I contracted James from JDX Home inspections to do my new home inspection for a property I was…read morepurchasing. I saw all his 5-star reviews and he is a small startup mom and pop company, the kind we like to support. I was traveling into Valparaiso from Pennsylvania for the inspection. I asked him if I could be there for the inspection and his response was, I'm Sorry, you cannot be here for the inspection but, I will have you arrive after I complete the inspection and I will take the time and explain and show you any deficiencies that I find. I thought this was unusual as from what I thought, it was normal for the client to be there for the inspection. I did some research and came across this article ( https://www.inspectorproinsurance.com/business/should-clients-attend-inspections/ ) that explains three thoughts on home inspections and gives the pros and cons of each type. After reading the article it makes more sense to have him complete a thorough job working uninterrupted so he can concentrate on the task at hand and work more efficiently not having to take time to explain everything or have you in his way. He checked every window, light switch, receptacle and door, checked out the HVAC, Electrical, and plumbing systems, including all appliances, roof and crawlspace. He used high Teck infrared camera, borescope, and other tools of the trade. I arrived as he was finishing up, he took the time to do a complete walk through with me showing and explaining any deficiencies either marginal or major. He then sent me a complete report within hours that included images and videos of the inspection and addressed areas that needed repair or replacement. He worked quickly, efficiently and was extremely thorough. I am recommending him with 5 stars.

Mike was reasonably priced once you walkthrough with him and see the due diligence he puts into his job. He educates along the way, and is extremely responsive. Your search for a quality inspector should stop here.

Without this guy, it's possible that in the year 2030 I'd be huddled up in blankets in the corner…read moreof my "dream" condo, writing checks to settle a lawsuit from the previous month's balcony collapse, brushing off droplets of water dripping from the leaky ceiling, and dodging my unsecured dishwasher lurching across the floor towards me just as the rotted truss beneath the floor collapses and sends me crashing onto the floor of my downstairs neighbor's waterlogged unit. It's also possible that none of those things would happen. But if anything did fail, I'm sure could trace it back to one of the property "concerns" listed in the meticulous inspection report provided by Inspection Connection. It's also possible that Mike Lamb thought he was dealing with an idiot (I'm a novice in home maintenance, for sure), but if that's the case he didn't show a trace of the condescension or arrogance that smart people sometimes enjoy taking on, as he calmly, patiently, and stoically led me through a skeptic's tour of a flawed property. He never stated his overall opinion about the place, but instead left me with a list of concerns that took a while to sink in. Ultimately I convinced myself that it was *I* who decided that what I once thought was my dream condo would be more trouble than it was worth. The dude is also a good writer and communicator. I'd recommend asking for his "Property Inspection Basics" sheet, which will help you pre-screen for any obvious problems with plumbing, structure, moisture, etc.. There are also some useful pages on his website- one outlining an approach to condo buying (reviewing the condo association's minutes and reserves, etc.) and another outlining the particular concerns of Chicago's split face block construction of the late 1990s and 2000s. I later shared my inspection report with my dad, a man of few words who built our family's sturdy New England house some 50 years ago, and he came to a similar conclusion as me: "Ditch the condo, keep the inspector."

He pointed out things to me as he went along. The report was very detailed. Several things he pointed out, he told me they were a concern but not immediately. But they would be fine for a few years. Other things he pointed needed attention right away. I would recommend this company to anyone needing a home inspection.

When investigating the best way to remove tiles from my basement, I discovered my floor tiles could be asbestos. This was never mentioned by the inspector. In fact, he told us we should replace the flooring because it was cracking and damaged. I sent a sample out to a lab and my fears were confirmed. With a one year old daughter, this is not acceptable conditions to have in my house. Now I am stuck paying $3000 to have the asbestos removed because the floor tiles are in such bad shape. I contacted NWI Inspection Service and spoke with Dennis. He seemed to be apologetic, but mentioned that he cannot for sure say whether or not I was offered asbestos testing over the phone. I told him I was not, but regardless, an inspector should suspect asbestos floor tiles and suggest testing be done. This would've allowed me to negotiate a better price on the house. He agreed with me. After we hung up, I forwarded him the emails that were about scheduling the appointment to prove there was no mention of asbestos testing. I told him I believed he should pay for it and my family attorney believed he should as well. He responded claiming that this is not something a trained inspector would be able to notice by the naked eye except through a lab test, which I didn't ask for. He then copied the pre-agreement I signed where it states they are not responsible for testing or mentioning hazardous materials. As a business, I find this to be completely unacceptable. Are we supposed to ask about asbestos testing before we suspect asbestos in the house? Shouldn't the inspector tell us he suspects it? What is the point of an inspection if they won't point those things out? We relied upon NWI Home Inspection Service to make sure my house was safe for my family. If the inspector had told us he suspected asbestos, it would've been taken care of before we ever bought the house. If you see this company and need an inspection, I would advise you to move on. Besides the asbestos floor tile that was missed, two leaking hot water pipes were missed as well. This is very disappointing and very costly!
