I would not recommend this company. We unfortunately signed an extensive contract that we needed to read over more carefully. Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Guesthop is the gold standard in short-term rental management. I'm sad to say that I didn't initially use Guesthop as my property manager and I suffered the consequences, including unhappy guests, bad reviews, and spending lots of my own time fixing problems (including middle of the night issues that could have easily been avoided). All of this changed when I switched to Guesthop. Guesthop's owner came out to personally meet with me, see my home, and discuss what Guesthop could provide. Almost immediately upon signing up with Guesthop, my life got much easier. They handle all issues start to finish (of course, they contact you when something important arises, which I appreciate). Recently, my hot water heater broke and flooded the room the guest was staying in (at 10pm on a Saturday night!). It was was a disaster. Guesthop quickly informed me of the problem, relocated the guest to another property (a vital service), and sent someone out to inspect the property at midnight. Given the extent of the damage, Guesthop then relocated an upcoming guest to another property, allowing me time to make repairs. Guesthop also worked with Airbnb to ensure I wasn't unfairly punished for this last minute cancellations (thank you, Kyle!). I would recommend Guesthop to anyone without any hesitation. You also get the added benefit of working with a local small business that uses local talent (and not overseas call centers). read more

We spent the summer out of state on an extended work trip, and decided to list our house on Airbnb. We used Guesthop to manage everything while we were gone-- managing the listing, arranging cleaners, talking to guests, and coordinating with us when issues came up. They proved their worth when our sewer lateral needed repair, and when the plumber made a mistake and guests had a small flood in the basement! I am really disappointed in this service and would not recommend this business to anyone. The idea of having someone assist with your Airbnb rental is brilliant and I had high hopes for Guesthop. Here are the facts: 1. Monday, May 16 - I signed up on their website for a check in & cleaning and paid $108. I was leaving the country on Tuesday morning, May 24 so I was hoping to wrap everything up by Friday, May 20. 2. Wednesday, May 18 - I was not contacted by anyone and felt my payment went into a black hole so I reached out to Daniel who told me that Emily would be my point of contact and copied her on the email. (I had Daniel's email from a previous conversation where he told me to just book online) 3. Friday, May 20 - I do not hear back from anyone and was getting nervous since I was leaving the on May 24. Instructions and keys needed to be exchanged but no one ever got back to me so I sent another email. Emily calls back in ten minutes and explains that she had a crazy week. I let her know that I was not comfortable with using her service and requested a refund since nothing had started yet. Emily agreed. I requested for Emily to send me an email stating that she agreed to a refund but she never did so I sent a follow up email. 4. Saturday, May 21 - Emily replies and said that she would process the refund later that day. 5. I leave for my trip and forget about my refund until today, June 5. When I logged into paypal, I see that a refund still has not been issued. I am still out of the country so I sent Emily another email on the status of my refund. I will update my review when I hear back. ** June 5 - Emily replied right away so I'm hopeful. See pic** **Ok, it's June 9 now and no response** Frustrated and disappointed, I am sharing my experience here on yelp to let you decide if you would like this business to represent your Airbnb. I chose to receive a refund because I did not want to worry about my rental while I was away. My wife had talked with 2 or 3 other hosting services and was not comfortable with any of them. Then she talked with Emily & Daniel at Guesthop, and got a completely different take on the whole process. We've been listed through them for about 3 months now, and have been booked for more than half of that time, including almost all of May and at least half of June so far. My wife is not real tech savvy, but their platform is so easy to use, from their calendar to keep track of arrivals & departures to a page for us to tracking income. I was a bit reticent about doing short term rentals, as I work a very demanding job and really don't have time to be available to deal with guests, repairs, etc. Guesthop's team takes care of everything, from the initial photos to putting up a terrific looking listing, and dealing with all of the guests needs. I hired Guesthop to manage my AirBNB and I am thrilled. Jen has to be the **very best** representative I have ever done business with. I was a bit stressed about handing the keys over. I was worried that guests would trash the place. Jen met met me at my home, went through services offered, options, costs, and how guests are screened. She explained the contract in detail. I had trouble with the AirBNB platform and Jen had an AirBNB rep fix the tech issues. I had Jen and GuestHop take the photos and needed help with how to lightly stage it. Jen and the photographer did a fabulous job. Guesthop immediately began renting my place, they were very responsive to all my questions and concerns, as well as the concerns and needs of the guests. The cleaning services are also top notch. They provide many of the necessary items (toilet paper, shampoo), they launder towels and all the linen, and they set it up for each guest in the most welcoming of ways. Stay Away, Try AirConceirge....I found them to be much more professional and better to work with. I encourage you to find a different provider and more importantly, have all the cash come to you and you pay her at the end of month. Complaints from guests for they way the communicated with them, billing me for fees that were not agreed upon, continual errors in month end statements and the amounts paid to me. They also got me in trouble with both my HOA and the city of SF against by operating outside our agreements, instructions and the SF law. Lastly, she started renting below the price floor that was established and providing discounts that I did not approve. She owes me close a thousand dollars that she never paid and she did not pay the cleaning person for the last cleaning. Do not let her control your cash and find a different service. read more

I have a very small rental unit that had been rented for $895/month. I decided to give AirBnB a try, but had no interest in dealing with all the guests, emails, questions, prep work, pictures, supplies, and all the other requirements. I contacted Guesthop after reading their positive reviews and met with Emily. She told me her company would handle everything at a very low cost and assured me I would make more money than I had renting out the unit. I did not expect that to be the case for at least a few months, but decided to give Guesthop a try, as I travel a fair amount and could not handle an AirBnB rental on my own. I started the AirBnB with Guesthop on July 1. There were significant startup costs--having a professional photographer take pictures, having a lockbox put on the unit, etc. I did pretty much nothing and let Guesthop do everything. Today I received my payment for July. After deducting all the startup costs and their fees, I received $1,703 from Guesthop. Almost double what I had been receiving in rent IN THE FIRST MONTH...without my having to do anything. If you do not use Guesthop, you are almost certainly wasting time and losing money--probably a lot of both. read more

I've been away for work from my place on a consistent basis and tried using another management company prior to Guesthop and found the initial management company service to be not as personable from not greeting guests upon entry to not providing the support needed.
