But here's the deal: if you need to move in 1 day early, you have to bring your money to the office as a cashiers check. ALL THE WAY IN AVONDALE ESTATES. Whereas if you move in on their desired date (even if the house is empty) you can pay instantly online. Keep in mind, you don't know that there are multiple approved applicants. So as you're getting ready to go to the bank to get your check, someone can pay online and you lose your rental opportunity, that credit pull, and application fee. DECEPTIVE. horrible and unfair. Just awful management group, I wish I would have read reviews before renting a condo managed by them. They are not responsive to emails and do not serve any benefit to the renter. Everything seems to be out of their hands. I have been without AC for over 23 days. Amy could give 0 fuxxs. I believe they knew the AC was faulty. And if they did not, they should have known. This company is non-responsive to tenants and as a whole the only commitment they have is to the all mighty dollar. I have lived in a property being managed by them for the past 11 months. In that time the property has been broken into along with both vehicles. Ritan took almost 3 days to secure the property after they were notified of the breach and then took another week to actually make any repairs. During that time they offered no compensation and I basically lived in a home with wood planks securing the breached patio door. Subsequently I requested additional security measures which I was told the landlord agreed too back in November 2016. It is now June 2017 and I still am being told that these additions are pending HOA approval yet when I call the HOA they state they have not received a request from the property owner for the upgrade. Amy Yarbrough is the Senior Property Manager 404-551-5442 and after leaving several messages for her, on numerous concerns, when she bothers to return a call she borderline disrespectful and never has any definitive answers. When I attempted to contact someone above her I was told that there is no one. Actually I should have known this was going to be an issue when on move in day they had not provided the proper code for the lock box to obtain the keys and after calling the office for over 3 hours only to get voicemail after voicemail she finally returned my call and basically said oh sorry about that.... RENTERS: HEED THE REVIEWS and DO NOT RENT FROM RITAN ! No matter how great the property itself is the management company is a JOKE ! We rented from the most wonderful homeowners for our first year in Atlanta and the logistical side of renting (payment processing, maintenance, and basic upkeep) was handled by Ritan Property Group. Where I'm not typically one to care too much about the manner in which companies like this operate, Ritan was a step below terrible. I'd love to comment on their level of customer service, however it is basically non-existent. Yep. They might as well not have specific email addresses or a working phone line because the fact of the matter is that they aren't ever used. For anything, probably. Our worst experiences were had when we were working out details of our departure from our house. We were hoping to comply with every step necessary from Ritan's perspective and multiple phone calls and emails went into the abyss of nothingness that is their office. Not that anything we were asking for was life or death, but rather just necessary for us to take next steps for moving. They get a star for Chuck the maintenance dude. He was always really nice when he showed up and always offered up conversation about our home, the neighborhood, and made us feel good for renting. Way to go, Chuck. Andy Ritan, however? Who knows. If I could give this place negative starts I would. Avoid this "group" and any property associated with it at ALL costs, no matter how much you like the property. They are not tenant oriented. I just finished a year service with Ritan. I want to warn you if you're thinking of going with them please reconsider!! They charge ridiculous fees and do not I repeat do not manage your property. They let the tenants get away with multiple damages and even charge you when the tenants move out. They all need to re-evaluate their business culture and actually take care of the owners. This company is a Scam, they will take the propierty off market right after you pay the application fee.

