Extremely Disappointed with Professionalism and Conduct…read more I recently completed a real estate transaction where Bethanne acted as the seller's agent, and I feel compelled to share my experience to help future buyers proceed with caution. At first glance, the property listing appeared comprehensive and professionally prepared, including a PDF and Word document outlining features such as appliances, televisions, and unique fixtures. I submitted an offer, and after some standard negotiations, we arrived at an agreed price. Following the inspection, I raised a few critical issues that needed to be addressed for the deal to move forward. These included foundation repairs, attic ridge repair and insulation, termite bonding, and AC servicing due to the age of both units nearing end-of-life, all items based on unfavorable inspection report. I accepted the rest of the property as-is, despite several other major concerns such as deteriorating siding, a rotting deck and fence, and old AC systems. All of this was formally agreed upon and signed in the contract. However, the situation took a dramatic turn after the appraisal. I noticed a square footage discrepancy and, as a buyer, exercised my right to challenge the appraisal. When the report came back below the contract price, Bethanne's reaction was not only unprofessional, it was shocking. She called my loan officer on a recorded line, berated her, and questioned her competence despite my loan officer's 25+ years of experience in the field. She had to explain, repeatedly, that appraisers are third-party professionals who operate independently from the bank, buyer, and seller, something any experienced realtor should fully understand. Instead of de-escalating the situation, Bethanne made baseless accusations against my loan officer, including claiming she had written negative reviews about her (with no evidence), and even escalated the matter to her leadership at the bank. She then took it a step further by contacting the CEO of my lending institution, causing further unnecessary disruption and tension. Towards the end of the transaction, Bethanne began to walk back on several agreed-upon repairs, including the attic repair, insulation, and termite bond, which had been signed off in the contract. This forced my own realtor to step in and cover these costs, sacrificing over $5,000 of her commission just to keep the deal moving forward and preserve professionalism. That kind of integrity stood in stark contrast to what I experienced from the seller's side. Unfortunately, the problems didn't stop at closing. Upon receiving the keys, several items that had been clearly listed as part of the home's features were missing. These included: (1) The backyard fountain, referenced multiple times in the listing, (2) A professionally installed Sony TV (interior), (3) Sony TV mounted on the back deck ceiling, (4) An antique whale weathervane, described in the listing as professionally installed, (5) An antique oak medicine cabinet, (6) A reproduction Chippendale mirror in the half bath. My realtor attempted to contact Bethanne to recover these items, but we received no response. In summary, my experience with Bethanne was extremely disappointing. Her behavior throughout the process was unprofessional, combative, and unnecessarily disruptive. Rather than facilitate a smooth and respectful transaction, she actively made it more difficult, ultimately costing others both time and money. I would strongly advise anyone considering working with her, whether you're buying or selling, to proceed with caution. I write this review not out of spite, but in hopes of saving someone else from the stress, confusion, and financial setbacks I experienced over the course of six exhausting weeks.

