    Arrive North Bend

"They'd squeeze the shit out of a buffalo nickel." That's…read morehow my old boss might have described the way Arrive North Bend's management seeks to fine, charge, and extract money at every turn from their tenants. I've been here 8 months and am delighted to be leaving. People live in these types of communities for convenience and amenities, right? Things like the pool, workout room, parking, location? Well for most of my stay the pool / exercise room were closed or under construction. The gym was closed for a "remodel" that seemed to consist of two new bikes, the replacement of one bad all-in-one exercise unit with another one of even less capability - and a few mystifying mirrored log discs stuck randomly on the walls. Some places will pro-rate rent for this loss of amenities-not this place. Probably the biggest torment of this place is how it was planned with no, and I mean zero, overflow parking. You will simply not be able to entertain unless you want to shuttle your guests to and from your door from offsite. Everyone complains about it; people spill over in the fire zones and get towed on the regular. Forget to bring your trash bins in the day after it's collected? Expect a $30 fine. They're dog friendly, sure - but try and avoid living near any modest chunk of green space or there will be so much dog shit wafting in on the breeze you won't be able to open your windows in the summer. Five of my packages were lost; I had notifications they'd been received and the woman at the front desk refused to believe me. She insisted I do all the legwork to obtain written notification from UPS stating it had been delivered - which it was, straight to her desk. She said she needed to know who had signed for it because she'd been working the whole day and it "never came". When I presented her with her OWN digital signature she finally started to actually investigate, it seems. Eventually all packages were found (by now 5 days afterward) on some shelf she'd forgotten about. Arrive will assess you fees for damn near anything, but tenants have no such recourse. A few months back I had a terrifying blowout on the freeway, and the shop traced the problem to a roofing nail embedded in my tire - one of the many left behind on my driveway by careless (and constant) work crews. Easily two months of my stay had painters, power washers, or roofers on ladders, hammering the roof, jumping on the deck or appearing in the windows - and leaving garbage and nails scattered everywhere. No surprise I also had to replace a tire on my motorcycle when yet ANOTHER roofing nail was found embedded in it. But the coup de grace of this extortionary company has to be this latest. Despite having a fixed-period lease with a set expiration, they are now insisting that if I didn't give them 20 days' written notice I'm leaving (when my leaving date is specified *in the lease*) they can charge me an additional two weeks. Got a lawyer - I'd rather give him twice that than give these assholes another dime. Give Arrive wide berth; they're ravenously exploiting a strong rental market - you're just a walking bag of cash to them.

Overall, it's been a good experience but there are so many things that make this place not worth the price tag. Pros: Location- Great spot and walkable to so much. Tenants- good people and high probability of making friends. Young professionals, dog lovers Thick walls: I rarely hear my neighbors -- very, very rare. Aesthetics: the apartments themselves look really nice Washer/dryer: in unit and actually good quality. I've had some awful laundry units in apartments but these are legit and work well. Cons: Break ins: I am not exaggerating when I say tenants are constantly getting their bikes stolen, it's a monthly occurrence at least. (Theres bike storage in the garage for tenants ) Storage in the apartment: it's crazy how much planning did not go into the actual apartment. For example: my pantry is a closet that has zero shelves....my bedroom closet didn't have a full hanger rack when I moved in. Little things that make zero sense. Some kitchens barely have a drawer for silverware. Things that you may not notice while doing a walk thru but notice once you move in. No AC or ventilation: this is common in Seattle, I get it but please pay attention to what direction your apartment faces. I face west and live in a loft. Heat rises. It is miserable hot. It can be 70 degrees outside but 78 inside because of the lack of airflow. Even with an AC unit (these help but you better keep all the shades down and keep it running ALLLL day/night - plus depending on your setup, you may have to move furniture around to use an AC unit) The complex has AC units available to rent ... it isn't even that hot yet and it's already hard to get my bedroom (upstairs) under 72 degrees by 9pm. The complex should offer free AC units with how hot these apartments get. When it's nice/window season, you may not want to open your window because of how loud the road is. Even on the 4th floor, if you leave your balcony door/windows open, you will wake up from traffic/buses/people on 24th and 65th. It's not quiet...at all. Amenities: these have gotten better but still not great compared to what you can get at other places. They have done some work on the rooftop but it's still just fine. No gym, TVs aren't great, etc. The building itself needs new carpet/fresh paint on the walls. Look at the stairwells. Yes, I'm being picky but for the price, it should look better. As a whole, these apartments are fine but overpriced for what they are. You are paying for location and a "good looking" apartment. For the price, they should come with AC units, have more amenities, and updates in the actual building. Management and maintenance are good, I haven't had any issues there. This review isn't meant to bash BPL but give future residents a heads up and an honest expectation of what it's like to live here. I wouldn't choose an East (am sun) or West (pm sun) facing loft apartment. Seriously, too hot. I bet south facing is your best bet (less busy road, no direct sun). Lofts are cute but I'd suggest a flat. Hope this helps!

The absolute BEST apartments in Belltown!…read more This place is a hidden gem. Unlike nearby condos, it doesn't really do major advertising - I actually found it while clicking on random buildings on Google Maps! The location is incredible - close to the Space Needle and bars, but just far enough to still enjoy quiet nights. Plus, the prices are VERY competitive compared to other places nearby. Oliver from the front office is incredibly friendly and helpful. I wasn't going to be able to view the available units in person, and he sent me a very well taken, detailed video of the interior. He answered all my questions and really made sure that my moves, both in and out, were extremely smooth. Maintenance was also prompt and always made sure that everything was fixed within 1-2 business days! Now for the apartment itself - it was much larger than any other options nearby, and it was really nice! The unit looked a bit old but clean and functional in the video, but I was wrong... it wasn't old at all! The apartment was MUCH newer, brighter, and more updated than I anticipated - the best kind of surprise. I rarely ever heard my neighbors, always had power, and I especially loved that I had a massive pantry in the kitchen. My balcony faced 4th Ave, which leads directly to the Space Needle. Although I couldn't see the Needle from my windows, I never had to leave my apartment for any parades - they always started at the Seattle Center and went directly on the street below. The amenities it had were really nice - from the clubhouse to the gym. Both were clean, easy to access, and very updated. I especially loved that you didn't need to pay to book the clubhouse for personal events, as it made hosting larger groups for meals a lot easier! I was truly heartbroken to leave Sidney when work relocated me to Texas. It's a wonderful complex, and I highly, HIGHLY recommend!! If I ever move back, you know where I'll be living.

My apartment faced North and had a great view of the Space Needle. It was a quiet and quaint little studio that, upon move-in, was in great condition. I rarely ever had any maintenance issues, but if I did, they were addressed accordingly and in a timely manner. The Sidney is close to so many restaurants and shops and in fact, on the first floor, is Uptown Espresso. A cute little coffee shop that I would just walk down to every morning. Super convenient! The staff is what stands out about this building the most. The Property Manager is one of the best I've ever encountered. Always helpful and happy to assist. This type of management style has obviously transferred down from the manager, as the maintenance and leasing personnel are just as friendly and helpful. Overall, a wonderful living experience!

After I pushed back with photos, inspection forms, and legal references, the charges were dropped Would I recommend this place? Only if you get a good move-in deal on a rear-facing unit (though I've heard the daycare there is noisy -- so YMMV). Be prepared to advocate for yourself, especially when moving out.
