One of the best budget Marriott properties I've stayed at. First, excellent customer service. Everyone was nice and genuinely helpful -- Grace at the front desk helped me get my parking pass printed out despite system challenges. Truly top-notch service. Often hard to find at budget properties. Room was solid. Not new, but clean and well-maintained. Comfortable bed (I stayed on the 4th floor -- lower floors might not be as good, so make sure you're a BonVoy member, it's free to sign up). No issues with the bathroom. You will have road noise if you're staying on the side of the building near the highway fyi. Probably the best breakfast buffet I've seen at this kind of property. Great mix of fruits, yogurt, hot breakfast (eggs, bacon, etc.), cereal, and and an unusually good coffee bar with good coffee, honey, oatmilk, and more. Nice not to have to spend the $8 to stop at Starbucks. Decent pool (no hot tub), and good size workout room with ellipticals, weights, and a stretching/yoga room. Overall, great value for the cost. If you're in the area for UNT, this property is 5-10 minutes further away than other budget properties in the area, but it's worth it for the better experience. Staff are all really friendly. We even had a lady come out with a luggage cart as we were unloading our car offering to help us! The room was clean and comfortable, having a kitchen area was nice. Breakfast was fine, included food that wasn't just a muffin is a win. Where did they go wrong? The pet fee. You are NOT "pet friendly" for $100 PER NIGHT?! I am happy to give a deposit that will be returned when my dog doesn't damage anything (or even to pay if he does) but $100 non refundable fee is completely unacceptable. Most hotels are $15 - $25/ night with a max of $75-$100 for the whole stay. We stayed the one night since it was late and we needed to sleep. (They did bring it down to $50 after a discussion.) For this reason alone I would not stay here again. $100 is what I paid for 2 humans who used the water, the bed, the towels and ate the food. Another $100 for a 15 pound dog who just slept on his own bed that we brought from home?! Do better Marriott. read more

Always love a fast friendly check in with a smiling face. The room is like a small apartment. Fully equipped with every single modern convenience, including a well stocked Kitchen. Terrible. Do not stay here or you will regret it. The mattress feels like a pull out bed at Grandma's house. Noisy! Dirty room with holes in the walls, toilet paper holder falling off, stains on the couch, terrible pillows, and worst of all a TERRIBLE hard lumpy mattress! Save your back and wallet and pass this one up. You would be better off staying at the cheapest hotel in town. I literally can't believe this is a Marriott! I got charged a hidden fee for my dog. Keep on driving to Dallas, this place is awful. My back hurts, I am exhausted. The worst hotel experience I have ever had. I will no longer be a customer of Marriott hotels! Disgusted!!! read more

so amazing. What great staff. Breakfast in the morning is always so nice. Mainly the staff is what makes it the best. Being a newer hotel doesn't hurt. Also, I do like that. They have all of their key card entrances functioning. I like the Security. The only changes I would have are the landscaping has a lot of dead plants. But, there was a lot of freezes and droughts. Nice accommodations for my short stay. Friendly front door staff, the room was very clean and I slept like a baby in the bed! Free breakfast in the mornings. Only complaint is that the check out process was incredibly slow this morning. The front desk person apologized for her slow response to coming up front which I appreciated, but she seemed to have trouble with getting me checked out quickly and efficiently. Room 314. Clean rooms, comfortable beds, sweet kitchenette...BUT! During the night the toilet would not flush. I had to wait to flush again after a few minutes, and it did work. However, the toilet was used again, and it would not work. It was temperamental. Half the outlets did NOT work. I needed to use the iron, and tried resetting a couple of the outlets. Nothing. I finally found an outlet that worked, which was in the bathroom, so I ironed my clothing in the bathroom. I admit, I was 15 min late to breakfast, so the sweet front desk lady inquired the food preps in the back for a yogurt or drink for me...But they shooed her away and told her they had nothing left. Is that BS or what? Ok, I get it. I'm late. But any hospitable hotel normally would go out of your way to do something, even though if it's grabbing you a banana, or drink. Not impressed. Hospitality could've made up for duped toilet. Oh well. Can't have everything. read more