They are given out prizes for 5 star reviews. The only thing great about your experience will me maintence. The maintence company is serparate from Ritan. Ritan has many polices in place to make sure that they swindle your money. They tried to charge me an extra $50 for a water bill when I just paid it through the city for free. They will stop responding to any emails that brings up issues. Amy approved me to split up my down payment then split it so that $800 was due at move in Feb 28 and the other $800 was due on March 1st. As you know this is not a split down payment. And had I not actually had the money they definitely would have evicted me. They have beautiful homes but are a company who only keeps owners in best interest. If you do not have a hefty savings or are living way under your means. This in NOT the compay for you. They charge $150 just to move out of the property and re-key the place. A tenant should not even be responsible for the re key AND most re-keys only cost $100. I got my whole house re-keyed for $75. read more

Do yourself a favor and look elsewhere. All repairs are done through their "sister company". What this really means is they find a local handyman that does the repair and Ritan adds a markup before they bill the owner. You'll never know who actually works on your property or the skill level. For example at their suggestion, I had my AC rebuilt for $3,000. During the warranty period, the unit required a freon charge twice. Ritan blindly billed me without checking what work had been done previously. The first time I received a refund after I informed them the unit is under warranty, the second time they billed me an inspection charge even though the work was under warranty. Every year they perform an annual inspection for $100. They gloss over what's really going on. The tenant had an abandoned car in the backyard - which they reported. However, they didn't force the tenant to remove it. Consequently, I have to pay to get the car towed now that the lease is up. Furthermore I have vines growing up the side of my property, tree limbs that touch the property, and there's more I can mention. However after I applied and paid them a $65 application fee and it was debited from my account then they responded that the property was unavailable. This is a scam. Do not I repeat do not use them. Of all the places I've ever lived in and around Atlanta, Ritan is hands down the worst experience I've had. First, after we moved out, I submitted my final payment and took a screen shot of the confirmation. I was then hit with a debt collection notice saying I owed Ritan $1700! It was only because I held on to my confirmation was I able to dispute the claim. While living there, they were incredibly unresponsive, and everything equals a fee. Then AFTER leaving we're hit was a bogus collections notice. Do yourself a favor and rent ANYWHERE in Atlanta, but not with Ritan. DO NOT RENT WITH THESE PEOPLE. I have never written an online review in my life but if I can save anyone the agony I have gone through with these people it is worth it. Ritan could care less about the quality of service, respecting their tenants and even the property owner. When I moved into the apartment they hadn't even cleaned it, given us all of our keys. Several things in the apartment were not functioning the way they said. They have a 2 WEEK MAINTENANCE request turn around and they WILL make you wait two weeks. Even then none of the contractors have the correct keys and in the event they actually make it to your apartment to fix the issue, they don't get in. They also told us certain utilities were included in the total cost of the rent which did not end up to be true. After spending weeks on the phone with them to get these things fixed, I was finally able to speak to Andy Ritan the owner who was so rude to me... his exact explanation as to why no one has come out to fix our apartment for two weeks was " LIFE IS HARD" "WE DON'T ALWAYS GET WHAT WE WANT" and he also threatened to hang up the phone on me twice in the same call when I was asking for answers. The owner of the apartment had left personal belongings in the apartment that were there when we moved in and he suggested I THROW THEM AWAY and said "We will be inclined to be lenient on your move out inspection." Like I said I do not get my panties in a wad easily but I have never dealt with a "business" that treats all parties involved with the properties they run like completely garbage. If I could give negative starts I would. I have had MULTIPLE issues with this company over the last 2 years of living in a condo they manage, but I'm going to focus on our move out experience. This company will SCAM you out of your security deposit so be aware!! I contacted Amy and asked what was required of us upon move out where she told me to clean the unit back to the condition that we rented it in. Well first, I had to go in and clean the unit before we moved in because the fridge was gross and the bathrooms had rings in the toilet. I cleaned the unit BETTER than when we moved in. However I did over look the oven. THEY CHARGED ME $125 to have the oven cleaned and the cabinets wiped out. Then, per our lease agreement, I had the carpets cleaned because we had a dog, yet they charged me a $225 for additional carpet cleaning. and I even gave the invoice of the carpet cleaning to the move out inspector. Then they nickel and dime you for everything else. $25 for burned out light bulbs, $15 for a chipped outlet cover, and $75 dollars to patch some screw holes. Well. In my experience you paint