Rude and bad customer service. Just want your $$ and have no respect for tenants.

Don't even bother applying. They ROB you for the application fee, DON'T DO THEIR PART to complete the screening and give you a RUN AROUND only to tell you it's too bad you can't have the apartment. I understand the concept of wanting to make sure the applicant meets standards but when I went above and beyond to prove this and was treated like garbage by multiple employees it made me wonder why I would ever want to rent from them in the first place. The business model seems to be that they are after application fees with complete disregard for customers. Oh well, dodged that bullet. read more

I'm shocked to see that the other reviews here are so poor. I have not had any negative experiences with Ritan property group in the six years I've worked with them. As a property owner, I had tried to rent my condo andante it myself. At the time I was working 60 hours a week and simply didn't have the time or know-how to maintain the property and keep my tenant happy. Once I hired Ritan Property Group, it was a burden lifted. They did everything for me, and it gave me peace of mind, which is way more worth it to me than taking 100% of the rent. They made sure they found a responsible tenant through a screening process, they do annual video inspections of the home for me to review, and they've always been professional, attentive and courteous to me. I assume my tenant is also satisfied with them because she has been renewing her lease each year for several years, which I love. Now that my family has relocated across country, I am confident that my property will continue to be handled properly. I would recommend them to any property owner. read more

I purchased my home new and lived in it for four years before accepting a job in Australia and deciding to rent out my home while away. I decided to use Ritan because the owner (Andy Ritan) came to my house personally to brief me on his company, he was prepared with an analysis of rental properties in the area and showed a real interest in making this a pain free experience. Here is where Andy Ritan and Ritan property's group compassion and care for a pain free experience ends. Ritan Property group was my management company for 2 years while I was away and I have now returned back to my home to an absolute mess. Communication - THE MOST painful part of dealing with Ritan was at times when the house was turning over and needed a new tenant. They sent weekly reports letting you know of the number of calls or showings however they do not provide any insights into why there are no applications. I had to call numerous times and non stop (keep in mind I lived in Australia) to receive feedback in terms of ways to help the property to be rented faster (e.g. lowering the credit score, accepting pets, etc) o I found my first tenant through my own leg work and contacting my friends...Ritan still took 1/2 month rent for their efforts. - The staff at Ritan hide behind emails. I will call 2-3 times asking for help or resolution and receive an email 1-2 days (this is me being generous) later. You are a service organization- PICK UP THE PHONE - I decided not to renew my tenant's lease because I was returning to Atlanta and wanted to move back into my home. They informed my tenant that her lease wasn't being renewed because she was a slow/late payer. I never knew she paid late (because she always paid before disbursements on the 10th) but this was not in line with what I requested. o My tenant submitted a maintenance request to have the garage repaired, it took over 2 weeks for Ritan to respond and correct this issue. Ironically, the cost of repairs was the total amount of my maintenance reserves and Ritan refused to provide a break down of the cost/labor. Inspections - When my first tenant moved out of the house the inspection was thorough, so thorough in fact that I felt bad for the fees charged and refunded them a portion of their deposit. When my second tenant moved out the walkthrough was incomplete and major issues were missed: o Blinds in living room were broken (tenant not charged despite move in inspection did not identify this as being broken - the agent took the tenant's word for it) o Trash and furniture were left in the driveway. Again agent took the tenant's word that they were cleaning up the trash, several calls later someone from Ritan finally came to remove the trash. o Large red stains on my carpet. The tenant was not charged for these stains (some were up to 8 inches wide) and they were not able to be removed by the carpet cleaners I believe that Ritan's first walkthrough was more thorough because they anticipated completing the repairs internally (they own their own maintenance company) and wanted to rack up the fees. To the contrary I have my own contractor who I actually trusted and wanted to do the repairs. Upon notification Ritan comes up with a $75 fee for checking the property to ensure the repairs are completed. I debated this with Ritan staff and even Andy Ritan who sent me AN INCREDIBLY RUDE EMAIL stating his was ultimately liable and couldn't rent a property without ensuring the work was completed. SO WHY DID THEY INSPECT AND VIDEOTAPE THE HOUSE WHEN THE REPAIRS WERE NOT EVEN COMPLETED....this is just one of many examples of how Ritan will nickel and dime you to build their bottom line. Deposits - Upon moving back into my house I started to receive over due bills my tenant did not pay. o Despite it being in the lease that all utilities were my tenant's responsibility, Ritan does not do anything to ensure this happens. Instead of transferring the utilities into the tenant's name, her name was added to the account and I am still ultimately held responsible. As a result I am stuck with $450 in water bills that I must pay to prevent my water from being disconnected. I am facing a similar situation with the alarm company (another $225 unpaid). Ritan's response....sorry, we already refunded her deposit, maybe you should take her to small claims court. REALLY!?! This is in the contract, Ritan should refund my money and pursue the tenant in small claims court- this should not be my issue to resolve. I chose Ritan because they were mid range compared to prices charged by other property managers. From my initial interaction with Andy I thought I was going to be working with a company who made customer service a top priority. I liked that they included legal costs to pursue a tenant if that was ever necessary and I thought I was getting good value for money....I guess the saying is true- you get what you pay for. I have to agree with everyone, Ritan Property are the worst!!! I have rented from them for over 3 years because my rent is so reasonable, but they are the most rude people I have ever met. They never get back to you unless you call 100 times and I have needed repairs done for over a year. I am always on time with my rent but that doesnt seem to mean anything. Do yourself a favor, do not rent from this group! read more

