0 stars. There are two refrigerators in this unit since the original refrigerator in the kitchen does not operate. There are four box fans next to the second refrigerator (located in the living room). The fans are supposed to supplement for the broken AC. The ac worked ok at night, but it could not keep up during the day time while the sun is out. Luckily, my kids like to be out at the beach and pool all day. None (refrigerator and fans) of this was told or shown in the pictures while booking this reservation. The pictures on the site do not show images of the second refrigerator or the four fans on the floor. Both bathtubs are filthy! The shower curtain and bath tub walls had stains on it. There was leftover smeared toothpaste on the vanity from the previous guest. All 3 beds are filthy! The sheets had stains, pet dander, and hair all over the sheets. One of my kids is highly allergic to pet dander. When we checked in, we called RealJoy Vacations to address the second refrigerator and four fans in the unit. They told me they would call me back to fix the situation. They never called me back. This was 4:40pm. After many unanswered calls later, I was able to talk to a Candace. She was not very helpful. She said the reason why there's a second refrigerator is because the original ref in the kitchen does not operate since the seal is broken. This was 5:16pm. A few hours after that we had to call again and address the filthy sheets, dirty shower curtain, and dirty bath tubs. This was when we came back to the unit from the beach. We spoke to a Cassandra, and she asked me to take a picture and text the picture to this phone number; (850) 424-1224. She said she will speak to the prop manager to send up sheets. This was 8:45pm. I sent pictures to the number above and this phone number; (850) 974-0974. Realjoy Vacations texted me back at 9:45pm, see the pictures on what they texted me. At 10:20pm, I am still patiently waiting for clean bed sheets, and clean shower curtains. At 10:33pm, someone from RealJoy returned my call to check the status if someone is actually bringing me clean bedsheets and shower curtains. This person told me, there is a staff member at Walmart "shopping for sheets." At 11:13pm, Yasmin or Jassmin from RealJoy called me and gave me a bullshit excuse that there are cops outside of our resort and the staff member cannot get inside our resort to deliver our clean sheets and shower curtain. At 11:50pm, I opened the door and saw a hamper of sheets delivered. NO ONE RANG THE DOORBELL. And the sheets that were delivered are DIRTY! See picture! This unit had me in many inconveniences. I ran to Walmart and bought new sheets myself! RealJoy Vacations has poor communication. Terrible customer service! They have purposely not picked up my phone calls. I had to use another phone to call to get through and speak to an actual person. I have stayed at Topsl Beach Manor, Summit, and the townhomes in the past many times before. All were great memories booking through ANOTHER property management site (for over 12 years) , and never before I've ever had this happen to me. Do not book through RealJoy Vacations! read more

Never informed of the $50 parking fee at booking. Days later we received a suspicious email with no name or reference asking us to pay. It took over 4 hours of calls to verify it was legitimate. The unit was in poor condition: very old noisy bed, clogged bathroom sink, HVAC only working in the bathrooms, and a dirty old rug in the living room. The only positive was the view. Our stay at Shoreline Towers in Destin, Florida, Unit 3074, was very disappointing. The unit itself is spacious and beautiful, and it has the potential to be a wonderful place to stay. Unfortunately, the condition and cleanliness of the unit were far below what we expected. When we arrived, the furniture was dirty, the floors were filthy, and there was mold throughout parts of the unit, including significant mold buildup in the showers. We also found what appeared to be blood on the walls, food particles inside the refrigerator and cabinets, heavy dust buildup, food splatter on the walls, crusty nasal particles on the bathroom trim, and old trash spillage inside the trash cans. Instead of being able to relax and enjoy our first day, I spent it cleaning the unit. I had to rewash the linens and towels, clean the refrigerator, clean various surfaces, and cover the furniture because of its condition. As an owner of multiple properties myself, I understand how important regular maintenance, inspections, and proper cleaning are. That is what made this experience especially frustrating. It is disappointing to see a beautiful property not being properly maintained. The location and size of the unit are great, but the cleanliness and maintenance issues need immediate attention. I hope the owners and management take these concerns seriously and ensure that future guests receive the clean, well-maintained accommodations they are paying for. read more

