This is a great place to stay if you are coming to Destin. It is walking distance to the beach. They are gated and have security at the gate so that you feel safe. The worst vacation rental experience I have ever had! We arrived on Saturday expecting a fun, relaxing vacation and got the complete opposite. we received NO notice that beach renourishment was happening prior to our arrival. We paid higher prices to have an unobstructed ocean view and got a view of port-a potties, large pipes, large construction equipment, and a huge, unsightly dredging ship. We also paid for direct access to the beach, including beach service. What we got was no beach service we had to drive to the far end of the property to access a tiny crowded beach area. We had to purchase an umbrella and beach chairs which should have been included according to our rental contract. When we approached management, they offered NO refund, discount on future stays, or any assistance at all. Just a lot of excuses. There was construction noise around the clock. read more

Our family has been staying at SC every summer for about a week at a time for the past 15 years. There is something for everyone depending on the size of your group. We stay in a stand alone condo near the checkout building. It's a short walk to the beach and we are near the pickle ball courts. On the 4th of July we enjoy going behind the Lagniappe and watching the fireworks. read more

Loved everything about our stay at Sandpiper Cove: beach access, tennis, golf, pet-friendly, restaurants, grocery and other shopping nearby, easy parking & quiet. There's two sides to Sandpiper Cove: - The gulf side has a surprising number of beach front units & Rick's Sand Trap Beach Bar & Grill. It's has a private entrance that requires a code to enter by foot or by car. - The larger area of Sandpiper Cove is just a quick walk across Gulf Shore Drive & has all the pools, tennis & pickleball courts, 9-hole golf course & putting greens as well as the restaurant (Louisiana Lagniappe). That side also has a gated entrance. Most security guards seemed friendly checking car tags & waving guests in. BEACH: The private beach access with chairs, umbrellas and a snack shack was so convenient. The chairs/umbrella perk seems to be dependent on the individual condo owners so make sure check your condo's listing to see what's included. BONUS: We spotted a pod of dolphins our first morning- there had to be at least 6-10 swimming around so close to the shore. Our particular unit seemed to be recently renovated with a nice kitchen, new & well maintained appliances, comfy beds and decent size patio which was fenced in so our dog could walk around too. We were in the larger area of SPC & only a few buildings over from the security gate so that translated to a quick a 5 min walk to the beach! The location was perfect especially when we decided last-minute to try to catch the sunrise & sunsets. PETS: Welcome in some units & the fee is very reasonable. Guests must present current shot records at the security gate when checking in. My pup was even issued her own Sandpiper Cove resort band (so cute!); the tag isintended to go on your dog's leash. Units vary by owner so it really depends on what you want & need: upstairs or downstairs, quicker access to: golf, tennis, pickleball, beach, pools, hot tubs. Overall, recommend SPC & would stay here again. read more

We stayed in an expensive (prepaid) oceanfront condominium 4/15/26-4/22/26. After arrival, we learned their private beachfront property would be under heavy machinery construction to dredge the beach . To this end, the beach was nearly inaccessible because of dredging equipment, bulldozers, boats, workers and yellow tape encircling site equipment. Sandpiper Cove failed to notify us before, during or after our departure of any accommodation for customers during this time. I contacted the management office to discuss the situation . Sandpiper Cove displayed a lack of genuine concern for the customer experience during this timeframe. Sandpiper Cove's response was that they had no knowledge work would be performed despite their beach being corded off with construction equipment upon our arrival. Sandpiper Cove also stated they would not work with affected customers besides saying " sorry". At no point during our stay did Sandpiper Cove proactively discuss and explain the operations negatively affecting customers who paid for private beach access. In fact, machines ran all night with bright lights beaming into our rooms, constant back-up beeping and work that literally shook the floors in our above ground accommodation making rest impossible. This experience will be difficult to forgive and forget when the next beach trip is planned because Sandpiper Cove chose to withhold details of the beach "dredging debacle of 2026". Absolutely LOVE this complex! Keep in mind all of the units are independently owned, so the management company experience and amount of updates can vary wildly from one unit to the next. The complex itself is one-of-a-kind! Spread out over 43 acres, this walk-friendly development features 5 pools (2 heated), a par 3 pitch-and-putt golf course, a canal (great views!), tennis/pickleball courts, and a few communal grills. Some units are dog friendly, some are not. Some have a private washer and dryer, some smaller units do not. Some units are beach front, many are a relatively short walk to the beach (you can also drive across the street and park near the beach, space permitting). I like the gated entrance with 24-hour staffing; I've always felt very safe. Some units include a beach set-up with their rentals ("beach service" - two chairs and an umbrella), or you can rent your own daily if not included/desired. See the guys under the red "OFFICE" umbrella by the base of the main stairway to the beach - this is a seasonal offering. The complex features an on-site higher-end restaurant (Louisiana Lagniappe) and also a cash-only beach bar (Rick's) featuring great casual food and beverage options (the latter is seasonal). Rick's also features restrooms and outdoor showers to clean up after your day at the beach comes to an end. The Louisiana Lagniappe is located on the harbor, and is an official stop for the Destin Water Taxi (seasonal - call for availability), so you can take a unique form of transportation to and from the restaurants and shops located at HarborWalk Village. Target and Winn Dixie are just a short drive away for picking up your groceries and necessities, and there are plenty of restaurants and beach shops nearby. If you want a nice destination walk, take a stroll to Capriccio Cafe for your morning coffee and/or baked goods (great crepes, too!), or swing by The Local Market to pick up breakfast or a lunch you can have packaged for the beach (both are located off Gulf Shore Drive). If you're up for a short drive and looking for great area restaurants, I recommend Mimmo's for Italian, the Donut Hole for great breakfasts/home cooking, Burrito Del Sol for casual/quick serve Mexican (eat there or take to-go), and the Front Porch for great ambiance (ocean-front dining) and seafood. Lulu's also has a great vibe (live music on weekend evenings), and is located on the harbor. If you aren't a fan of the high rise feel and like the ability to walk/bike/take a golf cart to nearby points of interest, this complex is for you! read more

