I rented 9715 Independence Dr, Unit B308, and had a very poor experience with Real Property Management. The unit had been vacant for over 6 months prior to my move in and had not been cleaned. Despite this, per my lease agreement, I was required to hire a professional cleaner for the carpets and unit before moving out. I requested receipts or proof of cleaning from management, but they provided nothing. The unit also had no heat when I moved in, and the furnace was temporarily rigged instead of properly repaired. Later, the blower failed, taking over three months to replace. I also went about three months without a working washer and dryer, and there was visible mold on the curtains which I replaced. Keep pictures and records of everything! Maintenance requests were often canceled, and repairs required landlord approval, causing long delays. This was one of the worst rental experiences I've had. My son rented a property managed by Real Property Management Last Frontier for two years. During that time, they consistently ignored his maintenance concerns. However, when he moved out, they charged him for repairs which he had previously reported and that were never addressed. Some of the charges were questionable, yet he was denied access to any photos or documentation of the alleged damage. To make matters worse, my son is in the military and had been relocated out of state at the time of this dispute, making it difficult for him to contest the charges in court in Alaska. So he had no choice but to give them his money. I believe this company took advantage of his situation, and I fear that other tenants may face similar treatment. My ex was physically abusive to me to the point I got a restraining order. I sent multiple notices that I moved out. My ex quit paying and is still living in the home without paying rent. They added me to his eviction. So now after years of being a perfect tenant I'll have an eviction on my record. RPM are PURE SCUMBAGS. We toured one of their units alone due to it being during COVID. After touring we called to let them know we wanted to move in and sign a lease. We told them the unit was not clean during the tour and asked if it would be cleaned prior to moving in. We were told that it would be. In our lease agreement, it even said that it would be. But upon moving in, it was not clean. RPM did not care and referenced us to the fact that we took the place in an as-is condition per our lease so we dropped it. Three years into living at this property, we received a random bill stating that we owed around $103 for water/ we were being back billed for 3 years worth. In the state of Alaska, when you rent from a townhome, the water bill is taken care of by the owner of the property, not the person who rents it. Unless there is a separate agreement for such written up and signed. And there was never such a document written up our signed. Only when we sent a lengthly email to them including an attachment of the Alaska Landlord and Tenant Act stating that we were not the ones responsible for paying for water, did they remove the charge. Upon move out, per our lease agreement, we were supposed to have the unit professionally cleaned and have the carpets professionally cleaned and provide the receipts prior to moving out. It stated that if we chose a pre-approved professional cleaning company provided by them, and the unit subsequently required additional cleaning, they would address the issue with the cleaning company. Only if we did not use a pre-approved company, would we potentially be charged for additional cleaning. We of course decided to use their pre-approved companies in order to avoid any possibility of money being taken out of our deposit in the future. We got the unit cleaned a week prior and our carpets cleaned 3 days prior to moving out. We emailed RPM with our receipts prior to moving out. We also emailed them our move out inspection report with photos that were taken two days prior to moving out. RPM still took $1,100 of our deposit for "additional cleaning that was needed because the place was filthy. They would not show us their move out inspection report or photos of this supposed mess that was found. I took it upon myself to call Fritz Cleaning and asked him if RPM even contacted him regarding this "mess" and he was absolutely stunned because he not only was not contacted, but he said he had had multiple calls in the last two months with this scenario. RPM claimed they used another cleaning company to re-clean the place instead of abiding by our contract and contacting Fritz to re-do this supposed "mess". We were told to call back a week later for an update, so we did. This lady was new to us and she claimed she was the person who handled this property and she was beyond snarky. We held our composure throughout the entire conversation and she interrupted us countless times and raised her voice throughout the entire conversation. She said they were able to contact the people who re-cleaned the unit and were able to get us back $200 and kept asking me if I understood. When we proceeded to tell her yes we understood but we still had questions, she kept repeating "this is all I could do for you, do you understand". She even said we should have had the place cleaned after we moved out and not a week prior. But how is that even possible to do when they ask to see cleaning receipts prior to moving out? She then proceeded to tell us it should be common sense that we should have kept the place clean with that week's time left. But we did keep it clean? We politely asked for the manager and she refused. It was clear at this point that we couldn't even hold a civil conversion with this nasty lady so we ended the conversation there. It is so sad that this company operates the way that they do. RPM will break laws expecting to get away with it! At this point, all I can do is write this review everywhere! I will also be filing a complaint with the Better Business Bureau along with contacting RPM headquarters. read more