The room smelled like fish, the rooms and bathrooms were full of pubic and and body hair. The bathrooms were full of mold. The most horrible place we have ever stayed. I called, complained, completely unacceptable the way the issue was handled. Airbnb and realjoy are complete trash. Please people, please do not reserve anything with these idiots. Overall, the condo is in a great location and is within walking distance of the beach. Upon arrival, it appeared nice at first glance. However, we noticed several cleanliness and maintenance issues that affected our stay. The couch had multiple stains, and the chair in the bedroom was also noticeably stained. The floors were sandy upon arrival, and after walking barefoot, the bottoms of our feet became black, suggesting the floors had not been thoroughly swept or mopped before our stay. I had to clean when I arrived. Both closets also appeared to be used primarily for storage rather than guest use. The listing accommodates up to six guests, but only three beach chairs were provided, and one of them was torn. The most significant issue was that the washer and dryer combo unit smelled of mold and the dryer was not functioning during our stay. My family had to use the same beach and bathroom towels for almost a week without being able to wash them. We were booked to stay from July 16-22, 2026, and were unable to do laundry the entire time. This inconvenience ultimately led us to leave early. I contacted the property manager to report the issue, but my experience with customer service was very disappointing. I asked them to check washer and dryer stackable and specifically said I wanted to be present when they came. They disregarded my request and came into the property I rented when I was not there. They did not call to discuss if this was acceptable, which I feel is an invasion of privacy. The property manager then informed me that the stackable was working just fine. That is completely incorrect and I felt that my concerns were dismissed were not taken seriously. The location is a definite positive location at 11 Beachside Avenue in Santa Rosa, Florida. but due to the cleanliness concerns, the inoperable washer and dryer, and my experience with customer service and property management, I would not recommend to not stay at this property. read more

The inexcusable circumstances created by the property owner and your firm's lack of due diligence resulted in significant, unnecessary distressing of which could have been easily preempted had your agency performed a rudimentary inspection to enforce basic health and comfort standards. The property was in a state of advanced dilapidation, characterized by decrepit furnishings and a poorly repaired front door. Most egregious was the lack of sanitation; specifically, the sofa and chairs were marred by disgusting, visible residue of a sexual nature left by previous occupants. Furthermore, the shower was severely discolored with yellow staining. I have attached several representative photographs; however, these only capture a fraction of the pervasive issues encountered. Our family spent over $6,000 on a week's vacation through RealJoy Vacations in Panama City Beach, Florida. The condo itself was wonderful, and we were respectful guests who took great care of the property and even cleaned before checking out. Unfortunately, our experience with RealJoy after our stay completely changed our opinion of the company. The resort required guests to wear inexpensive purple plastic wristbands. Three of ours broke on the first day, so we called RealJoy to ask what we should do. We were simply told to keep the broken wristbands in our pockets. At no point were we told they had to be returned at checkout or that there would be a substantial fee if they weren't. They also claim there is a sign next to these wristbands in the condo unit explaining that they must be returned or charged, but their little wristband sign does NOT say this in the condo unit. My respresentative, Austin, is mistaken and obviously has no clue what the signage in the condo says. A month after returning home, we were charged $160 because the wristbands had been thrown away. RealJoy's response was that they were simply passing along an HOA fee. Whether that's the case or not, the disappointing part is that we contacted them during our stay specifically asking what to do with the broken wristbands, and no one mentioned they had to be returned. A simple sentence during that phone call could have prevented this entire situation. Policies are one thing. Good customer service is another. For a company that earned over $6,000 from our family's vacation, choosing to stand behind a $160 charge over broken plastic wristbands instead of taking care of a good customer was disappointing. We won't be booking with RealJoy ever again, and I'd encourage future guests to read every policy carefully, including their small print, and make absolutely certain every wristband is left behind before checking out. read more

