This company was terrible . We did everything we could to follow there policies which were out rages. We gave 60 days written notice , they charges us to post it on the door ! Really !! Waited 8 weeks to get our deposit back and only after calling and texting over 20 -30 times . Over the 8 weeks , Then charges us to send half of our deposit back .We left the house immaculate. Mowed the lawn made a sure weeds we're pull etc ... they charge us 500.00 to fix a gate that was broken when we moved in and to fertilize and mow the lawn which we did before moving out . If I could give zero stars, I would. RESE Property Management is by far the most unprofessional, dismissive, and disorganized company I've ever had the misfortune of renting from. We moved into our unit on April 24th under the promise that it was "move-in ready." Instead, we arrived to a broken front door, a disgusting unlandscaped backyard, a detached bathroom sink with no running water, a non-functioning garbage disposal, a swamp cooler that still hasn't been turned on (its been 80 degrees outside), missing window screens, and much more. When we submitted maintenance requests (as any tenant should), we were told to stop "wasting their time." They blamed us for slowing the process down by following up on maintenance issues they haven't completed. Their tone is rude, condescending, and completely unacceptable for a property management company. If you want to be gaslit for expecting basic habitability, enjoy battling with third-party vendors who never show, and be treated like an inconvenience instead of a paying tenant--then RESE is the company for you. If I could write a 0 star review I would. As a current resident under this poor pitty property management company, I would never recommend or hire these scums to do business. Starting from the very beginning of inquiring about a property, this company was very hard to get ahold of, no one answers the phones. They screwed up the "self service viewing when we fist wanted to check out the property by scheduling me incorrectly and the lockbox code was incorrect. We sign the lease and move in. They prorated us for the half of the month we moved in. They over charge us every month for $91 for sewer, and trash. After several maintenance requests, we finally got a new water heater after the old one was out of code, and completely rotted at the bottom. Every time we request maintenance on the property, it is either 1) an unlicensed company coming to work on the property who don't speak any English or 2) half -assed work that eventually caused a bigger problem that needed to be fixed 2 weeks later. We are now 5 months into living here and we get told on 6/12 we have 26 hours until we have an inspection. Ok, not a big deal, legally it's 24hrs. I take off work on 6/13 to meet this person, they show up 30 minutes after the time they told me they would be there. The inspection (just like everyone else's review) was to look for something they can charge. We had fish in the apartment (out of 3 properties we have rented from, it has never been an issue to have fish). They charged us $600 for an "unauthorized animal fee."Sure, whatever we will pay it. On 6/19 I get a text message (btw this is the only way they communicate with their tenants, if you call in they ignore the call and it will go to voicemail and they WILL NOT call you back) that an inspection happened again and the fish hadn't been removed. I told them yes, we have someone coming to buy them this weekend. I go into the payment service portal and find an ADDITIONAL $100 COMPLIANCE FEE. Not even a full week to get rid of the fish. The best part about this is...we have cameras inside our unit through Google home. My husband was home all day on the 19th for the holiday. He left the house at 2:12 in the afternoon. At 2:21 on the doorbell camera, an employee with Rese property stood outside of our door, and then proceeded to enter the property with no notice, no knock, no regard for personal property. As I know we are renters, I know we have rights as renters. One of them being that the property company or landlord cannot under Utah Law enter a unit without at least a 24hr notice. They did not notify me or my husband via email, text, phone call, about an additional inspection. Fortunately I do have a friend who is a lawyer and we will be discussing legal actions against this as a violation of our privacy and the law. I have been with RESE for almost 5 years up until the managment change. I won't say that RESE and I have had our times, however, they have a job to do and with that job comes communication, accountability, andbility and both tenants and managment to be on the same page. I had built a great repore with them as time contyinued on. If the fees are not what your expecting when you moved out, theirs a reason for that. If you don't want a negative reply back for your own diligence, then be an adult and give respect. If you don't like someone because management wont allow anyone to get away with nothing that no other tenant can get away with, then maybe you shouldn't rent from anyone but your parents. I have seen a lot of ppl come and go with tenants blaming the management when its black and white in the agreements and if respect and communication came from the ones who have horrible things to say, then maybe its not RESE management however its your own problem that no company nor human should have to carry in their own shoulders. We rented from RESE PM for a couple of years. They are the worst property management team we have EVER dealt with, by a long shot. Let's use the word "Management" liberally here. They are arrogant extortionists. Understand, we've rented quite a bit over the decades and never had problems with other PM companies; yet with Rese, it was problem after problem beginning to end, all caused by their team, low-level office workers and upper-level management alike. They don't listen. At best they are extremely slow to respond. They are myopic. They are selfish and one-sided. They are quick to anger without ever hearing the tenants' side. They seem unable to read and comprehend emails, yet they do all they can to avoid phone or in-person conversations. The staff seems marginally illiterate, (u shood reed there emales!) and their utter disdain for tenants is palpable. Don't they realize how obvious they make it that they abhor their jobs? Just know, if you become one of their tenants, they are going to loathe any communication with you, no matter how friendly or professional you attempt to be. Example #1: When the pandemic hit, they were under extra pressure, so the manager blasted out a condescending mass email to every tenant berating each one of us, even those of us who were paying rent on time and not causing issues whatsoever for the property management company. (But they couldn't take the time to proofread