Our group had several rooms for multiple days. Manager was super nice and the staff was friendly. The pet fee of $100 for the stay seems high but we were given a discount. They have door hangers to let the staff know if you have a pet in the room which is nice. Our room was fine but several others complained of road noise from I-35. It is set up for you to unpack and stay, there is no place to put your luggage in the bedroom and we all ended up moving our luggage back and forth from the couches to the bed. Breakfast was above average versus a typical free hotel breakfast. One day they had mini-quiches, another day they had croissant and egg sandwiches. Maintenance overall could be improved, our unit had a broken handle on the cabinet and a broken corner of the mirror was taped over. The room included basic pans, dishes, etc for cooking and eating along with a refrigerator with ice maker, a dishwasher and a small stove top. read more

Nicest hotel I've stayed in for awhile. Clean room, kitchenette, large walk in shower, clean sheets, office area in the room. Many amenities on property that I was unable to use. Service was exceptional! Most front desk workers are indifferent if not rude. Staff was top notch. Even the cleaning lady stopped to tell me "good morning"! Continental breakfast was loaded with scrambled eggs, biscuits and sausage gravy, bacon, sausage, waffles, cereal and fresh fruit. The coffee bar was wow! I will definitely search out this chain in the future. I just hope this location isn't a fluke. read more

First and foremost, why so few reviews for such a great location? Maybe they had nothing nice to say about the place. We reserved a room for four nights one month ahead. We had very specific requests. Accessible shower and a door between the bedroom and the sitting area. For this we were ready to pay top dollar. Alas, when we arrive...sorry that room has been occupied by the same person for one month. Hmmmm...one month and you did not think perhaps given the long term reservation and the discussion with the desk you might mention it to us before we arrive. Well, you never know and we told you the room "might" be available. No there was no "might". If you pay top dollar, book directly, you expect better service. It was late, so we asked if the type of room we wanted "might" be available in the morning..."Well, it might". Are you seeing a trend here. Tell them what they want to hear, but give then whatever you have. Next morning we decided we would like to go elsewhere. Well, you'll have to pay a cancellation fee. NOPE..we'll contest with Amex...then we'll file in small claims and YOU might have to go to court to tell it to the judge. Well in that case we'll let you leave and waive the fee. If you booked through a third party for one night, the cost was 1/2 what we paid. And it's a pretty nice place. But do not count on anything the front desk tells you. I think that if you understand that and take the cheap rate..you do ok. Just do not ask for anything special. You aren't going to get it. read more

Great place! This was a great spot to stay a night on our way through Texas . We got a king size bed with a larger room that even had a small kitchen and a super nice shower. Even with our small dog it only cost $180 after taxes. Clean, friendly staff, good breakfast (including waffles!). Would 100% recommend. read more

This is either a new property or newly remodeled. We stayed here last weekend as we moved our son into his apartment at UNT. We were very pleased with the style and amenities in our room. Staff was friendly and accommodating. I especially appreciate the fact that they are pet friendly - we had our daughter's Yorkie mix with us and noticed several guests traveling with their four-legged friends. They do charge a $100 non-refundable pet fee for the stay, but I was fine with that as it would have cost at least that much to board her. Ummm, no. Great spot, we'll be back! read more