Horrible they were repaving the roads and parking lots when we were there, they had a manager with his helpers directing traffic threw the complex my wife and I were directed to move forward by one of the helpers all of a sudden the manager ran up to my window screaming at me asking what the hell I was doing So I yelled back at him saying his helper to me to go, he told us we had to leave or he was calling the sheriff, I told him we are 17 hours away from home and both of us are in are 60s he said don't car leave or calling police. Never go back and don't recommend to anyone if its that easy to get threw out for basically nothing and no respect for their customers. read more

We stayed in unit 1027. The pics from the listing were not true. The air conditioner was leaking water and the maintenance guy finally came to look at the unit after 3 days, got a small shock. The threshold in tbe bathroom wasn't done. The back deck had a board missing, no gate to keep kids or animals from going off the porch. The boards on the deck were sticking up and coming loose. The front porch has a sway in it. The closet door was broke. The rug in the living room was white and had several animal stains on it and smelled. The screen on the back deck was broke. ​ read more

Sandpiper has always been mine and my families favorite vacation spot. We love Destin Florida, and we have never wanted to stay anywhere other than sandpiper. My household has stayed there, my wife's extended family (five different households) Have stayed there many times over the years. We've always enjoyed everything about Sandpiper, especially the returning discount. Now Sandpiper has not only raise their prices, based more than doubled their prices. Our last day was $3500 for nine days in a two bedroom beachside condo. The price now is $8000. When we spoke with the property manager to discuss the price change she told us that Sandpiper is happy with the price changes and that it will "keep our class of people out of there". So thank you Sandpiper for price gouging my family and I had of our favorite vacation spot. We now see that the working class families are not welcome anymore. read more

I stayed here many years ago and came back a few weeks ago ( August 2020) but will not return to this place. It has changed. They gave us the wrong unit made us pay more for the one we wanted, the washer was broken refrigerator ice machine broke and the people in the office were very rude. Don't expect coffee, paper towels, trash bags. Poor communication on what to expect before you arrive & how to leave the unit. Office staff seem bothered to answer questions. The laundry lady acted like the extra towels were coming out of her paycheck. This used to be a nice place to stay. My advice spend your money elsewhere I certainly will. read more

The home is in a great location. There is a shopping center nearby. The beach is clean and had a bar and grill (cash only). I would suggest reserving your beach chairs ahead of time. The home is not on the beach but truly a short walk to the beach (Unit 1047). If staying for a few days I would suggest renting a golf cart. The home was decent. The place was a little dusty. I lifted the pullout mattress and there were sand and crumbs underneath. The beds in the bedroom also had a lot of dust under them. The bathroom and counters needed a wipe down. The pullout was hard to put back. I really enjoyed the deck. It overlooks the canal. It was nice to be able to eat dinner on the deck. Dogs are not allowed on the beach. Parking was easy and plenty. Aside from it getting a good scrub down I have no complaints. read more