We chose Aweigh From Home (home rental in Santa Rosa, Florida) for a family vacation and, unfortunately, our stay was significantly impacted by a serious maintenance issue. Shortly after we arrived, a significant water leak developed in the ceiling of one of the bedrooms. To the management company's credit, they responded quickly and sent maintenance to assess the problem. While waiting for a plumber, the situation worsened and the entire ceiling in that bedroom ultimately collapsed. After the plumber arrived, the leak was stopped and water service was restored. However, the room became completely unusable for 4 of our 7 nights. They did attempt to relocate us to another home, but were unable to find availability. We were also told that, due to the severity of the leak, the property likely should have been shut down, but because no comparable homes were available, we were allowed to remain in the house. Four members of our family had to sleep on couches and in the living room for the remainder of the trip, which significantly disrupted our vacation. We had to adjust our daily routines, including leaving common areas early in the evenings so others could sleep and being very quiet each morning. Throughout this issue, we had maintenance personnel, the property manager, a plumber, and carpet cleaners coming and going. The home developed a strong musty, damp odor from the water damage, and clothing stored in the affected room had to be washed due to exposure to moisture and odor, making it difficult to fully relax. The management company provided a partial refund of approximately 10% of the total cost of our stay. While we appreciated that gesture, we did not feel it fairly reflected the loss of use of an entire bedroom, the structural failure that occurred, and the overall disruption to our vacation. We were informed that this was their final offer. Beyond the major issue, the home also appeared to be in need of general updates and ongoing maintenance. While the property is in a beautiful location, it is an older home that would benefit from some attention and care. We appreciate that the management company responded promptly to the emergency. However, the severity of the issue--including a full ceiling collapse--and the resulting disruption significantly impacted our stay. We have stayed in Seaside before and had a wonderful experience, but unfortunately this stay did not reflect that standard, and we would recommend carefully considering other property options. read more

Should be Zero rating! Vacationers be very aware of RealJoy Vacation property located at 100 Gulf Shore Drive, Destin East Pass 308, Destin, FL 32541. It's definitely not what it appears to be online. Very deceiving accommodations. My family and I paid over $2,800 for our vacation there and to say that we were very disappointed and dissatisfied is an understatement. This particular property reps say their aim is for a 5 star experience. Well, they failed miserably. I can't begin to express how disappointed my family and I were with our 4 day stay at this property. Before I begin let me just say, this is the first time I REGRET not checking the reviews. It's been said, first impressions are lasting impressions, in this case, so true. Here we go, upon arrival the first thing my family and I see is the splintered deteriorating wood on the bottom of the entrance door, first red flag. Next, we are hit with a horrible stench of a rotten fish smell coming from the refrigerator. We put baking soda in it but it didn't help, the smell stayed during our entire stay. Next, we see a couple of filthy rugs in kitchen that looks like they have never been cleaned or replaced. The garbage disposal did not work. A contractor shows up an hour after our arrival saying he was there to repair it. I didn't know who he was and didn't allow him to enter because that should have been repaired before we checked in. Next, we walk into the living room area and see a hand written message on the balcony glass door exiting the living room to balcony saying, DO NOT USE, What!!! Really!!!! That should have been repaired before our arrival and if you didn't have the parts for the repair, don't reserve it. One of the balcony chairs had some type of white stain on it, don't know what it was. Didn't sit on it. There was literally a raggedy tan rug in front of that door and other rugs in the living area that looked like they have never been cleaned or replaced. They were of dark colors but even the dark colors didn't hide how dirty they were. Next, guest bedroom #1, the balcony door literally fell off the track, while one of my family member was trying to open it. Thank God it didn't fall on her. Also, the area rug in that bedroom was stained, nasty, tattered and torn. Guest bedroom #2, the same, dirty and appeared as if they have never been cleaned or replaced. To sum it up, all of the rugs in the entire Condo were torn, dirty and stained. The master bedroom rugs were the same, particularly the bathroom, awful! The master bedroom closet looked liked it was torn apart at the top and would not stay closed and something as simple as the toilet paper holder was broken, really, really!!! Yes, I took pictures of everything!! I contacted a property rep with all of our concerns also provided photos. I requested to move us to another Condo but was told there was none available. I was told that after our stay someone will contact me about some type of resolution. We needed a solution while we were there, not after we leave. This was in fact the worse place I have ever stayed on a vacation. If we had not paid so much money for this Condo we would have left but unfortunately we were stuck.  Speaking from a business point of view, because I am a business owner, everything should have been repaired before we arrived or just don't reserve it out until repairs have been made. Stand on business values, principles, ethics, morals, integrity. Where has all of that gone? There's an abundance of businesses in this world that are simply money grabbers. Where's the human factor, empathy or compassion? We work hard for our money and deserve to get what we pay for and that's to have an enjoyable family vacation. Not spending the entire vacation trying to correct/fix things that we are not responsible for after paying for supposedly nice accommodations. This was totally unacceptable and the handling of this particular property was not MOST EMPHATICALLY NOT A REPRESENTATION OF A 5 STAR EXPERIENCE. read more

