RPM has been my Management Company for the past 6 years in managing my rental property. Before I hired them, I tried managing the property all by myself and it was basically a nightmare. RPM took all the stress off me - they collected the rent, assessed any late fees, reviewed all applicants and assisted in all tenant issues. I had the best tenants I have ever had through them - literally dream tenants, so I know their vetting process works. Being new to working with a property management firm, I had a lot of questions, especially that first year. RPM was responsive to my questions and helped me understand how professional property management works. I am not an easy customer, but they were patient and always gave me the information I requested. I would highly recommend if you have a rental property, that you hire the experts at RPM to help you - there is not reason to try and do it alone. The phone is never answered, call backs arent made. Instead an email is sent even though you specifically request to talk to someone. You think I'm lying, test it out, call see if they answer. When Katie was there things were done right, now the billing is messy, no communication, seems like the staff just works to cover up their mishaps. After selling my home I was concerned about entering the leasing market. After working with Zane and Barbara at Real Property Mgt all of my concerns were erased. RPM manages 2 of my properties and have done an excellent job. I live out of the area and I did my research before leaving to make sure that my investment is in the right hands. I have to say that RPM has met and exceeded my expectations. I have to agree, they are not the cheapest service in town, but you totally get what you pay for. In comparison to other management companies in the area, they are far better. Not only that, RPM gave me the option to either have one of their licensed contractors perform the work or I could choose one on my own and pay for them separately. I would much rather have a professional contractor performing repairs than some random person off Craigslist. Believe me, I learned this lesson the hard way! I also made sure that no repair work takes place before my approval unless it's an emergency. For the other people on here complaining about paying for repairs please educate yourself about owning and investing in rental properties before you take the plunge...The main reason why I hired a management company was because I did not want to deal with the day to day hassle of doing it myself. Real Property Management has made this entire process very simple. I receive email notifications letting me know when tenant paid rent rent, scheduled repairs, late rental payments and late fess collected. They even send me pictures of the current condition of both my rental properties on a quaterly basis. Yes, they do charge a fee for that, but it's a fee I have no problem paying just to have peace of mind. So far, RPM has been worth every penny!!! read more

So we rented from this company for almost 2 years. When we finally moved out recently we put in our 30 day notice on our 30 day notice I requested a walk-through to be done prior so we could make any changes or correct anything and fix it so we wouldn't be deducted on our deposit. I had the carpets shampooed and I submitted my receipt for that as requested on their paperwork when I turned in my keys I also had my house professionally cleaned from blinds to floors to inside the oven to the windows to the baseboards to the showers, no soap scum left on the shower door everything was cleaned professionally. Pictures in hand to prove it. No where on their paperwork did they state that they also wanted to receipt of my house been professionally cleaned so I didn't submit it. I had stated to Barbara when I turned in my keys that I had the receipt here for the carpet cleaning here are the keys I had the house professionally cleaned, but she never told me "oh do you have a receipt for the cleaning because will give you credit for that too". But why would she. When it came to getting our deposit back they had 21 days to return it on the 17th day I contacted them because I still hadn't received anything still wasn't called that there was any problems or anything going on with my deposit of why it wasn't returned yet or of them possibly extending it for another month to hold onto my $3800 deposit. I finally contacted Real Property Management and Blanca proceeded to tell me that they were waiting on a painting bid estimate to come through and then depending on when they got that they would return back my deposit also they were going to charge me $360 for a cleaning because the cleaning need to be done. So after Blanca was continuing to be rude on the phone I asked to be transferred to Courtney. She told me if I furnished a receipt for my cleaning that was done she would see what they could do on the $360 that they were charging me but stated that the cleaning had already been done. I submitted my receipt of the cleaning being done. I went to go pick up my deposit finally when they were going to release it to me and I was charged 1380 for paint and they charge me 360 for the cleaning. I was given a receipt of the estimate bid for the painting company but for the cleaning company there was no receipt there was just an invoice from Real Property Management on their letterhead stating they did a cleaning and I was charged $360 they had me sign for the paperwork that I was given receipt but when I questioned Blanca about where was the receipt from the cleaning company that they had paid her $360 she said she didn't have one and they would get it back to me still till this day I am waiting. I feel like we were just charge $360 for some bogus cleaning that was never done. In the two years I rented from them and not once was I late ever paying my rent or delinquent. I have been a homeowner myself and I believe in treating people's property the way I would want my own property to be treated. As a renter I feel like I was totally violated at the end and they were trying to take my money however possible as they could. I'm very disappointed that at the very end we were treated like this and not once did Barbara ever call to follow up with me on this but I don't even know if she was aware of this. As for Blanca I think she needs to find more pleasant people skills and if she doesn't have them I don't think she should be answering the phones. As a renter I definitely would not recommend. But if you do always take your own pictures and keep your records of all documents and requests made. This was very disappointing at the end. read more

