    Incompetent and unprofessional. Several weeks later we found serious misrepresentations, errors…read moreand omissions of critical features and he wouldn't accept any accountability. We also wanted to attend the inspection, but he arrived 30-45 minutes early and started without us. When we arrived, he said he would review at the end and proceed to finish without allowing us to ask questions along the way. We later found holes, damaged and improperly installed shingles and flashing's on the roof while cleaning the gutters (When notified he said that this was considered acceptable for a 15-year-old roof. Any fool knows this isn't acceptable for a roof of any age and it should had been reported). We had to make temporary emergency repairs to hold through the end of winter. He indicated electrical panels were fine. Since we were suspicious of his earlier errors we looked at the panels. There was improper wiring found later at both panels, and especially hazardous wiring was found at the second panel. (He omitted the second panel in his report, and when asked where those comments were in the report he retorted, 'if there was anything wrong it would be in the report'. Several floor joists were cut/modified. He said they were fine, but any floor truss manufacturer or framing contractor knows that is a bad. This should had been called out for repair. Did not know the difference between a wood burning fireplace and a decorative gas fireplace. Say what? There were other inaccuracies and smaller missed items, but the above were generally the most significant. A good home inspector would had been more thorough, conscientious and professional in reporting on a house you were about to plunk down hundreds of thousands of dollars on. Not being properly informed probably added up to a few thousand bucks more that we could had negotiated with the seller to correct. Decide for yourself if this is the type of inspector you would want examining your real estate investment. The association he belongs to appears nothing more than a mail order club to make him look qualified. Here is a sample of his e-mail responses: ------- Hi Troy, Just a few questions about the report: We haven't been able to locate some information in your report. Perhaps we have overlooked it and you can tell us what page numbers these items are on. Otherwise, can you provide an addendum with the information. * Information about electrical sub panel in the shop. * Information about the pull down stairs to the loft, overhead vehicle door condition/operation, and electric space heater in the shop. * We're unclear on the fireplaces. We see you discuss a fireplace, which we're assuming is the family room? But you have a photo of the decorative fireplace in the bedroom. Not sure which information is being provided here. * Information about shower stall and shower fixtures in the master bathroom. * Is the water heater elevated? * Under Water Heater you have the term "Extension: Present" We're not certain what are you referring to? Is it the discharge pipe for the TPR valve? ........... Greetings, Not all of the thousands of items inspected are in the report. Also, some items are generalized to save time and space. For example...both fireplaces are gas, function and neither are decorative. If there was an issue with the fireplaces or anything else...it would be in the report. If you look closely in the master bath section...shower stall and whirlpool are listed. If there was an issue...it too would be listed. Yes, water heater is elevated. If it wasn't, it would be in the report. Also...not all water heaters are required to be elevated. Last question...yes. Thanks, Troy ......... (After pressing the question further) Hi, Actually the bedroom is gas only...sorry for the confusion. I didn't realize that is what you meant by decorative. Thanks again! Troy ------- Troy, We have just moved into our house this past Sunday the 7th, and have discovered a hole and damaged roofing materials at the dormers over the shop, with consequential damage to portions of the fascia trim, while cleaning the gutters this past Saturday the 12th. Clearly the damage has been ongoing for some time before the inspection and is not the result of any recent event. Water damaged and swollen trim was also discovered at the front upper windows on the house. While on the roof, a number of rubber boots were found split open around plumbing stacks on the house. None of these items were mentioned in your report and each of these sections indicated "Satisfactory". We've attached photos. ......... Greetings, All of the items listed within your complaint are within the scope of a 15 year old home and considered very minor as per the "Scope of Inspection" in the inspection agreement. All items can easily be maintained with caulking, paint and other minor adjustments, again typical for an appox. 15 year old home. No further action will be taken.
