We stayed in their garden apartment, which was not as described and the 'hosts' - who have 7 other rental properties in San Francisco - are the least accommodating people I have ever encountered. First their garden apartment, described on airbnb as a 2 bedroom. Not true. It does have one nice bedroom, the second bed is located in the entrance hall, about 2 feet from the front door, which opens directly onto 18th street. 18th street is pretty noisy, mostly the noise of drunks and tramps shouting at one another, possibly some were drunk tramps, like the one I found urinating on the front door when I arrived the first night. In any case, the noise is constant and the notion that putting a bed in an entrance hall makes it a bedroom is patently ridiculous. To cap it all the mattress has seen better days and sags heavily in the middle - if there are two of you, you'll wake up (should you sleep at all) on top of each other, and not in a good way. Secondly, garden described as having an enticing hot tub, which is 'constantly heated'. Hot tub empty, evidently disused for some time. Thirdly, garden also doubles as toilet for dog who belongs to owners of top floor flat. On the plus side the living/dining/kitchen is nice, the garden is lovely (except for dog turds as noted above) and the location is very central. It only makes sense if you absolutely have to be in the immediate area and don't mind paying a significant premium for what is essential a one bedroom apartment. As for the hosts, Alan and Jordan of Loft & Garden Properties, I never met them but they failed to return phone calls, emails and were generally pretty rude for people who presumably hope for repeat custom. To whit: we wanted to change dates, they wouldn't allow us to do so, no reasons given except a blanket 'no'. Also be advised that they strictly follow Airbnb's anti-refund policy. They are much better deals to be had in San Francisco - these people do a disservice to the notion of hospitality.

Specific pluses - location (especially for eating, but also as a chilled part of Mission), hosts (A'lan is super helpful and friendly), facilities (multiple levels for sense of space, modern appliances, quality of beds etc). The only gotcha - the steps from the top level bed are pretty steep - so late-night bathroom runs require sobriety and/or focus ;-)

In the two times I stayed here while commuting through the Bay Area, it was a gamble who I could share my kitchen or bathroom with.. but I always felt at peace as soon as I arrived. The "vibe" is curated as much as the artist hosting the space. "B-Love" stays around the home sometimes like a caring manager rather than an overbearing landlord. It was always good to see her around to update her on the house supplies, or just to hang out. She is a wealth of knowledge and history that comes along with the guest house and beautiful garden. However, she is also not in your business overall so if I ever wanted to ask for an accommodation in my room, or a question about the house, she was readily available on email or phone and happy to answer, as well as the other workers who are around regularly to clean up and help. The home sits in the heart of West Oakland, which might not have the best grocery stores, but you will encounter 3-story murals of the Women of the Black Panthers on the way to the Black-owned co-op grocery store (Mandela). You can also learn what a "food desert" is when they close at 8pm if you're carless, but you can also learn the goodness of local shopping when you hit the local liquor store (Sharif's) that makes sure to have your avocados and tortillas all the same. I would stay at B-Love's again and again. I miss the garden when I stay miles away visiting the Bay Area. Thank you for always catching me in my travels!

The owners are both helpful and kind and made our stay the restful experience we had hoped for. The location is peaceful and quiet but with easy access to Marin, Berkeley and Oakland, and San Francisco. A perfect place to stay for anyone in the Bay Area for short-term or long-term work. When men were men, women were women, and the best killers were in Alfred Hitchcock films. And of course Hotel Vertigo is named after the classic, Vertigo, starring Kim Novak & Jimmy Stewart. One of my favorites! I've stayed at Hotel Vertigo a couple times and it was always a pleasant experience. And I'm not being cynical in a psychological thriller sorta way. I really enjoyed my stays and here's why... Location: Vertigo is located in the heart of lower Nob Hill on Sutter St. Blocks to Union Square & public transportation. Just be aware of the seedy corners, men in trench coats and compression shorts. Value: Overall a good value for the budget conscious traveler. Book online for the best deals possible. History: Historians may recognize the architecture as Edwardian of the early part of the previous century. Movie buffs will associate it as "Empire Hotel" with "Judy Barton" (Kim Novak) who lived in the hotel during the last half of the classic Hitchcock film. Variables: If you like boutique style hotels, or that euro-charm you'll enjoy your time here. Just be aware that no air conditioning (really not needed) and a very slow elevator, but who's in a rush in the 21st century, right? Some rooms are named after characters in the film - the "Scottie" suite, the "Madeleine" suite, etc. I actually stayed in Kim Novak's room, but hush I won't tell which one unless I truly like you. *secret, secret* Vertigo is played non-stop in the lobby too, so if you're a Hitchcock fan, or just appreciate days of yesteryear you'll be hooked. Again it's rickety charming, but probably not for everyone. Finally, I would recommend Hotel Vertigo to (almost) everyone I know. About 10 years ago the entire hotel went though renovation, yet they managed to keep the vintage charm intact while including a more modern look. The Architecture is still old "Hitchcock", but the sheets, the amenities, the furniture all modernized... in a good, fresh way. I honestly can't wait to visit Kim Novak again, circa 1957 /sigh. Oh, those eyebrows! It is rumored she still visits Hotel Vertigo incognito in floppy hat and oversized shades, and yes, she's very much alive and well! It is also rumored that a few rooms are haunted, but... oh... that's for another story... The End.

A very strange experience. Beware that it is a "small boutique" hotel and they will tell you as…read moremuch. Upon arrival to the city, I called about being able to check in an hour early. There was waffling on the phone about that and it continued in person until I asked a third time. They then finally accommodated, it was pretty obvious they had many open rooms. At dinner, I had food delivered from two places as I wanted to try some things being in a new city. When I got downstairs, I received an attitude and snotty look from one of the attendants while he said "it's all for you" disapprovingly. The other girl behind the desk literally laughed. I pretty much received treatment consistent with that the duration of the trip. I felt like I was in a weird episode of Truman's where I was watched by people who have the maturity of high schoolers. Definitely won't be back.
