I would like to be fair on this review. To start they either have no idea of the Tucson market or they flat out lie to get your business. Before I signed, I was told they would be able to rent it for X amount, granted I did think it was a little high of an estimate, but after three months they wanted me to lower the price by a whole 1/3 of what they promised me they would be able to rent it for with their "analysis". I will say they are friendly and responsive. However, they did ask me to do some repairs and improvements to help get it rented and I agreed but for their recommendation I was charge $150 to hang 5 paintings. I am an engineer and I do not even make that much, even giving them the benefit of the doubt for an hour of work at most I was shocked. Another fix they suggested I agreed to and made payment but three months later it was never even touched. Also I had the house professionally cleaned before handing it over but they kicked it back to there cleaners and charge me for a full price for a cleaning (not to mention they tried to charge me for an extra cleaning before I called them out and got a refund). They have a pretty hefty up-front fee of ~$700 that they said would go to photos and marketing, but I question if they spent even half of it on what they said. Finally, I asked them multiple times to list the property on AirBNB which they told me at signing they would, but they never listed it even after multiple request. In the end of everything they took ~%50 of the booking after all they are fees and services. read more

If you are renting, insist on seeing the lease before you give them Earnest Money or an application fee. You may be very surprised by the number of fees--fees in addition to the rather hefty administrative fee. I would give negative stars if I could!!!! This is by far the worst company to EVER rent from. SAVE YOURSELF AND RUN. During our one year lease of a property from them, we were charged a $15 processing fee every month for paying rent. They also tried to charge another $10 fee for paying rent on their website. During the time we lived there the refrigerator broke and it took them 2.5 weeks to fix it. We lost over $400 worth of food that was never replaced, not even an apology. The hot tub, which is why we rented the home, was broken for more than three months and only promises to fix it without any real action. THE WORST maintenance EVER. Slum lords I think do more for their tenants. Regardless we continued to pay rent on time every month. Upon moving out, we had the carpets professionally cleaned for $125, then had a maid service come in ad wash all floors, walls, kitchen, bathrooms, etc. As well as a handy man to fill in all holes, even ones from previous tenants. We even spent $150 buying a cover for the hot tub, which it never came with. The house was in better condition then when we moved in. The company charged us $800 of our $975 deposit for "Cleaning" and "Damages" without a single line of explanation. Convenient how its exactly $800. These people are dishonest, and blatantly steal money. I am taking them to small claims court and filing with BBB. I will continue to write reviews with the rest of my experience with this company. I am new to the Tucson and purchased a rental property. I contacted RPM Pinnacle and was impressed with the rental terms and their management style as presented over the phone. I hired them and they promptly rented the house at agreed price. Deposit was made and first month rent plus a small prorated sum was sent to my bank account. From then on it has gone straight downhill. It took months to get the utilities transferred into the renters name. I have paid several bills for gas, sewage, garbage and water after being threatened by these companies that they would be sending future bills to collections. A deposit would then be necessary whenever these utilities were put back in my name along with a damaged credit report. I sent copies of bills via email and copies of letters from the HOA for repeated noncompliance, made several phone calls and received very little to no response. My contact has been, please leave a message, someone will call you soon, she is not in the office, etc. Recently they changed their name from RPM Pinnacle to Zorion Real Estate and Management. New name new life, pristenne history, or no history. Many real estate companies have done the name change to hide their poor past performances, An example,: Who were KB Homes before they became KB Homes? This company is the absolute worst, so deceitful. I try paying through an account that ALWAYS has more than the specified amount in the account and it comes back as a returned check and I am assessed a $75 dollar fee which they will tack outrageous late fees into if you try and dispute it. My property Manager "Chantel" said on 3 different occasions that she would waive all the fees by the end of the business day so I could pay my rent. During the turn around time of her speaking with her "accountant" I kept accruing more and more fees! She would tell me one day that she would waive all the fees for me, then she would call me and say her accountant cant justify waiving the fees. The cycle kept repeating finally when my rent was $500! Over the normal amount I just paid the full amount because I was tired of waiting for her. The amount I paid online came back returned again and here I am with another $75 fee and Chantel is on vacation how convenient. These people are SO slimy I never recommend doing business with them. Not only will I be spreading the message across multiple platforms but I will be contacting the news network I work for and filing a claim with courts. I paid double my rent payment because they're payment processing service sucks and they compound outrageous fees on top of it all. Please never use this company. read more