said email. Bwahaha. Pathetic! English much?) Example #2: When we first moved in, they passed the house on to us uncleaned. They sent the carpet cleaner through, but that was it. The house was still scummy from the previous tenant: molding food in the fridge, hair in the tub, etc. etc., Yet, when we moved out, and we made sure to clean quite thoroughly, ResePM still charged us the full amount for cleaning. I could share MANY more examples and specifics. Certainly, they broke Utah law more than once. Oh, and if Rese Property "Management" ever reads this, thanks for charging us $50 to put a notice on our door, when it was simply a confirmation of what I had already notified you. Completely unnecessary, but an easy way to make $50 in 10 minutes. I hope you're stoked about the extra fifty dollars as it was the final straw that earned you this transparent Yelp review. The people at RESE must do their own good property management reviews. Sadie who works at RESE managing Waters Edge Apartment in Vineyard Utah was absolutely no help and indifferent to our need for assistance. Placed a work order over the weekend, did not hear from anybody today, had to call the RESE mgmt group for status and received very poor customer service. We submitted a maintenance repair for our water heater over the weekend, as the fire pilot keeps going out, showering in extremely cold reservoir Mountain water at the moment. We haven't had hot water for multiples day including over the weekend. Sadie the RESE agent lacks the ability to care, empathize, and customer service skill. All we needed while waiting is just an ETA for the repair team. She refused to give and was a little rude about it. I would not want her talking to my tenants and dealing with them the way she does. If I can do -5 stars, I will! RESE is an irresponsible and greedy PM with no bottom line. The only thing they think about is how to collect more money from both landlord and tenant. 1. At the beginning, they were not be able to find me a tenant more than 3 months. I myself got the tenant within 2 weeks. If I was not out of state, I wouldn't let this stupid PM manage my house. 2. They have been my property management for the next three years, but I felt like I was managing the property all by myself. They overcharged repair and maintenance, etc. I need to find the contractors and communicate with the tenant all by myself from out of state! 3. In the end, the tenant broke the contract and left 8 months earlier. They told me it's hard to get tenant at this moment and want me to ask for less rent. But one of my friend refer me a tenant who willing to pay market price. I thought- yes, it should be the time for me to leave this stupid PM too! This has got to be the worst fun property management company I have ever experienced. I read reviews before renting from them and I was a little nervous given the poor reviews but I did it anyway. I was always on time with rent! Took care off the place as if I owned it. Now I have moved out because the owner was selling the home. I left early so the realtor could get in. The owner gave me a rent credit which took over a month to get from Rese. They told me they mailed it so it wasn't their problem. I had to pay them $30 to reissue a check and send it certified! I was told I would get my deposit back 30 days after move out day. It is over 30 days I haven't seen it. This is what I was told... I just received an update from maintenance, Your security deposit is in a trust account, it is on our radar, as soon as we finish the move out we will be mailing out the disposition. We are working on it, thank you for your patience. It is a busy time of the year. - RESE Property Management When a tenant moves out of a property we have to contact a few different parties, vendors..ect. that had gone to the property before and after move out if any. We need the deposit disposition approved by the broker and recorded accordingly. We just need to neatly move you out of our system and save -you as a past tenant. - RESE Property Management When I said I was told 30 days I got this... Some take longer than expected. - RESE Property Management Then I asked for a timeline and got this... I don't have that information. - RESE Property Management Amazing! Do NOT rent from these people. This is only part of it. They take forever to send maintenance. I went days without AC in 100+ degree weather this summer waiting for a maintenance response. RESE Property Management used to manage a condominium located at West valley City. The last tenants placed by RESE end up being evicted on August 2017. The tenants incurred substantial damage to the property (a value approaching $10,000). As I lived out of state, the extend of the damage caused by these tenants was not revealed to me until January of 2018, when I decided that I would no longer rent the property, and hired a Real Estate agent to place the property in the market (the Real Estate agent was actually the one who informed me about the conditions of the property). Notably, during August 2017 to January 2018, RESE collectted its management fees, while my property remained unmanaged and completely uninhabitable. Once I realized what had happened, I contacted my RESE property manager, Scott. Scott was very defensive, but assured us that RESE filed with their lawyers to collect $2,000 from the tenants, to alleviate some of the repair costs. On March 2018, 3 months after having dismissed RESE's services, I noticed that RESE continued (and still continues today) to charge me for monthly management fees. According to their calculations, I owe them $769.96. I asked Scott about these recurring charges. He replied that I needed to formally terminate their services through an "Termination Agreement." This "Termination Agreement" stipulates that: (1) RESE would be exempt themselves from any liability. (2) I (the owner) had undergone a complete walkthrough and was satisfied with the conditions of the property. (3) That RESE had returned all the keys and other means to access the property (which they fail to do). (4) That I would have to pay a $59.96 "release fee." (5) RESE would retain 10% processing fee (+$9.00 per check) from any funds collected from the tenant (i.e. $209.00 if 2,000 are recovered from tenants). Prior to publishing this posting, I tried to email and call Scott, who ceased to reply to my emails and was, conveniently, never available to talk on the phone. I spoke twice with the office manager, Lisa. I explained to her that if this issue was not resolved, post a review online, stating the facts and file a complaint with BBB. I ended up filing a complaint with BBB asking for: (1) RESE is to "release" me immediately from any imaginary contract that RESE think I might have with them. (2) RESE to wave any termination fees that (i.e. $59.96). (3) That given the extent of their mismanagement