I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

When the service team gets there they will lecture you on how you need to do better maintaining the house. I will never rent from a Blackrock type company again. Review of American Homes (Binion Reserve - Apopka, FL)…read more I was one of the very first renters at Binion Reserve in Apopka with American Homes, and renting from this company was one of the most stressful experiences I have ever had. From the very beginning, communication was extremely poor. The property manager and office staff were consistently unavailable when we needed help. Calls and messages often went unanswered for days, yet they had no issue contacting us at any hour when it served their interests. There was no consistency, support, or sense of partnership with tenants. The situation became unbearable when we experienced a late payment during a very vulnerable time in my life--shortly after I had just had a baby. Instead of working with us or offering any compassion, American Homes immediately pursued legal action. We were given only a week to move out and taken to court, which was humiliating and emotionally overwhelming. The legal pressure felt aggressive and intimidating, not supportive or reasonable. After moving out, they refused to return our security deposit and instead applied it toward what I believe are unfair and excessive charges. We were billed for items such as light bulbs, smoke detector batteries, HVAC filters, nail holes, wall scuffs, and interior paint--things that clearly fall under normal wear and tear for a lived-in home. Charging tenants for basic maintenance items and minor cosmetic issues feels predatory and appears to be a pattern rather than an isolated incident. Many residents feel they do not have a voice, and my experience supports that concern. The process felt stacked against tenants, with policies used to intimidate rather than resolve issues fairly or humanely. I strongly caution anyone considering renting with American Homes to read every document carefully and be prepared for aggressive legal action over even minor issues. Based on my experience, this company lacks fairness, transparency, and basic human decency in how it treats its tenants.

He cancelled that and switched it to Saturday, May 10th at 6pm. Then at 6:05pm on Saturday we get a notice that he cancelled the showing, after we cleaned, got our kids and pets in the car, and left our house so they could walkthrough. If this is the type of people Sunny 365 Realty Group employees it's no wonder they have a 2.9 rating. Get better employees who respect people's time and the commitment it takes to get ready for a showing.

The lack of communication and professionalism is unbelievable, they make up their own policies as they see fit for them. If you request maintenance, you'll be charged up to $200 so they don't have to pay for repairs. Out of the six years I lived there they only did an yearly inspection once. If they increase the rent in which they will, the deposit will increase too. They will change the wording and policies in your renewal lease, so think it's the same lease just new date. They come at their own leisure to repair things, oftentimes you'll have send reminder emails. If you're not there when the technician comes they'll charge you a $35 late fee. Quite a few times I had to contact the son-in-law personally to make him aware of what's going on with the property since the owners were in another "country." If you do decide to rent from them please please please read the contract thoroughly, take pictures and videos of everything, send emails (paper trail) besides they screen their calls therefore if they don't like you they won't answer. They don't like to be questioned and/or challenged. YOU'VE BEEN WARNED!

Just a few of the issues in photos attached here. House smelled awful, things we broken, mold growing on bathroom doors, in closets. Tried to have property management company relocated to different property that I saw available on their site, but were told they could not as they belonged to other owners. I was left stranded with my family having to find new accommodations. Per Marriott Bonvoy Homes and Villas website I was to be granted a full refund in the event the property management company could not relocate us. Marriott threw up their hands said I had to deal with this third party One Vacation Homes. Good luck getting through to anyone there. No hight hours, not weekend reservation help, no calls back in the event of emergency or if they have to refund you your money. Property management said they would give me full refund which was bogus and guy ghosted and has only given me partial refund with no answers. In the process to reporting them and getting my points back from American express.

And when things go terribly wrong, neither this company nor Marriott will make it right. Here is the message I sent to Marriott Homes and Villas that went widely ignored: "Upon arrival, we realized the internet connection was extremely poor. The signal was ok, but the connection kept breaking and cutting us off. It was also painfully slow. Per the booklet we received, we went through and reset all the access points multiple times in an effort to fix the issue. Both my husband and I sell technology for a living, so we are fairly well versed at remedying modem and router issues. However, our efforts were fruitless and on Saturday morning we called the number provided by One Vacation Home. Our call went straight to voicemail. We explained the issue and noted that we needed it fixed with urgency, as we were utilizing the days for work, and the issue was causing us to miss important calls and hinder us from doing our jobs. We requested a call back. We did not receive a call, but rather a text message sometime later, asking how they could help. So, once again we explained the issue over text. The person then said they would call Spectrum and asked us to turn everything off, which we did. The texts then stopped completely and further efforts to contact them via text yielded no response. So, the next day, after calls and texts had failed, I emailed the address provided, noted the problem again, and asked for urgent attention and a quick solution to the issue. I received a reply of simply "let me check on this". That was the last message we received in any form. I emailed again the next day and asked for a status update, to which I received no reply. I sent a final message yesterday noting that I was extremely disappointed in the lack of response and resolution to the issue, and that I would be taking it up with Marriott. Other issues with the property include a lack of cleanliness--we found a lot of dirt around and under the couches and toys underneath the TV stand. None of the spare pillows had pillowcases so they were unusable. The flat sheets on the mattresses were too small and immediately came undone when you sat on the bed (which didn't have a mattress pad), so we kept waking up on the bare mattress. I purchased my own fitted sheet on the third night. The kitchen is missing tons of items that should be standard, including mixing bowls and spoons, baking dishes, and tupperware. There was only one spatula and no other cooking utensils. The booklet said "the kitchen is equipped with everything you could ever want" which is clearly not accurate. Nearly all of the drains upstairs were clogged and we had to plunge them ourselves--not something you want to do on your vacation. Overall, the place has obviously been well used and is showing a lot of signs of wear and tear. It could really use some paint touch ups, kitchen replenishment, and new carpeting." Marriott Homes and Villas replied back shortly from someone named Sherlan who said they would contact One Vacation Home (who they called Vacasa?) and get back to me in 24 hours. Several days later, I did not have a response, so I messaged them again. I finally got a response back from saying they talked to the management company and that they gave us "full support" and "everything we needed" to use the internet--which was a complete lie. Homes and Villas gave me a small number of points back in my account. They didn't address any other concerns. I'm very bothered by the behavior by both companies. I would highly advise everyone NOT to book through One Vacation Home or Marriott Homes and Villas. I question if they are even the same company as Marriott Corporate or also being farmed out.

Jason answered all of my questions about The Realty Medics and their services and we decided to work with them. Once we signed the agreement I dealt with Emi and she was extremely friendly and helpful with getting our property setup in their systems. Once the property was listed they quickly found a qualified tenant and I was assigned my account manager, Eva. Eva is fantastic at communicating with me the few times there were issues with the property. She also conducted a market analysis when it was time for the tenants to renew their lease. My experience with The Realty Medics has really given me comfort knowing my investment property is taken care of well and that my husband and I do not need to worry about this aspect of our retirement plan. Once applied , the person dodged our calls and emails after taking our application fees for weeks and then finally said "oh someone else applied and it's pending". No one else applied before we did , the manager dragged their feet for weeks after 27 phone calls and 8 emails. I look forward to their response on this one with some altered fabrication of Reality.

Then went to Catherine she was horrible. Not communicative, unprofessional. She never knew what was going on. She never seemed to want to engage with us. We would ask her questions about our loan and other information and all she could say was "they are working on it". She also played a part in us giving up our jobs and leaving our apartment. Her answer would also be yes everything is good, you're good to go when she knew the backend of everything happening. Money hungry realtor, from day one gave bad vibes. Offering me an Airbnb after giving up my place and job NO thank you. Never again, stay far away.