WORST COMPANY TO RENT FOR HANDS DOWN! I do not recommend anyone to rent from them we had water seeping out of the floors creating mold all over the walls and in the floors. I've contacted them multiple times... called, emailed, and sent a maintenance request. They did have a maintenance repair man come look at it after 4 weeks of me contacting them but they didn't do anything to help but put fans all over the apartment in hopes that the water would evaporate. After three weeks of loud fans running through my apartment throughout the day. They realized it didn't do anything so the property repair man called them and instead of sucking the water out of the floor cause it was "too-expensive" they just left it like that. On top of that the maintenance repair man would come during work hours which I was not okay with letting a stranger into my apartment with all my valuables, so I would have to use my pto cause they wouldn't work around my work schedule. And to top everything off they want me to extend my lease for another month with the living conditions looking like that. That is not okay especially cause I already have found a place! They are very unprofessional and have no communication skills at all. Living at that apartment was horrible for my health and I hope the person reading this doesn't have to go through a similar situation. Real property management NEEDS TO DO BETTER! They don't care about their tenants and it really shows! Update on the situation: I realized they were avoiding my phone calls cause every time we could call them it would ring but hang up. Mind you this is on our personal phone. But as soon as I called them from my work phone they had no problem picking up. In fact they didn't even let it ring they picked up immediately. Real Property Management is a terrible company. Do not rent from them or hire them to be your property managers. We have had a water spot in our ceiling for MONTHS. Despite multiple maintenance requests, nothing has been done about it. Until today. 4 hours after the window that I said it was appropriate for the maintenance man to come by, he calls me and says he's on his way. What did it you ask? I asked for the landlord's number and sent an email specifically stating that someone needed to come by tomorrow. Even asked that they not send someone today because it was outside the window of time I said would work and because there was no way they could give me 24 hours notice before entering my home. I initially rented an apt from a guy who then left the company within a couple of days after I signed the lease. The unit was fairly dirty, the floor was extremely dirty & there were nail holes in one part of a wall from the middle down to the floor. None of this was documented, I should have insisted. The door to my apt has a keypad & he used the keypad to enter the 3 times we met up there before I moved in so I assumed the door locked automatically. About 3 months afterwards I tried the door without thinking & it opened without the code. I assumed it was broken & entered a maintenance request. Someone from Pivot Maintenance came & told me there was a way to lock the door from the exterior. For 3 months the door had never been secure while I was inside or away. So the maintenance guy showed me how to lock it from the exterior. Fine. Obviously I should have tried it but I didn't. Then I received a bill for the maintenance time of $130.00! 5 minutes for him to show me how to lock the door which the rental agent should have done. Eventually they agreed to pay half of that. Also the first couple of months there were significant plumbing issues with the toilet. It was a big problem so that I was needing to go to nearby hotels to use their restrooms. RPM did send maintenance & plumbing people to try to fix the issues but it was a long, drawn out situation. Then I discovered there was a restroom in the bldg laundry room I could have been using all that time. Eventually it was resolved. I had a 1 year lease ending in June & the first week of April I left one afternoon to go check my mail. There was a notice taped to my door stating that I would have to vacate the end of May. This was eventually changed to the end of June when my lease actually ends. No reason provided. I'm a good renter, have never been late with a payment in my life. I don't make noise & would never damage anything. The notice was signed by someone purporting to have knocked on the door & they stated no one was home. I had been home & it was very quiet, I would have heard a knock. I realize that legally they don't have to give a reason to ask a tenant to leave but it would have been a huge courtesy if