    Worst apartment complex in Rowlett. Can't even bring a friend over without them towing their car in 10 minutes, not to mention there are barely any tow signs warning anyone. Clearly they have a huge side business with the towing company $$$. I CANNOT WAIT UNTIL WE MOVE. TRASH TRASH TRASH. DO NOT MOVE HERE.

    New management sucks & rude. Wouldn't recommend spiders all over. They'll won't let used there pest control.

    We lived in Apartment 9007 for less than a year. We ended our lease early due to ongoing mold and…read moreHVAC issues. We moved out in November 2025. There was a significant airflow issue in our toddler's bedroom. The room consistently remained much warmer than the rest of the apartment (regularly getting 10-12 degrees warmer than the rest of the apartment when the door was closed). We had to leave the bedroom door open at all times and purchase a fan to help move additional air into the room, for it to feel at all bearable. We reported the issue multiple times and had several maintenance visits over many months. Initially we were told this was not a known issue. Later, management let it slip that other residents in identical floorplans had reported the same concern in the same room. When it became clear they couldn't fix the issue, they denied our request for us to buy and install a window AC unit. Now for the mold... We noticed dark buildup on our HVAC vents and inside the duct openings. We reported our concerns that it may be mold, and were repeatedly told it was just dirt. Maintenance came and wiped it off, but it kept returning. We conducted a mold test on our own, and it came back positive. When we shared our findings, management stated that mold tests come back positive regardless of the surface being tested. We have run these tests before in prior homes, and those did not come back positive. We repeatedly requested professional mold remediation. The vendor sent to address the issue simply vacuumed the duct openings. All of the visible mold remained. Additional cleaning was only performed after we expressed concerns about the effectiveness of the work that was done. That additional cleaning involved the same vendor returning and spraying some sort of aerosol into each duct opening. After he left for the second time, mold was still visible in each duct opening. We also observed mold growth on the drywall surrounding the duct openings when vent covers were removed. Throughout this process, we were never provided documentation showing that a licensed mold remediation company had been retained or that a comprehensive remediation plan had been completed. On the plus side, the maintenance staff were generally courteous and responsive when work orders were submitted. We also experienced an issue with wasps getting into our unit, and maintenance addressed that concern by removing nests and sealing openings around the building. However, our concerns regarding mold and HVAC performance remained unresolved upon move-out. We asked management if we could hire (on our dime) a mold assessment professional to come in and look at our unit, and they denied that request. After months of reporting these issues, repeated maintenance visits, and what we felt were inadequate efforts to identify and address the underlying cause of the problem, we decided we were no longer comfortable raising our family there. We requested that the early lease termination fee be waived due to the circumstances surrounding our ongoing mold and HVAC concerns, but our request was denied. We were required to pay the early termination fee. After deciding to move, we discovered other online reviews describing mold concerns that were similar to the issues we experienced in our own unit. It is concerning to learn that other residents have experienced and reported comparable problems. One final frustration occurred after move-out. When we received our security deposit refund in the mail and attempted to deposit it. We discovered that someone had issued a stop on the check, so it could not be deposited into our account. We had to contact management and request that a replacement check be issued before we were able to receive our refund.

When first reported, maintenance said they would clean the area and painted over it. After escalation, additional cleaning and air filter changes were completed; however, no third-party mold testing or verification was conducted. At first I was fine with the resolve but after later becoming aware of a public review from another resident citing mold-related concerns around the property, and considering the remediation approach taken, we were no longer comfortable remaining in the unit. During our tenancy, several policies were learned through experience rather than being clearly communicated upfront, including towing enforcement practices, frequency of apartment inspections, and limitations on key access. Additionally, when we went to the leasing office specifically to ask about early lease termination costs, a concession recovery fee was not verbally disclosed. This fee was later billed. We requested consideration for a waiver based on the circumstances surrounding our move-out and the information provided at the time. Management advised that the lease would be enforced as written. The property is visually appealing and includes a well-equipped gym. Staff interactions were generally polite and professional; however, responses to time-sensitive concerns such as potential mold and billing escalations were delayed. Prospective residents you'll love the property I urge everyone to request a digital copy of the lease and review with AI before signing so you are not caught by surprise by any of the rules.

