Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

They use a sub contractor for auto payment of HOA fees and they charge extra for this service plus late fees are incredibly high even if submitted on time because they take awhile to process a check which becomes the owners problem. Beware of misc charges! They charge .20 cents per page for agenda packets and $135/hr for meeting after 5pm. They are a terrible company to deal with because they do not manage the property and most of the work is done by the HOA board and residents. The assigned property manager basically handles the budget and only deals with other isses when pressured several times by the board. I recommend avoiding doing business with them. They are expensive, lack communication and are not efficient.

Employee kept my money order and was forced to pay hoa montly fee 2x for said month. Was told the employee got fired. Had the roof leak and ruin drywall and furniture for over 2 years and nothing ever was done to fix the loss of my belongings or to repair damage from leaky roof. Now to present day. You normally recieve a coupon book for the fiscal year to submit set payment. No coupon books anymore and they tacked on an 87$ fee for roof assesment but since they dont swnd coupon books its a hidden fee. So every month get 87$ fee plus 26$ late fee plus interest. I call to get this straightened out and was told they dropped the laye fee and intrest. Next month get another late fee and interest again. So its never waived and continues to build up. Horrible company to represent your hoa.

I filled out the application that day, she called me on Thursday, the next day to say I was approved and she would be happy to have me live in HER home. We had a discussion of negotiation in which a meeting of the minds was met and she was having her broker write up a contract. On Saturday I get a TEXT from her saying her broker won't write up a contract because my credit is too low?!?! Which was a big fat lie!! My credit was perfectly fine, since two days prior she called and said my application was approved!!! A) As an owner of a property you can rent to whoever you want to. B) my credit was and is not low at all C) you don't call someone tell them they are approved and then days later say they aren't. BAD BUSINESS PRACTICE, EXTREMELY UNPROFESSIONAL and just plain bad behavior as a person. I would never recommend her or any home she rents out or sells. Not a trustworthy agent at all!
