    My son and daughter-in-law moved to the DFW area and have a home near but not in Viridian. My wife and I have looked at models in this neighborhood as a second home from Florida or possibly a place to retire. The community has a great number of options to keep yourself busy and healthy. The marina at the lake have a number of non-motorized boating options ‍ that look like you can rent. Several pools , beach with a volleyball ‍court. Tennis and pickle ball courts as well. Miles of sidewalks for biking ‍ and walking ‍. We have not retired yet but I will be keeping an eye on this location when we do.

    This is our home away from home. This community is lovely, safe, and wonderful. My family loves the community events.

I like the idea of having rules that protect the property values and make life a little better, but this place is a little too intrusive for me. They have installed speed cams, something I have always detested. There are post from others that say they are eager to write violation notices for the least little thing, and even more so if you're a non-conformer, which I'm sure I would become after a speeding cam ticket showed up on my HOA statement. I didn't think these people were the ones I wanted in my life. I also considered the resale. The house I wanted was $700k, which was a lot less than it should have been. I couldn't help but consider that others will be like me and do a lot of research on this HOA and move on to the next listing, as did I. 20% of all HOA fees are given to the country club. You are not automatically a member by owning a property, but of course you can buy a membership at a discount after passing the background and credit check they mandate. Just a little too much for me.

We have traditionally sought homes in HOA's because we believe in the standards of upkeep they set forth. However, the Timmaron HOA is exceptionally bad. We take excellent care of our homes so it was surprising to have so many negative interactions. At one point the amount of continuous petty violations border-lined harassment. We would receive vague threatening warnings but the letters would lack enough detail to actually pin point what was wrong. One of my biggest issues is that the rules were not uniformly enforced and any appeal process to remedy a situation fell on deaf ears. One of the highlights was a violation letter regarding the difference between satin black vs semi-gloss black on a section of iron fence. I am truly relieved to be free of this HOA.

We are all vested in establishing standards and enforcing those, but their is an arrogance and an element of bullying to the Associations style. They have a zero tolerance policy for anything you might miss. No grace is ever offered and it feels as if they are very quick to embroil the association in a fight with one of their own residents. The only thing you will ever hear from the association is an endless stream of vaguely worded complaints and threats. There is a way to enforce standards without bullying.

The short version: Veracity is FANTASTIC and I 100% recommend doing business with them if you're seeking skilled, experienced, effective and efficient HOA management. I served on the Board for 4 years and was continually impressed with the communication, organization, record keeping, vendor selection / management, professionalism and expertise of Veracity at a very reasonable cost. The long version: The communication speed and detail from Veracity is excellent and far surpasses that of any other company our complex has used in the 13 years I've owned in our complex. Emails from the Board and residents are responded to promptly and in great detail. Veracity's follow up and record keeping are bar none. Any time a member or resident complained that their repair requests were being ignored or complained of response time from Veracity, our manager provided compiled notes (sometimes dating back years) with time stamped detail about each phone call or email on the topic. Every single time, without exception, the member was incorrectly remembering or misrepresenting the situation/events. Sometimes Veracity has to give answers that members don't like to hear (the issue is the responsibility of the owner, or that request was denied by the Board, or the request isn't legally allowed per Dallas law, or that structure is managed by Atmos/AT&T, etc), but it doesn't mean Veracity isn't doing their job. Veracity came to the table with multiple vendors in every segment of maintenance. They understood that our unique roof and exterior materials would require specialized maintenance experts, and they already had multiple vendors to reach out to, all appropriately licensed and insured. Any issue we have encountered, Veracity comes ready with 3+ bids / scope of work to review and evaluate. This is something that was promised to us by many management companies, they never delivered. Veracity is the only company we've worked with that does this as standard practice, is ready to go, and does so eagerly. Veracity has done this for a long time and they have an abundance of expertise, always ready with answers and solutions to problems that feel insurmountable and overwhelming as a Board member. Veracity is exceptional at thinking out of the box. They've found creative ways to get our complex money by allowing advertising, they've asked adjacent complexes to help fund shared fences even though the structures were technically on our property line (doesn't hurt to ask!), they've found thoughtful ways to lower our insurance costs without significantly lowering coverage or increasing liability, etc. Veracity is also incredibly diligent. This is one of the main factors I believe sets Veracity apart from others. They can and will tackle the hard things. They know, and will warn you, the payoff may not be immediate, but if it is worth fighting they will fight it to the end. Veracity has been in this business a very long time. They know where to anticipate problems, how to prevent problems, and the experience to know the best way to tackle issues. They are truly stellar, in my opinion and experience. I shudder to think what the financial and structural situation would be for our complex if we had not found and hired Veracity. Veracity's extensive expertise, fairness and determination are incredibly impressive and more importantly, consistent. As a (former) Board member, I can't imagine doing business with anyone else. As a resident and owner, I know my condo and its future are in capable hands. I no longer worry about the long term structural and financial security of my home and investment. If you are a Board Member frustrated by your Management Company, look no further than Veracity! 10/10 recommend

    Absolutely the worst management company in America. They couldn't care less about the properties…read moreor the people they manage. There was even a big article in the Dallas Morning News about how bad this company is. They hire shoddy companies to make repairs and leave communities so the out water and sewage frequently. They continue to hire horrible companies like TCS plumbing to create problems so they can show up after hours and charge more for work. I highly recommend people finding a different management company