and gross neglect of my property, RESE will forfeit any money (i.e. $209.00) that may be collected from the last tenants. (4) Given that trust no longer exists between me and RESE, RESE will prove me with the information of the collection lawyer. I will see what will come out of this. This could have been avoided if RESE had not failed to obtain references for the tenants (in contracts with property owners, RESE "reserves the right" not to check references and exempts itself from liability resulting from any property damages resulting from tenants... even though RESE decision may be the cause it). A few days after this posting, Scott emailed me: "I know you are not very happy with us, and I respect your right to put in a review, but I do kindly ask that you remove my name from google. If you want, I am okay if you leave my first name, but I am asking to for my last name to be removed. I am just an employee here, and I dont think it is fair to have my full name on google like that. It could potentially hinder my ability to get jobs in the future. With being an employee here, I am asked to carry out certain things that I may not fully agree with- This should reflect upon RESE, and not on my personal full name on something that is etched in stone on the internet. THE ABSOLUTE WORST. I actually will be calling the BBB because these people are disrespectful and ultimately ridiculous in their business practices. First of all, during this COVID-19 global crisis, they INSISTED on coming to our house today to do an "inspection" after I texted them and emailed them (I put it in writing as they asked) to reschedule because we are a high risk family. They STILL came to my door saying it was their "protocol". Oh really? Since when are you above the law and everyone else who has to stay home during this quarantine? And how dare you come out to our house after going home to home to do your arbitrary inspections during a GLOBAL PANDEMIC. Can you spell LAWSUIT? We've had so many other issues with RESE as well. Their response to issues in the townhome we are renting is very slow. We had a broken fridge for WEEKS and they did absolutely nothing to help us unless I emailed them almost every day. We were living out of a cooler for weeks with an infant who needed milk, etc. We do everything by ourselves now so we don't have to bother them. Also- I just want to mention that last time they sent someone over to do an "inspection" of the pipes and walls, etc., he didn't even know WHAT A WATER HEATER WAS or a pilot light! The level of incompetence with this company is staggering. I am a tenant of a property they take care of and it's been such a hard time having to deal with these people. They take weeks to respond, some days I can call and get ahold of someone and some days i can't. I speak to and work with a different person every time on the same issue so I have to catch them up and it takes so much time. They must have high turnover of the our employees. Every time we have to have a mandatory walk through of the property every 6 months, it's a different VERY young person which gives me pause. To get any kind of maintenance done takes MONTHS. Leases are lost from year to year so it's just a mess over there. If I were a property owner I would be very wary of hiring Rese. Don't let RESE bully you! Four months after moving out of a RESE-managed condo I received an email stating that I owed RESE a $100. They informed me that due to an "accounting error" they failed to remove $100 from my deposit for a cleaning fee, they said that if I did not send them the $100 ASAP that their attorney would begin collections activity. The odd thing is that the contract and Utah state codes say that an itemized-receipt of deductions must be provided within 30 days the termination of the contract and of course the itemized deduction that they provided when I moved out did not include this $100 fee. After contacting the actual owner of the condo I came to find out that the tenant after me complained about a dirty oven, so RESE hired someone to get it cleaned, they then tried to charge the owner, the owner told RESE that he would not pay because it was RESE's responsibility to catch that in the checkout they did with me, and so RESE then came to me to try to get me to pay for it despite having no legal standing to charge me. After emailing directly with Tony (owner), he persists that I am responsible for the fee and attached the receipt they have from the cleaning service. The receipt showed that the cleaning actually took place over three months after I moved out. Exposing the "accounting error" story as a total fabrication. They screwed up and thought that they could bully me into paying for their mistake. read more

It's funny the owner has some excuse to every negative review never once taking accountability and always playing the victim. They were telling the owner I was crazy but then say I am the abusive one. That is truly funny. They have been fired by several property owners because the negative reviews are not tenents just complaining but are absoulte facts. After about two years of using them I feel like they have good intent with horrible execution. I've gone through rep after rep after rep and they have not once notified me of a rep changing until MONTHS after it has happened. My current rep doesn't even work in the office, she works out of her home and takes several days to answer emails (if she decided to actually reply). I had an unauthorized repair done at my house that was $15 in parts and labor and the company they contract out with (after hours) charged me $350. I finally, after much effort, talked them down to $110 and finally convinced RESE to pay the fee since it wasn't authorized and nobody was notified before the repairs were done. In both cases when my tenants have moved out I've known before my rental management company. On top of that, they switched banks without notifying anyone and had huge issues with disbursements. Their communication sucks and they are incredibly slow to respond to requests. Their phone lines have all kinds of issues and half of the time you can't even talk to anyone, you have to leave a voicemail and they return the call maybe half of the time. I'm looking at move to EASE - I talked to the owner directly and he is responsive and has amazing reviews from tons of people. I know RESE is one of the cheapest but you may just get what you pay for. Either they have too many properties to manage that they don't care about service or they are seriously understaffed and they can't give you the time you expect or pay for. I am a landlord and would not hire them again. They are not totally horrible, but you have to keep on top of them. Their online system is very good. The hardest part is that I can never be sure that they will go ahead and follow through on a tenant request if they cannot