I know most people only come to review when something went wrong. I am no different HOWEVER it's how the situation was handled that I can give a 5 star rating. Suman was great to work with from start to finish. She even had to do extra work to get our money back. She brought a ready, willing, and able client for a rental only to have an issue with the homeowner. I sure hope she gets to collect a commission as she performed her duties. I wish I could give this company zero stars. I have been renting for over 13 years and have dealt with numerous management companies. Never in my life have I experienced such unprofessional, mis-management, and blatant taking advantage of both the resident and the landlord. I saw on another review how this company responded saying they wanted the facts; well here they are: 1. They have a less than 5% response rate. I have called at all hours of the day, often 9 times in one day and no one answers the phone. I left countless messages and never received a return phone call. On the rare occasion that someone did pick up (5%) they promised to call me back by the end of the day and I never received a response. 2. Since we could never get a hold of them, we often had to work with our landlord to manage vendor repairs in which he instructed to take the amount out of our rent. Both the landlord and tenants contacted RW numerous times to let them know the amount, yet they continued to ignore our requests and instead sent multiple late fees. This eventually escalated in the Rent Bureau being notified of our "delinquent status" and created a negative mark on all of our records, simply because RW was atrocious at their financial organization. 3. They are either unaware or irresponsible in upholding Denver county policies as they failed to inform both we (the tenants) and our landlord that we are not allowed to have more than 2 unrelated individuals residing in a house and therefore created an unlawful lease. 4. This resulted in us having to attend a court hearing to petition our ignorance in which Renter's Warehouse was not heard from during the entire ordeal. Despite copious amounts of emails and phone calls (all of which were left unanswered). 5. Lastly, we just received our security deposit back which deducted over $1200. We were charged for a replacement garbage disposal which was broken when we moved in (landlord was aware as he had a post-it on the switch that indicated we should not use it). We were also charge for shower door repair and replacement shower head. Both which were in very good condition upon our departure, therefore they are taking advantage of us by charging for everyday wear and tear/to make their own upgrades on our dime. My hope is that by posting this I can help others to avoid their unlawful business practices and that perhaps shine a light on their mistakes so that they stop taking advantage of people with limited incomes. Background: We are extremely credible renters. We left the place in better condition then we found it and were commended by neighbors saying they wish they had renters such as us. We were quiet, paid our rent on time each month, and fixed most "wear and tear" repairs of the house on our own. We in no way deserved the stress and turmoil we endured for the year lease and I hope that this company gets what's coming to it. read more

Have used Renters Warehouse for 3-1/2 years, with multiple brand new or like new properties. In that time, I've fired them from two properties and will be getting rid of them entirely next year due to the following issues: - Tenants offered are low quality and have not been carefully screened. Tenants destroyed one house ($18K in damages) and in two properties, two different tenants both set up full scale illegal marijuana grow operations, with illegal modifications to electrical and water systems in the houses. - More than 50% of the time, utility bills and/or rent payments had errors, were missing, or were late - Latest property had over one full dumpster, 30 bags of trash, all remotes/house keys missing, utility bills unpaid, carpet soiled to the point of ruin, oil and hazardous chemicals dumped in garage, among other damages - Unapproved modifications to kitchen faucets/sink/plumbing - Heavy wall and paint damage - Landscape irrigation turned off, killing grass, plants and trees - Unapproved large dog(s) dug holes, destroyed irrigation system, ruined carpet, scratched hardwood floors - Many missing/burned out light bulbs - Toilet broken/ruined - Constant and high turnover of agents, maintenance, and management personnel with little to no turnover communication each time Renters Warehouse was contacted many, many times over these issues. Majority of the time, the response never came or came late. I've driven to the local office many times to resolve issues in person, as phone and email became problematic. The company strategy seems to be to place bad tenants (at a high cost of 1 month rent *every* time), let them get delinquent in payments, tear up the property, then either disappear or have to be evicted. This drives revenue to their legal and maintenance divisions, as well as pumps up profits with high tenant turnover costs. Legal and maintenance fees are extraordinarily high, without justification, and progress is slow/non-existent and tedious trying get anything done. Of all the various Renters Warehouse employees I've dealt with (dozens), only a very few were high quality employees. One is Joe M, who unfortunately for me and for the company left the firm. After firing them from my most recent rental disaster, I was able to repair the house and place high quality tenants in just over one month's time. Renters Warehouse had this property listed for several weeks without even offering a single qualified prospect. Avoid this company and either do it yourself, or hire a competent local firm. read more