If I could could leave less than 1 star, I would. The property managers for Shores of Panama 1117 are scammers and liars. They told us in Booking.com that we could cancel for free, and then later on deleted that option (even though it was ahead of time). They failed to display their cancellation policies clearly, and it is all the way at the bottom of their document, in tiny print. Their communication is downright outrageous. We waited longer than 48 hrs for them to waive the cancellation fees as allegedly promised, and only after I called Booking customer service, we received multiple responses from them declining our request. It's crazy that we have to go through customer service to even get a response from SOMEONE. These people are money hungry and do not care about you as a guest. Their policies (after being advised to look for it after the confirmation email) do not leave any room for emergencies. They just want to take as much money from you as possible. I CAUTION AND ADVISE YOU: DO NOT BOOK WITH REALJOY VACATIONS, ESPECIALLY SHORES OF PANAMA 1117. Or you'll be billed $350+. read more

We booked a beach condo through Real Joy Vacations in The Majestic Beach Towers for July 21-26, 2025 in Panama City Beach FL, and were shocked at the condition of the unit when we arrived. The photos in the listing are completely misleading -- what we walked into was filthy, moldy, and unsafe. Here's what we encountered: Black mold in both bathrooms -- all over the ceilings, throughout the master shower, and on the second bathroom's shower curtain. A strong, musty odor, as if someone tried to cover up the smell of mold with air freshener. A broken master bed. A dirty refrigerator. A ripped, stained couch, and sofa bed blankets and mattress cover that were visibly unwashed. Broken, dirty patio furniture and a filthy balcony floor. Flooring scratched and torn, looking like dogs had clawed it up. We couldn't even use parts of the unit due to the health concerns. Family members experienced skin reactions from the mold, and we ended up sleeping and showering at a relative's nearby rental instead -- completely disrupting our trip. We contacted Real Joy immediately. To their credit, the manager was responsive and sent a cleaning crew -- but the mold couldn't be fixed during our stay, and no other units were available. We stayed in daily contact, submitted photos and videos, and were told a refund would be issued due to the severity of the conditions. Ultimately, we were refunded only $400 -- which doesn't even begin to cover the cost of a 5-night stay in a completely uninhabitable unit. The update we received was that nothing further would be done. We paid $2,249.44 for this vacation, and got an unsafe, unsanitary rental that ruined our plans. Real Joy failed to deliver a habitable space, and their refund offer was deeply disappointing given the circumstances. Avoid this company. The Palms/Real Joy Vacations #1711 01/03/26-02/28/26 We spent the evening of our arrival and half of day 2 cleaning. The floors were filthy. The eclectic collection of silverware and utensils were filthy, along with dirty pots, pans and baking dishes. The hand mixer was as gross as anything I've ever seen. The appliance are extremely dated. There was one dish towel. No pot holders, no baking sheet. 2-1 quart sauce pans are not adequate for cooking. The 50 year old skillets/frying pans are in dire need of replacement. We went to Walmart and purchased some of the basic needs for our stay. A 2 qt. Sauce pan, 3 gal. pot, a "sharp" knife, spatulas are just a few of the necessities we left behind. The $342.00 fee for the so called "deep leaning" is ridiculous. Whoever does the cleaning needs a lesson on how to properly clean. We have been using VRBO and Airbnb over the last few years finding that cleanliness is not a priority for anyone, anymore. We have expectations of a property being clean, especially when there are excessive fees charged for this. The new, on site Bistro and Bar that they advertised before our arrival and continued to after our arrival was closed. We were not given any notice of this. It finally opened after 7 weeks. The king size bed could easily double as a worn out trampoline. The recliner must have came from a college dorm and belongs on the curb with a "free" sign on it. The sleeper sofa is no better. There is a need for a grab bar for the awkward shower/tub. I am shocked they don't need to comply with the A.D.A. One of the showers had mold. Sunday Feb. 1st-5th we had nternet issues which were finally resolved after 7 phone calls and 5 days, forcing us to stay at or near the condo. We were told by Real Joy they could not give us a time frame as to when a tech would show up to make the necessary repairs. We're not letting anyone in while we are not there. Then on the 5th day, shazam....it was fixed from another part of the building. Why were we not told this could happen? The very, very, very, very cheap towels pilled so bad it was all over our clothes. The cheap washer/dryer ruined many of our clothes. Severe lint from the washer every load. And finally. The daily smell of pot made us think Cheech & Chong were staying on the same floor as us. This was our 2nd stay at the Palms. IT WILL BE OUR LAST!!!! read more

