This is a great community that feels like you're in the suburbs of Virginia when you're actually just a walk away from the Tysons malls. It's got tons of trees, walking trails, indoor and outdoor pools, a tot lot, a grilling area, a car wash area, and even a small scenic lake with a lovely seating area. There's also regularly organized community activities like ice cream socials, and it's great for kids since there's so many friends for them to pick from. It's a gated community, which is nice if you live there and want to let your kids run wild around the community, but is a bit of a pain if you're visiting a friend since the resident needs to call down to get you on a list of visitors. I believe the largest condos are 2 bedrooms, but I've heard of a few residents who bought 2 condos next to each other and converted their condo into larger bedroom condos. It does mean double the HOA fees though, which are significant. read more

MOST AWFUL MANAGEMENT+OUTRAGEOUS FEES!!! I am an owner for the last decade or so. While the location is its best feature, the rudest management I have ever encountered is its worst attribute. Many a times I have considered selling just because of that. They specialize in rudeness at every level, s well as policies that seem intended to make life difficult for you. On top of that, they fleece you at every opportunity ($200 to use the dumpster for a small renovation project when you have told them you are not going to use the dumpster!). And over $800 a month in association fees for a 2 -bedroom unit ... and they have over 1100 units! Where does the money go? The facilities are quite tired. Not sure where the good reviews come from; I have not met anyone who does not complain about the rudeness and the greed. read more

This is a great community and the location is pretty nice. The amenities are kind of getting tired, and so is the service of the condo office - and that's why I can't give this place five star despite the fact that I am an owner! People who live here, whether they are renters or owners, are well mannered people and friendly. If anything breaks in the unit, really well equipped professional technicians come and fix things which is really nice! The place is also very secure - two main gates and traffic is screened throughly by security officers: they are nice to residents but they can be tough on visitors.. The condo fee is quite pricey - and I have no idea what they do with that money other than putting pretty flowers - and keeping the grass green. I see the expenses on the annual reports - but.. still expensive! I am not sure why, but the people who work at the condo office are not always but most of the times not nice. You go there to pick up your packages, and they make faces like "ugh..I don't want to go back there to get your package..." When you let them know of any changes such as letting pet sitters into your unit - you have to call them like five times to get anything done. Inconvenient and inefficient. But, i guess they don't really care..because their performance and service is not being evaluated by their supervisors..??!?! I surely hope that they keep this place up to the standard. With new condos popping up every year, this place is going to have to make some outstanding changes to keep up with other new places. Happy living! read more

Awesome condominium community and the best managed by owners and the CMC. The people who live here take pride in their community. Some other communities don't even care and have extremely high condo fees for nothing. These building are the staple grounds of Tysons Corner; although older they have been extremely well maintained and upgraded. The 33- acre grounds are gorgeous in the spring and summer. The landscaping committee does a great job. There is so much this community has to offer. Amenities include indoor pool, bowling alley, 24-hour gated security, lighted tennis courts, basketball courts, and much more. Every unit in the Rotonda is unique because they are older and many residents have renovated there units to their style and likening. AWESOME PLACE TO LIVE! read more

Rotonda could have easily be rated a Five Star if not for the Renovation that will be starting this summer of 2015. All residents of the condominium including the owners and renters here have been paying a drastic increase of initial fees, move-in fees of an additional $600.000 non-refundable, increase pay of their charge of rent (s), and THE PROBLEM NOW are all of us residents here, would be the NON-CONSENTED shutting down of our amenities, outdoor pool, indoor pool, gyms, and other nice amenities that are being paid for in our rents. The Board Team members of Rotonda are making the residents pay ADDITIONAL CHARGES ON TOP OF OUR ALREADY HIGH RENTS AND FEES of living here, in addition to being "offered" to use "public (non-rotonda) gyms and pools" at the residents OWN cost and expense!! THIS WOULD BE ON TOP OF THE RESIDENT'S HIGH FEES OF LIVING HERE. WHICH IS ALWAYS INCLUDED IN THE AMENITIES OF ROTONDA. The residents of Rotonda, for the next 12 months or so, according to the estimation of the time the renovation of Rotonda may take to finish renovation, will have no gyms, no indoor pool, no outdoor pool, no anything, even though we are paying for all of them in our rents. No options are offered to the residents to make up for this. But to suggest that we go out of our own way to pay for public uses of other places to use the gyms and pools of other facilities AT OUR OWN EXPENSE with no discount or deduction in our rent OR even an apology? No consent from residents. Very wrong and UNETHICAL. Please ask yourself, would you want to live in a community where the happiness of the residents, which should be the heart and care of the community, are 100% overlooked and not cared off? Yet all about making money and bringing in new residents (tricking them) while not taking care of current residents? Up to you. Thank you for reading. read more