they had done so. I was unable to reach them via phone or email, & they have 3 day weekends so due to this occurring on a Thursday afternoon I couldn't try again until Monday morning to reach them. I left messages & emails but no one got back to me. Finally on Tuesday I received a call from a realtor asking if she could come look at it as the owner was selling. To have this happen as a complete surprise was enough stress but for them to have not notified me themselves & to not give a reason as a courtesy was extremely rude on their part. I was fortunate with how I found a better place but this was incredibly stressful. Everyone I've told has been shocked at such a lack of courtesy by a landlord. They never did contact me again about anything. I've been communicating solely with the realtor. read more

I was with this agency for more than 2 years and it was a terrible experience for me. It is terrible property management. Extremely slow responding to maintenance request, it takes at least 2-3 weeks to get a work order approved and another month for them to send someone down to fix things. The staff at the office is no help at all about anything. Their billing system is so bad that it takes them more than 4 tries to remove a false late fee on my account. The staff has lied to me more than a couple times, and when my landlord changed his property management, without telling me, they sent my information and reminding charges to a debt collection agency while lying to me saying that my reminding amount is with my new property magement. To conclude, this is a terrible agency and very unprofessional people to to rent from, 1/10, not recommended. read more

Made all 4 housemates apply because over 18. Background and pet applications cost more than $200. Even though we have sufficient income and good backgrounds they refused us because two of the applicants have zero credit rating. Daniel mansplained to me that they have plenty of applicants that fit all criteria. I totally believe this is all a scam for more revenue. Poor service. Wishing my old landlord didn't get stationed in Germany and let this company take over. I lived at the property for 4 years. around year 3 is when this company took over. I asked them if they could change my door code because it had been the same for 3 years. When they came, they tried telling me it would be an 80$ fee. Which is nonsense because it is a security issue and i shouldn't have to have the same code for YEARS. When we moved out, we gave them proper notice and even rented the apartment an extra month after buying a house to ensure that we would have the time and clean it. We cleaned it better than when we moved in. We got the carpets professionally shampooed and turned in the receipt. (I was told that if we got the carpets professionally shampooed, we would not be charged when we move out.) When I received my itemized damage withholdings, they charged me for carpet cleaning. Mind you the carpet in my apartment was white berber carpet, and it was cleaner than when i moved in, and much cleaner than all of the other apartments in the building. They charged me 168.00 for that. They charged us 414.25 for move out ready cleaning when the place was already very clean. Im sure there were maybe a few things that we could have forgotten about, but not $400 in cleaning. When I have seen their maid come to the other apartments previously, i have witnessed the person sitting around for hours, playing with her child in the living room. One time, my door bell would not stop ringing, so i went outside and a 2 (possibly) year old child was standing on my deck box ringing my door bell. It was the maids child. So I rang the door bell of the apartment she was in and she said "OH Sorry! He was supposed to be locked in the car!" Mind you, she had already been there for about 2-3 hours. A few of the other charges were for tightening lightbulbs and replacing lightbulbs. None of our lightbulbs were burnt out when we moved out. After living in an apartment 4 years, you don't really go around checking to see if lightbulbs are screwed in all the way, so i think its is ridiculous to charge someone for tightening a bulb. They charged me 18.75 to cut out a striker plate to make the door for "smooth door closure". Don't you think after 4 years of living in an apartment that may just be normal wear and tear? This company also charged one of my friends that lived below me for the carpet cleaning even though she had it professionally done and turned in the receipt as well. They also charged her a bunch of $6 fees to tighten closet door knobs. Honesty I am surprised to be receiving 591.00 of my 1225.00 security deposit back because I have heard many horror stories about this company. Charging people a bunch of fees for normal wear and tear and charging them for carpet cleaning that has already been done is wrong and it is no way to due business. After reaching out to many in the Anchorage area, I learned the company appears to target young adults who do not have the wherewithal or resources to challenge the company. When charges are disputed, the company fails to respond to the young adults. Just a bit of advice: keep everything, receipts, email communications, photos....everything. It makes it much easier when laying out evidence. Update: the company addressed my feedback