When I initially entered into my lease agreement, the property manager and the administrative staff were great, there was communication and provided HOA updates from the homeowner to myself. After the first year, the property manager left the company and I had to hunt down the new manager to renew my lease and the experience went downhill after that, there were no more updates shared by Renters Warehouse by the homeowner. when it came time for me to move out, the experience could not have been worse as Renter's Warehouse wanted to show the property during a pandemic, while i'm working from home, and while in the process of getting ready to move out (boxes everywhere). The property's HOA has a pending lawsuit with the builder to address/fix any structural issues with the property. I sent photos to Renter's Warehouse advising of the lawsuit (which I learned of from neighbors and not the homeowner) and was advised by Brendha, who twice insisted on doing the moveout inspection on April 31st, that she would share them with the homeowner. I received my security deposit and deductions for the repairs that I reported were taken from the security amount; I reported this to property management team and was advised to submit a ticket to dispute the deposit and they would let the homeowner know about the structural issues. No response to my inquiry as to whether Brendha even sent the information over to the homeowner or not. Resolution is still pending, but I would not use this company to manage my property due to the staff turnover, lack of communication, and the pushiness of the team upon moveout. read more

Tried to see a house being shown by Gavin Kelly. He took 2 days to respond about the exact address of the showing, which he only sent an hour after the time of the showing. I even emailed him 6 hours before the showing to let him know that I obviously wouldn't be there. He then repeatedly emailed me and was extremely unprofessional. Very telling of the kind of company this would be to rent from. Fail to respond when you need information, but barrage you when they feel they've been slighted. I'm good, thanks. read more

The beginning of the application process was very intrusive to say the least. I withdrew my application because I felt very uncomfortable with having to answer questions that were not related to the application process. One question was, who was the gentleman that accompanied me to the showing? and what was his living situation? I informed Justyn during our initial phone interview who'd be renting so it was not Justyn's business to question me about anyone else, who by the way was my driver. Way too nosey! I'm a private person! I can only imagine how uncomfortable it would be to live at one of their properties knowing they want to know the names and living situations of your friends and employees before you're approved to rent. Also, the listing on the website didn't state that the owner required first months rent, last months rent and damage deposit. I was not informed of this until after I paid $135.00 application fee. Beware owners! I hired RW to see if they could place quality tenants faster than I could myself. Their advertising used my photos and my ad copy on the same websites that I was advertising on. In other words they added zero marketing value. As for results.....well, in a month, there were 4-5 showings (very low for this market). The one application that RW sent me was for an undocumented immigrant that is falsefying documents - they have no credit and no verifiable criminal background. Fortunately, I did not have to pay them anything, but I'm out a months rent and back to the drawing board. read more

She kept me updated about everything and had the best communication with me. I never received intrusive application questions like other yelpers mentioned nor did I have to pay any hidden fees. So far this has been the worst experience of my life. Jack Oechsler has been awful as a leasing agent. The house he tried to force me to rent today had black mold on the walls, holes in the walls, was so overgrown with weeds the size of large trees, had trash piled up in the corners of the basement, and he still tried to force me to sign the lease. Not once did he address any of my concerns with an action. He said Renters Warehouse was under no obligation to repair anything. That "they are just the Property Management Company" to which I said "Isn't that your job to manage the property". I would never recommend Jack Oechsler or Renters Warehouse that are some real life SLUMLORDS. read more