On January 1, 2020, the management of mountain Adobe villages where I have lived for 8 years was transferred 2 real property pinnacle. Living here until then has been a great pleasure. The change has been extreme. The calls for maintenance are only answered after you call several times. Our current property manager never answers phone calls or emails. Now our rent has been raised $140. Many tenants here, besides ourselves, are considering moving. If you are a landlord, you may strongly consider not hiring this company. read more

Be very careful using this company for property management. After a little over one year of their "services," I would not trust them to manage a mailbox let alone an investment property. My issues started when they were doing their annual A/C unit inspections and tune-ups. I requested to have one done in March. In May, I received an follow-up email stating that it had been done. Two days later, the tenants reported that the A/C stopped working. They sent a repairman out to fix it, and he recommended that the blower motor be repaired. I asked it I could get a quote from him on how much it would cost to replace. I didn't get a reply so I had to keep emailing them for weeks until I could get a response. This developed into a continuing problem where Denise would not answer my calls or emails, and so I would have to CC the entire company just to get a response. So they sent the repairman out to the house to get an estimate for the blower motor replacement. Why he needed to go out to the house for that, I do not know. But when he went back out, I was told that everything was fine with the unit and nothing needed to be repaired. Nevertheless, I was charged for that useless visit. Two days later, the tenants reported that the unit was not working again. I told Denise that I will just find an A/C repairman myself since obviously the one they were using seems to be causing more damage than he is fixing. Denise replied, "I will update your account to show that you will be handling all repairs" and gave me the tenants phone number. No apology. No attempt to correct the situation. No pride in her job whatsoever. She was more than happy to pass off her job (which I pay RPM to do) onto me despite the fact that i live 1500 miles away. So when my repairman came out, he said there were problems with the blower motor and condenser that were neglected for too long, and it cause parts of the unit to burn up. All in all, it ended up costing me an additional $3000 in repairs to the A/C that could have been avoided with a $500 repair when I asked for it. The real issue that I have with RPM is that they didn't seem to care at all. Even when the supposed manager, Kim, got involved, she barely offered an apology. From that point on, every communication I had with them I had to constantly babysit them to make sure that everything was being done that was required. They would even start charging erroneous charges to my account. And of course, my tenants moved out. But after going so long without A/C during summer in Tucson and dealing with an apathetic management company, who can blame them? At one point when my tenants reported issues with the A/C, Denise responded that they no longer handle repairs on the property (despite still being paid as if they do). Property management is an incredibly simple job, especially when the infrastructure is already in place. To do such a terrible job takes gross negligence and an organizational culture of willingly (and seemingly purposefully) doing a terrible job with zero accountability. That is exactly what Kim and Denise have exhibited. Fortunately for me I have kept every communication I have had with RPM and have well documented their gross negligence and breach of contract. I should mention that I did work with one competent person at RPM. Her name was Veronica and my hope for her is that she finds another job at a company that exhibits even the slightest sense of customer service. read more