with a generic company line and blocked my access to respond. The company was notified in writing about questionable charges after moving out and they did nothing. The apartment and carpets were professionally cleaned yet the company charged again for cleaning after moving out, they charged for items that were previously addressed and allegedly fixed, and as I wrote above - smoke detectors, normal wear and tear, and more. Do not rent from this company. The affordable rent may draw you to them but I can tell you it's not worth it with the headaches that will ensue. Upon leaving the rental property, they will do anything and everything to ensure they keep the security deposit. Might even scam you out of a couple extra hundred dollars or more. They used some bullshit 500 cleaning fee to scam us. I have valid proof that the place was clean upon exit. We professionally cleaned the carpets, cleaned the walls, baseboards, fixed the curtain rod that they never fixed (even though a maintenance request was submitted), cleaned everything -- and the only "proof" they provided of needing 500 to clean it was a ledger THEY created. Customer service, maintenance response, and the processing of tenants is sluggish, inefficient, and angled for their profit. Customer service is slow, with days to weeks in response times to issues or questions you have. They are not reachable for any information, landlord or tenant, beyond noon. While customer service pledges follow up emails from different departments within their organization, you are honestly lucky to receive one. Maintenance response is sluggish. The maintenance team takes forever to complete any task regardless how big or small. The turnaround on a unit, in summer-peak season, is three weeks or more. Their poor performance shows when you need them the most. Working with their company processing potential tenants is an absolute disaster. Over the last six weeks, from early April to middle of May, I have referred potential tenants to call and apply with this company on the location. I received an email only after this long specifying that the company will not process people for potential leases, or compile lists of prospects before maintenance is complete. Also, they will not show potential tenants the property if you do not agree to their $900 advertisement campaign. This strategy looks to capitalize on landlords who do not have enough time to book such events. Them dragging their feet in every step of the process makes their services vastly underwhelming. Many of the services I hoped they would accomplish in less than 2 weeks time, they have spent 6 weeks on. Communication outside of paying into their advertising service is abysmal. All in all, if you have the time to manage your own property, do so. Relying on them to accomplish multiple tasks, such as completing maintenance and compiling a prospect database, is a grave mistake that will cost you lots of cash flow. read more

Stear clear at all cost. I would rate at 0 stars if I could. When I moved in, my heat was broken in the on position. This was December and it was over 100 degrees in the apartment. This went on for months after putting in repair requests and having them cancelled. Most recently i put in a repair request to have my dishwasher fixed, they sent me a bill for $156.25 days before my rent was due claiming that a repairman had inspected it and deemed that it was working properly. Based on that I never let him in, and that it was clearly broken, I would say he didnt even enter the property. Being that there was still 2" of water sitting in it, I called and explained why I would not be paying for that. Then they hit me with a $75 late fee. After weeks of phone calls and emails, they finally sent another repairman to inspect it again. Surprise surprise, he deemed it broken in need of replacement. Now almost a month has gone by, and guess what? Charges still on my account for the original back-bill. I bet they try to hit me with another late fee. Found out today that the repair company is in the same building as RPM, kind of strange if you ask me. I asked them to send out a different contractor when the first one failed to do his job, they informed that they use this company exclusively. So they sent someone to check their own work. Kind of like letting you grade your own test, cant expect much as far as integrity goes. This company is completely incompetent. I have never come in contact with a property management company so bad. If you have an issue, good luck. You will need it. Check out their Better Business Bureau profile and you will see this is par for RPM. They ignore you, fail to respond, and make excuses. We had an average experience as renters working with real property management. James was very friendly and helpful with issues that came up within our three-year span of renting. However, working with the office staff was nothing but headaches from the initial requesting to view the home. Now that we are done renting from real property management we have had nothing but excuses on getting our deposit back. We used their preferred cleaning companies that were supposed to be guaranteed. We are now in our fifth month of dealing with trying to get the money owed to us. We are to the point where we are going to have to get lawyers involved. If you don't have time to