Blueprint Real Estate Broker and Agent Blair Lassiter and Ashley-Casserly Greenberg took advantage…read moreof my families lack of termite knowledge when we were buying 2 small houses on one property in Downtown Orlando in 2018. First agent Blair was selling the property to us but she dropped out of the picture suddenly when I told her that her suggestion to mail me the termite bonds AFTER the closing didn't seem fair or right. She disappeared along with her incredibly disrespectful and unprofessional attitude. She was also angry that I insisted upon an independent inspection of property. That's SOP, no? I still have all the emails. Suddenly her boss and Broker Ashley took over and sent us a quick "save the day" update on termite bonds email that did not define that both houses on the property needed 2 separate kinds of termite bonds, and that one house was missing an important bond that expired 2 years previously, according to the termite inspector. We were just glad that the condescending agent was gone, and that Broker Ashley said the two houses had bonds. We now see why Blair dropped out when I pressed about the issuance of bonds prior to closing, and why she wanted to mail them later, and that is because one of the bonds didn't exist, AND she had clearly stated in emails prior that the houses were both covered (I still have all the email communications.) Despite my very obvious fear that termites could be an issue on an older home, she nor her Broker Ashley felt compelled to be professional and share with unknowing, unsuspecting buyers, that in fact both houses need 2 bonds each. We did not even know there were 2 kinds of termites (or more) to deal with. I feel that the #NationalAssociationofRealtors would like to see a better standard. They and #FloridaRealEstateRegulation will be contacted as well as BBB and whomever else I can share with. After contacting Broker Owner Ashley-Casserly Greenberg of BLUEPRINT REAL ESTATE GROUP and showing her the email threads we have, she contacted and attorney and sent us a cease and desist letter. She made zero attempt to resolve the issue with us as a professional. I want to let the community know that it was our experience based on facts written in document threads that we kept, that BLUEPRINT REAL ESTATE GROUP was not forth-coming and professional with us, so that others can decide for themselves if that want to take a chance with lack of full disclosure on such a huge purchase. Yes, we are left having to pay for termite mitigation on the house they covered up and glosses over in the sale, but the bigger issue for me is having people in the community who think they are more important than others, who will take advantage of us in our own city, and then instead of dealing with the issue they send out what could be to some people very frightening legal documents demanding a cease and desist from sharing your story, from telling the FACTS as you experienced them. They didn't count on me being educated and holding my BA in Legal Studies. I wont be bullied. In the case that you do not know this, you can NOT be sued for Libel or Slander (written or spoken defamation resulting in loss of income) if what you say is TRUE. I have all the documents to verify what I am saying is in fact true. So don't let the bullies in life scare you, some of whom are Brokers, Agents and Lawyers among us all, sadly. Say what you need to say, and stick o the facts. Don't let them win.

Karen and her team produced a video that sold the lifestyle of the community vs. just a 3/2 with granite countertops etc.. that they pushed out on social media and Google searches. Karen got the home under contract in less than 3 weeks and closed in 45 days at better-than-expected price. Karen is a true real estate professional in every aspect of the process such as proactive communication, the most professional marketing materials I have ever seen, attended all showings, offered to tour them around the amenities, provided real-time feedback, followed up with buyer's agent, managed multiple interested parties, negotiated the final offer with a steady demeanor and ensured we closed in a timely manner. I have bought and sold 8 homes in 5 different states in various price ranges of $400k to $2.5m+ so have worked with every type of realtor. Even after doing due diligence and interviewing several before engaging them, one was a nightmare, two were part-timers, almost all were good at marketing themselves vs. the property and turned out to be listing collectors for another agent to sell the home...except Karen that is at the top of her industry.

Let's start by saying she's definitely not as young as the photos. To include her yelp photo. Those…read morephotos are at least 10+ years old with filters and yet she still uses them for her advertisements. I also never met her or even spoke to her until she showed up at my house. My first call was with her brother and he said she would be meeting him there, but he never showed. Look out for the bait and switch, which already put a bad taste in my mouth for how this was gonna go. My home is definitely not a higher end home, but it is a good starter home with everything updated for a young family. Karen came in already downplaying the value of the house with a very low number of what it would sell for. Ironically, I got that same number from opendoor, which is an investment firm that buys the houses for about 80 to 85% of their true value. Clearly she had already looked at my house as just an investment property. The entire time all she did was say I've done this and I've done that, but she never made it feel like we would be working together to sell my house for the most money possible. She only brought three comps which were as far away as 4 miles. Simply put she's a dinosaur in this industry and unless you have a home valued at 500,000 or more she doesn't seem interested. She left a lot of old flyers and not a single one. had an older home with updates on it so I highly doubt my house would've even made her flyers. Yes she did say the company spends hundreds of thousands of dollars to make sure they're listed first and do the social media work, but is that truly selling my house on all of those platforms or is it just selling the company and the higher end homes? I went with a younger more social media connected realtor who came in with a number $55,000 higher than what Karen said my house would sell for which was backed up by eight comps within a mile of my house. I think that just goes to show that Karen wanted to flip my house for an investor. Will it sell for that higher number, maybe not but if you don't try you'll never know. Karen was willing to leave money on the table to move me along and help her investors!