Even giving them 1 star is to much. We had a situation with them that was the worst. Now, I understand some of it was out of their hands but they offered no help. We met, filled out an application, got approved, and then they couldn't get a hold of the owner. Or so I hope that's the truth. I found the listing still posted on craigslist, Zillow, and all the other sites still. The realtor Jack Oechsler never updated me, I had to contact him. Avoid at all costs if you're a property owner and looking for someone to manage your property. Although Renters Warehouse was fairly good about finding a tenant for our property, that's literally the only thing they did during the two years they were our property manager. They would not address serious maintenance issues without so many calls from us, that it would take less time to address the issue ourselves. It was so bad, that our tenants contacted us when there was a problem, because they knew Renters Warehouse would do nothing. We never knew who to contact, as they seem to have high staff turnover, so even when you do find someone, they probably won't be there next time. At one point, my wife called one of their senior managers to complain about their services, who was condescending to her and not helpful at all. read more

Avoid Chris Mulher in the Denver office. Completely unprofessional. He was late to the showing. He didn't follow up and I had to reach out to him multiple times. He couldn't answer any basic questions about the property. He couldn't give a solid answer on any pricing. We applied for a property in Fort Lupton. Chris called at 730pm one night to let us know the owners of the property agreed to rent to us. He was was not understandable during the conversation. He couldn't give us a solid answer on deposit, fees, or price of rent. He couldn't remember the address, my information or anything for that matter. He kept mumbling about random items and topics. He was late to meet for the initial payment to take the property off the market. He refused to send me a list of pricing and fees and insisted that it would come with the lease. He then told me several times how much I owed at move in just to get the lease agreement and have all the numbers wrong. He told us three separate times that the pet deposit was no longer going to be on the lease since the owners were not putting sod down. To find out he lied and had never spoke with the owners and claimed that he "forgot" about the pet deposit. i have spoken with his advisor who told me that there have been several complaints likes this before on him and who verbally told me that Chris was not doing things by the book and was supposed to send me a price break down first thing. I am not sure why he is still working there. He refuses to send anything via email and insists on texting. He still won't send me a professional break down of the prices on the place. I am having to use a legal advisor to review everything now due to the shady ways of Chris and his lies just to make a sale in the renting market. Avoid him like the plague! Absolutely horrible. We have had a roof leak and its been 3 weeks since we have called. We just get pushed around from person to person who doesn't know what is going on. I also called off work to be home for a scheduled time slot. No one showed. When I called to asked why no one showed, they said the vendor called said he could not make it. he had called the night before and told renters that he wouldn't be able to make it. They didn't courtesy to call and inform us. Just horrible! read more

This place is such a terrible joke. I was a renter at one of the properties they "managed" and they were so unprofessional and lazy. I had a roommate moving out, and within a week, another one moving in. I called and asked them to come to do a walk through so the new tenant wouldn't get hit for any damage the previous tenant may have caused. The guy I spoke with told me to just send him pictures because he didn't feel like driving to the house...it was "too far". Nothing ever got fixed and the receptionist hung up on me several times when I called asking why I was getting threatening letters from them for not paying my rent, when I DID pay my rent. They just had not processed it, but sent threats of eviction before investigating the issue themselves, then treated me like it was my fault. When the owner of the house i was renting decided to switch management companies, renters warehouse did not bother to transfer our lease agreement or deposit information correctly and it caused a ton of issues we should have not had to deal with. We had to re-issue pets deposits we had already paid and had copies proving it, but renters warehouse claimed they had no record of payment. I had been there 5 years with dogs!! Apparently they lose quite a bit of important information. If you are a property owner, these people will let your investment go to shit. If you are a renter, if you can avoid it, don't rent a property run by this shit company. read more