deal with them on the back end I would not recommend using them. We only gave them one star because they did come out and fix the things like the heater within a 24 hour period. My husband and I have been more than patient and understanding over the last five months. They are now to the point where they are not returning our phone calls, emails, and text. This is a company you definitely have to stay on top of. One Of their vendors joked that they make their money when people move out, meaning you will never get your full deposit back. If you have security issues good luck they won't do a single thing. All they care about is money. They are cheap and incompetent. WARNING! DO NOT TRUST THIS COMPANY! Unprofessional barley describes them! (Edit Please read their reviews with the better business bureau. I am not the only victim and will not be the last!) I moved to Anchorage last june and found real property management through craigslist and upon moving out I understand why they now advertise on craigslist. During the viewing on the apartment the real estate agent ignored me and catered to the other guest at the viewing only. He looked absolutely disgusted when he was talking about how to apply and i just so happened to get the email with an approval for the place when i announced it during the showing especially after he jus spent the last 30 minutes being rude to me. we had multiple issues which they always handled in the most unprofessional manner possible. Their front desk reception lady Emily? (I believe) Has to be the most rudest person I have ever come in contact with. She will argue with you about why she wont transfer you to the department you ask to be transferred to then she just hung up on me. and now she answered and put me directly on HOLD. and Then she just will ignore my call all together and send me to voicemail. (this is daily thing with Emily every time I call in. the Moral of this post is how this company cheated me out of my deposit. I was already very concerned about the walk through. After the earthquake the apartment had damage and they reached and inform me they would send and earthquake inspector. Of course no one ever came. We had maintenance requests going unanswered at the time also. Being if your a tenant they never answer the phone anyways we kept asking about the inspector through their portal for maintenance requests. When its time to move out they let us know they sent out forms for everyone to fill out about earthquake damage we never received a single for so weren't given the opportunity to report the damages. So because of this I was very concerned about the walk through and when i dropped the keys off i requested to be apart of it. Of course they did the walk through without me and didn't inform me. I called Multiple times all month trying to talk about the walk through but of course Emily should be their bouncer she wouldn't let me talk to anyone and she knows nothing about any situations. so long story short. I had a professional carpet company come in and clean my apartment and i even hired maids to do my move out cleaning. So you could understand why I would be baffled that they charged me $602.00 for a carpet cleaning that cost me $300.00. They also charged me for all the earthquake damage and things that weren't their to being with. I don't know what I did to this company of if this is just what they do to make ends meet. but please if you must use them document everything. Do not trust them. They are not wholesome alaskans! Almost two months after our tenants moved out and we dissolved all agreements with this company they are sending us bills from different repairs that were already made and paid for per the invoices. Our tenants moved out due to this company they said. Every time the tenant tried to reach RPM she never got through or a call back, she even reached out to me over facebook to let me know this and that she would not be able to continue renting our house due to this. Patrick Daly is a LIAR and will lie over the phone to you and never follow through with anything he says he will do. We had to hire another company to fix the repairs to our home that the RPM company used since the repairs were done so poorly. We paid RPM over $3,500 for repairs and BS claims to our home after the tenants moved out and then we ended up paying another company $2.000 to actually fix our home and get it show ready to sell it. I could write much more than this about our interaction with this company, but what is the point. Heed my advice and go with any other company for renting or property management. read more

I wanted to post a review because I feel like this company has dealt with several bad eggs. We recently leased a home with them and couldn't be more happy with the process. We were leery due to the reviews, so we read over every fine print and addendum to the entire lease. Everything was straight forward and common sense. If you look back on the reviews, some of them are very silly things to complain about. If your rent is due on the first, don't mail it on the first and expect to not get a late fee. Watch your online account and pay any charges that come through. We had a great experience and look forward to working with them. read more

