I still think back to the day I toured the Rise. I had a tour scheduled at Roya, but the Rise's facade caught my eye so I stepped inside. As I did not have an appointment (and it was 5pm), I expected to be turned away. To my surprise, Angela greeted me warmly and made time for me later that evening. Her kindness left such a lasting impression. During our tour, she was patient and genuinely took time to understand what I was looking for in an apartment. Once I moved in, the leasing team even left a welcome note and gift for us which was a nice touch. Having lived here for about 2.5 years, I have a lot to say about my experience. I love that the building has amazing amenities and is on a quieter side of Koreatown. The building is well maintained. The maintenance team were great and service requests were almost always addressed within 24 hours. Shout out to Adrian-- he was incredible and completed our work orders so quickly and diligently. The cleaning staff work tirelessly to keep shared spaces clean and tidy. I especially loved living here during my first year or so. The original management team (Angela, Jeff, etc.) were exceptional. They were consistently kind, responsive, and went above and beyond to foster a strong sense of community within the building. During that first year, the property hosted many fun and thoughtfully organized resident events. However, as staffing began to change, my partner and I noticed a decline in both the frequency and quality/care of events, and the overall sense of community gradually diminished. The energy of the building just felt different which was honestly very unfortunate and sad for us. During my last month living there, Greystar replaced the security team with a cheaper company in order to cut costs. Our expenses started creeping up as well and random fees were getting charged to us. If you are considering moving into this apartment, be aware the building uses a third-party service, Jetty. Rather than paying a traditional security deposit, residents are forced to pay a non-refundable fee which is determined based on your credit profile to Jetty. We have good credit but were still charged $438, which we never got back. It doesn't even count towards move out fees. Such a scam. Unfortunately, the move-out experience was disappointing and upsetting. We were charged month-to-month for the final half month of my lease (which I still don't understand) and nearly $700 in move out fees which was appalling considering we kept the apartment in excellent condition. When I reached out to management, they said I need to speak to Greystar's accounts receivable team to resolve any issues. The A/R team was completely unhelpful and insisted the charges were correct. Despite multiple attempts, I was unable to obtain invoices substantiating the cleaning fees-- only a generic internal template with limited explanation. read more

I moved out of The Rise 7-8 months ago, and now they're trying to charge me $700 from Jetty! I already paid the move-out fee, so this is outrageous. Initially they charge a fee instead of a deposit which is non refundable. When moving out, dont even bother trying to clean your apartment when you leave; it's pointless. They'll hit you with paint and cleaning fee of over $500-700 regardless of how good it looks. It's infuriating that after all this time, they're still trying to scam former residents for more money. My experience at The Rise was decent at first, but they really need to get their act together with their billing department. I'm not the only one dealing with this nonsense. I urge everyone to be on high alert; don't let them double-charge you. I've had enough of Greystar's financial screw-ups-- pay close attention to your invoices! This is just ridiculous. read more

I highly suggest reading some of the other 1-star reviews on Yelp and Google. I experienced the same issues others reported and you likely will too. This property is managed by Greystar, and they seem to have a pattern of mishandling move-out charges. Upon moving out, expect unexpected fees ranging from $400 to $1,000. When I reached out for clarification, they failed to respond. I was also charged a "late fee" for a bill I never received any notification about. The original management team (Angela, Stacy, Jeff, etc.) was pretty solid, but new management took over in mid-2024, and their inexperience shows. They are unresponsive to inquiries and lack professionalism. While the location is relatively convenient (Zion Market), the building itself is mediocre at best. The construction quality is poor, with inadequate insulation--you can hear neighbors' footsteps above clearly and the cabinets are have a flimsy wood construction. This place is absolutely terrible. Moved out and they charged $600 for cleaning fees and painting. Asked for pictures to show what needed to be painted, and they sent pictures of completely perfect walls so it made no sense. We continued to try to reason with them that we had left the apartment spotless. There was no point and we had to pay. This was not even the worst of it. The security guards are very unsafe. One security guard named Jocelyn locked the gates to the parking structure and she would not allow two of my guests to leave the parking structure , as she said the structure was now closed. I begged her to open to the gate, and she had my guests locked in the structure for four hours. I then finally gave up and called the police on her as this would be considered false imprisonment. Of course as soon as I called the police she opened the gate. I let management know the next morning about the situation, and they brushed it off and did not do anything about it. The same security guard kept working there for months. One day one of the elevators malfunctioned and the elevator locked me and my husband in. It actually felt as though it had dropped a few floors and would not open. We let management know and they never even looked at it. The elevators are always an issue in this complex, and one of them is always broken. Lastly, one of our neighbors constantly called noise complaints on us. It got to the point they would call noise complaints on us when we were not even home or we would be sleeping. Once again we called and let Michelle Kim know that this was getting out of hand. Nothing was done about it. This building was great when Jeffery and old management worked there. As soon as they changed management the entire vibe of the building changed. It is unfortunate such a nice building turned so terrible so quickly. Stay far away from this place read more

