This place is looking like a ghost town. So many open lots and more to come soon as I understand that there will be at least 2 more leaving soon. The #1 reason that people have told me they are leaving or have already left this park? The Property Manager. He does not care about those of us who live here. He has threatened, harassed and invaded in personal privacy of the lots. Micro-manages everything from our mail (will not put in cubbies/drop boxes for us to get our mail after hours) to sending text messages out for every little detail no matter how big or small, and not allowing anyone else to be trained to be a host and get propane filled in emergency situations. also does not even live on site. If I could give this park a zero I would. This park isn't family or guest friendly at all. Every guest we ever had come over was harassed. We got text messages about every single small thing. If you have any mail sent there he will hold it hostage even if he's in the office he will refuse to give it to you. Cops had to come out there for a naked lady was screaming in the street, but it's a problem when my guest shuts a car door to loud. Save your time and energy and go some place else. This is a new park that has still being improved upon, hence the three star review. So, here is what to expect. There are some trees that have recently been planted, so there is no shade, and won't be for a few years. There are narrow strips of recently installed grass between the sites. It was lush green and mowed during our 5 day stay. It appears that most of the campers are living here full time, but it is pretty neat. There were a few grills out among the campsites, but only one site could have used a little cleanup effort (by the camper). They have lots of rules, like most parks, but it was odd going over all of them at check in, but it is to try to keep the place nice. The power is great. Even with the A/C going, my voltmeter showed 120, so I was very happy with that. The power box has a 50, 30, and 20 amp outlet in it. The spaces are very deep and over twice the width of a camper. Even though there is plenty of room, they want you to park in front of your camper, not along side it. I think this is so you don't accidentally drive on the grass. DO NOT park on the grass. I didn't, but I thought I would mention it because they were emphatic about that one when I checked in. I don't think there are any pull through sites, but they are wide, so backing in is easy. They are pet friendly, and allow dogs to be walked anywhere. Just make sure to clean up after them, even in the open field at the east end. Both dumpsters are at the west ends of the rows, so it was a long walk from my space. Maybe one day they will have one at each end. Noise: very little to none. The park is far enough from the highway that you can't really hear passing vehicles if you are outside, and won't hear them at all if inside with a fan (or A/C) running. Quiet hours start at 10 pm, but honestly, nobody makes any noise here. There are no train tracks nearby. The owners communicate by text if you provide a number. I made the mistake of parking next to my camper (on the gravel) so my truck wouldn't stick out into the road, and they texted me in the morning asking me to park in front of my camper, not next to it. I would say that the park is priced a little high considering that it is new, and is not very asthetically pleasing, but in time I am sure that they will have it looking nice. The owner was working all day on various improvements. Shopping: The park is 7 miles west of Denton, so shopping is 7 to 8 miles/minutes away, depending on your needs. Sams and Walmart are together about two blocks into town. Winco, Albertsons, and a number of gas stations are in that vicinity also. Camping World is a couple miles north on I-35. read more

I've had my fifth wheel parked here for a year and never had a problem. I don't think the owners are too strict. They have reasonable rules and are very polite in approaching you if there is an issue. I say this as someone who has broken a rule or two and been asked to fix the issue. It was never an angry or vindictive experience. Just a polite text to remind me of the camp rules I agreed to in my contract. I fixed my issues and that was the end of it. It's a community with community standards that everyone has agreed on in order to park here. Upholding standards doesn't make this place strict. It's quiet and safe. Families on one side and child free/retired couples on the other side. Makes for good neighborly relations. I have my own washer and dryer in my fifth wheel but they have a free laundry facility here that was clean the one time I took a look inside. They allow big dogs, and they patrol the entire place 6-10 times a day making it very safe. Stars are beautiful at night, people decorate their lots, you can rent a shed and u-haul and you're 15 mins from absolutely everything. Sometimes the cows from the nearby farm stand at the back fence and moo, but I think that's cute. People who complained about the landscaping must not understand how trees grow. Lol. It doesn't happen overnight. They are a new park that I see making improvements on a daily basis, and I'm sure in a few hears the trees will be much bigger. And one of the girls up front (the owner's daughter as it is a family owned and run business) has the absolute best hair! She reminds me of Rainbow Bright! People here are friendly and drama free. I think the people that left negative reviews must have refused to follow the rules and how is that 380s fault? You don't want to follow their rules get your own land and park there. I've been here a year and plan to be here another two more before I retire and start traveling full time. It's a great place to park safely with nice people. read more

Get ready for the owners to send you text messages of everything you do wrong. Privacy invasion is common and you will be stalked and made to feel like children the entire time. Great location but not family friendly and there are no amenities besides the laundry room. read more

Lived here all most a month very quite.. Very clean owner is very aware of anything that goes on. Would recommend if you are looking for permanent or just week end stay. A new park so not to many amenities right now you have Wi-Fi and a very clean laundry room. read more