Real Property Management are the absolute worst I have ever dealt with. They seem to make no attempt to get tenants in my buildings. I lost tenants that were also using them-they had a duplex in Anchorage, and RPM made no attempt to fill their empty unit, so they figured they might as well be living in it, even though they were losing the convenience of being closer to JBER that my apartment gave them. Luckily, they offered to get a new tenant-they had one in under a week. RPM had two of my apartments empty for four months the previous winter (shows how good they are). I have a single family home that needed work on the gas before I could get it restarted and get tenants in. I let them know it needed to be done last May-despite constant e-mails, phone calls, and several office visits, they sat on the repairs until I went into the office and started yelling at them in front of clients. That was October. I was out $1800 a month the entire time, and missed the prime rental season. They no longer manage that property. On top of it, at this moment they still have not payed me my rental income from last month, putting me two weeks past due on my mortgage. I have e-mailed three times now, left one phone message (they're impossible to get ahold of one the phone, even as a property owner). I've now threatened to take them to small claims if they don't respond and pay me. I'll probably have to go into the office (30 min drive for me) and yell at them again. I and my tenants truly despise Real Property Management. I find the positive reviews on here laughable, as they're clearly from other RPM persons or relations. Oh-RPM will try to nickel and dime you on constant petty maintenance requests, and I once walked out to find a three man yard crew working on my lawn that I had never authorized-they just sent them out. They were under the impression they would be doing my lawn once a week (I have a couple teens that do my lawn for $50). I sent them packing. read more

Crooks. DO NOT RENT FROM RPM. After keeping your security deposit, They charge an extra months rent. On top of that they will add asinine charges for the most foolish things that you would have never altered. On top of that my fiancé broke her tailbone falling down the stairs in the property because they were not put together properly. (The maintenance man for RPM told us they were sloppy and dangerous.)They still chose to keep our deposit and charge extra. Even though keys were turned in days before the month end and they stamp approval to move out. Extremely unprofessional as far as responding to email or answering a phone call. RPM Last Frontier is the most unprofessional and unethical company with whom I have ever worked. Commnicating with them was slim to non-existent, they made repairs I did not authorize, they did not vet prospective tenants, they used threats and coersion to try to obtain payment from me. I called and spoke with Patrick regarding expenses listed on my account. We went over each expense in detail; he said he would look into them and get back to me. When I didn't hear back in a few days, I placed a follow up call. Again, he promised to look into the matters and get back to me. This went on for over 60 Days (2 months!). Next commnication I receive is a letter stating I owe money (for these same expenses I had been trying to discuss) and if not paid within 5 business days, the matter would be turned over to a collections agency. Shame on Kassandra, the owner, shame on Patrick, shame on all of those employed by RPM! You are a disgrace to the Anchorage community and property management companies in general. The rating would be a Negative 5 Stars if such were available. Do your homework, People. Read reviews, consult with multiple management companies before you contract with anyone. My expectations were overly exceeded with the performance of Melvin who works with maintenance for RPM. He was very efficient and informal about what had caused the problem I was experiencing, and what he was going to do to fix it. I appreciated the dedication he put forth throughout the whole process. If you are looking to have a friendly hardworking Maintenance man who gets the job done right I recommend you ask for Melvin. read more

You guys suck. All you do is rip off the people who rent your lower income level housing, charge ridiculous late fees (the only company I have ever known that postmarks DON'T count) and are hardly available for when we needed repairs, or to discuss our bill. Plus when someone moves out you wait until they are long gone out of state or town to do a bull shit inspection of their deposit. I was there when you did the walkthrough check list and there when we moved out. The apartment was left 1000 times better. You guys seriously are the cheapest, worst company I could ever dream of renting from. Renting never used to be like this until the housing market crashed and the owners can now do whatever they want because low income renters can't afford to fight, negotiate or settle. You should truly be ashamed of yourselves for being one of the sleaziest business I have ever dealt with. read more

Possibly the worst property management service provided. My property has gone through three property management firms in the past three years and this one is by far the worst. They never answer the phone and don't handle time sensitive documents appropriately. Should be a zero star review. read more