WARNING! Hopefully this reviews helps someone avoid the nightmare of working with this company. I can't believe these people stay in business. There is a complete lack of professionalism, and as far as I'm concerned, they just take your money and provide no value whatsoever. Actually, we're worse off than if we would have managed the property ourselves. When I asked if they could tell me what the point of working with them was, they responded that "they are the middle man." That was actually the perfect description. They just take a chunk of your monthly cash flow in exchange for absolutely nothing. We checked on our property ourselves a few times because there was little communication from Renters Warehouse. We come to find out that (from me following up with our renters about turning on the sprinklers) our tenants had moved out, our lawn was dead and the house was trashed..... renters warehouse HAD NO IDEA!!!!! Cant give Zero stars :( We are renting a property from RW currently and are NOT impressed by their service one bit. Ill start from the very beginning. When we came to look at the property the Agent just stood in the living room while we walked around, didn't have much to say and it almost seemed like we were inconveniencing him by wanting to see the property. We loved the house (even if the agent didn't do anything to sell it) so we jumped on it anyway. Fast forward to move in day, we waited and waited for a call letting us know how to get the keys but we never head back. Finally the day of the move in I got an email saying we would be met at the house. Now we have been tenants for 8 months and never really have to deal with the rental company. I got the contact info for the owner of our house from one of the documents they sent us. It included his home address and everything, seems like something they should keep private right? Well no they didn't. I sent an email to the owner asking if he was ok talking to me directly and he was more than happy to avoid extra BS. Well anyway we worked any small issues out to avoid contacting the company. Issues like "hey can we paint this room", is this noise normal.. you get it, stuff that really doesn't need to be sent to RW just to be sent to the owner. Now comes our 1st major issue, washer stopped working. I went online to open a service order, had to log into a different site but found everything ok (im an IT guy so it was easy for me, not for the average person) The site wanted me to enter a date for service but i could tell it wasn't really a service date as I could select midnight that night.. I selected the next day assuming I would get a phone call, when I clicked submit a bunch of information changed so I had to call in to fix it. I was told it was fixed and that we just needed to wait for the home owner to OK the fix. I contacted the owner directly 5 minutes later and he had already approved the fix so I thought I was good to go! Next day I expect a call to at least schedule my fix but nothing. So I call in and was told that they just needed to contact the owner, I let them know that the owner already ok'd the fix. "oh, i see that! Well we just need to wait on a vendor now". So I let 2 more days pass (one being the 4th) I know nothing is getting done of the 4th so I figure Ill get a call to schedule the fix on the 5th sometime. 4pm on the 5th I still have not gotten a call. I call in again and am told the same thing.. "we are sending a message to the vendor". I tell them that this is getting a bit out of control. I get that the vendors are busy but I would at least expect someone to schedule something even if its next week. I'm told that someone should be calling today yet. OK, you see where is is going... Now its the 6th (today) I called in again and wait on hold for 35 minutes, get an agent, go though the whole story again. Told the same thing. "sending it to a vendor" Explain to her that we have been told that for 4 days now. She says that she has changed the ticket to an emergency so it should be picked up faster. I kinda laugh because when I think emergency I think burst pipe, water everywhere ect. I then ask if she can give me some insight into whats been going on with the lack of communication. "well we don't have any updates for you so why would we call" is what I'm told.. She then tells me "if it was an emergency like a broken AC, someone would have been out there already". This is where I really get confused. I live in Colorado, its hot this week but if your AC doesnt work its not going to kill you (this isn't Phoenix or anything). I would think that a broken washer and AC would be in the same category but I guess because the agents are located in Phoenix.... At this point we are about ready to go buy a new washer and just move it with us as many places just have hookups anyway. I didnt plan on doing this till we moved ina few years but the nearest laundry mat is 30 minutes and sitting there with a 18month old would be crazy!! (1st world problems right) read more