We have taken family vacations for years and have always had wonderful experiences, always leaving good reviews. We never wanted or expected to write a negative review, but Real Joy Vacation Rentals left us no choice. This is the very first time we have ever had an experience this terrible at a rental property. We rented a 3 story house in Miramar Beach (Vrbo property # 1899953 / The Q) for a 7 night vacation to accommodate two families, but we only got to use half of it. When we arrived, the first-floor bathroom was clogged, which turned out to be a severe main sewer line backup that made the entire first floor completely unusable. The Real Joy management team told us not to use the toilet or shower, but what truly made it uninhabitable was the unbearable sewage smell. Nobody could sleep there. Because we lost a whole apartment's worth of space (a bedroom, bunk beds, full bathroom, living room, and kitchenette), our families had to crowd onto the upper floors, with guests literally sleeping on the living room floor. It was so bad that one family ultimately had to cut their vacation short and leave early due to the crowding and odor. To make matters worse, the house they provided was completely neglected: the sofas, dining table, and benches were dirty and heavily stained, a bed frame was broken, and there are unlisted outdoor security cameras watching social areas (one on each floor); a side of the first-floor deck was piled with junked plywood, broken and rusty beach chairs, and umbrellas. We reported this trash as a safety hazard for the kids. Management sent someone to partially remove some items, but they left the heavy plywood and debris behind. To make it worse, they didn't even notify us of the visit, we were down at the beach, and when their crew left, they left our entire family locked out of the house. On top of that, we couldn't even use the grill because of a dangerously frayed cord. Their instructions tell you to plug the grill into an interior outlet, which leaves the door cracked open, completely smokes out the house, and sets off the indoor smoke alarms. Real Joy admitted the plumbing was broken for our entire stay, but after saying "we're sorry," they have completely ghosted us and refused to issue a fair, partial refund. We paid full premium price for a multi-family home and got a crowded, smelly nightmare instead. Save your money and your vacation. read more

The experience was absolutely horrendous booking with RealJoy. We rented a unit managed by them on Airbnb. One of the first descriptions under the listing were "Gulf Views from the Balcony" "Balcony construction on Tower I began in May 2025. The project is set to complete Sept. 2025. The balcony at this unit remains open until further notice, though guests will hear noise as others are worked on.**" This was a complete lie. OUR unit's balcony was being worked on. From the time we arrived we were exposed to men on our balcony performing extremely loud jackhammering to OUR balcony at 4 PM. The balcony was boarded up with no access. RealJoy intentionally concealed this construction in order to continue to rent out the unit. We came on this trip for our HONEYMOON! We could not even hear each other talk in the room because the construction was so loud. Construction started again the next morning at 8 AM. The blinds in the unit were so thin and cheap, the men could see us through them, vice versa. How embarrassing. We reached out to RealJoy immediately and their response was Hello, I am sorry about the confusion. It was listed in the property description. CONSTRUCTION !!! Luau I is currently undergoing restoration. Guests may see equipment and experience noise from exterior work during the hours of 8-5. Balcony access may be limited. Please let me know if you have any other questions. THIS ABOVE MESSAGE WAS SNEAKILY ADDED AT THE VERY BOTTOM OF THE LISTING AFTER WE RENTED IT. It still doesn't make up for the fact that the original listing claims construction would continue through September. They only seemed to care the next morning once we got Airbnb involved and let them know we were leaving the property and considering legal action. We did some research and realized that this is not the first time RealJoy has done this. They offered to move us to another room, but we had no desire to do business with RealJoy after seeing the other terrible experiences from renters and their carelessness. Roaches, mold, etc in several units. Didn't care to take our chances. They claim they processed a refund, however this was one of the most important, special occasions of our lives we will never get back. We drove 5 hours one way just to drive back 5 the next day. Attractions were booked ahead of time, we even booked a photographer. None of which we got to experience. To top it all off- The floors were dirty and the room had a funny smell. We have stayed in this area many times and, given that The Q at Costa Del Sol Mirimar Beach FL was $1,200 more than the townhouse we rented in the complex next-door last year, we expected a significantly higher level of quality. Based on both the price and the advertised photos, we anticipated a much nicer property. Unfortunately, the accommodations did not meet those expectations. The unit was roughly half the size of our previous rental. The dishes were a random assortment of leftover items, and the overall condition was unacceptable. The unit was extremely dirty--dust covered the walls, floors, and baseboards, the curtains were blackened, the furniture was stained and chipping, and the floors were so filthy that our socks turned black. Beyond being disappointing, the lack of cleanliness raised serious health and sanitation concerns. Roaches were found in the bedrooms and bathrooms, splatters of who knows what was on many walls, and all utensils and dishes had to be washed before use. read more

