If I could give A1 Property Inspections a zero star review, I would... My partner left the below review, but was told (via visible comment from A1) that it is a "spam review once again as has never actually has never been a client". Not only is this insanely improper grammar, but this is innacurate. We have used A1 TWICE, once for a property in Hammond, IN, and the second time for our new home purchased in November of 2022. As mentioned/stated by my partner- Beware! Do not use this company! They do not know how to do thorough, proper inspections and they will screw you over just to make a few bucks. Very unprofessional and incompetent. (Per OUR ATTORNEY) They also have loopholes in their contract saying they are not responsible for doing their job correctly or professionally. You have been warned! Pictures are worth a thousand words, and we have hundreds of pictures showing the water damage that was missed because Mike would not get on the roof of our house or properly inspect our attic. Mike and his team have created the perfect contract/documentation to get around any responsibility legally, and everyone needs to be made aware of this to avoid them at all costs. Do yourself a favor and find any other inspection company!

I do not know where all the 5 star reviews are coming from, but believe me when I tell you that…read morethis review is a true experience. I am only leaving two stars as opposed to one because the system did lower our radon, but the other issues were unacceptable. I deeply regret my decision to use NWI Radon and Environmental for radon mitigation. I had initially contacted A Plus Radon Solutions for mitigation, but suckered by the reviews, went with NWI radon even tho they charged hundreds more. I was worried about sound from the fan as well as increase in price to drill a core, so I chose to put the system near the front of the house as opposed to the back (a decision I deeply regret. Had I known how quiet a radon system CAN be, I would have chosen the back). Tim arrived to install the system, and from the start, there were problems. He didn't realize he needed to be registered as a contractor with the town of Saint John to do work here, and code enforcement stopped us until he registered. After the system went in, the mitigation pipe was slightly crooked. It also vibrated constantly from the Maverick fan he used, and anywhere the system contacted the house, vibrations were a major issue. The front room was too loud, and the bedroom above would hum very loudly....especially at night. You could feel the vibrations with your hand. I mentioned the vibrations to Tim, and he came out for a few minutes and told me that if it bothered me, I could remove the C-clamp just above the fan. Removing the clamp made the front room silent, but the upper bedroom was still a nightmare. I called Lauren to say it was still a problem, and to see if they had a solution. Lauren said "well, do you sleep in that room"? Not always but sometimes, but a room shouldn't be made intolerable due to a radon system. She then said "I don't know what you want us to do" and said Tim would reach out. He never did. Frustrated, I reached out to Randall at A Plus Radon Solutions. His response "Do you want me fix it?". Yes, please! He came out and replaced the Maverick with a Radonaway P45 fan that is whisper quiet. He then re-positioned the clamps holding the pipe to the wall so that one was above the bedroom ceiling (where it should have been, as high as possible), and the other was between floors. This way, nothing was being transferred to the wall. He also insured no part of the pipe itself contacted the wall. He also straightened the pipe. It's been two days now, and complete and blessed silence! The only issue is I had to pay him 450 for the work, which, when combined with the 1500 I paid NWI Radon, means I'm in 1950 for a system which A Plus Radon Solutions would have installed correctly the first time for 1200. It is obvious to me that NWI Radon was either unwilling to solve our issue, unable, or both. Tim said he would put his work up against anyone. Well, I'd retract that challenge. Confidence is no replacement for experience and ability. In the future, I will likely relocate the system to the rear of the home, and when I do, I will contact who I should have used the first time, A Plus Radon solutions.

If I were a contractor, I would look to get an endorsement from this company. Frank Dattalo was great on-site. The follow-up call with Charles Bellefontaine was very insightful. The combination of the two... 1) saved us additional time and money, 2) gave us confidence to not second guess walking away (we thought we had found a home that we would live in for decades), and 3) was a learning opportunity as we continue house hunting. I would highly recommend Chicagoland Home Inspectors, especially if you are purchasing a home that is 100+ years old. Even more so if the home is for sale by owner. They provide the information that you need to hear before making such a substantial commitment. You may be disappointed but purchasing a 100 year old home without this type of thorough inspection is akin to closing your eyes and taking a leap of faith that the seller wants what's best for you and your family. For context, the home was built in the early 1900s, three-stories, brick, original hardwood floors. The seller presented the home as being fully renovated with a new roof, electric wiring, plumbing, HVAC retrofit, etc. Frank called days a head of the inspection to ask some questions and discuss what services were needed. He removed one of the services, and the extra cost, because it wasn't needed. Frank arrived early and was already scanning the roof (via drone) when I arrived. He was more than happy to answer any questions that I had and he made a point to show me areas of major concern in-person. When I pointed things out Frank was more than happy to take a look and answer my questions. On the follow-up call, Charles took the time to further explain the findings, provide input on priorities and talked us through estimating tools. He also provided a different perspective and opinions. Talking with both Frank and Charles was incredibly valuable. Charles was surprised that our realtor recommended Chicagoland Home Inspectors and was quick to tell us that's a great sign that our realtor has our best interests in mind. If your realtor tries to steer you clear of this firm, definitely inquire why. You have to live with the consequences, not your realtor. Some Inspection Findings: - Licensed contractors didn't perform work properly - Major systems (which are new) were functioning but had potential issues that could shorten lifespan/void warranties - Source of moisture intrusion hadn't been identified/repaired - Attempts to clean up mold - Potential safety hazards Other Details: Inspectors are only required to check one electric outlet per room, this firm checks all of the outlets. They found the one that was incorrectly wired and posed a safety risk. When they tested the water pressure they made sure to turn on multiple faucets not just one at a time, identified a pressure issue. One thing to note, make sure the seller or broker has everything prepared. Any water valves that are shutoff equate to a sink that cannot be inspected. All appliances and systems need to be fully operational to be inspected.

We attended the inspection in person, and Glenn was incredibly thorough. He spent more than 2 1/2 hours carefully inspecting every aspect of the property, taking the time to explain his findings and answer any questions along the way. The inspection report was overall OK and somewhat fair, albeit more familiarization/experience with area would answer some of their own critiques. My criticism comes from the actions of the inspector. The following 4 items I believe showed a lack of respect and overall disregard for someones property: 1. Inspector locked the shed door during inspection. Shed is located in a locked fenced in back yard. There is no key to the shed door, nor did they inform me that this happened. I found this when I went to mow the grass and could not get into the shed to retrieve the lawn mower. I ended up having to force the door open, which caused some damage to the door frame just to gain access. Door should have been left as it was found. 2. There was a 4 pack of spare light bulb in the closet. Inspector used all 4 light bulb, which was unnecessary, and discarded card board box on living room window sill. Bulbs should have been put back in box and returned to closet when finished. 3. Since home is not occupied, the breaker for the outside dusk/dawn lights was shut off in the breaker box. Inspector turned breaker back on and left it on. A week went by before I found this. I was attempting to save a little money by not using exterior, unnecessary lighting when home is not being occupied. Breaker should have been left in the same position after inspection as it was before inspection. 4. Inspector walked on roof and inspected gutters. inspector pulled debris out of gutters and threw to ground which splattered mud all over back of house and (white) screen door. Inspector did not clean up mess he created. Extreme lack of respect. I called Five Bugle Inspection to inform them of issues. Call went to voice mail. I explained what had happened, left my name and phone number and requested a call back. That was 3 days ago and have yet to receive a phone call. Overall, I think the inspector acted unprofessional and without regard for someone elses belongings. Please leave the house in the same or better condition than when you found it. If there is a question as to the condition of something please pick up a phone and ask.
