Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

We had several experiences where Mynd approved outrageously priced vendors for our property. All the prices were slightly below what they were allowed to approve without informing us. We then had to negotiate with Mynd to reduce these charges, which they did out of curtesy, but it was still more expensive than it should have been. I'd rather negotiate with vendors directly. We also had issues with vendors leaving on all the lights in our property after services were completed. Mynd made it very expensive to break contract with them (basically the price of a year of property management). They did place a tenant for us, handle the contracts and handle two major issues inside of the property in a timely fashion (a water leak and a gas leak). However, the trust was broken with these expense approvals and we couldn't continue our business relationship with this company.

And to be frank, after reading a myriad of them, I can see some truth and some ignorance on both sides. This review is from the perspective of a landlord. I discovered MYND on Google, and of 10+ property management companies I interviewed, they answered questions the best. From a value perspective, their flat rate is super competitive. I had a great experience when the market was up a few years ago in 2022. They took numerous steps to ensure my house was rent-ready, were very communicative, and extremely thorough in their documentation. Their online Owner dashboard is powerful -- I never had trouble making contribution requests, generating reports, or booking a call with my managers. I truly had peace of mind for a short while. The falloff occurred gradually as the market shifted drastically and people began losing their jobs over time. Vacancies were hard to fill, tenants wanted to terminate stating they needed to move after getting laid off, and even my MYND property managers turned over. What was a passive investment became a very involved experience. I had a call every week for updates. I went 8+ months vacant with MYND, and when I ultimately decided to sell my house, their real estate agent referral was terrible. My agent couldn't sell eggs at a diner let alone a house in a market crash. It became increasingly complex to establish clear lines of communication with MYND and develop effective action plans during the challenging times. I think MYND has a great concept. Real estate managed as a tech company. Locations are organized into pods. Omnichannel sales across the RE industry. In a perfect world, things are turnkey. However, they have real management and customer service issues that they need to address first. By the looks of these recent reviews, they gotta step it up fast. My advice to MYND? Invest in your people, your platform, and your team. Forget the profits and growth... or get acquired by someone else that can do it better. My advice to prospective landlords and tenants is to thoroughly vet, conduct local interviews, and weigh the pros and cons. Get on a Zoom call with the PM that you will be working with. Most PM companies are more or the same. If repairs are not made before signing the lease, they won't be addressed in a service request unless you have an exceptionally accommodating landlord.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

I live at Haven at Augusta Woods in Spring TX. I went round and round with management and complained. The apartment was not in good shape. It was the entire apartment including appliances. Much more than the inventory sheet. I was told by Kaplan management to stop complaining. I was left with numerous items not taken care of. I had other problems at a later time with in house management. I contacted Kaplan and they did take care of some. I will give them credit for that but now, it's a whole different story. They haven't at least extended me the courtesy of a response. In my 1st email I even informed them that I owe them money. CRICKETS!!! I want out. I will never recommend any property owned or managed by Kaplan to anyone. I look forward to changing the rental industry in a way that would be beneficial to both owners and residents.

    I have lived at MV Lofts managed by Kaplan Corp aka KapCorp since it opened in 2019…read more I have had multiple packages stolen and broken into, my car window was shattered and car was broken into, my boyfriend's car got broken into, and I have learned that multiple other people have had their cars vandalized, crashed into, and broken into at an increasing rate since May. This was management's response. This place was already overpriced despite being brand new and the finishes have all degraded really quickly. There's no elevator. They never clean the grounds. They do pest control twice a year. The units are also VERY loud as they have little insulation and are right next to one of the busiest freeways in town. That part was ignorable before all of the other issues started. The old property manager Brittany was very responsive and did seem motivated to help us to a certain degree. The new manager Belinda is all lip service. We have also had multiple "buyers" come tour the complex and individual units (with mine often being selected to view) over the last six months, suggesting the company is trying to unload the property. Renters from other Kaplan managed properties seem to have similar experiences, as well, so it shows that the issues are not limited to this complex. I would not recommend this to anyone and I believe Kaplan's response to this situation is at best irresponsible and at worst actively negligent and not honoring their part of the social contract between renters and landlords/property managers.

They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

Every…read moretime I've spoken with him, it seems there is little understanding of the status of our maintenance requests. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.
