    Let's start by addressing one of major complaints I've read in other reviews. Yes, the decor is…read moreoutdated, and the rooms could use renovation. My partner and I stayed here for 3 nights, and there were chips out of the tub, one of the doors was splintered at the bottom, and there was an exposed pipe under the sink in the bathroom. That being said, these are all aesthetic complaints that had literally no impact on our stay. My partner and I had a very enjoyable stay, but nothing is perfect, so I'd like to list some pros and cons. Pros: Check-in - Fast and easy, no hassle whatsoever. Took about 3 minutes and the hotel staff were pleasant. Cleanliness - Our room was spotless, as were all other areas of the hotel that we visited. I once stayed in Vegas and the hotel hallway was full of food trash my entire stay, and if a Vegas hotel can't do it but the Villa Montes can, I think that's a huge plus. Comfort - The bed in our room was fantastic. My partner and I sleep in very different ways. He flails around all night whereas I sleep in one position. The bed was firm enough that his movement didn't wake me up in the middle of the night, which is not a common occurrence for us in hotels. They also had an extra pillow and blanket in the room, as well as a bathrobe--only one though. Additionally, while the bathroom was not the best aesthetically, it had the best shower I have ever experienced in a hotel. The water pressure was so good that it felt like a massage on my back, and there was no end to the hot water. Entertainment - This was a little mixed. The TV worked great, and had Netflix and Youtube already installed. Unfortunately, while you could sign into Google Play and download other apps, there were very few choices. Thankfully, I brought a Roku stick, which worked perfectly and made it possible for us to watch anything we wanted. The wifi, however, was abysmal. It took about 10 minutes to download a 1.4 gigabyte game on my laptop. Sound levels - While other reviews make a lot of complaints about noise from the airport, I've lived under a flight path for 19 years and know exactly what a plane sounds like. I heard 1 in our 3 night stay. We were on the top floor, so I can't speak to any footstep noises, but the hotel is on an incredibly busy street and the sound of cars going by didn't stop. A weird quirk which seems unlikely for other guests to experience on a regular basis is that when we stayed there were 40mph winds and not only did the hotel sound like it was going to fall apart, the wind whistled through the building the entire time, making it sound like there were either ghosts or sirens in the walls. Cons: Housekeeping - The two full days we stayed, housekeeping came into the room and took all of our wet towels without replacing them. However, after calling the front desk (the phone has no directory, but press 0 for the front desk) they quickly showed up to our room to replace them. Still, it felt weird that they came into our room without us requesting it, and took towels without automatically replacing them. Temperature Control: Here was my biggest issue. The room, being on the 3rd floor, was fairly warm, and had an ancient, inexplicable air conditioner on the wall directly next to the left side of the bed, making half the room colder than the other. In the 3 nights we stayed there, neither of us could figure out the controls. It was truly trial and error the whole time. Other minor complaints were that we couldn't manage to get the lighting at a comfortable level, it was always too bright, and that there was only one ice maker and it was on the second floor. Overall though, very solid, comfortable stay for a decent price, and we would definitely return to the hotel next time he visits.

We found obvious water damage and mold issues around the tub/shower area (photos attached), clearly the source of the smell. I immediately asked for a different room and was told, unbelievably, that every room was already occupied, only 45 minutes after check-in started, with an almost empty parking lot and no visible guests anywhere. The front desk refused to move us or help in any way. When I said the room was unacceptable and needed to cancel, they refused to refund me and claimed only a manager, who she claimed wouldn't be back for two days, could do it. We had to leave and pay for another hotel ourselves. They knowingly rented out an uninhabitable room and then trapped us into paying for it. Avoid this place at all costs.

    I would not recommend this company. We unfortunately signed an extensive contract that we needed to…read moreread over more carefully. Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Final advice: shop around before you sign up with Guesthop.

    WARNING TO RENTERS: Avoid Progressive SF Property Group. Do…read morenot be fooled by positive reviews from property owners. Progressive SF Property Group (PPG) is hands-down the worst property management company I have ever dealt with. Extreme Neglect & High Utility Bills: It took over a year to fix the lack of any hot water in our kitchen sink, and four months to fix a scalding-hot shower issue caused by a simple shut-off valve their plumber missed. This neglect drove our gas bill up to $300-$470/month despite minimal usage and that includes include all 3 available discounts for budget billing, medical baseline, and -$108.36 for CARE, despite our minimal use of utilities. Unfair Blame & Extortion: Management routinely blames us for building-wide issues we have nothing to do with, including 114-year-old plumbing failures and laundry room floods we had no part in--even attempting to extort over $1,300 from us for damage caused by others. Today, another flood was caused yet again because of the washing machine, but it couldn't have been us because we haven't done laundry here for weeks because we are so afraid to do laundry here because we are worried they will try to blame us yet again for another issue we did not cause, and try to extort us into paying them for it. They also say we are unusually noisy, but our neighbors are louder than us, plus we work night shifts remotely and are usually asleep during the day, so it makes sense we would make some noise by entering and exiting the building at night . Our neighbors kid screamed loud enough for a nice old lady to ring our doorbell and ask us if the kid was okay, because she could hear the screaming from the street! The walls are paper thin. Forced Financial Liability & Harassment: After an uninvited individual caused a fire in a storage area, PPG illegally forced us to pay out-of-pocket for fire remediation. The fire report states that there was NO DAMAGE done to the property because the fire was put out almost immediately, thanks to the quick action of my boyfriend. They demanded we hire a remediation company and pay for it out of pocket immediately, so we did. We hired a professional company, cleaned the space, and provided receipts and photo proof, even went as far to sweep and mop ourselves 2× & send even more photos, because Kenny Thompson the property manager demanded we do so. Despite all of this, now PPG falsely claims we did nothing to remediate and now have served us a 10 day notice to cure or quit, won't tell us what needs to be done to cure the issues they're having, and won't look at proof proving our innocence because they want to kick us out by August 3rd, 2026! Hypocrisy & Lack of Transparency: They constantly hide behind an "uncontactable" HOA when refusing repairs or safety requests (like viewing camera footage after our friends dog was stolen outside the building, or claiming to not offer lockout services), yet weaponize the HOA to spy on and harass tenants in real time. Retaliation & Illegal Eviction Tactics: Because our rent is significantly below current market rate, PPG is actively trying to push us out. They served a vague "10-Day Notice to Cure or Quit" without explaining how to cure it, while refusing to look at evidence proving our innocence. Bottom Line: They are fake, retaliatory, and actively try to illegally pass property damages they should be paying for themselves onto tenants. Avoid renting from PPG at all costs. We believe they want to kick us out because we rent our apartment for significantly below market rate because we signed our lease before the AI bubble, so they want to kick us out so they can rent this 690 sqft apartment to some other poor sucker for probably $3500, or more! I have recently learned the fire should not have even been our legal or financial responsibility fix, since the person who caused the fire wasn't our guest willingly at the time of the fire, it should have been on them to pay for the damages. If they insist on trying to kick us out, I will just have to bring them to small claims court and get a lawyer to defend us against this wrongful and abrupt eviction, because they have zero evidence to back up the majority of their claims, and all of the issues we were actually responsible for were isolated incidents that happened several months ago, and were smaller issues, such as our guest accidentally ringing our neighbors doorbell a single time at night, which they also included in the 10 day notice, despite the fact it only happened a single time, and it happened 6 months ago. Do NOT rent from these people, they are horrible and be fake to your face, they will try to kick you out over stuff that isn't your responsibility, and they will try to illegally force you to pay for it as well. If I could give negative stars, I would. We want to leave, we just don't want to be rushed to leave by August 3rd!
