Prior to Vista, both communities were managed by large, "big box" management companies. While there are advantages to size, both associations struggled with rigid systems that prioritized process over the specific needs of the community. Vista Management, under the leadership of Tina Yamada, strikes a rare balance between strong knowledge of Florida statutes and the flexibility to tailor management practices to each association. That combination has made board service far more effective--and far less stressful. Vista is particularly strong in financial management and accounting. With their support, both associations have maintained balanced budgets and healthier reserves, making emergencies, maintenance, and future projects significantly less painful than my prior experiences. They are also skilled at managing communities with investment owners and rental properties, navigating tenant-related complexities professionally while supporting consistent enforcement of governing documents. Communication is clear, timely, and dependable. Issues are addressed, follow-ups happen, and problems don't linger. Given the evolving Florida condominium legislation, having competent and responsive management is essential. For boards seeking professionalism, accountability, and a personalized approach, Vista Management is well worth serious consideration. My emails were repeatedly ignored, and I was forced to follow up multiple times and leave voicemails just to get a single, dismissive response telling me to "contact the vendor." ​I pay the HOA, not the vendor. It is the management company's responsibility to handle their contractors, yet they refuse to provide any actual assistance or professional communication. If you expect a management company that responds to homeowners or takes accountability for property damage, look elsewhere. Vista CAM is incredibly unresponsive.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

My family and I used VRBO to rent a condo in St Petersburg from this company. The condo was beautiful but apparently, after further reading, this company is basically as cheap as they come. When we checked in, there was one roll of toilet paper in each bathroom. One trash bag. We did go to the store but never in a million years would I believe a VRBO would be so cheap as to not provide trash bags or toilet paper!!! (This is not my first VRBO rental either! My last one was half the price and far better stocked in every area!) Of course, we ran out of toilet paper and thought housekeeping covered that. Nope. It wasn't til I was rereading ALL their many pages of rules that I even notice WE were supposed to provide toilet paper. I can buy 80 trash bags from Aldi for $5 and a multi roll toilet package for $10. It's really not a bank breaker. They will leave you a bottle of wine but NOT toilet paper. The owner said no toilet paper was normal. I've asked tons of people I know and they're all shocked to hear this is even a thing. I'll be looking elsewhere for a rental next time. This one was definitely not worth the price.

Apparently, they know how to take the reservation, but not hold the reservation. We only found out because we called to request an early check-in and they said it was cancelled. (we did get a cancellation notice 24 hours later after that... which was not very helpful since it was 20 hours after our check-in would have been). Their customer service was awful and non-helpful. They offered no solutions or options for us and applied no effort to help. Avoid at all costs!

    RUN! PUBLIC WARNING -- DO NOT RENT FROM INNOVATIVE REALTY…read more I was a tenant in Aloma Trails, Winter Park, FL, for over two years until July 1, 2025. I took exceptional care of my home, paid rent early every month, followed every lease term, and even received a reference letter from Innovative Realty calling me a "great tenant." Yet this same company is now ignoring certified letters, calls, and emails while unlawfully withholding my deposit in violation of Florida Statute 83.49. What they're doing is dishonest, unethical, and illegal. I'm sure they'll be quick to reply here--but don't worry, I'll respond again with another 1-star review. A month after move-out, I received a letter claiming deductions from my deposit. I sent my first certified dispute with receipts, photos, and cleaning invoices. After weeks, they changed the total withheld. I sent a second certified follow-up--ignored. Florida law gives landlords 30 days to provide written certified notice or they forfeit the right to keep any portion. Their silence alone violates 83.49(3)(a). On Sept 5, 2025, I sent a third and final certified letter after receiving two partial checks totaling $1,252.80. I disputed the remaining $691.18: $468.73 for paint, $105.81 for the hallway, $81.64 for the garage, $35.00 for a "missing" shower-rod--all false or invalid. I repainted using Sherwin-Williams paint that exactly matched the builder's color (Batch ID "Aloma Trails") and provided receipts. Charging me for repainting is a clear attempt to make a tenant pay for routine refresh--expressly forbidden under 83.49(3)(a). Normal wear is the landlord's duty. Their own lease quotes that statute word-for-word. The "missing" shower rod? Time-stamped photos prove it was already gone when I moved in, and their own Realtor.com listing shows the same. Still, they charged $35. That's deceptive. Worse, neighbors' photos showed the carpet replaced immediately after I left, even though no carpet issue was listed in the inspection. The withheld deposit nearly equals the cost of that replacement--evidence my funds paid for an upgrade, not damage. Those costs never appeared on the maintenance report or vendor invoices--clear concealment. I also agreed to pay $445.61 in utilities once given an itemized statement. They never provided one. No proof, no receipts, just a number. That's bad faith under Florida law. I gave this company three chances--July 26, Aug 5, and Sept 5--to fix this amicably. They ignored every one. 83.49(3)(c) allows tenants to recover triple the amount wrongfully withheld plus attorney's fees for bad-faith claims. Their silence and conflicting explanations meet that definition. Innovative Realty refuses to answer calls, emails, or certified letters--despite USPS signatures confirming delivery. Their behavior is unprofessional and outrageous. A company that boasts "customer service" shouldn't vanish when a tenant asks for their own money. I've spoken to neighbors and other former tenants with identical experiences--this isn't isolated. I am currently filing complaints with the Florida Attorney General, DACS, DBPR, and the Better Business Bureau, and will pursue Small Claims Court in Orange County for $691.18 plus all legal costs and potential statutory damages. They still owe me this money, and until they pay, I'll continue warning others. If you're considering renting through Innovative Realty LLC--DON'T. Document everything, photograph every wall, and send all mail certified. I was a model tenant, yet treated like I don't matter. Their silence speaks volumes. I have every receipt, photo, and certified letter to prove the truth. Innovative Realty: you owe me $691.18. Do the right thing or I will keep using the outlets I have available to me until you do.

When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus.