reach me no matter how many times I have told them to take care of the tenant first in case I cannot be reached. Recently they were asking me how the property was managed for the tenant and of course I had no idea as I do not interact with tenants. When it comes time to get rid of them and switch managers it is not a fun process. Also although my other manager costs more up front, she costs less in total as she does not charge an eviction fee for eviction services and does not nickle and dime. They are all nice people, just not top flight. I found out that the Rese contract I signed and thus must honor means to get rid of them I have to buy them out and they have rights to monthly fees for as long as the tenant they placed is in there. The company I hired after being unhappy with Rese for my next two rentals has given me better service and does not do this as they say they are paid to find the tenant so if the landlord gives notice and wants to change management they do not require a full contract buy out. My alternative is to have them evict the tenant at the end of the lease and find new tenants to avoid the fees. Obviously I do not want to do this to a perfectly good tenant. My new management company has provided with me with such excellent service that I cannot imagine switching, also the new company covers eviction expenses if a tenant is a problem as they consider it their mistake. If you contact Tony they will improve which I had to do early on, but I still have to keep an eye on them to make sure things are being done and I do not have the peace of mind I need. I am new this and did not know that what Rese was doing in their contracts is not universal to property management. My interaction on the phone with them about termination was not pleasant. From reading other reviews it is clear that some of the time they do very well, but they are not consistent. read more

They have more employee turnover then any company ive ever seen. you never know who is managing your property. When you call them you can never get anyone to answer the phone or call you back. Then when you try and cancel with them, if your agreement is staggered they will charge all kinds of fees to cancel with them. RESE Property Management is a horrible company and their staff are liars, cheats, and thieves. I have been trying to get Gail Kastleman and Tyler Kimball to respond to me for over 4 months now. They responded at the beginning but as soon as they realized they were in the wrong, they stopped responding. We were renting a condo in Eagle Mountain which sold. They told us that the individuals moving in would rip out all the carpet and we would not have to have it cleaned. Then after we moved they took out the cost of having the carpets cleaned out of our deposit. We cleaned that entire apartment before we moved out, including the walls and baseboards. Then they took out of our deposit the money to have the apartment cleaned. I asked for proof, for pictures, in response they sent one picture from behind a toilet and refused to send more. So you want to rent a property you own, but not sure how to go about it and are looking at having a property management service help you out? Save your self the time and just light your money on fire instead. At least that way you get some benefit (heat) of throwing your money away. I can't start on how many bad experiences we have had with this company...I'll begin with the most recent. Our tenants contract ended Yesterday. Reese assured us a final walk through was scheduled for Saturday. We scheduled a cleaning service to go in today. When the cleaner showed up, the tenants are still there! One would think this would have been discovered during a final walkthrough that was scheduled? We had to call five (5!) different people at Rese before someone answered the phone and we were told that they were "working on it." If they knew the tenant was still there (no chance because that would mean they were actually doing their job) wouldn't it have been helpful to...you know...call us and let us know? They never gave us updates to repairs...which I'm sure make the tenant mad, but I assure you we gave approval for 99% of the issues that were reported. It took me following up with Rese to get vendors to fix routine things, they provided no benefit what so ever. I recently cancelled my management agreement with RESE Property Management and would never recommend them to anyone. Even with a 30 day notice and for a property that was rented on a month to month the charged me over $350 dollars to cancel. As it turned out, they automatically sign you up for a year of management services paying a monthly fee weather your property is rented or not, and if you cancel, even with a month notice they charge. They would not be reasonable or fare. They were only interested in making their fees, but not in working with the owner/client. I should have realized they would be a problem when after I signed up it took them a month to rent my property because they had misrepresented it in the listing and I had to call them with the corrections. I lost a month of rent due to their carelessness. After the property was rented, they did nothing, but take their percentage as management fees. The Broker/owner of the company would not respond to me, ignored my texts and messages and only wanted his fees. Even after the apartment was vacant and I had given them 30 day notice of my cancelation, they would not give me the keys to the property until I had paid hundreds of dollars. I began renting with this company in 2018, and rented there for 2 years. The house wasn't in great condition, but it didn't really bother me. When we moved in there was a shower curtain rod in the shower and a can of paint on the table. Nothing that would bother anyone. I took a video of the whole house so that if any disputes came up later on about walls or anything I would have my own proof of how it looked before. Nothing of importance happened over the next two years, I paid my rent every month on time for 2 years until we finally decided we were ready to move out. I messed up and didn't read the clause that said you had to move out 30 days in advance, so I had to pay an extra months rent. It was an annoyance, but in the end it was my own fault. When I notified them that we were ready to move out we received nothing to assist us in our move out process besides a notice to vacate the property. I asked for a list of things to do for moving out, but received nothing. Again nothing that bad, but it wasn't a big deal. When we moved out we cleaned the apartment thoroughly and made sure it looked as good as it did when we moved in. We moved out a month before our final move-out date and didn't hear anything from Rese for that entire time. No bills, no phone calls, nothing. Until a month later we received a letter in the mail saying we