent mold by cleaning properly. Never mind the repeated flooding, the evidence of black mold which I know they did not properly remediate (I have photos), and the lab test that showed current mold. They finally got a mold inspector out to my unit after legal pressure, and falsely claimed there was no mold, when the report they provided shows that there was mold. My duplex neighbor detected mold in their unit and developed health issues as well. Other neighbors have told me about mold impacting health in their units, major foundation issues, A/C issues not getting properly fixed, and gas ovens turning on spontaneously. Maintenance is completely incompetent, and the leasing office is petty and unprofessional. Don't let the outward appearance fool you. I loved my neighbors and the quiet neighborhood, but the impact to my health and well being was not worth it. *Updating review with pictures of black mold from previous tenant.

They have slowed the process of repairs and ultimately the return to my duplex. I am extremely upset with how they have treated me and handled the entire situation. I would not recommend Monopoly Place Duplex to anyone!!