Not a good experience at all! I called and spoke to a representative named Melony, she wanted to charge me an above industry price and when I told her about my requirements (which were not difficult at all) to rent the property for me, she simply stated that they could not work with me... this was not a very good experience. the tenant does not matter!!!!! this was the absolute worst experience!! excuses for delays in repairs.. no grace period for rental payments... on day 2 you are late and will pay a hefty late fee.. by day 5 you are pending eviction and will have to pay court costs in addition to late fees!! no compassion... no thoughtfulness... nothing!!! if your e-mail is too straight forward it will go ignored.. the tenant is not priority...... i got to know the owner and i really liked him, but he had absolutely no control. amy is impossible to work with!! steer clear!! read more

This property management is terrible to say the least. We used them for two years as out of town owners before deciding to put our house up for sale. The first year the tenants failed to take care of the yard (as required by their lease) and upon moving out were refunded their entire deposit before we could even blink an eye. It cost us over $500 to get our yard back in shape. The second set of tenants signed the lease as a two-person occupancy. Within three months a third person was occupying the house in violation of the lease. We only learned of the third tenant when one of our neighbors called us about it. When we brought it to Ritan's attention they basically told us we had no rights other than a lengthy eviction process and that we should just accept an amendment to the lease. When the second set of tenants moved out they also left the yard in disrepair (the back yard looked like a jungle) and had not left the house very clean. In addition the tenants removed a coat rack from the wall that came with the house, leaving large gashes in the wall. Ritan's called this "normal wear and tear". I think it was only because my husband was there for the move-out inspection that we received $200 for the damage and yard, which did not even begin to cover the costs of making the house sale-ready. During the two years we used Ritan they never once treated us as their client. They were always more worried about the tenants and took their side on every issue. They were very slow to respond and treated us as if we were just whiney owners who were trying to squeeze every penny out of them. I would NEVER recommend that anyone who is looking for a property management company use Ritan. I wish we would have had the sense to read reviews on them before signing our house away to them for two years. read more

WOW! Start to finish this rental group is unbelievably bad! I called them wanting to view an apartment that they had listed and was told that there were lock boxes on the door that I could access with a code that they gave me. Well, they gave me the WRONG CODE and it took me 3 trips out to the property before I was able to finally see the apartment. I was upset, but gave them the benefit of the doubt. The price was right, so I decided to move ahead with the lease. TERRIBLE IDEA! The leasing agent met me at a random office (not their office) so that I could sign the lease. I told her at that time that this was very unconventional and unsettling. I even asked her directly if it was a scam. This property group does not have a home office for potential renters or current residents to go to for payments or requests. At the end of your lease, you will not receive your security deposit back even if you leave the apartment in better condition than you found it. They are SHADY! Their properties are not maintained very well, and you will find that they don't really care about following housing codes. My advice... don't walk, RUN! read more