owed a significant amount of money. Now to my surprise there was a charge for several things that I did not agree with, so I called them and they immediately said to just send an email to the help committee. So I did. A portion of the fees ($405) were for cleaning fees. Which I expected since every property manager does that. Another portion (more than $100) was for replacing light bulbs (none were burnt out when we had left, we actually replaced bulbs when we first moved in that were burnt out) re-installing a bathroom tub plug, and removing a shower curtain. There was no shower curtain when we left, but instead just the shower rod which was there when we moved in. I tried to dispute these, but got the response of "All repairs completed were assigned after reviewing the evidence in our system. Unfortunately we are unable to refund you for the repairs completed." Ridiculous, but again I expect nothing less from a rental company. Now to their credit, they did refund me for a key that I was never given. But on to what truly bothered me. I was charged $268 in late fees. Now if you have ever seen a billing statement it will usually bill you when something is due, and if you don't pay it by that date you will receive a late fee. I am totally okay with that, but above I was told I would owe rent for January, but that bill never came in January. Instead that bill for January's rent wasn't charged until the 4th of February. I wasn't given an opportunity to pay for January's rent on time, and instead I was immediately charged a late fee for something that I didn't know existed. I called multiple times when I moved out to make sure I had everything settled, and never received any sort of indication that I had done anything wrong. Now since being charged that late fee I have gone through all of their steps and I have gotten a response through email saying "Unfortunately there is nothing we are able to do regarding the late fees. As we've explained, the late fees are in accordance with your lease." If the rent was there to pay in January I would've paid for it and there would have been no issue, but instead Rese decided that through their own error I should be the one to pay it. I called and tried to talk to billing, their broker, and their management team, but instead I got put on hold, then was told they wouldn't speak to me and eventually got hung up on. Now maybe my review is an outlier and others may have good experiences with Rese, but the lack of respect to someone who never had an issue before moving out is a bit sad to me. I wish I could've given a better review, and that I would have at least been treated with respect. read more

Rese PM has a litany of probelms. Everything from customer service, communication, to maitenance, to tenant placement are a hot mess. Avoid Rese Pm and associated properties. We had plenty of maintenance requests. They canceled 90% of the maintenance requests including major issues. Issues such as the heater going out, tenants not returning keys, broken appliances, and windows not working. The only time they actually do any work is after asking 3-4 times to get it fixed. And then when we asked if we could repair it ourselves they would never get back to us. They also do not do any checking on tenants. We've had tenants with bad credit and personality conflicts. One such tenant attempted to get another evicted twice, that we know of, and Rese pushed through the eviction notice with no research based on hearsay, risking a lawsuit from said tenant. Then the tenant attempting to get the other evicted skipped out on the rent payments. While courteous when you do get ahold of them that's the only good thing that can be said about them. Thier communication is very bad. They never said why maintenance requests were cancelled, and blamed everything on the land owners. They have no idea how to accept responcibility. When we communicated to Rese that there was a real-estate agent traipsing through the home on a weekly basis they did nothing. They would also set up inspection times and then never make the appointments or even call tenants back to schedule better times and dates. If you try to call them don't expect them to answer you or return your call. If we wanted to talk to them we had to show up at their office. They do not communicate at all and would rather play the blame game. Rese PM is a hot mess of a company. They don't communicate at all. The they call themselves a property management company but tend to abandon properties rather than actually manage them. They do not investigate problems or manage tenants properly. The best thing you can do as a land lord or potential tenant is to steer clear of Rese PM altogether; you'll save yourself a lot of stress and hell. read more

Just don't do it. Don't rent a house if it is managed by this company. We read all the reviews before we decided to rent and found a lot of them to be negative. We've always had good experiences with most rental agencies, so we thought there was no way it could be that bad. Oh, it was. We rented for 1 year and then decided to move. For most of the year, they were okay. It was the move out process that was so bad. Don't expect to get much of your deposit back. The person I worked with at the end of the lease said that no matter what, she always hires a cleaning service to clean the house (even if you already did that and the house is spotless) and someone to clean the carpets. To avoid this, I asked with cleaning service they use so that I wouldn't have to pay Rese and I would get most of my deposit back. I was planning on hiring a cleaning company to clean the house anyway, so at least I wouldn't be charged twice to clean a spotless house. Even then, they managed to take $550 out of our deposit. They are just dishonest people that nickel and dime you at the end. We should have listened to the negative reviews and found another place to rent. I have never left a place that I've rented with less than 75% of my deposit. Rese was a different experience. Just stay away from them. read more