If there were zero stars, they'd earn it. You don't even get what you pay for with RW - and I wouldn't use their services if they were free! We lived out of state and needed a property manager for our rental. They were great at getting the house leased, but after we handed over the bulk of the money they would get from the total rental transaction, they were beyond terrible. We had multiple water leaks, which are constituted as emergencies to most people. But their emergency line wasn't answered, nor their maintenance line. The first water leak took six weeks to get repaired! They will guarantee you that they have special relationships with vendors and you're given a discount of repairs and prioritized in the queue - it's not true. Recently, another water leak resulted in a $400 repair where the contractor patched a couple of areas on the roof with caulk, The caulk was $30, nails $30, and the remaining $340 - labor for less than an hours worth of work. And this is the norm. It's all around a dishonest, incompetent business, and they don't do anything near the process which they sell you on at the beginning. Renters Warehouse was so bad that our tenants started reaching out to us when they needed anything - we figured it's not the tenants fault we chose a bad property manager, and they should be tended to as any tenant would expect. We ended up managing the property remotely. and RW just served as an accountant to collect rent, take money for their "management" each month, and disperse the remaining funds to us. They've had so much turn over in their employees that there's never a good point person who can be reliable in helping you with anything. It took five different points of contact via email and phone to get them to understand we would not be relisting with them. I essentially had to manage our property and RW. My advice - DO NOT GET PULLED IN TO EVERYTHING THEY SAY THEY DO. You'll be incredibly disappointed - and you'll put more time into it than you would have just managing the property yourself. read more

After been a Land Lord for 3+years, I had nothing but problems, not a single person in this office knows how to read there own Lease agreement, I have been charged for stuff that was the tenants responsibility. They promise you that they will do inspections 2times a year, 3 years later NOTHING, we have to call in and 2 weeks later still no answer. One agent had NO idea on how to promote propertys, if I had the time I would do it myself. there raising the fees as they go but no service for the money, i been told on the phone that I am dragging my feet on a lease renewal when they had my email in there inbox for 2 months, LEARN how to read. We have been renting a house managed by Renter's Warehouse for over a month. They have not addressed any of the issues that arose in the move-in inspection. There is a stairway with no railing on the outside. They can't get the contractors to fix it because they owe the contractors a lot of money that is over 90 days overdue. The only acknowledgement of our repair requests we have received is an email (form letter) that advises us not to call them. There are three issues right now that are not only hazardous for us, but also leave the owner liable if something bad happens. I would not recommend them for either a renter or an owner. read more

Absolutely horrible. Ever since Nick and Justin left they have totally changed their whole office. Somehow they have mixed up accounts and nobody is on the same page. We have paid rent on time for over 4 years straight. Now out of the blue they are saying we owe all this money!! They have been threatening and even put a notice of possession on our door!!!! Every time we talk to someone and explain to them that they have everything messed up they agree and say they are going to take care of it but then they never do!!! The PHX and DEN branch can not get on the same page. I'm incredibly disgusted with the company and wish I could speak with the landlords. We have a 10mo old baby and don't need to worry about things like this or our home being repossessed. It's getting to the point where we have to stop being harassed and we are going to have to get our family attorney involved. Renters and owners do not use this company!!!!! read more

I own multiple properties and worked with renters warehouse for a little over a year. I decided to part ways because first of all you pay a lot of money to them and don't get very good service in return. One of many examples - the rental agent I worked with was unprofessional and didn't produce very good results when looking for tenants. I produced twice the amount of potential tenants than my rental agent plus did the showings and ultimately placed my own tenant, but the agent felt she still deserved a full commission. I had an agreement with them clearly stating that if I showed the property and placed the tenant then I would only be responsible for paying for administrative fee of $399. Well I found the tenant and showed him the property which satisfied my end of the agreement and I still had to pay the full placement fee! They wouldn't process my paperwork until I agreed to pay her commission (which was almost $1,800.00, and I was even willing to meet her halfway, but she refused to work with me!). I should have parted ways the first day I met my rental agent....she showed up for her first appointment in gym clothes! I'm sorry if you are going to claim you are a professional rental agent and charge me these prices I expect you to take 5 minutes and make yourself look professional....or at least decent. In addition, I have had nothing but complaints from my tenants - renters warehouse provides a 24 hour number so your tenants can contact them for emergency repairs but then don't respond. My tenants started just calling me directly because they were getting so frustrated. Believe me you can find better property management companies out there with much more reasonable prices and better service! Or do what I did and just handle your rental properties yourself and keep the money in your pocket! Its really not that hard. read more