Complete House Paint issue and Clean up issue. Hi, I paid $1200 to paint my entire rental house. Upon my inspection I found lot of discrepancy in the way the house paint was done. In the den room some walls were not painted. Baseboards in some room were not painted at all. In some rooms only primer was used and no paint over it. RPG did offer a refund of $75 but I think it should be $400. I do have photos to show the paint job. Also I paid over $300 for clean up on my entire house. But it was not done upto the standard. They is some organic matter left over in the master bedroom closet. Kitchen still had grease left over on the counter tops and the cabinet door when my wife inspected it. Over all I believe that I did not get the value of work for the money I paid for. I am very disappointed. read more

I used this company because I thought it was the best. I should have went with my second choice. This company takes it slow time processing new clients. I had to continually call and find out what's taking so long. I got excuse after excuse. If you are looking for a company to manage your property quickly, don't do it!!! Run. Sneaky bunch of people. I contacted this group to inquire about a condo for my mother. The soonest they could show it to me was in 6 days. I went to see it and loved it and told the leasing agent we would take it. I was told we had to fill out an application fee online. We filled out the application fee and the leasing agent, called me to tell me we had been approved and that she would be getting the lease ready. She told me I had to put down a good faith deposit of $975. I was on the road when she called and would not be back in my office until later that afternoon. She said that was no problem, I could send it later that day. She called me later in the day to tell me she rented the condo to someone else. I did not understand. Was there something I missed? She said that someone else put money down before I did. When I contacted the owner of the company he told me that he purposely uses a strategy where he pits one tenant up against the other and it works well for him. Interesting strategy. That is equivalent to saying I screw people over and enjoy it. As a person in the business community that conducts business an an ethical way - I would not recommend using this company for anything. HELP ME!!! I found this site all too late.....I have been here five days in this property , I have been ignored, talked too rudely and have been told if you want move out go but we keep your 1700 dollars , I am trying to learn the rental /lease laws here as quick as possible to see if it can be helpful to me . Very disappointed in this property group. I was interested in one of their listings, contacted them, and was told to come and see it. I was in FL and going to make the 6 hr trip to Atlanta to see it because I needed a place ASAP and this one looked perfect! Well 2 hrs into my trip I get a phone call confirming the appointment time. And 2 minutes later another phone call saying, "Oh I just checked my e-mail and the owner said she no longer wants to rent it." How sketchy does that sound?! Furious (I mean who doesn't check their email first thing in the morning in an office setting). I turned around, went home, and continued my house hunt. I found the exact same listing under another agent's website, that provided contact info for the Ritan Property Group. So I called again the next day, talked to someone different, and was told it is in fact available and was trying to get me set up to see it. Then I send in the required email application and hear back from yet another person who tells me Ritan no longer manages that property. Absurd. So I called the office one last time, called them out on their horribly unorganized office and let them know that the very least they could do is be able to provide the SAME information. I will make sure to never consider anything this group has listed. read more

Do not, and I mean do NOT do business with Ritan Property group! I am a college student in the Atlanta area who will be graduating from Georgia Tech at the end of this summer. My mother and I began looking for a one bedroom apartment for me to live in after graduation when we stumbled upon a listing Ritan Property Group had available. I contacted the company, told them I was interested, saw the property, and decided I wanted to apply the next day. I applied with my mother as a cosigner. Then things started getting fishy when they made my mom pay an extra $50 application fee just to be the cosigner, but we obliged. After submitting my application, I was told within 2 hours that my application had been approved without my mother as a cosigner. They also told me that another application had been submitted and approved, but whoever paid the good faith deposit first would secure the apartment. Long story short, we beat the other applicant, were told the apartment was ours, and started making plans for the lease and security deposit. Four days later, I received a phone call from a Ritan employee who stated that I hadn't submitted my application fee. After proving that I had, I received another call from the same employee who stated that because my mother didn't submit a full application, my application was incomplete (EVEN THOUGH the very same employee told me that I had been approved and the apartment was mine!). So they said they gave the apartment to the other applicant but tried to convince me to apply for another property they had listed with a monthly rent over $100 more than the apartment I had originally applied for. The employee I spoke with did not even apologize or say that this was her mistake. Once my mother found out about this, she not only spoke to the employee we had originally be corresponding with, but she also spoke to her supervisor and Andy Ritan himself. Not only was Andy Ritan extremely rude to my mother, but he definitely did not behave in the manner such as one would hope to expect from a hospital chaplain and MINISTER! He also did not live up to the standards listed on his website that describe "a property management process that is effective, efficient and respectful to all concerned." Andy Ritan and his property group are an outstanding example of exactly the type of unethical and unprofessional people that make finding a new residence one of the most frustrating processes I have ever experienced. read more