Inconsistent and terrible, stay FAR away from any Rese rentals. 2 weeks ago I e-mailed Rese about moving into a bigger, more expensive rental. I've lived with them for 3 years and figured it would be easier than going with a different management company. They STILL have not responded, but when I went to pay rent on the 1st, it told me I had to resign my lease in order to pay. I finally found a way around that, as I was still hoping to hear from them about the other rental we were looking at. I paid rent, but was never sent a confirmation e-mail. I was served a 3-day pay or vacate late Friday afternoon. I called and told them I had paid rent, they told me the website likely rejected my payment since I hadn't signed the lease, but that it was my responsibility to see that I didn't get a confirmation e-mail. $160 in additional fees later they told me I could not make a payment online and would have to get certified funds. I told them that with it being so late on a Friday there is no way I could get the funds from my bank until after the weekend. I went and spoke to my neighbor who had also gotten a notice and he told me that he spoke to them on the phone and they allowed him to pay online, with no issues. Fast forward, today is columbus day and the banks are closed. I called to tell them that with the bank holiday I cannot get the funds from my bank as it is over my daily limit and my bank is closed. I asked again to pay online, or over the phone, they refused, even though they allowed my next door neighbor to do the exact thing. They transferred me from person to person in the middle of my sentences without telling me they were going to transfer me. They put me on hold without telling me I was going to be put on hold, and then told me "I understand we served you notice on Friday afternoon and today is a holiday, but you have to have certified funds by today or you will be evicted." I KNOW there is a way for them to allow people to pay online, they kept telling me that Wal mart is open and I can go get a money order there. They repeated that 6 times, and each time I told them that my bank will not allow a transaction that large at an ATM or store without me calling to raise my daily limit. They told me I should have thought of that earlier. What the hell?! I should have thought of this earlier when I e-mailed them two weeks ago and expected a timely response, or when I paid rent on time but just didn't notice a lack of confirmation e-mail, or on Friday after my bank was already closed for the weekend, How about this morning when I drove all the way to the bank only to realize it is a bank holiday. I spoke to at least 3 people this morning and all were incredibly rude and unwilling to help in any way. I told them multiple times I could pay online, or over the phone, to which they kept telling me "wal mart is open today." I am livid. read more

Moved out in June and called about of deposit in August. They told us they mailed it to the apartment WE MOVED OUT OF. I asked them how are we supposed to get our check if we moved out of that apartment and no longer have keys? They told us we have to pay $50 to mail us a new check and $35 to make sure the check has no been cashed. It's now September 12 and we got our check today. I left that apartment better than we found it. I hired a cleaning service and they deep cleaned everything to the point they were scrubbing bleach on the walls. Our deposit was $1300 and we got $500 back They labeled it as 8 door stops needed to be fixed, carpet cleaning and that's all. $800 used on fixing door stops and carpet cleaning??? DO NOT LIVE HERE. They don't answer any calls, they do random cleaning checks but give you no warning(they text you the day of) and if you aren't home at the time they send you it's $300 fee and so your cleaning like crazy because they only gave you a 2 hour warning and then they don't show up. It's insane. Please save your money and rent with someone else. It's not worth the headache and the loss of money. read more

Very dissatisfied with my experience!!! We rented a home in Saratoga Springs for 10 month, in the which time our water heat went out regularly (for months it went out daily and we had to relight it every day just to take a hot shower or do dishes) but it was NEVER fixed. we had several other maintenance issues that were likewise never fixed despite work orders put in. Then, when we finally got to move out, we paid to have the whole house professionally cleaned. Without even going to look at the property our agent hired another cleaning service, charged us almost $200 for it! I took in my invoice and they refused to credit the cleaning fee because they "have to assume the home needs cleaning". The cleaning fee was a relatively small amount, but the fact that ResPM refuses to own up to their own mistakes and takes advantage of the renters bothers me so much!!!! The only way I can get they to take responsibility for a mistake is to take them to small claims court. So sad. I would NOT reccommend them as a management company to renters or land lords (they are not maintaining their properties). read more

DONT rent from this company. I rented an apartment for a year with Rese and had a terrible experience. They don't return your phone calls, they ignore any issues you have, and they took half of my security deposit for absurd and incredibly steep cleaning fees. They don't care about you they just care about taking your money and doing whatever is convenient for them. In addition to the problems I encountered after I moved in, I moved into a dirty, roach (and various other bug) infested apartment. Appalling company. I was referred to Rese PM for renting out my home in Ogden Utah when my family was relocated abruptly for my husband's work. I signed up with Rese from July 2016 until Jan 2018. We started out really satisfied with their service. However, over the course of the year our positive experience dropped. I believe the high turnover rate of their staff contributed to this. We had not kept the same property manager for more than a month or two at best. It was not communicated to us when there was a change in our contact person with Rese which caused a delay in response time to our requests/concerns. I will say as a positive note, that I loved our most recent manager Kristine and wish we had her from the start. I also do appreciate that recently our issues were finally addressed and resolved. read more

Trying to lease a house with RESE management has been a COMPLETE NIGHTMARE...dont trust this company or dont even consider them when looking to rent/buy. realtor "cluadia" is very unprofessional and right before we were to pay the fee so we can move in. my account was deactivated!...we called then to re activate it and no apologies or reason for this mis happs ...we have been constantly fighting for simple service .also no clear goal is set initially everything is very unorganized with them... classic case of someone not bieng good at there job.overall me my brother and mother all feel played and ignored. would NOT do business again! read more

