Ken the owner was so rude just from the start. I wish I would have called the lenders back and said find someone else because I don't understand how you can be that rude right away! When he arrived He didn't want to speak to us have and have the worlds vaguest answers and would tell us to stay away from him (which with covid I guess it's reasonable) but in the rare cases he did say something he would mention things he didn't like or didn't meet FHA guidelines and then wouldn't tell us or show us what we needed to start fixing so we could make a list and I could have started. We told him we were right in the remodel and he looked at us like we were lying. I had all contractor paper work ready to show him if need be. After the visit was done he was so vague with what we needed to fix but also said it was a lot and that I had wood rot on my house so I asked him to show me where and he refused and kept saying he would put it in the report. I asked when the report might be done and he told me the following Monday ( our appraisal was on a Wednesday) but wouldn't tell me anything I could start fixing so I had to wait, he told my lenders they would have it the next day, then made me wait over a week to get my final report. He made it seem like I needed to have so much done then only put a few small fixes into the report. Said he had to do a revisit after we get all of it done. After I saw the report I gave him a call to ask where all the other conditions are because he said there was a lot then sent me 3-4 small things, picking up the phone he was nothing but rude the entire time. I asked him to elaborate and he refused!!!! He tried to lie to me and tell me he's not allowed to talk to me and it's illegal and he can lose his license and refused to answer my questions!!! I've been doing mortgages for the last 6 years and I work with the appraisal department all the time and know almost everyone who does them in my town, And he tried to lie to my face and tell me the laws. I checked with my main few appraisal people and they all told me he was lying thru his teeth and I had every right to call and get clarification on what needed to be done so I could do it properly so I didn't have to do multiple revisits. But he wouldnt talk to me or explain. They told me he is trying to scam me by saying there is more and more wrong and so then he can come back a few times and charge me for each revisit. So he told me before he left I had tons of wood rot on the house that had to be fixed but never put it in the report and tells me he charges a hefty return fee.. NOW FOR MORE UNFAIR AND BLATANT FRAUD!! After he dragged his feet getting me my report, he told me my upstairs room is obviously an add on and he is not counting my upstairs as a bedroom because there is no heater vent, I told him that's an easy fix and I can have one added because I know one of the vents runs parallel with the room and I could put it in easy. He told me he's still not counting it as a room, but then has it in the report that it just needs a heater vent, but during our call he told me well he doesn't care he put that in the report even if I add it he's not changing his mind even though it was listed in the conditions that it's only missing a heater vent to be considered a room!! He then told me my upstairs is an add on and not original and he can tell. So to see if he was right I paid the money and had the original build permits pulled and the upstairs was the original master bedroom! he refused to look at the blue prints and make a fair change with that even after I added the heater vents and offered to send him pictures and a video to show it works!! He told me the only way he would count it as a bedroom is if I paid him the initial 750$ he charged me again to do a new report! HE IS LITERALLY A SCAM!!! See pics for the rest

There are a lot of things in life you only do once or twice, and the first time doing it can be a huge learning process because, well....it's your first time. A wedding, raising a child, buying your first home, picking your pokemon go team, etc. Well, going through your dad's home and preparing it for close of escrow is one of those things. THANK GOODNESS there are companies like Grasons Estate Sales. Initially, I reached out to my realtor to get their advice on what to do. They said they could help me find someone to just literally dump everything in my dad's house. It would have costed me $3500 to do so. But I thought that would be such a waste, as I wanted to sell or donate as much of the items as possible. That's where Grasons Estate Sales came in. Initial consult, they came through and looked through the home, explained their process, and gave their initial impressions. They come in a couple days ahead to prep the home...put up some tables to line up your items and stuff. Then, they run the estate sale in your home for a couple of days over the weekend and take a % of the sales. Then, they (optionally) can dump everything you don't want. Or, you can arrange something yourself. You just pay them for their time/labor. Essentially, you are using the proceeds from the sales to help offset the cost of clearing out the home. Turns out, I came out slightly ahead after everything was said and done! Imagine having to try to sell items by yourself. You know how flaky those Facebook marketplace people can be. It would take literally weeks/months to sell items yourself in the time Grasons Estate Sales took. So much time and headache averted! I'm totally satisfied with the job Grasons Estate Sales performed. As I mentioned earlier, I was out of town, so by the time the estate sale happened, I was already gone. So, we communicated via text for everything, and their PM, Sunshine, was on top of things to send me progress photos and receipts of the sold items. Oh, and they were honest enough to even tell me they found $7 in one of my dad's drawers, and returned that to me! Really chill and honest company. Couldn't recommended enough!