Do not rent from this group. Quite possibly the biggest mistake of my life! No one ever responds to maintenance request. No one ever answers the phone or responds to emails. Once you move in, you are pretty much on your own if you have a problem. Had a house fire, I had to put out with a fire extinguisher, 4 months later nothing, no repairs, no follow up, nothing. I had to repair the damage as well as have the washing machine repaired out of pocket. They don't even have an actual location. The address listed on their website is fake. It belongs to another business. If by chance, you do get someone on the phone, they are rude, and uncompassionate to the fact you have been without a washing machine, scorched walls and floor, and no power to 1/3 of the home for weeks. All they will say is they will have to follow up with someone else and get back to you, and you will never hear from them again. RUN!! Don't sign that lease!!! read more

In the beginning everything was fine. I didn't require much I had only one issue with a rodent they told me what to do. Needless to say I did not pay attention to the lack of attention and follow up for future problems. In February I had a major plumbing issue which left me without use of a toilet for a month, and possibly longer if I hadn't hounded them about when they would fix it. 3 months later I had a similar issue in the same bathroom which they have not repaired, they say "we don't know what it is" but I have been living here with constant dripping and a hole in my ceiling. There is no communication in the office and they are the hardest people to get in contact with. They are rude and when I have call to try to talk to someone they refuse to talk to me. I move out at the end of the month don't use Ritan or 375 highland Ave UNIT 1003. they will probably just patch up the ceiling. PS they say the tenant show is optional its not. read more

This company is rude, condescending, and incompetent. They seem helpful until you get into the process and then their communications are rude, incomplete, and untimely. They gave us incomplete instructions, took our applications fees and that of our co-signer, while leasing it out to someone else at the same time. They then wrote rude emails about how we weren't following their directions when they never included complete directions in their emails and when we tried to call and clarify instructions we wouldn't be told anything and would be told to wait for the email. You can't even go and talk to people in their office because the one on Clairmont doesn't have real offices - just a receptionist. The website has different lists of instructions in different places. All in all, incompetent and rude. I'm kind of glad that we will not be renting from them if that's how we were treated in this part of the process. read more

I applied for a renter property back in July. I was happy to learn that I was approved at first, but after reading the reviews on all the disappointed clients made me second guess my decision to move forward. However, after getting over that and all the complaints about being a scam I decided to continue service with them. I am very happy that I did. I was able to still get the house I wanted and the customer service was great. Anytime I had a question or concern I could either contact the office or my realtor by cell. The process of obtaining a property is different because everything is done online and its no face to face interaction. At first I was a little worry about that but after all said and done the process was faster and convenience. The good thing about it all you have a paper trail. I move in this month and so happy that I decided to give them a try. That goes with saying that you can not always believe what you read. In my opinion anybody should do there research and document everything if you are unsure. But so far my experience with Ritan Property Group has been good. The only reason for not giving them a five star was because of the fact of the bad reviews. As a consumer people experience plays a big part on image! My experience wasn't necessary theirs but it may holds some truth as well. read more

I'm a former tenant. It's very hard to get anybody on the phone, and when you do, more often than not, you are greeted with the tone of someone who'd rather be doing something else. In a few instances, online maintenance forms had to be followed up with phone calls to get action. In one case, a very poorly installed inefficient central air unit was recommended to be replaced by a maintenance company, and Ritan ignored it. When the central air broke for a week in July, I was promised a call back about a temporary window unit. The call back never came. To cap off my experience with Ritan, they are being intransigent in our request that they mail security deposits to the three people who lived at the former address, who now live in three separate parts of the country. Instead, they insist that we "coordinate" ourselves, to lose *days* out of our lives, to get to a place where all three of us can cash a check. Attempts to resolve this over the phone had me leaving a message in the early afternoon, without a call back. read more