a unit between tenants and the painter patch that with painting so to be charged for patch work is excessive. I take responsibility for the things I left undone but this is stealing. It did not cost them $125 to have someone come clean the oven. I sent numerous emails to both Amy Yarbrough and Paula Rose with no response and it's been 3 days. I was not given a move out checklist NOR a price list of the things I would be charged for if left undone. ZERO RESPONSE. I will be contacting the BBB and possibly file a small courts claim. If you rent from them, please don't expect your security deposit back, and don't expect them to care about you as a tenant, because they certainly DO NOT!! Fortunately they only correspond via email so I have proof. Just be aware renting from them. I have been a tenant in a house managed by Ritan Property Group for over 3 years now, and bottom line is that every time I have to correspond with them for anything outside of a maintenance issue, I am overwhelmed with feelings of rage and frustration, and it turns my stomach. At every point of contact regarding changes to the lease, the security deposit, the increase in rent, their customer service people have been extremely frustrating to deal with. I would NOT recommend renting a property from them. EVER. I feel trapped in my lease and in this house. At the end of the first 12 month lease, they had told me it would go to a month-to-month contract. This is what I needed because I didn't know if/when my job was going to take me out of town. Then out of the blue, near the end of the lease, they call me up and tell me to sign another 12 month lease or get out in 30 days. What am I going to do?? And now, because my lease ends at the end of October (after school starts for the kids), I can't move out until then without incurring a penalty of two months' rent!! That's over $3,000, even if I give them 60 days notice. Seriously - this is the kind of stuff that makes me finally understand why anyone would ever trash a property at move-out time. The kind of rage and resentment that builds up is nearly unbearable. The only thing I can do is just not think about it. We called the number to try and see if we could get someone who could help us. Word to the wise, STAY AWAY from this property management group. They are rude and completely unconcerned with tenant issues. It takes 2+ weeks to get anything fixed. You will never talk to the same person twice. They tack on random fees, that even they can't explain, at every opportunity they see fit. It is impossible to reason with them. If you choose to rent a property from Ritan, understand up front that you are nothing more than a number to them. Do not expect any sympathy when you have a family member die and are out of state the first of the month. You WILL have a $150 late fee. No questions asked. It took them almost a month to fix the air ducts at the property I was living at, making my power bill over $400 for a 750 sq ft duplex. They sent me a $25 check to help compensate for the bill. During that time I thought things were being handled properly - once my tenant moved out and things needed to be fixed so I could sell it myself I found all the things that were done wrong. I'm a homeowner myself and appreciate that they look for the best tenant for their clients. Any issues I had with problems within the unit were promptly addressed and I found the staff to be helpful and courteous. I highly recommend avoiding this realty group at all costs! They are complete scam artists. I rented with them in Atlanta from 9/11-9/12 and it was the worst rental experience I have had. Living in a little closet loft in New York was a much more enjoyable experience. This is unfortunate because this was the most beautiful house I think I will be able to live in. We saw an ad on craigslist for a house, called, and was given the key code to go view the house. We never met face to face with anyone. The whole time we were renting. No lie. Janelle, one of the representatives made us come downtown and drop off our check and deposit to her personal swanky apartment! Not even their location. We were reluctant to sign the lease bc the fine print had ridiculous demands and no rights as tenants. They charge you an arm and a leg for an endless list of little things. They take $200 out of the deposit just for "processing." Their application fee is $75 a person.... After that was just a string of problems. They come in & videorecord the house before u move n. When we viewed the house there was a light fixture in the kitchen, but afterward we were given keys it was gone and fragments of glass were all over the kitchen floor. They did not clean the house at all upon moving in. I went online to make a maintenance request for the various things that were wrong with the house in the first week. Both of the bathtubs were clogged and we hadnt even used them yet. I received no response and had to deal with those minor things on my own. We lived with a blinding kitchen light the rest of our stay. But what really sucked was when our dishwasher and the garbage disposal in the sink broke. We called and requested maintenance many times only to have someone come out and say they only knew how to fix the dishwasher. The woman was extremely rude to us and said we'd be charged a fee for breaking the disposal. No one ever came to fix the disposal for the last 6 months of our lease. We were required to do lawncare, but was provided with an old rusty broken lawnmower. The backyard was a mess when we moved in in the first place. One of the many headaches