over priced and 70's era. poorly stocked rental condo's, unit 7201, not enough bar soap, no shampoo, paper towels, no coffee machine filters, no laundry detergent, no scrub pads for dishes, no hair dryer no dish soap, etc, etc. I suspect renters leave stuff behind but the house cleaning department must remove/steal for their own personal use? I suspect the landlords are mailing it in with no hospitality whatsoever and the same with the managing company, Holiday Isles Properties. Great Amenities and location, awful staff. We had a group of 7 Men stay at one of the two bedroom VRBOS here and let me tell you, the staff couldn't have done anything more to make us feel more unwelcome. Upon arrival we told the staff at the front that we had 7 with us. They immediately responded telling us that it only allows 6 despite the ad (the same place we deposited 1600$) telling us that it sleeps 8. (Not to mention we originally had another guest with us who ended up having to cancel, can only imagine what they would've said if we showed up with 8) Anyways they essentially told us to figure it out and when we pulled over to get things situated, they told us that we had to leave the property to do so. RIDICULOUS! We eventually showed them our booking and how it advertises 8 people and they let us in. Furthermore once the other half of our group showed up they gave them a hard time getting in as well. They ID'd me (I'm 25) and made a smart ass remark about how I was just barely old enough to be staying here since they have a "strict policy of only 25 and older with rare exceptions". It felt like they were doing everything in there power to not let us in despite already being paid for. Not to mention one of the workers made an arguably racist remark towards one of our friends while we were playing golf. No one was bothered by it but it was just cringe. Aside from the staff, the room was nice, location was unbeatable, and the amenities were terrific. Would I stay here again? Maybe under new management. I understand the stigma behind a group of 7 younger men on a bachelor party but we are well mannered and mild. No loud music or anything like that. We had the best vacation at this place. Our condo had three rooms and a pull out sleeper bed. Each room had its own television if you needed time away from the family. The washer dryer was kept busy. The ice maker was a nice bonus. Our balcony overlooked the lazy river and the pool area. The really great part was our condo connected to the skywalk and we had easy access to the beach without getting the kids in the car and struggling to find a parking spot. I think that Fort Walton Beach is less crowded and cleaner than Destin. For your next vacation check them out.. read more

They have a golf course, a restaurant, private beach access, five pools, three jacuzzies, snack shack and tennis courts. The sandpiper staff are wonderful! There is security walking around and at the front entrance. The staff do a nice job with upkeep of the facilities. The beach is beautiful! The beach is not overcrowded. The staff is friendly, safety, economy and luxury all in one. I really enjoyed my stay here. The room I was i was 8246, and I still can't get over how nice the studio is. The tooms comes with all the supplies you could possibly need for a home away from home, from new appliances toaster, microwave, coffee pot and even brooms and pans. Seriously the view is awesome your right in the middle of small theme parks, about mile from wal mart and minutes from the beach. Will definitively recommend this place to all my family and friends and will have yo come back hopefully this next time I wont get rainy weather! read more

We first went in and had ants in the kitchen. Then found 3 deck chairs broke. We needed extra towels and trash bags and the attendant was very rude. She made us feel like we where trying to steal the towels. No umbrella for the back deck so it was unusable during the day. RENTERS BEWARE! We just had Sandpiper Cove cancel our Memorial Day weekend beach trip we have had booked for months - 3 days before leaving! The condo apparently sold and the new owners don't want renters. They also refuse to accommodate any replacement. They repeatedly tell us they "made it right by giving us our $200 deposit back." They will not reduce the only place available one cent. (It's a significantly more expensive place available for less nights than our original booking!) They flat out refused to wave any of the fees they charge. People need to know they can cancel on you any time with no recourse! read more

The staff were very friendly. The location was excellent, walk across the beach. The pet friendly unit I stayed in was not too clean. The entire unit smelled like pee. The carpet looked like it hadn't been shampoo in over a year ( stained/smelly). The blankets were not washed but folded n placed in the closet like they were clean. I am not sure if it was because of the pet friendly unit that might be smelly. I am hoping this review would help improve the cleanliness of the pet friendly units, because for the price I paid for 3nights ($640), it was not worth it. read more

No complaints from me. There are different size condos available, we only needed one for four people and ended up with a great one. The person we rented from was quick to respond, offered us a great deal, and was extremely friendly, answered all of our questions, and had everything we needed waiting for us when we arrived(toiletries, dish washing/laundry soap, and all the pots and pans we needed). It was not at all a hassle to deal with the management or realty company(whatever Holiday Isle is) that gives you the keys and information. When staying here you are given access to a private part of the beach that is not crowded and is extremely gorgeous. The grounds were well kept, and had great pools, and barbeque areas that we actually took advantage of. We went last year and are actually returning in the next two weeks, and can't wait. read more

This place has a awesome beach and it is very cool. But they were fixing the roof the hole time and our washer was broken.