Rese texts me on November 6 to say the check was mailed. I'm happy at this point, because "persistence," right? Twelve days pass, no check, so I send a text and Rese says they will check their mail register and, yep...they say they sent it. So I wait another 8 days...and guess what...NO CHECK! I send another text to them telling them that the check still has not arrived and ask if they will cancel the one they sent and mail another one. Their response...through text of course (because having a one-on-one discussion over the phone is just so "ok boomer.."")..."you can have another check written out to you but it will be a $20 fee to stop the old check. If you want it sent certified it will be an extra $10...". Baffled at this response I ask Rese, "so you're telling me you're going to charge me for a check that I didn't receive..". Some back and for ensued, where I asked multiple times for the manager to call me directly, to no avail because "...they [the owners] are busy and the situation has already been explained..."...Oh and "emailing in a dispute is the only option". So "persistent" as I am...I send another email, this time to their help desk and to Tony du Preez's Remax email account (yes this "stand-up" businessman is also a realtor in SLC...good luck with that buyers and sellers!). I tried calling him but he didn't answer...surprise surprise. A few hours later I get an email from Tony du Preez saying the only way I'm getting anything back from them is to accept the charges or call the U.S. Post Office because mail gets lost (how convenient for Rese PM...right? They just made $30+, Just Saying!). Oh and he "ceases to be amazed at how so many people think the U.S Postal service mistakes are Rese PMs responsibility (significant later is this message as you'll notice other people have had the same problem with the U.S. Postal service not doing their job, apparently)". Which begs the question, just how many checks issued by Rese PM don't make it to their destination because of the U.S. Postal Service (apparently at least 2 based on Yelp reviews (see below)? Tony also explained that Rese is just doing cost recovery by charging for the cancelled check because that what they get charged by the bank, and the certified mailing fee is the cost of the certified mail plus a modest $3 to send someone to the post office. So I concede...yet again in an effort to get some money back...nightmare over?...you guessed it...NOPE!!! About a week later a check comes for $130...$175-$130 = $45...but wait Rese said $20 for the canceled check and $10 for the certified mail. Only.. the envelope with the check in it was posted with at $0.55 FOREVER stamp (i.e., not certified mail from the U.S. Postal Service in case you were wondering)...And what about the other $15...apparently the canceled check fee went up from $20 to $35 in the week that this dispute was happening...how ironic, right? To be fair Rese's admin assistant sent me an email, after I emailed them yet again complaining about how their business practices are dishonest and how this situation questions the integrity of their business, to say she made a mistake and failed to tell me about the canceled check fee increase...(how convenient)...and their accountant made a mistake about sending the check through certified mail (like the $2000 mistake they made before, or the mistake with the U.S. Postal Service that isn't Rese PMs responsibility...I wonder). As of today (Dec. 9, 2019) Rese is supposed to be mailing me the $10 for the certified check fee (I'm not optimistic because...the U.S. Postal Service apparently doesn't have enough experience getting mail to it's final destination to be be trusted, and Rese PM isn't responsible for the U.S. Postal Service's mistakes)...but the $35 cancelled check fee stands. Am I the only one this has happened to you ask?...NOPE...Apparently Trish F. on Yelp had the same interaction regarding the U.S. Postal service not getting mail to her and getting charged a check reissue fee and for certified mail. And the Heat/AC issues...Trish F (yep Yelp) also had issues getting her AC fixed in 100+ degree weather (in Las Vegas where Rese PM once did business) as well as other maintenance related problems. At the end of the day my objective in writing in this message is to issue a warning. The warning is simply "Four words to describe Rese Property Management in Lehi, Utah. Dishonest, unfair, greedy, and unresponsive." So my advice to anyone who uses them from the tenant side of the tenant/landlord relationship is this...do everything you can to protect yourself and your money. Take pictures, keep emails from maintenance requests you submit, screenshot them if you must, keep your text messages and emails from disputes you send them...and most of all, be persistent. I know I'm not the first here to say it: but RESE has been a complete nightmare since the MOMENT I moved into my apartment 9 months ago. I wish I had taken the time to read up on these reviews before making any commitments to them. I'm blessed to only have a short couple of weeks to deal with them. Reasons: -When we first moved into the apartment, there were dead bugs EVERYWHERE. We thought nothing of it, but soon had a bedbug problem. We were able to get them all cleared up on our own. -There was a full gas leak in our apartment for five months, with an oven that didn't work due to it. I filed a work order, and wasn't contacted. Three months after submitting the work order (and a number of messages left at the office), I called the gas company in myself to take a look at it. In turn, they told me how bad the condition of the oven was and that they couldn't believe we had been living with this leak. It wasn't until I sent the office the paperwork from the gas company that anything was done, and even that took another two weeks to get taken care of. -Our apartment has been flooded FOUR times. Three of these times can be attributed to negligence on the company's part. Once, was due to the nozzle breaking on the tub just due to old age. No big deal, right? They sent someone out to take care of it. But then the same thing happened AGAIN two months ago because the company is too cheap to fully address the issue as needed. Third instance of our apartment flooding, is that a RESE representative came to the property to test the water for tenants that were to be moving in upstairs. And he LEFT the water running from a sink on the third floor, meaning not only the third floor was flooded, but the second floor, and our basement as well. It took all night to clean up after their mistake. The fourth and most recent incident is that a few months ago, the water company sent us a letter claiming there was a leak in the house. I promptly sent the letter to RESE, and nothing was done about it. In turn, they covered the water bill for that month. HOWEVER, they still never fixed the leak so my water bill ended up being nearly $500. In addition to this, the leak got worse and eventually flooded the entryway of the apartment just last week, leaving us and the family upstairs without water for three days. I am currently fighting with RESE to have the $500 water bill covered (they never split the bill with the upstairs residents anyway, which they charge a total of $50 to do in the first place). My water bill is now three weeks overdue, with my name on the account due to negligence of something that we pay them to do (split the bill between upstairs and downstairs