We were shown some apartments by Angela and she gave us an amazing tour!! We were completely wow'd by every aspect of the building. She really took care to show us every floor plan we wanted to see and even made sure that we were able to see an apartment on each floor and see the view facing each direction. I think the building amenities were definitely the most convincing part of the entire tour. The gym, rooftop, and shared community spaces are what gave me a lasting impression. Rise Koreatown charged me an $800 move-out fee for "painting and cleaning," even though I left my apartment spotless. Do your research before considering moving in here, as it seems like most people experience the same issue when they move out. On top of that, they require you to use a third-party system for the security deposit. Instead of paying a standard cash deposit upfront, you're forced to pay a non-refundable, one-time fee of almost $800 to this third party. This should absolutely be optional, not mandatory. It feels like a total scam and a blatant money grab. The entire process was frustrating and not at all transparent. I've lived here now going on 6 months! This was the first place I actually toured when I moved to LA. The search for apartments was daunting. Everyone I found a place I thought I liked, I would read review's and End up crossing it off my list. I decided to do a drive by if The Rise and as luck would have it, there was a parking spot open right in front. I decided that was fate so I parked and walked into the beautiful lobby which looked like a high end boutique hotel lobby complete with a complimentary coffee espresso machine. I was greeted by a friendly professional woman who I would come to find out is the famous Angela Choi! She booked a tour for me in an hour and guided me to one of the many cafes in the area (Damo right across the street) to wait for my tour. The tour was amazing. np pressure, informative and Angela was a professional knowledgeable tour guide! Honestly the amenities and units sell themselves! Two story gym, nearly new BBQS, convergence rooms, game room, poker room, pool table, sauna, hot tub and pool, dog park, package delivery lockers, free lattes in the lobby and a KARAOKE ROOM! Not to mention secured parking! In my heart I knew after that tour that this was home! Moving in was a breeze, they reserve a service elevator that you can pull right up to with an average sized moving van. The living experience is exactly what I was looking for. It's quiet when it supposed to be and rarely do any of my neighbors make noise that infringes on my peace. Even the pool is quiet except for the occasional children's laughter on a nice weekend day. When I run into people in the elevators or hallways people are very respectful and either say hello or do a slight bow of the head. The demographics are mixed ages, races, etc. there are several people in the building that must be models or k-pop stars but everyone is humble and respectful of living in community. Throughout my six months I have also had the pleasure of meeting the rest of the staff: Stacy who was promoted into Jackie's position, Stephen who transferred back as assistant property manager, of course , and the always friendly Jeff! These guys are all amazing in their own way! They go above and beyond (seriously) to assist the residents in any way they can! I believe they have built such a great community because it is a reflection of who they are as people. They are thoughtful, kind, friendly, professional and truly must be the top in their field. The facilities crew is very qualified and responds quickly. The cleaning staff is VERY good at keeping the grounds immaculate and the security team has also been helpful and gone above and beyond! Coming soon a grocery store and a Paris Baguette on the bottom floor! They also do fun community events like Pizza and Taco nights, outdoor movies, yoga classes and more! What are the negatives you might ask? Aside from some people not breaking down their cardboard in the recycle I honestly can't think of anything else!!! If you feel like you want a safe quiet respectful vibrant country to join please give Rise Koreatown a chance to exceed your expectations! Dangerous place to live!!!!! Check the deaths in and around this apt complex!!! Just to give you some details. Someone committed suicide in their apt here (of course they won't share that with you so I hope whoever lives or takes that apt ends up being aware eventually). RIP to that person. Very sad! The management didn't even address it or give condolences. No email or notification was ever sent out. Also, A young man and an elderly man (two different incidents within the last year), were killed down the street by a possible transient, no one caught either suspect. Both people were just minding their business walking down the street. The main road in front of the building is a prostitution street so it is very unsafe for women to walk around here with that activity going on! ABSOLUTELY AMAZING MANAGEMENT & GREAT APARTMENT !! I recently moved in for February. I decided to sign same day as tour comparing to apartment to DTLA. The process was smoothly and the management team was great working with them! My leasing agent was Brianna and she has been so helpful along the way! I moved in a couple of months ago and it's the best living experience I've had since moving to LA. The building is in an amazing location and has every amenity I could need. I love that it's very central, so it makes walking around ktown very easy. My favorite restaurants and bars are all a short walk away. The best thing about living here is definitely the management and security. Angela made the leasing process very easy; she was always available to answer all of our questions and very accommodating with our requests when we first inquired about leasing. Jackie and Stacy are also great community managers, keeping us informed about building and amenity updates. Overall, the management and maintenance have been very responsive, which is not always common in LA.
