I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

Our only option now is to pursue Wisconsin state law which states: Receiving money in advance for providing a product or service, and then never performing the service or delivering the product is considered fraud under Wisconsin state law and if convicted can include jail time. This shall be our next approach to recover our money.

We went in without expectations--and we found a solid cherry dining room table with six matching chairs. The table was in mint condition and had two leaves. For $150, we had a new table--and we still have it and love it as much as when we bought it. I have since joined their website so I get email alerts to let me know when they've got a sale. Besides finding amazing furniture and other home goods as well as designer clothing, the way that they curate the merchandise makes sorting not only easy, but it is organized and respectful of the person/people who owned it previously, who I surmised have passed away. I've been to other estate sales in Madison, and items are thrown higgledy-piggledy, but the Amys and their team treat everything and everyone with respect.

The interior was very well done and the building maintained well. But sadly, the complex was marketed as "non-smoking" which was a big reason why I signed the lease. However I quickly learned after moving in that it was far from it with tenants smoking marijuana in their units and the smell permeating into the hallway and in some cases into my unit. When management was alerted there was little action besides one email to all the tenants which did nothing to stop it. One sign on the bulletin board which lasted less than a month. I think they could have and should have done more which is why I ultimately decided to leave the apartment before the end of my lease term. My health was suffering from the constant stench. Otherwise, it's a great property and if you don't have an aversion to smokers, I recommend it.

Avante Properties plays hard ball with their best tenants. Here's what happened to us…read more.. We have an apartment at the Arlo in Fitchburg and have been excellent tenants since June 2024 when the building opened. Avante recently notified us that the lease for our second stall in the parking garage has been terminated and we have six days to vacate it. There was no explanation or apology. #1: In the luxury rental business, it's not a good idea to treat good renters poorly, especially your top tenants. Poor reviews and word of mouth will expose you in a big way. #2: Avante has been allowing tenants to move into the garage as late as November-January, just in time for bad winter weather. We've been paying for the second stall since last June so we would have it for the winter months. When we asked Avante for a credit for the past seven months, they referenced legalese from the parking rental agreement, and threatened to tow our car if the stall was not vacated by the deadline. Avante's communication has been disappointing and shocking. #3: During the fall, Avante raffled off 2 free parking stalls to Arlo residents who wrote Google reviews. So they are willing to give away free stalls, but then kick out their paying customers? Huh? Complaining about a valid issue and requesting reimbursement for what we consider fraudulent behavior on their part has ultimately resulted in them threatening not to renew our 12-month apartment lease this spring. Wow is all I can say. A property manager can make or break your apartment rental experience. If I had to do it all over again, I would not rent from Avante Properties. I would look elsewhere.