Really enjoyed my stay here! Only stayed one night for a wedding in town. Room was perfect, management was great, and the facility over all is really nice. The breakfast was really good. Lots of options and it goes until 10am in case you want to sleep in. I've been impressed. There is a salt water pool, a fire pit, basketball court... I didn't use any of them but they're there. Only suggestion I would give to those contemplating staying here is to avoid a first floor room if you're a light sleeper. This is a very new residence inn and we were very impressed. Nice and stylish rooms, very clean, and located close all points in Denton. We typically prefer the 2 room suites and this location did not disappoint. I wouldn't mind staying here for an extended stay and our family just enjoyed the facilities for a staycation. Room had stainless appliances and they clearly were new. Nice 36-42 inch tvs in main suite and bedrooms. The tvs have latest tech and you can watch Netflix or Hulu. There is a nice indoor pool and fitness room on the premises--- not many residence inns have indoor pools, but this one does--- nicely heated. Lots of restaurants nearby you can get carry out from or use the MenuRunners app for good delivery in Denton. Couple of suggestions for management team--- get bath mats for the tubs, they are super slick and are an accident waiting to happen. Also breakfast team needs to be a little quicker in restocking food, a lot ran out while we were there, they seemed a bit slow. However, again this is a great Marriott RI property and I will be recommending to friend and family visiting to stay here. read more

This one is gonna be long ... So let's start from the beginning I travel a lot for dog shows and I ALWAYS call to see what the fees are at locations that I am looking at . This being one I did my usual called and asked my 2 questions. 1 Are you pet friendly? 2 Is there a fee? My answers when I called 1 Yes we are . 2 No Fee! Of course I hang up and book on booking.com Today was our arrival day I get there with a slap of a fee charge that is non refundable. Oh wait let's back up. I walk in to a very rude young girl Hi can I help you ( with an attitude) . I say yes I have a reservation, I give my name . She says is the 3rd floor ok (with her sassy attitude ) I think for a minute and she says it's the only room . I then say well I guess I have to be okay with it . She says what brings you in town ? I tell her and she says oh that will be $100 more .....wait ! WHAT? I explain listen I called and I was told over the phone there is no charge . She says, Well there is a fee . ( attitude) Then a young man comes out and says nobody here would of said that to you( with his little attitude) . I said well I'm sorry to tell you BUT somebody did ! Now I'm getting annoyed and did not have this extra money to give that I was blind sided with . Beyond stressful.. Then I say well that's a lot of money for one night for a dog who will be kenneled . I say how can I get a refund and be on our way ..? ... Their response including the rude manager we can't do that , no 3rd party refunds ! Etc Etc. They say call booking .com I then get on the phone with Booking.com to confirm what has happened and I would just like a refund and that I was told to call you . This lady was so sweet gets the info she needs from me and she says I'll call them , comes back to me from being on hold and says yea they won't give the refund I said oh so THEY could give a refund?! She says yes but only reason is because your reservation is today. Another lie ! .... Are you kidding me ?! How can you just blindly throw chargers on your customers like this ?!! Needless to say I will not come back I have been sharing this story with everyone that travels for shows or just in general On every social media platform possible. Things I have learned is ALWAYS ask who I'm speaking to when asking information about hotel . Everyone here likes to deny they said such a thing .... Could be 3 to 4 stars but I had a horrible experience with the assistant general manager, Jason. On a business card I found at the front desk it states the assistant general manager is Jason Deinnocentes. I had 3 rooms reserved for graduation weekend (UNT and TWU) checking in on Thursday. The Monday before check in we received a call from Jason who told us he had to cancel two of our three rooms, but could put us up in another hotel (approximately 45 minutes away). I explained that was completely unacceptable and wanted to know why our rooms were being canceled on such short notice. He told us they overbooked. I told him we reserved 1 room in January and added 2 more rooms in March, with confirmation numbers and "over bookings" just don't happen three days prior to check in. All he could say say was "I'm sorry." I explained sorry wouldn't solve my issue and I asked why we were the people picked to lose two out of three rooms. He told me "that's just the way it goes sometimes." What kind of customer service is that?! You don't tell someone who's traveling across the country that they're losing their rooms 3 days before check in. I told him that was a poor excuse, and demanded to know why we lost our rooms. He finally said we lost them to Bonvoy members. I asked him if that was a policy and he said it's listed on their website. If anyone can point me in the direction to where it says that please let me know as I cannot find it. Jason finally gave us back one room but we still had to find another hotel for 1 room. On the day before we arrived, Marriott called and said they had a cancellation and we could have our original room back. I guess it all worked out in the end. However, Jason's lack of customer service caused a lot of stress, for not only me, but my elderly parents who were accompanying us on this trip. Overall the rooms were average, the front desk clerks were extremely friendly, and the breakfast was good. read more