The condos and beach are great. We have been coming here for 12 years. It is very convienent to everything and access to the beah is very easy. Now for the reason I gave a three star rating. The firat several years we came here I would give this a 5 star rating but since the change in the beach chair Nazi regime I am bumping down to a 3. Every year there are less and less spaces to put your chairs due to the rental chairs. I have gone days on end sitting behind empty chairs becausr they never fil them all up. The previous year we were asked to to move because we had set up in front of the chairs. We packed everything back up and moved. This year after several days of sitting behind the r Empty rental chairs i had enough. I moved the chairs back and under the umbrella and lowered the umbrella down to get it out of my way. This obviously upset the head beach chair guy who came donw and started yelling at me for moving his stuff and telling me i had to move. I tried tk explakn to him I was tired of sitting behind his empty chairs but he continued to demand i move 50 yards farther down the beach when i had already drug my stuff down the beach a 100 yards past the ramp past all his chairs. He proceded go write my room number and told me he hated guests like me. Sandpiper cove needs to get a handle on this guy or they are going to lose buisiness. I have seen him badgering other people up and down the beach for disrupting his moneymaking scam. So if you stay here and get hammered by the beach chair guys just stand your ground. Definitely not recommended for the horrible guest services! This is the worst place that I had ever seen as far as customer relation is concerned. On the check-in day, despite of our repeated request to check in as early as possible or just to drop off the luggage, the administrator repeatedly refused to help. Check in time was 3 pm, but our room was not ready until 7 pm, with dirty night stands left with sticky sparkling gel. It was the worst hotel experience that I had ever had. read more

Awesome gate people nice location just a walk to beach nice room but dirty when I got here it was OK but then I started noticing things like curtains was broke keeps falling down and I'm a wireless network engineer and they are using a sprint hotspot as internet no good never work they have cable why couldn't they get cable internet they supplied dishes and stuff all dirty blender was broke rug dirty, nasty bed sheets dirty and rip and a pest guy sprayed the room on the last day we was there but it's only 366$ I pay little and got little going somewhere else next time read more

Stayed here for six weeks, it was the rental from hell. We told the office the day we moved it that the condo was not clean.. no response. We later told them the toilets would not flush properly, they sent someone in when we were not there to fix it...did not fix it. Reported a couple of bugs...no response. This unit 9120 is in need of a major renovation. Furniture uncomfortable, rug covered in dog hair. The vacuum would not work, stuff poured out of the bottom of it. They had to bring us another one. Windows were very dirty. Was very disappointed, we left early to return home. On the plus side, great pool and hot tub. Heard a story that a small dog was killed by a Copperhead. Don't know if it was true. Was hard giving them one star. read more

Nice place, will definitely come back. Location is great, just minutes from all local attractions and still semi secluded. About 5 min walk from our golf based property to the beach. Probably not going to rent the same property though, beds were very uncomfortable and they forgot to made one of them, so we slept without linens on the first night. A toaster needs to be replaced it were just burning bread. Would be nice to have a hairdryer too. Our unit was 2059. Otherwise good value for a price. read more

Posting for a friend and her family that booked a vacation for 5/23/20-5/26/20. The Le and Lam's Me and my family had booked this place this past Saturday till Tuesday for memorial weekend. When we had arrive it was just beautiful and seemed like a friendly place to stay for a good vacation out of town unfortunately that wasn't the case. We had got there and unpacked everything my sister was having trouble getting the door to unlock so we end up getting one of the guards that drove around in a golf cart to help us. The man seemed nice he told us what we had to do and where we needed to go. 20 minutes later waiting on my sister to come back with the package to open the door we brought everything in and settled in no more than 10 mins and my sister got a phone call from one of the man that owns that place and said we had a complaint saying its too many people that it didnt matter if they were little babies it still was too many and said we could split up until it fits only 8 people. After getting off the phone they called right back and said we had to LEAVE IMMEDIATELY not letting us grab our things and i have a 5 month old baby and my sister had a 2 year old and other nieces. The man was being so rude on the phone and in person saying our kids were loud but they were all tired and just sitting there and would not even give us time to grab our things the people in the condo behind us were laughing and being rude to my niece. I felt like they were being racist or prejudice because we are asian and through this pandemic people have treated us poorly when we MY FAMILY have nothing to do with it or it could just be a regular reason like racist before the pandemic and this is just now letting people show their true colors. We drove from Mississippi about a 4 hour drive we closed our business early just to try and enjoy the weekend with our kids and parents. Im highly upset at this place they handled the situation very unprofessional. Everywhere els was booked we had nowhere to els to stay It was 9pm we had to drive back all the way home and did not make it home until 3 something in the morning!!!! I was so angry we all were angry and tired most importantly i was angry seeing my baby crying and my parents are from a whole different state and not being able to enjoy the beach! I have stayed here for the last few years and I have enjoyed being in a low rise setting. Much less hassle with luggage, much quieter, etc. I rent a beachside unit through Sandpiper Cove and the unit rent has the beach chairs included (#2120). I also like that the rental company will change out my towels and sheets as often as I wish. The complex is a bit older, but any unit I have stayed in seems to have been updated. read more