Real joy texted me 20 times leading up to the trip & right before we left. But we had 2 issues while staying & it took them hours to reply. The carpet desperately needs replacing. It's nasty. The mattresses also need updating. They were uncomfortable The washer is so loud. Don't run while sleeping! The parking is so tight. We rented a large suv. And due to their "only 1 vehicle per condo" rule, we didn't want to leave a second vehicle miles away. Our large suv was incredibly tight to park there. Pros: The pool is super nice & clean. We had lots of fun in it. Although the pool furniture needs updating. A lot of it was broken. The beach isn't but a 5 minute walk which we loved & the main reason we rented here. The ac was wonderful. It froze us out a lot & we had to turn it down. And while it's an older outdated condo it was very clean I really hope real joy doesn't filter their reviews & this one posts. You ghosted a family after promising to make things right. 14 people in a week long stay, the place was disgusting, dirty sheets and broken items. Deceitful listing, unresponsive unprofessional customer service, broken amenities no repair or compensation. I booked unit 503 through VRBO managed by RealJoy managment. The listing title is "private hot tub". No mention of the fact that you have to pay $55 in advance to use the hot tub except for the fine print at the bottom of the listing. The trip is to celebrate our 14 year anniversary and we booked this unit specifically for the advertised private hot tub. So I was willing to pay the $55 to have the romantic week we had planned. I called to pay but discovered it wasn't working. I spent 18 hours yesterday trying to get the issue resolved visiting the office multiple times, calling and leaving messages, and sending unanswered pleas over txt. They finally responded at 8pm last night saying that the hot tub wouldn't be repaired during our stay, "sorry". No attempt to compensate us or make it right in any way. RealJoy is a terrible Managment company and should be fired if they represent your property. I can assure you have, and will continue to loose money on your property because of their deceitful and unprofessional business practices. read more

Windward 408 at Edgewater July 2025 Avoid RealJoy Vacations - Misleading Listings and Unacceptable Conditions I recently stayed at Windward 408 at Edgewater, booked through RealJoy Vacations over the July 4th holiday, and I feel compelled to warn others about the experience. The condition of the unit was far below what was advertised online. The photos posted do not reflect the current state of the property. Upon arrival, we were met with a strong, unpleasant odor. Two dirty rags were left in separate restrooms, and there was visible black mold in the hallway air vent and the master bathroom vent. One of the bedroom walls had what appeared to be vomit or urine stains, which were never fully cleaned, even after a second cleaning crew was sent in following my complaints. Only one of the sliding doors functioned (in the master bedroom), the baseboards were broken and dirty, and there were rusted hinges throughout the condo. The box springs in one room were heavily stained, and nearly every wall had visible marks or grime. I have never stayed in a vacation rental that was in such poor condition. When I called RealJoy Vacations, I had to escalate the issue before anyone responded. They admitted the unit had only recently come under their management, but that does not excuse listing it with misleading, possibly outdated or enhanced photos. To me, this constitutes false advertising. Unfortunately, I was also unable to leave a review on the RealJoy website, which raises further concerns about transparency and accountability. I strongly urge others to avoid booking with RealJoy Vacations, especially this unit. "Nasty and run-down" is putting it mildly -- this unit should not be rented in its current condition. read more

I hired real Joy last November to manage my home in Miramar beach. They allowed a local mom to rent my home for two nights despite me only wanting 3 day minimum stays! The mom allowed her daughter to throw a rager of local high school students! I received a call in the middle of the night from a neighbor stating the kids were throwing glass bottles off of the deck. The following morning Real Joy called and suggested I allow them to stay BUT I insisted they be evicted because there were NO adults! I was told my RJ there were no damages, however friends inspected for me and found plenty! RJ requested the photos! I drive down to check the house and was standing inside it when I called and they told me it was clean and ready for next renters! It wasn't! There was red Jell-O shot puke in the bathrooms, pink feathers pinned to the walls. Again they asked for pictures! I went back before the next renters checked in and things were still not correct! Not acceptable as there was still a big spill behind a night stand that was turned toward the wall. I fired them! Very unacceptable when you're keeping a large portion of the rent to expect the owner to inspect and report for you!!!! read more

