When we went to sell our home, it unfortunately was right at the time that the real estate commission laws changed and buyers were having a difficult time qualifying to purchase. Also, we had some challenges with our tenants leaving that delayed our time frame. I was looking to buy a place for a few months. I decided to work with Edwin as I've known him for a long time. I'll start by saying it was one of the best decisions I made to work with Edwin. If you are serious in pursuing a home for yourself, first thing you need is a pre-approval. He made that very clear from the beginning. He also helped me get a pre-approval of his own. We saw a few properties together. For every property I was interested, we got a crazy amount of disclosures. He is very knowledgable and was patient enough to go through most of them and also instructed me to go through some of the important disclosures. He understood my requirements and streamlined the property search within my budget and the neighborhoods I was looking for. I really liked this one condo in potrero hill so much and we decided to put an offer. There was so much competition and we didn't stand a chance. The buyer's cover letter he wrote on my behalf was so impressive. He tried his best until the last moment to see if there still was a chance knowing I really liked the place. That's how sincere he was in understanding his client's need. That meant so much to me even though we lost the offer. I had several questions during my search and while putting the offer. He answered all my questions with clarity and he was available anytime I wanted to reach him. He was prompt in responding to all my messages and calls. For the next 2 months, we continued looking for properties to my liking and it was not easy. We would occasionally meet for lunch / talk over phone and he shared a lot of knowledge and provided valuable suggestions. He educated me about interest rates, refinancing, owner to tenant ratio when it comes to condominium complexes, litigations and more. I think anyone would be hard-pressed to find a better agent than Edwin Resuello. During the process of selling our house, in the midst of the Coronavirus pandemic, our opinion of his performance had evolved from excellent, to outstanding, to phenomenal. Aside from the external circumstances, our townhouse sale was pretty typical. Then, we encountered an 11th hour disaster that put the deal in jeopardy. I have no doubt that we would have been back on the market struggling to find a new buyer without Edwin on our team. Starting at the beginning. Edwin's decades of experience in the real estate business are immediately recognized. The whole process of listing our home for sale was streamlined, and he handled all the heavy lifting of coordinating vendors (cleaning, staging, inspections, photos, 3D home tours) autonomously. Edwin's an excellent communicator, and he made the whole process very simple. He was able to keep us on track with all the logistics and listing for sale went pretty closely as planned, even though we were at the height of COVID restrictions. Fast forward a few weeks, and we had an excellent offer in our hands! The offer came with boiler-plate contingencies. Since Edwin already had all of the inspections and reports completed up-front, the buyers agreed to remove all but the loan approval contingency from the offer, greatly simplifying the closing process. Then, disaster strikes. The buyers were just about to sign the loan and the staging company was coming to pick up their furniture. I walk into the kitchen, and... Water. Dripping. FROM THE CEILING. It turns out a slow drip-drip-drip leak had formed in the upstairs bathroom while the house was empty, flooded the bathroom floor and made its way down through the ceiling into the kitchen below. I called Edwin, and he knew what to do. Edwin knew that the buyers planned to sign the loan that afternoon, so we had to act fast. They could push out the signing up to 3 days to give us more time to fix the damage. Edwin immediately called the buyers' agent, explained the situation, talked him down off a cliff, and reassured them that we'd be doing our best to fix the damage as soon as possible. Speaking of which. We don't know any contractors, so we relied on Edwin to find one that could repair the damage. Edwin is extremely well-connected and was able to get a contractor to assess the damage within 2 hours after discovering the leak. We had them start the next day with demolition. Thankfully, the damage was limited to just the bathroom and kitchen ceiling. The contractors estimated one week to repair and were right on. One week later, damage was repaired, buyers happy, we closed the deal. Needless to say, that was one stressful week; with the very real risk of ending back on the market, looking for a new buyer, this time in a very compromised position with property damage to disclose. We became first time homeowners in October 2021; this could have not been possible without the guidance, diligence, and advocacy of Edwin Resuello! Guidance: Before our purchase, Edwin was accessible via email, text, Zoom meetings to educate us in the process as well to listen to our needs and wants. In any form of communication; e.g., email or in person, Edwin advocated for our best interest. In person, he spoke highly of us to the listing-agents and owners of the home, if they were around during the showing, and due to his non-aggressive but collective and professional approach, he established good working relationships with others. This, was key to the acceptance of our offer. In writing, he was respectful, cohesive, and clear with his statements. We particularly appreciate Edwin writing a well-written letter of support for a home that was in high demand but that we really wanted; in his letter, he showed how much he knew about us, in such a short period, and conveyed why we would be the ideal owner of the home. Although we did not get that home, the support letter was indicative of Edwin's creativity to stand out from the crowd and his diligence to go the extra mile to ensure that his clients have a voice in the negotiations. Given Edwin's strategic approaches and systems in place, we only made two offers, and yes, we became home owners of our second offer. This shows Edwin's tactful approach of doing business. He protected our interest while balancing and anticipating the rebuttals of the other side. During the purchase of our home, Edwin did not let his guard down, and he consistently followed up with all players to ensure that all were meeting their obligations and that our interest was not being jeopardized. The best sign of a good company or service professional is if they have satisfied, loyal & returning customers. Regarding Edwin Resuello and his company Resuello Real Estate, that's the case with me and my brother. 20 years ago, after interviewing 3 real estate brokers, I decided to list my home with Edwin. Since I was impressed with how well the transaction went, my brother (who lives in several hundred miles away) and I listed our rental property with him last year to sell one of our rental properties.  Edwin is very accessible. He adapted his schedule in order to communicate at various times of the days and evenings with me and my out-of-area brother.