Ants ALL over both bathrooms of our suite!!! When notified, they said to wait until the next day for maintenance to do something about them. He never came until I called again at noon the next day and he sprayed. It didn't do anything as they were coming up around the shower surround and I told him it needed caulking and he didn't do it. Between the ants and feeling "buggy," the noise from the room above ours for an entire week and the discombobulated way to get in and out of this hotel, I could never, ever suggest this as a place to stay!!! The front desk staff were SO welcoming and genuinely friendly. Loved the huge dispenser with cucumber infused ice water in the lobby. The facilities are clean and comfortable. The breakfast was good and efficient, friendly staff cleaned continuously. The indoor pool was very nice. They didn't hassle us about checking out a bit late. They just could not have been nicer. Two night stay Only complaint was the morning breakfast was not to good. Only checked it out one day. Seemed a little short on variety, and not kept stocked, even though not many people there. Room fantastic, had separate bedroom. Everything comfortable. Clean and place seems new. There is a Dickey's , a Mexican restaurant, and gas station all in the same complex. I always stay at this place whenever i visit here. The staff is super nice and quick. Super clean. They deserve more than 5 stars. Everything is ready very early and i can check in at 8am every single time i come here. Most other places i ever stayed only allow check in after 12. Be aware of increase room rates at check out. We had a discounted government rate and provided the required government id. However, at check out there was higher rate. The manager Heather is very rude and there is another review on the marriott website dated 9/23/16 with a similiar issues. Bad experience at this Residence Inn. Needs new management. My stay at this hotel was great the first night. After that it went down hill when I discovered multiple blood stains on my sheet that resembled the residue of bed bugs. After asking for a 1 -2 night reduction from my bill totaling 3 nights, my request was continually refused. The manager, customer service and even corporate refused to give me an adjustment and only offered me points totaling 7k which is less than one full night stay. After complaining several times they added an additional 10k points. I think this is ridiculous treatment for any guest especially one who stays at Marriott properties on a weekly basis Not pleased read more

I had friends coming in from Georgia to attend a concert in Denton. I got a room for them here and they LOVED it! I went into the room before they got here and put drinks in the refrigerator, and I was super impressed. The place was clean. Friendly, helpful staff. The room was perfect in every way. Its too bad that there is not a zero feature. On Saturday, we were traveling from San Antonio and to Oklahoma. I booked a Reward stay at this location and I received confirmation. Several hours later, I received an email confirming my cancellation. Being that I DID NOT cancel, I called the hotel. The young man who answered the phone \informed me that he was new, as was the other employee on duty. He stated that he'd contact his manager and asked me to call back in 4 HOURS???Being that I was 100 miles away, I told him Id call in half hour. When I called he stated that the manager informed him that there was nothing that could be done and Id have to look for lodging elsewhere. All hotels at this point in that vicinity and elsewhere were booked. We stayed at a location 50 miles past where we were confirmed. I had initially asked if the manager who look to find me lodging at another Marriott, and if they could call me. They never did. If I'm not mistaken, this hotel opened less than a year ago. I can't say enough good things about my experience here. I was upgraded to a one-bedroom suite, which was equipped with a full kitchen, spacious living space, giant bathroom, and a king-sized bedroom. This room is almost as big as my apartment! Aside from an awesome room, the staff was incredibly nice and personable, the fitness center is clean, and they have a basketball court! Overall, I highly recommend staying at this location and would go as far as to say, stay here even if your business takes you down to downtown Dallas! read more
