Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

Since taking over as president of the homeowner's association a few years ago, we have had a few different managers. In the last year or so we were blessed with Heather Eisfelder as our Community Association Manager. Once Heather became familiar with our community's concerns, she has been on it from day one. She is responsive to our needs and works in tandem with our Assistant Manager, Jane. Both Heather and Jane respond so promptly, even to last minute and after hours request. For a small community like ours, the value for our money has been worth it. I would not normally review a company like our management company...in fact I would never have thought they had a Yelp! page. What prompted this review was that during last night's meeting, Heather saved us about $50 / month on our street sweeping expenses. However, she went on to tell us that she had also identified nearly $300 in expenses that we pay per month and we do not use. For a small community of 75 homes, trying to keep dues low during this current economy, this is the kind of monthly savings that helps balance the budget and keep us out of the red. Heather also gave us other ideas on how to easily modify a rule to meet our communities updated needs. Thank you Heather and Jane! Your efforts don't go unnoticed.

Beginning with the introduction to the property, the application process, the residency, and ultimately the transition out...I felt supported, and treated like a person, and not a tenant in a ledger. Alysha was my rock star; effortlessly blending professional attention with genuine service and care. Really, the entire team was superb at that. Consistently, Martin Investment Properties addressed and corrected any of my maintenance concerns with speed and scheduling convenience. Mostly, any delays of service were the product of an inconsistent HOA process, and not the fault of the management company. It speaks to their business that they also partner with skilled, highly professional vendors. I truly would've loved to continue renting through this company, but sometimes Life makes you change. Which is where I really felt valued as a client: The transition out. When the owner of the property needed to make a change in tenant, MIProps worked with them to give me a fair and timely exit strategy that worked for all parties. That ALSO speaks volumes about a company; the way they treat you, when they have little to gain from it. I was on the Board for several terms and was able to observe his interaction with some of our "stronger-willed" residents: he was effective in solving problems and dealt with all on a professional level. He also was able to let us know the updates on legal issues, dealt well with out vendors, and kept us from roaming too far into left field on many occasions. I can recommend John's services without reservation. Our complex looks better than it has in the 20+ years that I have lived here, and we are actually fully funded, all thanks to his gentle nudging and smooth work with the former Board who greatly appreciated his efforts. Thank you, John! However, for the business as a whole, their A/R division should be immediately replaced by the nearest kindergarten class which would generate the same, if not better, results: PCM's accounting department made multiple mistakes on several accounts that totaled several thousand dollars: not only on mine (which is still unresolved at this writing), but also another unit that had actually paid their HOA fees in full (PCM's A/R showed them as still owing, and it took a lawyer to straighten that mess out). In short, John was wonderful. The pencil-pushers, not so much.

Extremely unresponsive. When you call them for help with your property, it's routed to a call center who creates a ticket, and this HOA's team closes it within hours. It's marked as complete yet there is NO solution, NO communication and NO plan in place. After talking to neighbors, we now know our property issues are multi-property issues. It's affecting our entire community. Neighbors and I tried to join the monthly board meeting. Zoom meeting links and meeting times are posted on our TownSquare app. My neighbors noted that in the past, they've tried to join general board meetings and they were never admitted into the Zoom meeting. So.. are these meetings even taking place?
