    My son and daughter-in-law moved to the DFW area and have a home near but not in Viridian. My wife and I have looked at models in this neighborhood as a second home from Florida or possibly a place to retire. The community has a great number of options to keep yourself busy and healthy. The marina at the lake have a number of non-motorized boating options ‍ that look like you can rent. Several pools , beach with a volleyball ‍court. Tennis and pickle ball courts as well. Miles of sidewalks for biking ‍ and walking ‍. We have not retired yet but I will be keeping an eye on this location when we do.

    This is our home away from home. This community is lovely, safe, and wonderful. My family loves the community events.

I like the idea of having rules that protect the property values and make life a little better, but this place is a little too intrusive for me. They have installed speed cams, something I have always detested. There are post from others that say they are eager to write violation notices for the least little thing, and even more so if you're a non-conformer, which I'm sure I would become after a speeding cam ticket showed up on my HOA statement. I didn't think these people were the ones I wanted in my life. I also considered the resale. The house I wanted was $700k, which was a lot less than it should have been. I couldn't help but consider that others will be like me and do a lot of research on this HOA and move on to the next listing, as did I. 20% of all HOA fees are given to the country club. You are not automatically a member by owning a property, but of course you can buy a membership at a discount after passing the background and credit check they mandate. Just a little too much for me.

We have traditionally sought homes in HOA's because we believe in the standards of upkeep they set forth. However, the Timmaron HOA is exceptionally bad. We take excellent care of our homes so it was surprising to have so many negative interactions. At one point the amount of continuous petty violations border-lined harassment. We would receive vague threatening warnings but the letters would lack enough detail to actually pin point what was wrong. One of my biggest issues is that the rules were not uniformly enforced and any appeal process to remedy a situation fell on deaf ears. One of the highlights was a violation letter regarding the difference between satin black vs semi-gloss black on a section of iron fence. I am truly relieved to be free of this HOA.

We are all vested in establishing standards and enforcing those, but their is an arrogance and an element of bullying to the Associations style. They have a zero tolerance policy for anything you might miss. No grace is ever offered and it feels as if they are very quick to embroil the association in a fight with one of their own residents. The only thing you will ever hear from the association is an endless stream of vaguely worded complaints and threats. There is a way to enforce standards without bullying.

    After reading most of these reviews, I can not say that I am at all surprised. I lived in a Condo…read morefor 35 years during which time I served on the BOD twice. What every management company forgets is who they work for. They are not some untouchable deity sitting in a high rise. They work for the HOA, and they can be replaced by the HOA. Management companies work under contract which is renewable every year. There is also a time frame within which the company must be notified that they are being fired, otherwise it will automatically renew. They are not going to tell you this. You have to read the contract. We fired two management companies when I was on the BOD. It's not a difficult process, you just have to read the contract, and shame on you if you don't. When you are paying a company thousands of $$$ for a service. you deserve to receive it. And don't be taken in by the "We're so sorry you had a bad experience". If they were really concerned you would not have had the bad experience to begin with. It's sad that people have to be forced to do their jobs, but this is the real world and it does happen. Rule #1... Use a local company. Trying to deal with people hundreds of miles away will be an exercise in futility.