Living here (I am an owner) is a challenge. Exterior is 70s ugly. Gym is pathetic, small, smelly & hard to reach. Sewage lines are so narrow & clogged from grease that I have had many floods in my Condo, from HVAC (Hardwood floors repaired twice). Engineers here told me, it was my HVAC. When I got a brand new one, Rotonda said it was clogged. Every HVAC Tech has told me there is nothing wrong, with my HVAC & I have witnessed it. There is no water shut off in each Condo, so you have to pay $50 water shut off fee, call Front desk & coordinate with the Plumber. Last week, I requested a water shutdown, my Plumber (reputable Booze of Vienna) waited 3 hrs, but water would not shut off. 3 hrs later, Rotonda Engineers nonchalantly told me, sometimes, it is not possible to stop water trickles coming from Top floors. I have a ripped open shower, with no prospect of repair. Thank God, I have a 2d shower. Behind the wall were leaky, narrow, tangled pipes from a 70s nightmare building. Staff is rude, dismissive, contemptuous of owners & Rotonda refuses to upgrade sewage and water lines, causing damage to your unit. Complaining/asking for remedy is futile. Just living here makes you feel old. Many friends live in Pre War bldgs. in NYC, nicely retrofitted, none with Rotonda woes. Every Contractor & visitor requires inefficient phone calls permissions during limited hrs. Every kinked pipe, blocked sewage owned by them is the fault of your unit. Bathrooms are claustrophobically small. Electrical wiring is fire hazard, as my Electricians found out. All in all, it is not updated in its Gut, lives in last century, refuses to install echargers for EV (I have made dozens of requests & it is considered a nuisance request)....other bldgs. are future oriented, this one is decrepit & unwilling to come into 21st century. If I could afford it, I'd sell & move (Extra Tysons taxes & high Condo fee are other issues here). Tysons has many nicer alternatives now, 40 years updated, so you do not have to live in a haunted Relic. read more

Great community but have to agree with the other review about the fitness center. The work out rooms smell pretty bad and need renovation. The staff (front desk/ security) have always been GREAT! We appreciate the hard work of the service staff and have lived here a couple of years. read more

Best place to live. Heart of Tysons with all amenities. Even though it's in heart of tysons, the trees and wall surrounding community block all those sound, so peaceful to live. Gym, tennis courts, gated security, basketball, indoor and outdoor pool are just few amenities they provide. Free Shuttle to metro and near by malls and important stores is just phenomenal. Shuttle bus driver, security, office, janitors and everyone here in this community are so friendly. Gated security is a plus, you know who is coming and better get prepared. read more

I live here for 10 years and I will definitely not recommend it to anyone. This place has so many problems with the stuff who works here, it is almost unbelievable. They just trashed hundreds of peoples bikes from the buildings because they are not in 'driving condition'. In the middle of the winter in Feb/2014!!! On this weather they decide to trash hundreds of bikes because they have flat tire. This is crazy!!! On -20F flat tire! what a stupid move! Not to mention that you have to call million times for many, many problems of the unites (old 36 years). The people here have attitude and they don't treat the people with respect either their personal properties. The security works against the people, they are not protecting them. Very poor stuff, very poor maintenance of the building, very disrespectful to the people. Time to move on....and never again. read more

This community is an oldie, but a goodie. By oldie I mean that it was built in the 1970s, so even with the renovations recently....you're going to have stuff break down from time to time. What I like is their focus on security. How many places in Tysons have 24 hours security? Amenities are nice as well, nice pool, salon on site. It just looks kind of ugly from the outside, but most units inside are well kept. read more

I've lived at the Rotonda for 31 years for a reason! It's at a great locale (will be 1 block from the silver Metro next year, right now the Metro bus is at your door), terrifically maintained (6-day internal bus, indoor/outdoor pools, tennis-volley ball, children's courts, trails, private ponds, and terrific staffs). Close to Tyson's 1 & 2 shopping and the Beltway. Well-maintained and you are offered how much participation on committees as you want. This is the best investment I've ever made. read more

Noisy place to live. Daily garbage pickup, 7 days, 0815 or so. Not much of a sleep in on weekends. Fire Station on spring hill rd leads to many disturbed nights especially along Greensboro or outer facing apts.4am local business dumpsters emptied across the street. All the building projects around mean trucks,construction at night. If you work nights say, there's no consideration. So many apts.so there are a lot of upgrade projects and rentals to work on. Drilling begins at 08:30 and noise carries throughout the floor.A fire alarm Tanoy in each apt. Means ear blasting tests,false alarms,errors..."May I have your attention please!May I have your attention please,,,!" All in the comfort of your small home.If you're in the interior facing apartments, deal with constant coming and going of cars, visitors parking overnight,car alarms, busy balconies.another peeve is the staff running around with Walkie talkies constantly on,in the halls,at night,when you're trying to listen to TV or music.oh,and two years back, a resident lost his marbles and set a small fire,threatened a shooting so we had the co. Cops swarm in and shut the whole place down for a morning when we need to go to work. That's six hotel size buildings of everyday folks imprisoned in an enclave purporting to have luxury amenities...and as someone mentioned,those amenities have been out of commission All summer. I feel sorry for the kids & recent renters,not all of whom are affluent. read more