ABSOLUTELY TERRIBLE company!!! Where do I even begin. My roommate and I moved into a house offered by Renter's Warehouse in June of 2014. On first inspection everything seemed to be great and working like it should be. After moving in I noticed a towel holder wasn't secured to the wall properly. I called Renter's Warehouse and they said they wouldn't be able to send anyone out but if I HAD to have it fixed to fix it myself and they would take it off of the rent next month. OK first issue, no big deal. Onto the second, we realized the AC had been blowing hot air out all along and that's why the house was at a steady 80-85 degrees. With bedrooms on the top floor this made sleeping in our actual beds nearly impossible. After calling maintenance daily to have someone take care of this issue they kept putting us on the back burner saying "you could use fans to help" "I don't have AC, you'll be fine" "why don't you girls just sleep in the basement if you're too hot". All of these are completely unacceptable answers when you're paying someone to rent and when that's what they're there for in the first place, to fix faulty issues. Over a year and a half passes with no issues and I thought this company may have figured out how to actually manage a company. My assumptions couldn't have been more wrong. This past Sunday we arrived home @445 from a day in Idaho Springs and our doors deadbolt wasn't turn nor was the door unlatching, we didn't think this would be a problem since they have an emergency hotline, I couldn't have been more wrong. I continued to get the run around with this issue, 530 I got a call that Renter's Warehouse has dispatched the call and are waiting and that they don't know when it'll be. 700 I haven't heard anything and call, they say they're still waiting for a locksmith to pick up the call. 800 I still haven't heard anything and receive the same response that they're waiting for their locksmith. 900 I call again and they say they can't get a hold of anyone so I'll have to pay for it myself if I want to get into my house. With this I immediately called my own locksmith and he was there with in 20 min. Renters Warehouse should have called a locksmith out of their network instead of making us sit outside of our home for 5 hours. They have an 'emergency' hotline that's suppose to take care of these things when the renters are the ones responsible and out of money in the end. After calling Jesse with the emergency hotline to report this he was extremely rude and told me on his work order it says it was taken care of, this is a complete lie when I was told they were waiting the entire evening for a locksmith to pick up. I wasn't happy with this so I called the Renter's Warehouse manager Marcos to explain my frustration, his response was that he wasn't here and he would have to look into it for me, after me explaining exactly what happened to him like he didn't believe a word I had to say. He also said "if you send me a bill, I can try to get the owners to pay you back". This is the worst company I've ever rented through and I would strongly detour anyone from renting through them. Joe Branter will tell you multiple stories, none of which make sense, or that he can prove, about why you have not received the refund on your security deposit. My last day contract day at the property they manage was 4-30-16 and I still cannot get a straight answer on my refund. I actually moved out on 4-16 and gave Renter's Warehouse and the owner complete access to the house two weeks before the end of the lease. I never had a late payment and the checks were always cashiers' checks from my bank. I also took care very good care of the property. The home owner has been great and copied me the email he sent requesting they refund my deposit in full. As of today, 6-7, Joe cannot give an answer as to when I will receive the check. He has said it was to be sent on 5-26, then said it sent certified to the home owner on 5-15 to my new address not his. The home owner and I have been in communication and don't know what Joe and Renter's Warehouse are doing. What's the truth? Joe is either the owner or manager located in Phoenix and is now unresponsive. read more