We thought renting from a property management would be a better experience, but it wasn't. I wish we would of done our homework on this company. They are horrible! I agree with the other reviews. When there was a problem never wanted to come out and fix but wanted the 1st months check on time, and when they did come out they charged us for the repair. Who does that? The team at RPM is very professional. They managed our rental home for 2 years until we sold the property. When our son and daughter in law moved away we highly recommended for them to use RPM as well. They called around to different companies and found that RPM was indeed the best out there! (should have trusted Mom from the beginning...ha). They are easy to work with and will do whatever you ask them to do, or not to do. I'm in complete agreement with Rochelle F's review and experienced all the same things with bogus charges, etc. So without repeating everything she said I will narrow it down to my last few months with them. I live in Los Angeles and needed a Property Manager in the Fresno area to manage a triplex I owned there. An acquaintance had mentioned Zane so after speaking with him a few times I decided to go with Real Property. All was good for the first few months and then suddenly without any warning Zane was gone and Barbara had taken over. I'm not sure where she exactly came from but she either has zero Property Management experience or is the biggest con artist on the planet. From the start they had started replacing big ticket items including two dishwashers and a water heater. Being that I live away I figured they were doing what was right for my property. Flash forward to about a year later and one of the tenants notices a mushroom growing out of his living room carpet and the floor is wet. We find out that his dishwasher has been leaking and has destroyed the floor, cabinets etc. I ask Barbara if there wasn't a new dishwasher put in that unit and she tells me "No." So I move the tenant to a hotel and have my insurance company take over. They do all the repairs, mold remediation etc. Then I get a call from Barbara a few months after the work is done telling me that the tenant is now suing me. So I ask for all of the receipts, copies of my end of year statements etc. and see right there on one of the pages in black and white that a new dishwasher had been put into that unit. And to top it off the tenant had been pretty much complaining about it from the start, but instead of calling the store where it was purchased and going through the warranty she had been sending out her "handyman" to do the repairs at my expense, on more than one occassion. When I call Barbara and mention this she plays dumb. I send all the paper work to my Attorney and he notices that the tenant is not suing me but is actually suing Real Property. So Barbara goes to court to fight it and loses, now I hope you're all sitting down for this, she then takes the money out of my account to pay the tenant! Which is illegal I might add. What the hell? I get my Attorney on the phone and at that point all I want to do is just get her out of my life. Btw this is all on the heels of charging me $65.00 per unit every three months for a mandatory "inspection" to make sure everything is in working order. So I have my Attorney call her for me. He catches her in a lie right away and when he calls her on it she tells him she doesn't want to work with me anymore. Hallelujah! I will never forget his words to me after he hung up with her, "it was all I could do to hide my glee when she said she doesn't want to work with you anymore." The bottom line is Real Property will bleed you dry, not protect you and lie their way out of any responsibility they have to you. Just to give you a comparison, I have been using a management company in LA for three properties for the past five years and was spending less money on all three of them combined than I was on the one property in Fresno. If you are a property owner looking for a management company please RUN AS FAST AS YOU CAN FROM THESE PEOPLE! read more

These people are so unorganized. I'm buying a property they manage and they have been asked three times for documents and say they will send in a few minutes but fail to follow through (katie). I can only imagine how they follow through on the units they manage. I was actually going to keep the property management company after the sale was completed. After service like this,no thank you. My first experience with a property management company and it was horrible. The staff was incompetent, rented my property to an individual who had a bad credit history and a history of evictions. I wasn't notified that the tenant wasn't paying his rent until a month later. During the month that the tenant did not pay, RPM wrote a check out to me from the tenant's deposit. Even the eviction process was horrible, lasted a period of 9 months. The tenant knew more about eviction law than the property management company, which I find ridiculous. Thousands of dollars of rent unaccounted for, not including the damages to my property. Not even an apology for all the trouble they got me into. I would give them zero stars if that was possible. read more

We utilized RPM for 5 years for our home in Sanger, California before selling it to the tenants who occupied it. We had multiple tenants in our home over that time, but the home was never unoccupied for more than one month in between. We had multiple repairs done over the years, all of them acceptable, though I did question the price charged for "touch-up" interior painting. At the price we we're charged, the whole interior should have been repainted. Not that this is necessarily RPM's fault, but the painting contractors overcharging for their work. All in all, we didn't have any control over that factor, and we had no choice but to pay, for we weren't local, so couldn't come in and do any price comparisons for the work. Dealing with any of the individuals at RPM was pain-free. We never did feel as if we were treated poorly. There were occasions that I had to recontact them in order to find out what was going on, for they didn't contact us as they said they would, but the problems we were dealing with were always dealt with successfully in the end. They changed their document service towards the latter half of our time with RPM. I have to say, their previous service was better organized, especially when it came to year end tax purposes. All in all, I was glad to have their services, for we lived in other states/countries and would never had the time nor the finances to manage the rental of our home by ourselves. read more
