While the agency claims their "fine print" makes this legal, it is absolutely not ethical. No honest professional would look at these terms--especially when dealing with seniors--and say this is an acceptable way to do business. Taking advantage of the elderly by locking them into long-term, high-commission contracts is predatory, plain and simple. Save yourself and your loved ones the heartache. I did go through and paint several rooms plus I had 4" baseboards installed in several rooms. I also paid attention to the yard adding flowers in the flower boxes and containers of flowers around the yard. As I was trying to close escrow in Idaho at the same time and I was very stressed and cranky. Leah took it in stride especially since she had had a baby right before we listed! The only item that I would have preferred a heads up on before the buyer's inspection was that when one resales a mobile home you need to have the hot water heater strapped in a specific format and you need screens behind the vents in the siding.