My home in Tucson was managed by this company up until two years ago when my home went in for major repairs which included a new roof. Long story short, for reasons beyond my control the roofing took longer than anticipated. In July of this year, I sent an email attempting to reestablish this company as my property manager, I received a bubbly response from a "Chantelle" introducing herself I think it was 7/17/19, I think I responded 7/19 and followed up 10 days later with no response to date. No one ever acknowledged or got back to me with my follow-up. I even cc'd a Kim Holbrook with whom I had dealt with during my time with this company and did not hear from her either. I just sent them an email to let them know I have since taken on a new property manager although I do not feel I owed them any courtesy, especially with being ignored the way I was. As a previous renter of a RPM-managed property, I can honestly say that it was the worst experience in my life. These people are crooks and you should think twice before considering renting your next property from them. Since day one, our relationship with this firm went downhill very fast. Our refrigerator broke within two weeks of moving in and it took 3 weeks of phone calls, emails, and constant lies before it was finally repaired. All in all, we lost $400 in food that was never compensated for. Other repairs and maintenance requests would commonly take months before action was taken. In general, trying to get a hold of someone in the office regarding general inquires was a nightmare and we actually had to physically go to their location; only to find out nobody was there (2PM in the afternoon). They have hidden fees every month in the rent payment that were NOT highlighted in the lease, which we of course refused to pay for. After move out, they stuck it to us with and exaggerated bill of cleaning and damage fees, which they REFUSE to itemize for us; it's literally just a letter sent to us stating that the fees summed up to $800 without ANY breakdown of what was damaged or in need of cleaning and this is apparently (per their representatives) their common "practice." DO NOT rent or hire them to manage your property. This is my first time taking time out of my schedule to write a review of my experience with a company because I feel that it is important for everyone to know how horrible RPM's service and business standards are. This is one of the most un-ethical companies I have ever did business with. I moved out of a house last July they were managing for the actual homeowners. When I dropped off the keys I asked them to let me know when they would be doing the move out inspection as I wanted to walk with them. I asked for a one hour notice as I where I am working is about an hour from the house. I received a call a couple days later and the gentleman said he would be at the house in 15-20 mins. I told him I could not make it in that amount of time. I was than asked by the office to send an email stating I wouldn't be there. In this email I stated that if they had any issues to please let me know so I could address them. Nothing was ever said until about a week and half later I received a letter in the mail that stated they were keeping my $825 deposit and they needed $500 more for items they claimed were damaged. They claimed several things including the diswasher had to be replaced, no professional cleaning, etc. I than replied to them and emailed them my move-in checklist and the receipt (for which they already had for the professional cleaning) and disputed every item. They than responded back with a new disposition that miracously added up to exactly $825. The 3 items that were on there was a dscounted rate for the dishwasher replacement (keep in mind that the scratched up dishwasher was noted on the move-in checklist as alreay damaged), damaged aracadia blinds (I asked with no reasoning as to how they were damaged as they worked fine when I left and my cleaning company would testify in court this was the case if needed) and again the final clean eventhough they had the receipt. After this, I had to file a small claims case. After receiving the letter from the courts they said they were untouchable as they were not the actual owner. After going back and forth several weeks the courts dismissed the case because of this. I than had to file a new small claims case to the actual owners which was done about a week ago. Once the actual owners received the paperwork, they reached out to me by phone yesterday and apologized for all I had to go through with this as they were not fully made aware of what was going by RPM Pinnacle. The owners wired me the money 15 minutes after talking to me along with additional money to cover all my court filing and mailing costs. The actual owners are also looking at sueing RPM Pinnacle as they have not even given them my original deposit even though they charged them for all the unnecessary repairs. If you are thinking about using RPM Pinnacle either as a home owner or a tenant, you should really rethink this as they will truly do everything in their power to not be held accountable to the landlord/tenant act! They truly are horrible people with zero ethics!!! read more

Do yourself a favor and stop wasting your time and losing your money with other property management companies. RPM has been great from the start, I've been renting from them for 2 years. They are easy to work with and I've had no hassles, even when I needed to request repair services. I've dealt with a few other property management companies in Tucson and it was always the same thing. Mediocre or poor customer service with more hassle than anyone should even need to go through to. After a few ridiculous experiences elsewhere in town, it was much easier to spot a property management company that WASN'T mediocre or trying to scam me out of my security or cleaning deposits. RPM Pinnacle makes thing easy and hassle-free and I don't feel like I'm being worked over. Really great staff, they seem to really know how to put forth food service. So far, I have been extremely impressed with both their service and responsiveness. This use to be a TOP notch management company. About 18 or so months ago, something changed...first they changed to Zorian, then back to RPM. They have not been the same since. They smile when they talk to me, but nothing changes. They don't send pictures unless I beg. They don't send invoices so I don't know which repairs were actually conducted. They don't respond to notices on the owners portal. My renters were removed in July, In August I was told lots of people looked at my house but were not interested, then told that maybe if we cleaned it up it might rent?!!? I paid for repairs (not sure what happened to the renters deposit). Repairs were finally made in October, however, the tenets who moved in in December asked for repairs I was told had already been made. I have not received any rents (It's late May). My property manager stopped talking to me. I'm 3 states away. I really needed them to be my eyes and ears in Tucson. Not anymore. read more