Who charges you $422 then leaves the place filthy and forces you to stay during a hurricane? RealJoy Vacations! My family and I recently booked a 6D/5N stay at 42 Grayton (a RealJoy property). The automated emails and check-in info was streamlined and a breeze, but the issues started the moment we walked in the door. Upon our check-in we were greeted by cat on the porch, filthy floors, stained sheets, food covered kitchen cabinet handles. Made a pot of coffee and almost had a liability suit due to a broken handle on the pot making the pot unusable for safety reasons. We contacted their customer service and provided evidence (photos and detailed descriptions) and were given scripted apologies and assured the unit would be cleaned. However, it was so dirty that we cleaned it to the best of our ability after buying cleaning supplies to self clean the unit despite almost spending $500 in cleaning fees. Finally, a storm that quickly catapulted into a hurricane (projected CAT 3) was reported to AirBnB as a "mild storm" and the reservation would not be changed. If it were a mild storm why would multiple service trucks and contractors be on the property securing, landscaping and literally "preparing for a hurricane" from the mouth of a service professional hired by the HOA. Even the company called to say they were having service people arrive to "secure the property"! Why would you secure anything for a MILD STORM?! After the GOVENOR issued an evacuation order for the area and we provided 8 weather news station screenshots, articles and the governors notice, they DENIED a 2-day refund. I've never had such an incredibly horrific experience in my 25 years of traveling. The lack of cleanliness, liability and lack of corporate accommodation and customer service is laughable. We checked out regardless I pray no serious injuries happen to any of their guests during this "most aggressive storm the Gulf has seen for time" according to the National Weather Service and if they do, perhaps that will be the lesson this company needs to do better. read more

Would give them a zero if I could. We booked them through Airbnb months before our trip. We had a group of 15 people coming from Ohio, half driving 11 hours and the other half buying airline tickets, only to get to PCB and learn that RealJoy double booked their rental. They offered zero help other than giving us a refund and left 15 people stranded last minute without a place to stay. I would never recommend renting through this company. read more

We rented Destiny Villas unit 15A for the month of February. The windows were very dirty, some were green. It was an upstairs unit and the fire marshall would probably shut it down. Neither balcony could be easily opened. My wife needed help opening those things. The stove was accidentally turned on twice because the knobs were protruding out so far. Just rubbing against them turned on a burner. The balcony handrails will give you splinters they are so worn and untreated. Saw the biggest roach in my life one morning because he had been flipped on his back in the night and I had to put him down. One last thing the shutters on three windows were so old and rotten that they made enough noise when it was windy that the downstairs guest mentioned them to us. We're still coming back here next year but not to this unit. read more

Rented from them 4 times. The first time was a disaster, filthy condo with maintenance issues. The second and third times, we changed to a different condo in the same complex, and had very good experiences. Unfortunately, for the fourth rental (same complex), condo was again filthy. Real Joy needs to set high standards and supervise their cleaning crews. Won't rent from Real Joy ever again, as I'm done cleaning up urine stains, food spills and mold in a vacation property.​ read more

UPDATE: Manager finally agreed to refund us after many emails and phone calls. I'm updating my review from 1 to 3 stars but keeping the story below. Hopefully it doesn't happen to anyone else. Our family rented a place from RealJoy and it was fine. But a couple weeks later, we received a voicemail saying the cleaning crew discovered a crack in the glass on the stove. A couple weeks after that, a new charge for $629 appeared on our credit card and we received an email accusing us of breaking the appliance. We asked for pictures and they sent one that was dated the same day as the email (i.e. *not* when we stayed there). It showed a stovetop with a crack in the glass. read more

My friends and I stayed at their Alerio property in Destin on the 4th floor last weekend. We got on elevator A at 5:57pm in our building on the fourth floor on our second evening there to go down to our vehicle. We got in, I pushed the button for floor one. The door closed and we sat there. I tried to press the button to open the doors and it did not work. I pressed the number one again. Then I noticed the screen that shows the floor flashing *0S and *F3. I pushed the alarm button for help. Nothing happened and no one answered. I press the button again. No one answered. I pressed the button again and no one answered. After reading all of the signs to try to find a phone number to get help, the only thing left to do was called 911 at 6:03. They transferred me to the closest station and three firefighters showed up to get us out. There was no breeze. It was very hot and stuffy and I was sweaty profusely. RealJoy refuses to take the situation seriously and likens the situation with the elevator to the lawn care - they don't manage that. So, if you're looking for a 5 star stay and consider getting trapped in an elevator on your bucket list for vacation, please go ahead and trust them. I wouldn't recommend it or them! read more

