Now I'm not sure if they're lying to yelp about content guidelines and saying that these things do not happen ... but these things VERY MUCH did so happen. But once I saw both properties in person they were disgusting. One smelled so terrible and the carpet had been cleaned but when you walked on it, it sounded crispy and was clearly very old and should of been replaced. Neither home was repainted and fixtures were old, dirty and busted. Blinds were broken. It's was disappointing. I've rented many different homes and apartments and have never been in one that was this bad. Giving them a chance, I called and asked if maybe they were just waiting until the unit was rented to get it clean and fixed up. The woman on the phone assured me, No. That it was cleaned already and the property came as was. I was shocked. There were toilet stains and grime in the showers. Scuffs all down the walls. Who wants to pay as much as you have to for a 1700+ home and need to all this work before you get settled?! So un professional to leave a home in that way and doesn't really instill confidence in the renter that issues will be fixed timely and taken seriously. I will not be looking with Green Gate any longer for rentals or anything else.

From the start, my interactions with Lisa at J. Johnson Property Management were disappointing and discouraging. I came in multiple times showing genuine interest in finding a home through their company, but each visit felt like I was being dismissed or overlooked. I provided all the documents requested, including proof of income and my Section 8 housing voucher, but every time I met one requirement, another one was added. At first, I was told my proof of income was acceptable. Then I was told I needed three months of consecutive income, even though my Section 8 voucher itself qualifies as a reliable source of rent payment. It seemed like no matter what I provided, there was always another reason to delay or deny assistance. Despite having my deposit ready and being a serious, qualified applicant, I was never given a fair chance. Lisa was often short with me, unhelpful, and made me feel like I was bothering her by simply following up. I went to the office multiple times and showed real interest in available units, but I was told those units were suddenly unavailable or that my paperwork "wasn't enough." I left feeling that I was not treated professionally or fairly, and possibly even discriminated against--whether because of my Section 8 status, my credit, or something else, I can't say for sure. But I know I met all reasonable requirements and showed responsibility and initiative. This experience was extremely disappointing and made me feel like my situation and efforts didn't matter. I hope this company takes the time to review how they handle applicants, especially those participating in government housing programs, because everyone deserves equal respect and opportunity when seeking housing.

We were referred to Richard by our neighbor and he helped us buy a house in Ripon. He is honest,…read moredown-to-earth, and gives good referrals for businneses in the area. Buying a home, especially for the first time, is overwhelming and you need someone to cover all the angles and make sure everything gets done right. Richard is very good at explaining things (multiple times) and he always left a paper-trail so we could retrace our steps if we got lost. When we were house hunting, he took the time to write a summary of all the houses we had visited that day along with our impressions. That was very important since we looked at dozens of homes before we found one we really liked. In one instance, we found a house that we liked but he told us that it was overpriced and he even did a ballpark appraisal for it (the house would sell for that appraisal amount two months later). All the important documents that were needed for escrow were available securely online so we could access them whenever we wanted and so we could respond quickly to the bank/seller/escrow company etc... At the close of escrow, we were presented with hundreds and hundreds of pages of documents, but since I had already read through all of them I was very comfortable signing them and only had a few minor questions for the notary. Richard also has an intuitive understanding of the house market and buying process. Nowadays, anyone can go on Zillow or Trullia and rattle off numbers. But you need someone to explain to you what those numbers mean. For example, why are two houses in the same neighborhood with the same square footage and similar age so different in price? When you buy a house, you are buying it "as-is" so you have to be aware of how much it will cost to make the house liveable for you. Richard doesn't just know people who can give you a quote, he can give you a ballpark estimate for all the common repairs and upgrades when buying a home. It doesn't mean that he knows how to do everything, but he does know how everything is done. The ability to give instant feedback instead of having to do research or call people means that I can narrow my housing search a lot faster. At the risk of stating the obvious, Richard owns his own home and knows how to take care of it. Not every chore can be outsourced and the house you choose to buy is a decision you literally have to live with. So you need someone who is down-to-earth and can tell you if you are biting off more than you can chew. Lastly, Richard has given us good referrals for the entire buying process. For most of our referrals, Richard recommended very small businesses. Small businesses have lower operating costs and are especially dedicated at their craft, ultimately giving you better quality for less money. When the seller wanted to shorten our home inspection period from 17 days to 10 days, Richard's contacts completed their inspections in 4 days. Richard's referral was outbid once by the seller's referral, but in the end that business gave us the runaround for several weeks before finally showing up to our house without a work order to complete the job. It took longer to replace a few tiles on our roof with the seller's referral than for us to close escrow with Richard's referrals (21 days). Hiring a good realtor like Richard doesn't excuse you from doing your homework when it comes to home buying, but it definitely shortens the amount of time you spend doing it. We were really blessed to have Richard help us buy us a home. P.S. He also helped us shop for and install blinds for our house!

He helped find the buyer and we got their loan approved and ready to close 2 full weeks before their foreclosure deadline. Pete helped the seller arrange moving trucks and materials and made sure that the buyer was taken care of with the timing of recording and helping find a contractor for repairs. I thought that he was a very sincere and helpful real estate agent who was working on behalf of both parties of the party in a really honest and thoughtful way.
