    Tom was the property manager for my house. It was often difficult to reach him and the payment from…read morethe tenant was not always distributed on time even though the tenant promptly paid at the beginning of the month. When the tenant left this year, there were several things that were damaged. If Tom had been doing his inspections regularly he should have notified me so the tenant could be held accountable. I was left with nearly three thousand dollars in repair costs. I promptly fired him and hired a more professional organization.

I am totally pleased with Tom's ability to keep my house continuously rented with quality tenants who know how to properly maintain it. Tom knows his business and is a no nonsense guy. He holds the tenant reasonably accountable for any damages beyond fair wear and tear. Consequently my house is in the same excellent condition as when I left it. Tom is a man of utmost integrity and professionalism. He is very personable and a great communicator. He keeps me fully apprised of any problems with my house in a timely manner.     So KB is the Same as Reliant Property Management. They just changed names. I had rented one of…read moretheir properties a few years back. BEWARE! The realtor had originally showed me the property, and explained that the owner was a rather rich guy from California and that, Reliant Property Management was just managing the property. So I leased the property, and the second year, Reliant said that the so called owner was going up 23% on the rent. Then I asked my boyfriend to help me do some research, and what we found out was pretty shocking. So we found out that so called Reliant Property Management is just a shell company that collects rent for a local El Paso realty company, and the so-called property owner (Is not a rich guy from California), he is just the owner of that realty company here in El Paso, Tx. His name starts with a "G", so I will leave it at that. So Mr. "G" just buys up run down places, fixes them a bit (poorly), and then just charges premium rental rates and has his shell company, Reliant, collect the rent for him. The other shocking thing is that I saw one of his employees at a club a few weeks back, and she stated that Mr "G" is actually working behind the scenes with other El Paso property owners to raise average rental rates way up high in El Paso at the same time. That is called price fixing, and is very illegal. So we have reported Mr "G" and his shell company and illegal operation. Stay far away from any property leased by Reliant Property Management. Also, just to note that Reliant (Really, Mr. "G") will also get started on your lease renewal, late. He will wait until there is about 5-10 days left under your old contract, until he will issue you the actual new contract to sign, (and besides the huge 20%+ rent increases that he will notify you about 2 weeks earlier, with the unofficial renewal, he likes to also make some strange additional requirements / demands, (which are alterations to your original lease), that he only gives you 5-10 days to decide on (as he does not include these changes with your earlier rent renewal quote / proposal, and If you think about it for a couple days, and don't like his strange lease alterations, and tell Reliant that you do not agree to the new lease with them, then Reliant (Mr. G) will want you out immediately in the 2-3 days that you have left on your old lease, and (Only a day after, he will initiate an eviction) (Even through he wants a 30 day notice, if you want to initiate an end of a Renewal with him, he wants you out in just a couple of days), which is also illegal. He uses Reliant to institute these illegal activities for him. So if you own a property, avoid them to manage your property, and if you are a person / tenant seeking a place to live, definitely avoid them. The only reason they have close to a 5 Star average on Facebook Reviews is because of course you have to be added as their friend, before they allow you to add a review on Facebook. Their Yelp shows their real colors, is about a 3.0 (while still stuffed with many False-Positive Reviews. Their staff of course tries to contest each bad review by trying to have one of their friends add a new positive review. Without all of the phony good reviews their Yelp would be about 1.2 Stars.

    Anything to make the sale…read more BUYER BEWARE I had an agent that talked a big game. She showed me house after house. Her go-to- phrase was "Don't worry, it will be fixed before you move in." WRONG I used a VA loan to purchase the house. When I moved in, it was in worse shape than when it was shown. Windows never got repaired. I'm still missing a gate to the back yard. On top of that, as I started to use the house, I discovered more and more things wrong. She quickly passed the responsibility off to the seller (that's a whole other issue) and even threw her own handyman under the bus. If you choose to use this company, make sure that all of the utilities are turned on and you inspect EVERYTHING before you put ink to paper. Make sure your agent does all of the things that they say they will do! It could end up costing you a lot of time, money and heartache if you don't!

First off, they are very responsive and communicative, which is arguably the most important quality in a PM company. I really appreciate that they proactively reach out to me just to give me status updates, which is definitely not a quality in some of the PMs I've worked with elsewhere. They also are very knowledgeable about the market and quickly adapt to it; I've never had a property sit vacant for long while it was in their hands. Finally, they're very transparent about their costs, fees, and services, and really look out for you as a client. If you're looking for a great property management company, I highly recommend Dale, Lisa, and the associates at Northern Pass Properties!

    Do yourself a favor and rent somewhere else…read more I was a tenant for three years and never missed a single payment--even after relocating to another city for work. Instead of helping a responsible tenant, this company told me I had to continue paying every month for the remainder of my lease AND pay a lease-break fee before they would even assist in finding another tenant. The responsibility to market the home and find replacements was pushed onto me. So that's exactly what I did. I paid rent every single month on a house I wasn't living in while also paying for another apartment in a different city. I maintained the property, referred qualified applicants, and worked with the leasing office while they accepted and processed those applications. They knew I had moved. They knew I wasn't renewing. They accepted my written notice months before my lease ended. Then, after collecting six more months of rent from me, they decided that wasn't enough. After my lease expired, they suddenly claimed my written notice didn't count and demanded another month's rent based on a requirement that does not exist anywhere in my lease. Conveniently, this "requirement" was never mentioned during the six months we communicated about my relocation, my move-out, or the applicants they were processing. After paying tens of thousands of dollars in rent over three years without ever missing a payment, this is how they chose to end the relationship--with an attempt to collect money beyond what I believe my lease requires. If you're considering renting here, understand that being a reliable tenant does not mean you'll be treated fairly. Read every word of your lease, keep every email and text message, and don't assume the written contract will be interpreted the way it's written. Based on my experience, I would never rent from this company again, and I would strongly encourage others to look elsewhere.