If I could give 0 stars I would not only was our unit infested with gnats my kids woke up to Bed Bugs bites the first night when I called customer service Ms Linda was very nice however we had to wait till someone came and verify it was bed bugs at 3:30am then the kids had to sleep in our car til 8 am waiting for the office location to open I ask if we could just be moved they told me "No" they didn't want a risk of transferring of anything, I told them we didn't bring them and ask if they could at least help us find somewhere to go they said no the wrote a check for a return, the manager never came out to even discuss the matter they didn't offer NO APOLOGIES, NO ACCOMMODATION, NO SYMPATHY not a care! Worst vacation ever!!! 5 adults and 2, 11 month old babies. Received an email about 10 days before our vacation that the balcony was scheduled to be redone and should be done before we arrive. They said they just want to let us know just in case they need an extra day to finish once we arrive. Then the day before we are to check in they tell us the balcony won't be done during our stay! Total BULLSH*T!! Never offered a discount and won't respond to emails!! Just basically tough shit! The wrap around balcony was a big reason we stayed here! Now 5 days straight of air chiseling on our balcony and the floor above and below us. Impossible for the babies to take a nap! We will never stay here again!! Condo was filthy!! A few minutes of the babies crawling on the floor and their hands, knees and feet were black!! My wife had to map the place! We are missing a smoke detector in the kitchen/ living room. The fire alarm outside our door was missing with wires sticking out. They stacked the patio chairs in our room making the room more crowded. We're not the only ones unhappy, several people here are having the same issues. But the Summit and RealJoy Vacation Rentals don't care as long as they get their money!! Room 1432 read more

My daughter and I stayed at Summit 818 (reserved through air bnb, hosted by RealJoy Vacations) March 23-26, 2026. I booked the rental unit on Feb 18th 2026. March 7th, 2026 I received a message from RealJoy through the air bnb app that stated there would be ongoing construction at this location. There was no signed agreement between myself and RealJoy or air bnb that agreed to staying in a place with construction noise. I figured this wouldn't be an issue, and they wouldn't put a paying customer in a room directly next to one where there is pounding and cement drilling at decibels that cause hearing damage, for 9 hours a day during the entire duration of their stay. I was wrong. I immediately contacted customer service to get a refund, or at least be transferred to a quieter room. I was denied either. I sent a message through air bnb, an email to RealJoy Vacations, and I called their customer service line to reach a fair agreement as far as refunding our stay. "J" at RealJoy assured me that the best he could do was $90, for the entire stay that was entirely uninhabitable for 9 hours a day. I have photos of the workers on scaffolding at the unit right next to ours, and videos of the level of noise in each room of the bnb, with doors and windows closed, and one of the noise level on the balcony at 8am. The fact that a company would charge someone to stay in a harmful (hearing loss!) situation with zero accountability for their disgraceful actions is completely unethical. I feel this incident warrants a full refund, as well as an investigation on behalf of the many customers that RealJoy has done a disservice to when they could just take a tax write off for lost income due to construction, or at least offer a room in an area with tolerable decibel levels, rather than subjecting customers to unethical and inhumane conditions. read more

We have stayed at Hidden Dunes for years and years. We have always been pleased with the condo and the rooms offered. However, over the years we've noticed a steady decline in customer service. Specifically since Realjoy has taken over the management. This trip has ruined any hopes of ever staying with them again. We arrived 5/24/24 to room 402. Since our arrival we've spent the duration of time without a washing machine. Our units washer will not spin or clean the clothes we try to wash. Realizing it's a holiday weekend we expected some delay BUT as we sit here on 5/28 we have YET to get a working washing machine. The increased cost of renting the rooms (which are nice) you'd expect some type of prompt service. To date we have simply received lip service. Everyone of their employees is "super sorry" but lacks the ability to do a thing to resolve the issue. We have 7 people in this room and haven't been able to do laundry since we arrived. Completely unacceptable!!! Real joy you have ruined a wonderful condo, family trip and customers that have stayed at hidden dunes for the last 10 years. After this trip good riddance. I only hope your business experiences the same downfall as this trip. Follow up- while talking to the front desk person she spoke to her manager. His name is Adam. While speaking to him on speaker phone his assistant text the lady at the front desk. Funny enough I had her phone. Renee Adam's assistant said the following "he is such a dick", "isn't it double red flags today, maybe he should go for a swim". Just wait for this escalation. read more
