The house was never maintained and was extremely filthy. When we reported to them, our claim was dismissed and that they'll only fix a few item. The remaining reports are deemed as cosmetic issues. Despite attempting to work with them to find a resolution, they threaten to put us in 'Eviction' status even though we never took possession of the rental property and only inspected the house when we arrived. When the rep called, he said since we want to terminate the lease, we're required to pay 2x rent for early termination and hung up the phone. Now, they attempted to close the case without resolution.

Last we heard they have 46 vacancies in houston, and word is spreading. Do yourself and your family a favor and DO NOT Rent from these people you will pay dearly. That is a guarantee, espcially with surprise charges when you move out, a tactic they use to take money from you, if the property isn't immaculate, better then it was before you moved in. Plus YOU WILL have to pay for pro carpet cleaners pro cleaners to scrub the house right there was $600 out of pocket. Then when i wanted to terminate my lease they said I could with 60 days notice. and when i finally departed i was charged security deposit of $3k and then they wanted to charge me for clean and paint on top of keeping my security deposit. I have written and called to complain and give them opportunity to make right and they explained how I didn't follow through with contract when they are the ones that had me Move out early because they rented property. It would be easy to assume involvement, but I genuinely believe it's incompetence rather than intent. You can finish last in your law school class, barely pass the bar, and still practice and based on everything I've seen and heard, that seems to be the situation here. I've closed over 1,500 real estate transactions, and she is by far the worst closing attorney I've ever encountered. The attached photos shows just how bad the title work was. My experience with this property management team has been extremely disappointing. When I moved in,…read morethe dishwasher was already broken -- something I noted during my self-inspection. After requesting a repair, I was charged for the water supply line being off, even though it was clearly like that when I arrived. That charge should not fall on me. Once the water line was turned on, it caused a flood in my kitchen, which could've been avoided if proper maintenance had been done in the first place. Only after that did they agree to replace the dishwasher -- but even then, I was told a day, not a specific time, making it impossible to properly arrange time off to be present. On top of that, my door lock was damaged from the beginning. It's completely broken now and I can't even turn the lock -- a major safety concern. I've reported this issue multiple times and it's been over a month with no resolution. This level of neglect is unacceptable. As a tenant, I expect safe living conditions and timely repairs.
