Instead of being treated with empathy or professionalism, I was spoken to in a very rude and dismissive manner by Chanel Douglas. After explaining my situation, I was told she could not help me, could not refer me to anyone else, and that she "worked for herself" and did not have a supervisor. My concerns were not simply about wanting to break a lease. I had already documented unresolved maintenance issues, including heating and flooding concerns, and ultimately had to vacate the property because the conditions were no longer safe for my family. I later received a response from the company stating they reviewed my file and that the conversation was related to lease obligations. However, that completely missed the point of my concern. My issue was the lack of compassion, professionalism, and willingness to assist someone dealing with a difficult housing situation involving safety and medical concerns. Clients reaching out for housing assistance should be treated respectfully, especially when they are already under stress. Based on my experience, I did not feel heard or supported.

From my recollection and perspective as a homeowner (not a board member), I thought FirstService was fine and not significantly different from other property management companies that I've had experiences with as an owner of different Midtown Atlanta condos over the last 24 years. Those other companies include Bauman & Company, Community Management Associates, Sentry Management, and Beacon Management Services. Only one of those companies stood out as exceptional to me and that was Bauman & Company. Unfortunately, they left the residential property management business long ago. The rest, FirstService included, have all been good and bad in different ways. I've come to learn that: (1) most property management companies could use a lot of improvement and (2) property managers can really vary in terms of attitude, responsiveness, and getting work done. I also recognize that being a property manager isn't easy. Some managers are better than others at addressing homeowner and community needs (e.g., maintenance items, safety concerns). In this regard, I want to give a shoutout to our former FirstService on-site property manager, Eva Woods, and maintenance engineer, Dishalon Johnson. Both Eva and "Dee" were always kind and responsive to me, and resolved all of my concerns to the best of their abilities. Thank you, Eva. You are missed. Dee still helps me out, independently, on miscellaneous home projects. He's the man.

    1 Star If I could give zero stars, I would…read more FirstService Residential has been one of the most frustrating and unprofessional HOA management experiences I've ever dealt with. They began managing my building at the Buckhead Grand about 2 1/2 - 3 years after I purchased. Their late fees and demand fees are excessive, punitive, and often poorly explained, making it feel less like property management and more like a revenue‑generation operation. Billing is inconsistent and unreliable. Charges appear without clear justification, and homeowners are left to chase explanations line by line just to avoid overpaying. No one should have to audit their HOA account like a forensic accountant. Customer service is another major issue. Depending on who you speak to, you'll get different answers to the same question. Follow‑ups are slow (if they happen at all), and resolving even simple issues requires repeated calls and emails. There is no continuity, accountability, or sense of ownership. What's especially troubling is how quickly they escalate to demand letters and collections, even for small balances or disputed charges. This aggressive approach creates unnecessary stress and hostility toward homeowners--who are not tenants, but stakeholders funding the association. In short: exorbitant fees, poor communication, inconsistent service, and an overly aggressive collections mindset (send you to a third party debt collector for one late payment). I would strongly caution any HOA board considering FirstService Residential and any homeowner expecting professionalism and transparency..

This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. I am seeking the BBB's assistance in reaching a fair and timely resolution.

In addition to the subpar work the people he hires to do repairs. The final straw for me was when he had his maintenance/ handy man attempt to fix a small pipe leak in my basement without my approval or authorization and his horrible work cost me 10s of thousands of dollars in repairs which Jackson is now trying to weasel his way out of so I'm suing him. HE IS TOTAL TRASH!!!! He and his company are a total piece of you know what!! Do not hire for any reason!!! UPDATE: 03-10-2024 I have several properties and if I was micromanaging how can unauthorized uncertified contractors repairs get done without my approval??...Jackson is a a total liar as reflected in his comments below. Additionally, you see no response from him in regards to him taking ownership of his incompetence handy man or paying for my damages. He attempted to resign after I refused to pay for damages and repairs caused unauthorized work done by his uncertified worker that flooded my basement so I terminated his contract because of this and his rudeness to me and my tenants. I should NOT have to and did not micromanage this property since this is why one hires a property manager... and YES.. I will talk to my tenants since they are my customers and I am the owner. His comments should also show what type of company he runs. He's a piece crap and if you hire him he will do the same to you.. just look at his other reviews and check my receipts below.