from this group was the rent payment system. At first it was nice because we could pay online and then as roommates deal with paying each other back, but they stopped offering that possibility a couple months into our lease and required us to mail them checks. We were charged late fees even if it was one day late. We were charged late fees once during a holiday weekend even though the check was postmarked on the first! Late fees are $135 a month! If you dont pay that late fee you'll get charged a late fee for the late fee.... It all climaxed towards the end of our lease in July when Atlanta had a really bad windstorm. A tree in r front yard knocked down the power line 2 r house. We called immediately & let them know. They went into a long explanation of how they had 2 talk 2 the owner's insurance. The protocol is not consistent & it was so frustrating having 2 deal w/ middle man after middle man & getting no results. Whoever you talk to from the realty group will blame u or say that it's not part of their department. No one will ever take responsibility for u or ur lease. They sit in their little castle of an office and look at you as a monetary figure and not someone with a living situation. They dont care about you or anything except how they can twist and scam you and milk all the money out of you. We were w/out power for 2 weeks. 2 WEEKS! In July in Atlanta humidity! I would get so hot in the middle of the night and couldn't sleep that I'd wake up and jump in the shower. Towards the end I was so tired I wouldnt even take my underwear off or dry off. Id just go lay back n bed. I called them & GA Power every day. Different investigators had to come out and all of their visits spanned intervals of 3-4 days w/out commuication Above all of that we didnt receive any compensation or any type of empathy from the group at all. The last couple of weeks in August we all couldn't wait to move out & not have to deal with them, but unfortunately it is October and I am still dealing with their bull shit. Our deposit was $1300. $200 was taken out immediately when we signed the lease, and we only received $690. Unbelievable. They charged us $75 dollars for a chipped mirror and another $75 for a dolly on the side of the house, which belongs to the house! They charged $10 hear & there for broken blinds until eventually our deposit was drained. We were young & learned a hard lesson. Rent from good hearty independent landlords! My previous landlord would call us if he heard of a shooting near the neighborhood or e-mail us reports and call and check up on us all the time. Overall Ritan Property has been a fair and reliable company. However, I am still upset regarding a situation where I had the money in hand to pay rent. I left work early to make it to Ritan Properties office, but because their doors close at 5:00 and there is no other way to process payment after 5:00. The frustrating part is because a payment was returned NSF I was not allowed to pay online. If I was granted the privilege to pay online then the payment would not have been late. I understand we are all in the business to make money, but being benevolent is a lost art. Why punish me when I'm trying to give you money. Some of the stipulations are outrageous and frankly I don't think they really care about that part as it pertains to tenant. The horrible reviews are all true on here. The security or whatever she is, Jillian is incredibly rude. Would explain why they only have a few properties in the first place and why the place I was looking at was on the market for months even though its a great looking place. Poor communication, rude receptionists, and snappy attitudes kill business. It's not worth the hassle at the end of the day. Would've loved to have their place, best one I've seen after my months and months of searching, but her attitude and lack of helpfulness is horrible. She's very unprofessional and completely lazy when it comes to paperwork, but they're very fast to take your application money. As someone who interacts with individuals of all walks of life, business skills, and careers in a professional setting, I have never been so appalled by the lack of attention, responsibility, or follow through as I have been with Ritan as a tenant. This has been the worst cumulative renting experience I have ever encountered, down to the last, nail biting second of sitting in my new leasing company's office, requesting paperwork that was provided at least 6 weeks prior. I tend to give companies the benefit of the doubt with online reviews as they tend to accumulate only the extreme negative and positive results of customer interactions, but it has become very clear in my 2 years of dealings with their staff that their end goal is to service the owners of their properties and avoid tenant service at all costs. I would NOT recommend Ritan to my worst enemy. This company has been nothing but a huge nightmare for the past year. I'm ecstatic to say that we have FINALLY moved out of this place and don't have to deal with this company EVER again. We were never able to get in contact with ANYONE whether it was email or phone. And when I did speak with someone, they were extremely rude and acted as if I was an annoyance to them. There were times when we had pretty serious issues that needed to be handled.. Nothing. Luckily, the owner and I were able to be in contact and he/she was able to help me through (multiple times). During a maintenance request, a worker damaged the hardwood floors while completing the job.. Guess who got fined? You betcha! Absolutely Infuriating.
