    DON'T GET FOOLED BY THE PICTURES. IT'S FALSE ADVERTISEMENT. This was supposed to be a "tree house," but 2 trees surrounding the house were cut (the house's name is cardinal casita) and the company didn't notify us prior to our arrival. We paid for a "tree house" experience, but it's nothing like a tree house. It's just a house in a rural area facing towards the road. Since there's no trees, there's no privacy from the road or the parking area. Additionally do not trust the pictures on the website. The pictures make it look like the whole area is so much bigger and nicer than it actually is. I contacted the office and asked for the 2nd night cancellation/refund because we did not want to stay for another night. All I heard from the representative was she can't provide us refund. The trees were cut for safety issues and unable to provide the manager's phone number. Inside the house, I killed at least 10 flies in just one night in December. There are deers in the back of the house which is the only cool part about this place but also causes a lot of flies and smell. I will never going back and do not recommend properties owned by Seguin Travel Company.

    We enjoyed our stay here. The place is quaint and clean. Having the river a few feet away was nice. We would definitely stay here again.

    Three and half star, unable to mark a half on yelp. Overall great location, river is across river road next to the pink pepto houses. The treehouse had stairs that were extremely narrow and were more fit for a child than an adult. Our friends who stayed upstairs in loft said other than the stairs it was great, spacious double beds. Had some toilet issues as it kept running and would not always flush - will notify owners upon leaving since it did not inhibit our stay. They do have wheelbarrows for u to tote your items to and from the car which was great. We used those after we arrived when we saw them. Nice grilling area but you have to share space with neighbor if they are outside, ours were not. Also walls are very thin inside and outside so you can hear easily between the treehouses.

    The location and overall site were great. The Bird's Eye Perch is really cute and nice view of dry creek bed amongst very large mature trees. The Guadalupe River is just across the street. The surrounding area has great river options and great hiking along the river near the lake. The house is in serious need of maintenance. Numerous lights out. Only one working A/C. Large burner on stove not working. No temperature setting on oven dial. Toilet leaks by, so refills often. No controls for ceiling fan speeds. Exposed light switches. Front door hard to close. Floors dirty upon arrival. Breadcrumbs on tablecloth. Would expect a clean house since have to pay a separate cleaning fee for stay. This could be a 5 Star place if maintained better.

    We came here to the Mockingbird cabin for a girls weekend and it was so great!! There was 5 of us total, and it was perfect. The cabin was clean and the area was great. The website says it sleeps 8, but I would say 6 max, 8 would be tight. It is close to tubing and music and of course all the other awesome towns around there. Would recommend and stay again for sure!

    River Road Treehouses gets one star ONLY because the location is pretty & peaceful. That, and Yelp doesn't have a lower option. Other than the view there aren't many positives. We checked in Monday for three nights. Total about $1,000. Immediately when we got there I felt taken advantage of. The pictures & advertisements are not accurate. Walking up to the tree house was dirty. The front door was beat up & needed to be cleaned & painted. The concept of the place is great, but they are not maintained. The inside smells of mildew. Maybe from the ac units that have visible mildew on them or maybe from the bathroom area that has rotting cabinets and floors from water damage. The kitchen needs a deep cleaning & some updating. The numbers on the knobs on the stove were even rubbed off. We had several lights, including the main loft light, out. They were quick to fix. They took care of that & I pulled out cleaning products & got busy. I mean, we were there & going to make the best of it. I cannot stress enough how badly this place needs a deep clean! The master bedroom is a good size. The bed, however, is uncomfortable & so squeaky that it wakes you up. There aren't blinds on the windows, only curtains you close. I get it, the view is very pretty, but we were in Cardinal Casita which has a master that looks out to a common area & happens to have a flood light that goes on & off all night. The beds in the loft were really comfortable & it was actually quite clean up there. The staircase is super small so don't bring anyone on the bigger size to stay up there. The patio was delightful & we cooked on the pit every night. You cross river road to get to the water which happened to be really low this week. We went elsewhere for water. We still enjoyed ourselves, I wish this property the best, but we would never stay here again. Hopefully they update & clean it for more people to enjoy.

    This is our second year coming out to Yogi Bear RV park for Easter Day. This place is kid friendly…read moreto the max! Everything your kid could want is here. They have an outdoor bouncy bounce, water slide, pool, kiddie pool, basketball, playground, mini golf, indoor pool. Seriously they have so many things for families here! My partner and I both agree this area is safe for kids to play openly, plenty of room for them to roam around. The park had an egg hunt for the kids & they even had Yogi the bear come out to bring letters to the children thanking them for coming out and spending the weekend here! Side note: they also have cabins that you can rent, camping is also welcomed and RV's.

Except even only half of that worked. Then we went to use the arcade and paid $10 dollars for 6 tokens ( which should of been 42 of them, and the slap in the face is the 6th one was a nickel and wouldn't even work in the games. So we ended up only staying a hour or two maybe. The office staff was rude and dismissive. And I requested a refund thru their online support process & never even got a response, this place was prob cool when it was first build but it's way outdated and very over rated, you'd think they'd of been more welcoming & customer friendly but that wasn't my experience. I could have gone to a free splash pad locally and saved myself a 2 hour drive & 100 dollars plus the gas it took to waste a holiday trip. 10/10 will be sharing this experience on every travel platform possible and hope you guys spend your money somewhere else as this is a waste of trip, time & honestly I was shocked the photos and what we actually got were so far apart,