    This is a horrible place to live. The property itself is decent but the way it is managed makes…read moreyour life hell. They treat you like you don't matter and do nothing/absolute bare minimum to improve your experience. The lady at the front office seems/sounds nice at first but is the worst leasing agent to have ever been here so far. I have stayed here longer than I should have because my son is disabled and there is family close by. For example, in the middle of Texas summer with triple digits outside, the AC went out and it took them two weeks to get it fixed. I called every day and they blew me off. No window unit, nothing. Another example - the covered parking that I pay for was old and rusty. It snowed one February and the parking roof collapsed onto my car. After they knew what happened, they didn't say anything to residents and another covered parking structure right by this one collapsed, too, a couple days later and those residents' cars were damaged. They told residents to submit estimates for the damage but changed their mind at the end and didn't want pay anything. They didn't even pay my deductible which was much, much less than the total. I could go on and on about these awful experiences with them (like when the leasing agent told me it's only an emergency if it gets above 85 degrees in here or when she said it's too bad if the power washers pour water into an open window) but the message is, "don't move here unless you absolutely have to."

I know my neighbors more now than I did growing up on the same street. The office staff is small but mighty. Wanna go where everyone knows your name? Come to Rowlett Station, and they will get to know your pet's name too. The same goes for the maintenance team and cleaning crew. They go above and beyond to make the common areas sparking and the apartments maintained quickly. We have a strong community of pet parents that enjoy the two dog parks, the amenities are superb, and the fixtures and appliances inside the apartments are top-notch. I COULD live somewhere else, but why would I leave this place?

    Where do I start with this place:…read more 1 First of all, there are some very rude and threatening neighbors in the building. They will watch you as you walk your dog. The hallways always smell like pee, and the safety signs are always falling. One time an exit sign, fell on my head, and I reported to them, and they didn't even acknowledge it. 2. There's no parking. You have to register to park in the street. If you come home late, you have to walk really far home, and lately there have been a lot of activity of homeless individuals and some sketchy people around. My neighbor even told me someone tried getting into his apartment. Every time I would come home, I would run really fast and scared. 3. I had an item stolen from my home and I reported it to police and management. I sent 3 emails and more than 3 calls to the office and nobody responded. The only people with access was maintenance to fix a maintenance request I had. When I met with the manager she stated that she didn't read the emails and nobody informed her. I also asked her to inform the community, so they could know and be on alert, and she said that she couldn't do that. This item posed a great safety risk to however stole it and that left me baffled. There's also a police report and nobody knew or cared to look. 4. After moving out, I received a statement so outrageous that I emailed them countless times to revise it. From a new water filter for the fridge for the new resident to use, to water usage per unit, even though, I was no longer physically living in the home. They bill per unit and not usage, so that's important to keep in mind. You're paying for someone else's usage. 5. I also got charged for trash and other items that were unlawful and nowhere in the lease, including the trash, which I paid as valet trash and water filter. There was nothing in the lease agreement. 6. Last but not least, the former resident care team, always replies by saying all the charges are validated without even doing the research. In addition to that, they never call or respond. My last resort was to submit a BBB complaint and see if they respond. I don't have to time to deal with them trying to get back at me for reporting the incident (which is my duty as a concerned citizen for other's lives) trying to get back at me, with this outrageous move out bill.

There is a strip of manicured grass along the paved path. There are park benches too. It's a very short walkway, but decent enough to take a little dog out to relieve itself. While the apartment building looks new, the noise from the freeway that goes across the water is deafening. It was actually hard to enjoy the waterway with so much road noise. Surprisingly, the number of decibels is probably worse during the week. We happened to drive out for a visit on a holiday weekend. It was loud then, I can't imagine how much worse it would be normally. FYI, this isn't really a "park" worth making a drive to visit. Sure I would walk it if I lived at this complex. Parking was free and there actually were spots along the road by the water. The noise though...nope!

They charge for almost…read moreevery little thing they give you wrist bands for the pool and if you lose one it's 75$!!! And it's a rubber band it's unbelievable. I had a vistor get towed for no reason while they had a permit active and they didnt want to give it back so I ended up having to file a police report to get it back! They don't keep up with maintenance around the buildings for both. I've noticed only on the first floors they keep clean I'm guessing to make it look clean to new visitors or something. It's not a safe area either there's been shootings and cat killers around here. Also has a racist incident last year at the pool with the security guard. They always like to steal packages that are left in the locker room which is insane to me as well because they quote they have a camera but they never check them. I will say the inside of the apartments is nice but outside of it it's very dirty. There's definitely better apartments than these