residents). While all of this is going on, do I need to mention that the apartment is infested with earwigs? I kill 6-10 of them daily, in each of our bedrooms. I have tried everything from spray, to bug bombs. But given RESE's negligence and unprofessional manner in which they've handled issues in the past, it's not even an issue worth pursuing since I am at the tail end of my lease. I haven't slept in my own apartment in a month because of not only the bugs, but the stress of dealing with this company. The office staff treats all tenants on my contract with disrespect, and refuses to work with us, even when there isn't any hostility or frustration being expressed by us. There have even been a number of times that they have blatantly hung up on my other roommate when he calls to speak to our representative (Claudia Beas). Overall, I wish I could give RESE a whopping 0 stars on here. If you happen to read this before signing a lease with them: I would advise you to run in the opposite direction, no matter how desperate you are for somewhere to live. They will only make you more miserable. I've read multiple times that they are notorious for not giving anyone their deposits back, so I'll be sure to update accordingly since we have kept the apartment in prime condition with what we were given. Since they already owe me quite a few hundred dollars, there may be further legal action to be taken by the time we move out. I will update my review accordingly. (PS, I have been in contact with the owner of my property and she has made me fully aware that she had no idea that any of this has been going on and was very kind and apologetic on behalf of RESE. Will never rent from these people again moved out in June and today October 25 they finally sent my deposit back for a whole 96 dollars. We left that place way better then we found it. Also when I called them they said we would be getting the full amount back and that was not case. I just want to say that for me, Rese Property Management has been wonderful in getting whatever maintenance or vendor work that needed to be done on my new duplex. I am in LOVE with this property and they made it perfect for me, from getting new light fixtures...to insuring everything was in great working condition...and even got my beautiful backyard prepped and ready for my move in. I couldn't be more pleased. They are great with communication either through phone or text and will answer all your questions in a speedy and timely manner. I can highly recommend working with these guys/girls...Anne, the Leasing agent is superb and really cares about you as a tenant, Kasey is so cheerful when answering it is a joy to call and Gabriela the maintenance supervisor is always on top of the situation, no matter how minor. This company also has an incredible opportunity for those tenants that wish to buy into properties that are available. So if you want to be part of a 'family' experience, go with Rese...they are more than property management. read more

Words cannot express how poor this company operates. I should have listened to the reviews when I was thinking about renting one of their Lehi units because even since then, it has been one thing after another. My first couple months were fine, it was at the point where my wife and I decided to move where fit hit the shan. The lease we signed was difficult to understand so in May, I called looking for a good explanation of the move out process. Gabriela Lopez sent me steps and provided time frames of what needed to happen. We knew we had to find someone to take over our lease, so we paid the $400 lease transfer fee so that they were able to list the apartment on their website and process new applications. The day before our move out, I called back in to double check we had abided by the correct information. She confirmed that we would have our move out inspection the next day and if our apartment was spotless, we would NOT be charged the $220 cleaning fees and be finished with payments. We spent all day cleaning the place to leave it better than when we moved in, the inspection went great, and we were told we'd be getting our full deposit back within 30 days. Done, right? No. At the end of June we still had not received our deposit, so I called again and Gabriela refused to tell me why we hadn't received it. Beginning of July, I check my account ledger and we had been charged the cleaning fees, next months rent, and a bunch of other fees. My wife and I end up going in because at this point they refuse to answer my calls and return my messages. Anne Du Preez tried to make the argument that we were charged the rent amounts because we still had access to the apartment and had not found someone to take over our lease. She also said that cleaning fees were going to get charged no matter what. How could we find someone to takeover when they take our keys and NEVER answer their phone to make new apartment showings? She said she would follow up with me and pull the misinformed calls. Three weeks later, I still have heard nothing. I message them asking where my deposit is again and they tell me it was put towards the balance of July rent and I still owe the cleaning fees. Again, I'm asking to meet with someone and get this settled. They straight up refuse to meet with me because they are too busy and I can send in a written objection. I send in my objection at the end of July and still did not hear back from them for a month. I end up going in AGAIN, because they are still not answering my calls. I walk in the door to meet with Tony Du Preez and he IMMEDIATELY starts yelling at me from the other room. I literally thought I was dreaming. Who yells at someone for asking questions? I get absolutely nowhere in my attempt to understand why I have been mistreated and walk out of the room. They refuse to pull the calls. They refuse to show me why I had to pay the cleaning fees. They refuse to meet. Now, they threaten to send me to collections so they will be getting their payment in pennies. This could have been resolved in a healthy way. I am attempting to go to a lawyer and we will see where that takes us. Until then, absolutely no reason to use this company as your property management. Never in my life have I been treated with such disrespect. They don't care about the people, only their paycheck. RENTERS BEWARE! read more

Horrible customer service. They never get back to you. In only o e year I had like ten different property managers how had no idea of what was going on. At the end of me rent contract, they came to inspect the property and told me everything looked . It has been iver 45 days now and I had not received my security deposit back. All they say is that the company that was going to clean the carped did no go yet. So I have to wait. Please, be smart, dont get yourself in trouble by taking them your business. read more
