We live out of town and feel fortunate to have found RHB Property Management, trading as Bruce Evans Property Management Details of our experience with the last company we hired: After purchasing a single-family dwelling in 2022, we checked out several property management companies and finally settled on one. Unfortunately, we had to part ways with that company last year due to the incompetence and negligence of their staff. When we took back our property, we found that, although a significant amount had been deducted for repairs from the tenants' security deposit and we had been charged for "normal wear and tear," the necessary work had not been completed. In addition to their general incompetence, the last company we hired did not meet its fiduciary responsibility to notify us of significant plumbing issues and leaks or to check our property while it was untenanted. Consequently, we were left to repair water damage ourselves and received a huge electricity bill instead of the credit we should have received for electricity generated by the twenty-four solar panels on the roof. This was caused by the a/c being set at 64 degrees in our shed and the house being set at 70 degrees. Both systems were left running 24/7 during the summer months when the house sat empty. Thankfully, our interactions with RHB have been wonderful. Right from the beginning, our experience with them has been "night and day" in comparison to the last company we hired. I) RHB hires polite and well-informed staff to answer their phones. 2)The owner of RHB met us at the property the morning after we called to enquire about their services. Ron was both knowledgeable and helpful about how we could prepare the property for rent again while we were in town visiting our daughter. 3) When our contractors had finished their work, we were invited to meet Ron at his office. Once again, he was extremely helpful and welcomed our input. He gave us his cell phone number and told us to call him any time. He then introduced us to Debbie, the manager he had assigned to us. 4) Debbie is an experienced property manager, and it shows. 5) Because the property had been sitting empty for months due to an oversight by our last property management company, we found ourselves at a time of year when most people don't want to move. However, Debbie called us a couple of weeks after we'd returned home. She let us know she had found suitable tenants, and we gave her the go-ahead to have them sign a year's lease that started in the first week of December. That was a good start, and communication with RHB continues to be excellent. In fact, they differ from the company we let go in other significant ways: Items on the tenant move in list were agreed upon over the phone with us, and we were not blind-sided with a long tenant "wish list." We now receive our rental proceeds on the 12th of each month rather than the last day of the month. My apartment units AC wasn't cooling. I reported it on Friday afternoon. Monday, noon, I hadn't heard from their vendor. I again requested service. In fact, I let Evans know that another vendor that they use regularly was available to service the unit immediately. They refused to switch vendors, even to spare me and my pets from the valley heat. Why? I feel this is punitive, due to the fact that I recently criticized them for the decline in Villas Monte Vista property upkeep and tenant support. Unfortunately for us tenants the villas are no longer the exceptional complex it was in 2015. UPDATE: At 4:15 I was advised that the AC vendor who WAS available had received a service request. He arrived within 20 minutes, found and fixed a coolant leak and asked me to keep an eye on it. Evans management left voicemail asking me to call them, which I, in my present mind, have no intention of doing. The issue has been resolved to my satisfaction, however, it's left me with a discomforting perspective. read more

Bruce seems to be lying all these issues seem very familiar they will take their time to repair anything a fence that leads to an open alleyway? You will be waiting for the lowest bidder and you will be waiting for a long time. Their handymen are slow and a joke take days to come out and act like its a favor... should have never went away from Schack plumbing. I too was offered to deduct a broken ac unit at two separate properties and be given credit for rent, this place is shady as can be. Below are issues that sound very Evansesque "Aaron, We are not sure, from this post, which property we manage for your family.  However none of our rental contracts with tenants allow them to make repairs and deduct the cost from their monthly rent." "When she finally did speak with Dona, she was very upset and anxious. Her situation with the plumbing and carpet could have been handled with the first phone call to the office if the communication on both sides had been a little better. At the time she spoke to Dona, the plumbing issue had already been handled so Dona scheduled to have her carpet and bathroom cleaned and a plumbing company was hired to camera the plumbing to find and repair any issues.  The company Dona scheduled with to clean the carpet and bathroom contacted the tenant directly to schedule at the convenience of the tenant. The tenant opted to only have her carpet cleaned, which she scheduled with the carpet cleaner to do three days later." Lol I remember this BS "Our office was hit by the "Ransom Wear" computer virus. The same type that was in the news at the end of June 2017.  This has created problems with our data bases and we are working even now to rebuild them as quickly as possible." read more
