Carpet is great quality especially since my pet was 3 years old and 82 pounds at that time, zoomies. The closet space (noticed I said, "Space" heart eyes), call me weird but it was my quiet spot. Barely have dust, compared to my current place of residence, dust bunnies everywhere!! I'm not sure what everyone is referring too when they speak about the deposit and move out guidelines. We had a smooth move out and received our deposit at the perfect time. I would suggest living her to any and everyone. Between questionable billing practices, poor communication, and mistakes that I repeatedly had to catch myself, I would never recommend this place. My biggest complaint is the number of variable charges added to your monthly bill. Beyond your normal utilities, there are enough miscellaneous fees that it becomes easy to overlook something that shouldn't be there. In my case, I was billed for the community's renter's insurance for roughly six months despite already carrying my own policy. When I brought it to the office's attention, they told me a different internal department handled those charges and could only give me an email address that never responded. The money was eventually refunded, but only after I kept pushing the issue. I also know of at least one other resident who experienced the same problem, yet there was never any community-wide notice acknowledging the billing error or explaining how affected residents could get it corrected. Lease renewals were equally frustrating. My first renewal offer included a $275 monthly rent increase. It wasn't until I talked with neighbors that I learned these offers were apparently negotiable, and I eventually got mine reduced to a $75 increase. If renewal offers are negotiable, why not just be upfront about that instead of starting residents at such an inflated number? The HVAC situation was another constant frustration. My unit had repeated issues, and we moved into a nearly 90-degree apartment in 2024 because maintenance forgot to turn it on before our Saturday move-in. Since nobody could fix it until Monday, it took almost two days before the apartment was comfortable to live in. Then, two months before our scheduled move-out, the emergency switches were shut off again, cutting power to our AC until maintenance came back out. Whether that was coincidence or poor communication, it was incredibly frustrating. HVAC problems have been a common complaint I've heard/seen discussed by residents both on the community board and reflected throughout the Google reviews. Given the leasing office underwent a recent extensive renovation while these long-standing HVAC problems continued, it just show where their priorities are. Ironically, after moving out of our 1-BRM into a significantly larger townhouse with no natural gas service, our electric bills have actually been lower. The amenities are also pretty underwhelming for the price. The gym is fine, but management keeps the thermostat locked, making it hot and muggy during the summer. The dog park is small, gravel-covered, and residents have repeatedly discussed non-residents bringing their dogs into the park, including reports of dogs being injured. On top of that, residents pay $15 per vehicle every month to park in a lot full of potholes and faded parking lines. For a community charging premium rent along with all of its extra fees, I expected better. Unfortunately, even moving out wasn't straightforward. I confirmed three separate times that my prepaid cleaning service would automatically be applied to my final account, yet I was still billed for another cleaning charge. It was eventually corrected, but after everything else, it just felt like one more billing mistake that I had to catch myself. I fully expect the Reserve to respond to this review in their classic "I'm sorry if" or finding another way to deflect blame, but the lack of willingness to own their mistakes is precisely what lead me to making this review. If you're considering moving here, I'd strongly encourage you to review every monthly statement carefully, question unexpected charges, and not assume the first answer you receive from management is the final one. There are certainly worse apartment communities out there, but based on my experience, this isn't one I could ever recommend.

However, when you look closely, the windows aren't fully closed because of improper installation of the window AC units. The floors are uneven and worst of all, there is a major roach problem. We started seeing them as soon as we moved in and alerted management right away. The property manager is absolutely wonderful and has sent an exterminator every few weeks. They have decreased but be warned they are still very much present. The grounds are decently maintained. Tenants are mostly respectful. It's priced so reasonably that it's difficult to complain too much!
